Zero Rating - years ago we engaged with them to build a home. They were brokering land from a property owner and they were going to be the builder so it was 2 transactions (mistake #1). We have a large deposit but when the numbers didn't check out with the loan we wanted to back out of the agreement which was weeks old and I offered to pay for the plans, they refused kept our money and it took months and 10's of thousands of dollars in legal fees to get back half. They are the opposite of what you want from a builder stay away.
