If you have a problem getting things done dial 311...

If you have a problem getting things done dial 311 and they will get you through to the right department in order to file a complaint. Mice, water coming out the facet that smells like rotten eggs, etc. Just let them know and they will send an inspector out to the property. They will give the realtor a letter to either solve the problem or they will solve it and the property management will have to pay or give up the property.

I lived in Glover Park in DC in a shared 1-bedroom with den for the past 3 years. Overall, it was a hugely pleasant experience. The lease signing was quick and straight-forward. Replacing roommates was easy as well. The landlord was quick to make any repairs or to respond to any requests. Especially the maintenance guys (Santos and his crew) are fantastic! The only reason I didn't give 5 stars was the sometimes somewhat muddled up handling of rent payments. We were erroneously charged late fees, payments didn't show up in the online system; that kind of thing. Not huge by any means, it just meant we had to consistently double-check things. A little annoying, but not the end of the world. I would definitely live there again!

I lived on 4020 Calvert St in early to mid 2019. It's the perfect place for students or those starting out their careers (at the time, I was starting a new job out of college).

I had signed on through a roommate who had been living there. NaTasha, who's with WC Smith, was EXTREMELY helpful in clarifying the process and walking us through. I was very happy.

The company is no luxus brand, but its staff are responsive to tenant needs, rents are perfectly reasonable, contracts straight forward, and no bells and whistles.

I'm happy to have worked with WC Smith. Their listings are just right for us 20-somethings :)

I have been living at Fort Totten Apts. for 5 year...

I have been living at Fort Totten Apts. for 5 years. And I've had some terrible experience while living here. For sewage back up iin my kitchen sink to my bathroom ceiling leaking so many different times. I lost so much living in this apt. and just want to move. but everything is so smaller than my unit. and Mr. Charlop is no good himself.WC SMITH gets to much money for people who always pay their rent on time, NEVER had or caused any problems with anyone, to allow a person to live like this. I'm looking for me another apt. because im sick and tired of this BS. The neighborhood is great. But I live inside not outside. WC SMITH really don't deserve that one star I gave them. I can't even get a transfer because they don't do that. But soon as a person don't pay the rent, I am sure they would want to put the tenant out. PATHETIC. SHAME ON YOU ALL @ WC SMITH

RATING: MINUS FIVE STARS (not on the recommended rating) -- DO NOT BOTHER TO DO BUSINESS WITH THEM OR YOU WILL REGRET IT! The Property Manager does not have the decency to have a discussion with a tenant, come to an agreement or take care of business. It appears the only people have a favorable opinion about WC Smith are the people who work there! (check the comments)
They do not take care of their tenants and if you dare to complain they will ask their employees at the apartments to stalk you and intimidate you, especially if you're elderly and physically challenged ... and the favorite -- "please feel free to submit your notice ..." NO - NO - NO Feel free to find an apartment NOT/NOT under the management of WC Smith Co., Inc.

They receive Section 8 money and they waste it on horrific landscaping to entice tenants that does not benefit the tenants and there are dead cockroaches on the steps, spreading disease. Their application for the Section 8 money and how they use it should be reviewed thoroughly by the relevant authorities. DO NOT DO BUSINESS WITH THEM AND DISCOURAGE YUR FRINEDS NOT TO IF YOU CARE FIOR THEM.

The only hope for them to go out of business, so a decent property management can take over who knows how to be a responsible landlord. Hope they feel free to give up their license and submit their intent to move out of the IVORY TOWER AT 1100 New Jersey Ave. to give an honest broker the opportunity to take care of the tenants needs, including but not limited to seniors with disabilities. If they have not submitted their move out notice from the Ivory Tower, hope they will make the necessary arrangements to do so and let us know where to send the next month rent to enable them to make theirs and to feed their family.

Would give 0 stars if I could. My lease ended in January and as of May I still have not received my security deposit back. I have contacted numerous times and gotten little to no update. I did love the building I lived in, but the withholding of my money is unacceptable. Don't even bother renting one of their apartments unless you never want to see your security deposit again.

I am currently living in one of WCS newly renovate...

