We have friends who have worked with these nice team of San Clemente realtors for decades now. Our friends like to invest and just plain move around a lot. Our friends recommended my family to go with them for a south oc rental property and thede guys really know what they are doing. Professional and courteous... I would highly recommend them to anyone who wants to work with a knowledgeable team of real estate brokers and agents.

We had a really great experience with White Water Realty. At the beginning of summer, we were looking for a long term apartment rental in San Clemente. Knowing that it was last minute, we decided to contact Sharon at White Water Realty right away. We had heard great things from another friend that recently put her house for lease in San Clemente. Sharon was able to help us find the perfect two bedroom apartment for our family. She did a great job at only showing us places that she knew were kid-friendly (with dedicated parking and not a ton of stairs). We look forward to using them again. We're planning on booking earlier but know that the entire team at WWR will be keeping their eyes open for a great rental for us.
Not only is it nearly impossible to have issues addressed (we went over a week without a working stove) but they did not honor the terms of our lease agreement. We were charged an additional cleaning fee of $120 even though it was not disclosed or discussed with us ahead of time, and when I contacted the office (Debbie) about it pre-move out, I was given no answer to any of my numerous emails other than that we needed the carpets professionally cleaned. We were charged for the discussed carpet cleaning, and a second payment of $120 was taken from our deposit.
Overall, a terrible experience with this company. They manage most of the apartments in the area which is extremely inconvenient, and makes them have a monopoly where they can just walk all over their tenants. I would recommend not renting with them if you can avoid it.
Avoid if at all possible. Take a worse apartment nearby to avoid this circus. The level of incompetence at this place is staggering. Every time you have to interact with someone in this office, you will be left scratching your head. Keep good records throughout your stay, expect to be asked for the same documents repeatedly, and generally treated like a nuisance. Email rather than call, to build a record of whatever it is you need from them. Don't expect your security deposit back in a timely manner. Don't expect anyone to have any idea whether or not you have moved out, despite turning in your key and literally moving out. DO expect real estate agents to keep calling your phone to see the apartment you moved out of months ago. Don't expect anyone to do anything about it.

We viewed many beach front property from Dana Point, San Clemente to San Juan Capistrano and in the end found the right place at the right price we were looking for. I recently saved enough money to finally move out of my parents house and began to look for an apartment for lease/rent throughout the Orange County area. After doing 2 weeks of research, I finally narrowed it down to three. These included an apartment for lease/rent in Dana Point, an apartment for lease/rent in San Clemente, and an apartment for lease/rent in Mission Viejo. It was very difficult for me to settle on one out of the three, so I enlisted the services of White Water Realty, to help me make this hugely important decision. White Water Realty is based out of San Clemente, so perhaps it should be no surprise that I eventually chose the apartment for lease/rent in San Clemente. Their knowledge of the beach properties for lease/rent in San Clemente was endless and the customer service that I was provided with was truly exceptional. I would use White Water Realty again in a heartbeat.
