Vic Green Realty Review

We did not end up moving into one of this realtors properties so I cannot speak to that. I was told I had an appointment to view an apartment, and was told on the phone in a rather harsh tone if I didn't call and confirm my appointment a few hours beforehand no one would be there to show the apartment. We got there a few minutes early. Multiple other people joined us waiting outside. We all discovered we were coming to look at the same apartment. None of us were informed it would be an open house/group showing. The woman showing the apartment was the last to arrive, and admitted she had never set foot in the apartment. She didn't know the code to get in the building and had to make a phone call to get it. The apartment was filthy and smelled like old cigarettes. The hallway desperately needed vacuumed and the walls were dirty.

Vic Green Realty was easy and friendly to work with. I rented with them for only three months before I purchased my own home - they were understanding and worked with me to get out of my lease, providing me with clear details and helping me to get things done quickly. Overall, the process of dealing with them was always quick, painless, and easy to manage. Would highly recommend.

Would give 0 stars if I could. Bait and switch on the showings, I had to book a showing that I thought would be private, including calling 2 hours ahead of time to make sure someone would be there. I showed up and was barely acknowledged by the agent that was there because they were swamped with other people, as it turned out to be an open house rather than a private showing. I showed up at the time I scheduled the showing for, and was already behind in the application process by 4 people that showed up before me that I didn't even expect to be there. Ridiculous. I wouldn't even think about renting from them after that, because who knows what kind of shady bait and switch things they're doing behind the scenes. Would not recommend.

Vic Green Property Management is the best property management company in the world! Lori Lyons is a commensurate professional and a genius in the Dayton Real Estate Market. I own several properties under Vic Green's management, and all of my properties are well maintained and serviced. I can rest assured I am providing my tenants with safe and comfortable properties to rent. As well, when repairs are needed, the staff at Vic Green notifies me timely, gets the repairs made, and doesn't add to the contractor's bill! Their use of technology is also second to none. They carefully screen potential tenants and allow tenants to pay rent online. I receive my monthly owner's statement online as well. And, when a property does go vacant, they quickly prepare it to be rented again. Rarely does a property stay vacant for more that a week or two before any between tenant repairs are complete and a new tenant is lined up. Vic Green Property Management is worth the weight of all of our houses in gold!

If I could I wouldn't leave any stars. I call 2 days ahead to get an appointment to look at a house. I call 2 hours ahead to confirm. After all of that, they didnt show up to the appointment. They are unprofessional. No one called to let me know what was going on. Then I had my fiance call and talk to them and they said I didnt have an appointment. Very rude.

Seems like you get a little for alot. I liked the units but bathrooms were not up to par. It felt like i was in a housing project. The floors were beautiful but the outside wasn't very kept. Andrea was very pleasant!

I've rented front Vic Green Realty twice (May 2013-March 2015) and once again in January 2016 through present date.

The staff is always friendly and helpful when I call or come into the office, the properties that I rented are really nice and affordable, and their renter portal makes it quick and easy to make my monthly payments or create a maintenance request when necessary.

Overall, I give their services a 5-Star review.

Tacos were dry they have no sauce or sourcream on them or they didn't offer any either but the drinks go hard they were so good!

Will look for ANY reason to charge people that actually work hard while ignoring the drug dealers they've got living in their properties. I have never been so disrespected by a company before in my life. Do NOT recommend renting from them.

Made an "appt" to view one of their properties that was supposedly fresh and ready for showing. Not only did they schedule multiple prospective tenants to view the property at the same time without telling them- they didn't seem to inform their agent who said "Well I just get an email in the morning telling me where to go". Whatever questions we had, he didn't seem to have any answers. As for the property- it was dated and not well taken care of, there was trash still on the premises, spilled food inside a rusty refrigerator, shoddy paint job throughout, holes in doors and screens, uneven doors, stains on the carpets, and it smelled as if the previous tenant was a pet owner. When I asked about the contractors and the work performed, the agent didn't know any details but made a comment about having "thousands of properties". I don't care how many properties this company manages, if this is any example of the care and effort put into them, I'm not interested in the least.

Fantastic customer service! I have always rented from private owners and this is my first with a property management company and I have nothing derogatory to say about them. Everything thus far has been handled in a timely manner with great professionalism. I would highly recommend them to anyone I know that is looking to rent, buy or use them as a property management group!

All in all we were good. My only advice would be to check EVERYTHING, literally EVERYTHING on move in.

