The absolute worst lender and lending process I have ever seen in over 25 years in business. Do Not Use!!! If I could give a worse than 1 star, I would. Horrible!!!!

Visio has a fantastic Broker Program! They have all in house-processing, so I just have to gather the paperwork and documents. Plus, they take excellent care of my clients and they pay out 1 point. Highly recommend.

Great vacation rental lender- they are really hard to find. Loan based on property cash flow- not my income.

I have spoken with a few of their Account Executives and communicated with their Marketing team. Their Marketing team answered all of my questions that they were capable of answering, were very professional, friendly and honest. They display their information in a clear and concise manner both on their website and on paper. The Account Executives that I communicated with were excellent as well. Many of them have either been in the Mortgage business for a while and/or they are well educated on how their product and the market works. The loan programs are communicated well up front, so there are no hidden fees and they are as honest as they can be. A great experience for me and I would recommend to anyone looking for an investment property mortgage.

I used Visio to take cash-out of one of my vacation rental properties. I'd tried several local lenders and kept running into roadblocks. Visio underwrote the loan based on my rents and did not get bogged down on trying to piece together my personal income. Much easier and will enable me to continue to grow my stable of vacation rental properties.

You have got to be the worst lender in the nation, claiming your "Rental360 Program is the best in the country"...what a joke! Those must be fake deals that you claimed to be funded on your recent deals page.

The company baits and switches you. We had one rate, that changed. The fees were astronomical. More then any other by 5k a deal. Communication was poor. They make you use there title company and don t disclose. They are a private bank so they are limited to the laws they follow. All in all never ever again- they choke held me bc they were the only lenders out there to do this deal and they know it. We only needed to 2 of the 3 loans and they told us all or non. The fee the hell out of you. Do not do anything unless it is all in writing and pre negotiated

Shop around! I would strongly suggest that you look somewhere else. I will never use this company again for funding. There is a serious lack of communication and accountability. Besides the fact that they almost pulled my loan days before closing because they were bickering with my attorney about who does the title work even though in the state of CT we have the right to select our title attorney. The weeks leading up to the closing were frustrating, response time is days, even weeks. After we closed I asked who I relay my questions to, they gave me a 1800 # and a name. Nobody can help me on that 1800 number, they told me to try another #. I was trying to payoff my first lender and every time they said they'd call my lender THEY DIDN'T because my lender called me and told me. Very unprofessional, nobody knows the answer to anything and just pawn off all inquiries to "other departments". I paid for my appraisal almost 5 weeks ago and my appraiser hasn't been paid yet. They wired me the net proceeds from my sale and assured me I wouldn't be charged a wire fee and I WAS! One hand has NO IDEA what the other hand is doing and their client communications are not being monitored to address these issues, very frustrating.

1) get your closing cost guaranteed in writing before appraisal ( or you will lose appraisal fee)
2)DO NOT ALLOW THEM TO JACK UP CLOSING COSTS near closing!!!
3) if it sounds to good to be true it i
4) one hand doesn t know what the other is doing
5) don t walk away run You will get clobbered
6) Read and heed these bad reviews
7) never, ever pay a fee to move you faster in line that is a bad joke

I recently closed two loans with Visio and it was a smooth process from start to finish. They kept me updated and were very responsive to my questions. I d definitely recommend Visio Lending for Real Estate Investors.

Do not waste your time believing anything they tell you about their funding abilities. I strongly believe they are have no idea what they are doing... if you're a minority definitely do not use this company as they will bate and switch you to death only to have you lose your property or properties...

If you are looking for professional and respectable service don t go here!! The worst customer service ever!! One of the agents are Chris his ID # is 4206. The worse person ever to deal with when trying to conduct business. He clearly didn t want to take the call because he was rude from the beginning. Stay away from here. Especially for your mortgage needs!! Save yourself the time and aggravation.

Stumbled upon Visio Lending looking for funding. They walked me through the entire process and walked me through every step; Making the the process comfortable and overall a GREAT EXPERIENCE!

PLEASE DO NOT USE THIS COMPANY!! I paid money to process my loan quicker and for two appraisals. I just received an email stating a week before settlement of both loans that my loans have been closed due to them believing one of my documents had been altered. I have had two LLCs for almost 3 years now. I am registered with the state and the IRS and have done multiple flips. Please do not work with this company. I still do not know what they are referring to about documents being altered and now i have to scramble to find another lender to be able to close in 10 days. Ridiculous!! Poor communication and no explanation from management. Just an email. Unbelievable.

I had the worse experience with this lending institution they lie and give you a rate and before closing your rate changes stay away from this institution there is no honesty.

Very unorganized. They had the wrong paperwork at closing and they switched loan servicing companies during the life of the loan. The second servicing company processed payments late and in one instance could not find my account with either the account number or social security number.

I was misled about fees which were much higher than other alternatives. During the pandemic I was forced to convert my vacation rental to a long term rental. They would not waive any of the prepayment penalty. They are self serving in everything they do. RUN AWAY FROM VISIO!

Such a great lender! I went there looking for a loan for my first vacation rental and they were very accommodating to my needs and concerns. I didn't feel pressured and they worked with the cash flow my property was generating. Since working with them they've been very prompt in their responses and forthright with all the questions I've had.

Very bad experience. They are extremely unorganized and a huge waste of time. I told the person every detail of my property and what my company does, all he wanted was his commission, so he told me everything looked good and just had to wait for some things to come back. Just to find out that they cannot provide me with the product I was told that I would be okay getting. Long story short, stay away and don't waste your valuable time.

Visio has helped with my mortgage for a few years now. I can always count on them, and they're really helpful whenever I have questions or concerns. They're incredibly knowledgeable about the housing market. I will continue to use Visio and recommend them to anyone in need of their services.

Great service with a simple process that was easy to understand and get my loans closed. There were the only lender that would cash out my short term rentals and I will be back to use them again to grow my rental portfolio.

Finally a great vacation lender to help me grow my portfolio! They look at the cash flow of rentals instead of my personal income so I can buy more properties along 30A beaches. Amazing customer service and product.

I was super excited about starting with Visio. I was previously offered a direct hire position there and wasn't able to start due to the delay in relocating back to Austin from Houston. Fast forward 6 months a contract agency called me for a position with the company and I was offered a QA position- the following day the temp agency called to tell me they decided to hire a current employee for that QA role and they in return offered me another role with less pay. I was a little pinched by that but as I was reminded companies will do what's best for the company. I accepted the opportunity anyway because I wanted the opportunity to learn a different side of mortgage ( investor loans) I started the job and was being trained. I got a call the following day from temp agency telling me not to return because the company decided to go a different route and it was due to company finances ( expenses) I found that to be just awful to have someone actually start and decide next day due to expenses you just pull the rug from under someone. I passed on job offers for this role... but to say the least everything happens for a reason and I'm definitely convinced that companies will do what's best for them and not really consider the other party. No hard feelings! I will never take a job through a temp agency again. I'm sure if I was directly hired I wouldnt have been treated like this.... like just a number....but they do have some pretty awesome people that work there and I'm glad I had the chance to meet those few people
