This is an old motel. We have been here three times over the last 2 years and it has always been clean. We are a large family and stay in the rooms with 4 full beds and it alway meets our needs well. Again it is an older motel but if that doesn't bother you then this is a good place to stay at a really good location.

Our TV was a newer LCD it appears to be standard definition but if you are worried about TV quality then you probably don't need to go to Branson.

When we first entered the room it did have a hint or a room that had been smoked in years ago but once we turned the heat on it was not noticeable. I th8nk it is just due to the age of the motel. My wife and kids are sensitive to that kind of over and it did not bother them after a few minutes.

If you are on the third floor and you are the first room to shower for the night relax, it will take about 5 or more minutes to get hot water. It has to come up from the bottom floor so it take a few minutes to empty all the cold water from the pipes.

If you are looking for a good value and not worried about the age of the building this is a great place to stay.