I am currently living in one of WCS newly renovated properties in N.E. D.C. They have fixed up the buildings, but the neighborhood is still pretty rough. There are the loud obnoxious neighbors who have that hood mentality. Public transportation comes right in the neighborhood which is a plus. But I would rather look elsewhere for an apartment, because it's not worth the headache.

A change of heart with this review. I would say building maintenance can be updated. As far as keeping it clean goes. Repairs come pretty fast, however, older buildings on the outside should be inspected before a tenant moves in. For first time apartment renters it is important to know about your building before you sign your lease. Or else you'll be making complaints.

Corporate HR never returned my calls. I've been trying to get approved for an apartment for over a month now. Staff is the worst. Not trained at all. Very Rude. Poor Customer Service all around the board. I would give 0 stars if I could. Hire all these 'GHETTO' staff that don't even know what they are doing AT ALL. I never had this problem with any other Real Estate/Leasing Company. Very frustrated and disappointed with WCSmith.

Worst properties in the dmv they management does not care about its residents. My daughter lives on one of there properties and has been attacked by others in the building and those who dont live on the property. The police aren't any help as well. They come in her building smoke people selling cigarettes from their apartments and all. What a waste of your money.

We have lived at 2800 Woodley (in Woodley Park) for over 15 years, and we love this building. The front desk is extremely helpful (open 7 days a week; until 11pm) and very friendly and organized (Helen & Geri); and the maintenance staff, (Max, Feddie), You can text maintenance &/or leave a note at the front desk, & they will come within 30 min, 7 days a week. The Building Manager John F., is very nice, very responsive, & he has been most accommodating with all requests large or small. I feel very comfortable & safe here, and so glad that we moved to this building. The WC Smith main office has also been extremely helpful & responsive with all the many requests that we have made over the years, large or small.This is a extremely well-run building & WC Smith is excellent organization. So glad we moved here, as we are so happy to be here. This is an amazing location !!! And the building, 2800 Woodley, with being located within the city, is so, so, very quiet, it is hard to believe that you are in the city. You can only hear birds chirping most of the day, as this is on a side street, and tucked away from the normal sounds of a city.

WC Smith does NOT match what they advertise in their photos. The apartment when I arrived was run down. The only thing that was "New" was the refrigerator and stove. Everything else is outdate. The hardwoods floors are old and creaky to the point where my neighbor below me consistently complains to the landlord that i'm "running around" when in reality i'm only walking to the kitchen or bathroom. The neighbors smoke in the hallway and the landlord "does not smell it" when it's pretty obvious. There was also a time when I took a simple bubble bath and 3 hours later I had maintenance not knocking but banging on my door telling me what happened. How do you pay rent every month but can't take a simple bubble bath? How crazy. I would NOT recommend Alexander Gardens to ANYONE even if you live in the DMV area this Simple and functional; these affordable, large, and beautifully renovated, garden-style apartment homes feature hardwood floors, balconies, and individually controlled heat and air conditioning... is NOT what it lives up too. Moving over 400 miles to start fresh with a great company, only to come home to a run down bad neighbor is ridiculous. WC SMITH needs to get their properties in southeast DC together.

WC Smith embraces the belief that great customer service is our best amenity. Living at Alexander Gardens means experiencing a higher level of service. <<<< THEY DO NOT LIVE UP TO THIS AT ALL.

It s difficult to reach anyone at their office, and it feels intentional. We moved into their DuPont Apts and were NOT told it was a smoking building. Our neighbor began smoking cigarettes furiously, it became hard to breathe. Mr. Gross, property manager, lied and said we were informed it was a smoking building when we moved in. We checked with three other renters on our floor who were all misled to believe it was a non-smoking building and were also upset. They want your money and will mislead you to get you to sign the lease rather than update their building to non-smoking. The whole management company is stuck in, like, 1997. They do not care!

Im at Fairway Park, the area is nice but don't let anything get broken it will take week's to month to get it fixed. And when you call in your message will not get passed on all the time. I have been out of a washing machine since October 27th, called in last week and was told it will replace on the 23rd waited all day then find out around 4pm that the officed closed at 1pm. Poor messaging with the management no one knows what the other is doing until it's lunchtime. Yes today still waiting had my office visit told i get a call around noon. I bet that won't happen.