I went to use the water the first time, opened the shutoff valve that was before the hose bib and was sprayed in the face with water. I closed it off and requested maintenance. They sent out a plumber and it was fixed. I was told shortly there after that I caused the split in the line and that I would be charged. I had to tell them that they were incorrect as I'd never opened the water and that there was no way I would be paying for the previous tenant's (the owner) mistake. They did not wind up charging me.

Now, after move out, I got my security deposit back and they have deducted $15 for a missing drop ceiling tile on the back porch. The tile was always missing, but I did not document it. It's $15 and not worth the hassle. Just be forewarned, CHECK THOROUGHLY, and document EVERYTHING.

I will say that they were generally very easy to deal with and left me alone the majority of the time.

Vic green is the worst company I've ever delt with. My townhouse was for sale the first year we lived there. It had been vancant for a year before that and the realty company at the time didnt bother to even clean the carpets for us, let alone fix the impending drainage issue that was to come. We looked past it bc the rent was right and we only wanted to be there for a short time. Once the new owner bought it he enlisted Vic Green to manage said property. The new owner was amazing and very kind, however, I cannot say the same for VG. They were rude, condescending, and extremely unprofessional. When signing the new lease it was made abundantly clear that there was no way in hell we were getting our deposit back because there were issues and they simply had just inherited the property. Mind you, we also had inherited the property and yet we were the ones to have to pay for something that wasn't even our fault to begin with. I understand their business isn't an easy one but there is no excuse to treat your "bread and butter" (her words not mine) like garbage. We paid our rent early EVERY MONTH religiously! Never bothered them unless it was urgent, like the basement flooded due to heavy rain and crappy city pipes backing up. If something broke we replaced it when we didnt have to, we could have submitted a claim for every little thing but we just aren't those kind of people. I could keep going buy I will spare you. Bottom line: Vic green is the sole reason why we decided to leave when we did. If you can avoid them, do it at all costs it's not worth the headache.

Lori and her team at Vic Green Realty are such a great company to work with! They manage a number of my units and they are incredibly easy to work with, prompt with their responses to my inquiries, and excellent at managing tenant relations. I regularly follow up with my tenants who have told me how much they enjoy working with Vic Green. I would encourage anyone to consider them for their rental needs!

Got an apartment a month ago, still haven't received a key to my garage despite calling numerous times. They keep telling me they'll "look into it" and never return my calls. If you pay rent online, expect a service charge.

If you want a dream house this is the place to look

Nice company nice staff I only think they should fix their online application to save where you left off while filling it out. Because if you go looking for information to add to it and it times out it saves nothing no matter how far you get. They have really great property's and very professional. I only have problems with the online application. I got really frustrated. But I loved every place I saw.

After 4 years of renting from vic greene I wouldn't recommend them to anyone. Their good if your wanting to get screwed. Complain about coming to make repairs & complain at final walk through that they were not contacted to make repairs. Maintenance is a joke. Blame tenant for every issue. They make empty promises with repairs. At final walk through they fabricated problems. Their fix for mold is to paint over it rather than fix issue. After years of dealing with their bull I HAD to get out and bought a house.

If planning to rent/lease from them, nit-pick every little issue at initial walk through even dirty appliances/overgrown landscaping/etc or you'll get screwed for it.

The website is not easy to figure out how to get to specific locations.

they lie they charge you $ 35 for application fee plus then $ 50 for credit report and background charges ... but they never tell you that they will charge you the $ 50 very bad no recommended.... and waiting too mush!! To nothing.

If it can be avoided DO NOT rent from this company. They took 3 hours to finally come help us when we had been locked out and when they finally arrived none of their keys worked. We've lived in this building for 20 years, this is the only home I've ever lived in. I took in a stray cat and was going to leave it with my mother when I moved out but we received a letter saying we had a $50 fine and it would be $6 a day til she was removed and/or we would be evicted. I found someone to take her the next day and now they claim they EMAILED my mother days before this and they wouldnt lift the 6$ a day fee until they could come inspect the house.... which wont be soon. This company is a joke and doesn't do near as much as our previous landlord did in the least. They dont care about their tennant's and are only in this business for the money they can make and they've made that abundantly clear.

Vic Green is AMAZING! I worked with Lori in buying my first home and she was a huge help. Buying your first home is scary and she made it super easy and exciting. We now have the perfect home for us that had everything that we wanted. I would definitely recommend Vic Green to anyone! I know I will be using them for any future purchases.
