I am using this as report preparation software as an appraiser. It is the most significant move forward in software appraisers I have seen in over 15 years. Intuitive interface, and a number of tools that reduce the busy-work of report writing. It doesn't replace fundamentals, but adds useful tools and simplicity to the process that were long overdue.

Offering largely illegal products produced by incompetent staff based on flawed data.

This company compared my house to a neighboring one but devalued my house by $30.00 a square foot. Same size house. Mine has tile and wood floors - other has mostly carpet and some wood. My house has pavers in driveway, walkway and small porch. The other house has concrete. My house has a large screened in patio. The other house has none. I contacted them and was told it's automatic data pulled from public records. I looked at the comps for my neighborhood. Their data is seriously flawed and I've reported them to the State of California for doing business as an appraiser when they don't have a license. They have devalued my house by a whopping $80K.

I've looked at various valuation methodologies and while no one company stands out as a stand alone tool for pricing... in combination, they can help provide a better validation for Brokers. Having said that... HouseCanary's reports are impressive, however their price of over $5.00 per report is excessively high! I could only justify that price if there were no expiration date. In other words, the report would change with time and update automatically for the broker and homeowner etc. I would never have to pull another report on a previous property as long as I was a subscriber. Then perhaps I could justify that price.

Until then... between our own MLS data, RPR and the Weiss Index, I have more than I need to formulate values.