You will not find a less capable, professional realtor experience than here with Ivonne. You will be told to wait on informative details about the apartments, only to later discover that they have been rented out - without so much of an email or call. Trust at your own risk!

For the past 2 year I been having problem receivin...

For the past 2 year I been having problem receiving my letter in the mail weather or not if my rent has increased or not .This is the 3 year I have not received my letter I renew my lease on time on schedule date you provide on the letter. Someone at the corporate office is not doing their job. Management needs to check on that then you want to send letters out late fees notices. Last year I had to add more money to pay my rent of not receiving an increase letter about my rent. For the last 2 years I have been calling Ms. Gena Myers. Left Ms. Myers message never received a call back about this matter for the third time this year. Called the corporate office the operator transfer me to the leasing department the voicemail was full unacceptable and it says operations hours 8 to 5 very poor business. William C Smith need to clean house in the corporate office messing with people money is a serious issue. I will be going to the rental office to pay my rent at 1350 Jasper Place SE after sending this message since I can't get a call back and can't reach anyone. 12/21/2017

I do not live at one of their properties. And won't, now.

I applied for a studio apartment the first week of June. Their management asked for financial records which I supplied. I was very clear that my restaurant had closed due to Covid-19 and that I was receiving UI benefits and had not collected a pay check from the restaurant since back pay was issued to me in April. I supplied my UI payment record. I confirmed that I was returning to work 6.12.2020.

On 6.16.2020 I was asked for a current pay stub. This is poor management, at best. How could i possibly produce a pay stub when i haven't worked for even a week after returning to work? Why would you not state up front, as soon as I produced my last checks and unemployment record that I would be ineligible? I was denied a lease, obviously.

After reading the **long long long** history of poor reviews of this company I won't be surprised when they're ran up on housing discrimination charges or corruption charges of some sort or someone files a class action suit against them. Seriously awful communication by a company that manages a lot of property in DC.

If you want to live in a place ran by unprofessional people this is the place for you!

Had the horrible displeasure of living in Manor Village for almost 2 years. During my time there I was broken into--TWICE. Management knows for YEARS that the A/C unit outside wire boxes combined with the ledge around every building is a welcome sign for people looking to burglarize you. There was ALWAYS a mice problem. My neighbors warned me as they lived there for almost 9 years at the time that the mouse problem was BAD. I was just thinking they were old, disgruntled residents. Not even a month after moving in did I see that the mice were the actual residents of the property. They lured me into signing the lease by assuring me that extermination was done every Friday. That was hardly true. You could be put on "the list for extermination" which was done on Fridays. Doesn't mean that your place will be exterminated weekly. Then, upon battling Rent issues with the Rental Office (who if you owe $20 will leave a BIG RED sign on your door) I felt they were entirely TOO aggressive with collecting rent. One Property Manager came to my door asking about my late rent payment while inquiring about how I had my hair done but hadn't paid the rest of my rent. This is COMPLETELY unprofessional. The Leasing Agent that assisted me, because I managed a popular urban shoe store at the time, asked me to buy him a pair of expensive New Balance shoes in exchange for "making sure I was approved". (I thought this was ludicrous) After being approved and not buying him the shoes, he was very rude to me and wouldn't speak to me when I saw him on the property. This company has been having problems for a long time. They don't hold their employees accountable for anything other than meeting "lease goals". This is unfortunate because the residents should be the priority but to this company they are a burden. Even when I was evicted (for not paying my rent because in court they said that my apt must be rid of mice or I don't have to pay, but Manor Village acted like sending one exterminator out would fix the problem so they told the court that they did their part) when applying for my current apartment the receptionist at the desk was very rude about sending over my resident history form. She was not only rude to me but to the Apartment Company trying to get the paperwork from them as well. Will NEVER live in another WCSmith property again, I don't care if it's gentrified or not. The business practices of this company at the expense of low-income individuals is disgusting!
