For the price, these apartments aren't too bad. I've been living here for 3 years now with just one other roommate, and haven't had too many bad experiences. The furniture that came with the room was only lightly used and everything was fairly clean. If you're looking for something relatively cheap and livable, this place could be for you.
But there are a few drawbacks to be aware of. As other reviewers have stated, the maintenance here is terrible. If it's not broken beyond repair, they won't fix it. (Lo and behold, I have had to deal with an ice maker that makes terribly loud noises every half an hour - not fun when you have a headache or are up late studying for finals - despite submitting several maintenance requests for it. Also: roaches, wasps, clogged sinks, and so on...).
And if you're planning on receiving a lot of packages through their front office, be prepared to have items go missing and then suddenly get found a few weeks later, or be lost altogether.
Plus, something that really irked me were their terrible parking lots. I mean, it's great that we get free parking and all, but those spaces are made for tiny cars or motorcycles, and that's it. If you've got a big truck, a van, or even just a big car, be prepared to take up a little bit more of the space than you'd like (and then, you know, get angry notes on your dash from the other residents). And there are several huge garbage disposals placed strategically where you can't possibly see around them if you're driving. I've almost been in several accidents because of this.
The management here isn't great either. As other reviewers have noted, these apartments aren't exactly 'safe' to live in. They might boast a gate and a security system around the perimeter, but that gate doesn't work most of the time, and it's not hard to get in even if you don't know the code (which hasn't changed since I moved in). My boyfriend had his car radio stolen right in the parking lot, and there have been more police around than I'm comfortable with.
All in all, they're not terrible apartments. I mean, I've renewed my lease twice. They're affordable and have nice furniture, and that was great for me. (And I didn't feel like moving all my stuff out.) But they've got a lot of room for improvement.

The experice at Townlake has been somewhat pleasant. The only complaint I have had is that my renewal contract was different than my roommates which made it hard for me to enjoy my vacation time. Other than that, everything else has been peachy. I love when food is given out for free, and I love that my room is a good size for me. The staff has also been wonderful, I have no complaints about them.

READ THIS!!! They had two guys living with me and I never signed a CoEd lease for that. There was also so many damages when I moved in and they charged me for it when my lease ended even though I took over someone else s sub-lease. I had to get the carpet damages off my account myself. I had put in a lot requests to get it fixed so when I told them they charged me they took it off. ADVICE: take pictures of everything move in day and move out day (especially right before you turn in keys) and put in requests ALL throughout your lease. Also put a camera in your room you never can trust anyone they are allowed in your room at any time do not trust them or your new roommates. If you have any problems with them contact the Austin tenants council ASAP do not wait reach out for other help sources. Also if you park Guests take pictures of your car they will tow you out of there for one reason or another. I can t stress those enough please follow my advice or they will take your money. Leave a like and I will write an updated version after this year.

I literally cannot stand this place. There are SO many cockroaches it's like an infestation. I've contacted the complex and they send out people but I feel like they never do anything as cockroaches keep coming out

Town Lake, now commonly known as Lady Bird Lake, is one of the most active and beautiful lakes in all of Texas. Located in downtown Austin, you'll find avid runners, bikers, simmers, kayakers, paddle boarders, and much more around this lake during all hours of the day. Lake Austin connects with several parks, landmarks, and the famous Barton Springs natural pool. It's definitely a great place to spend a hot summer day.

Just avoid the busy hours between about 2 and 4pm on the weekends and this place is a dream, especially during the week. Peaceful place, perfect spot for some time on the water kayaking or paddleboarding.

finally, As always we love running here, but the diversion for construction followed by ruts after the strong rains made it a tad less inviting.

This living experience could be better. The days leading up to move in were infuriating due to the fact that management is very finicky. I mean this in saying one day you may call and ask a question and get a very roundabout answer that would indicate that they are not sure of the answer. So, instead of saying I am not sure, let me go ask insert supervisor name they opt for the more annoying choice of pulling some random answer out of the air. I am sure this is the case because I d come in again to ask the same question and receive a different and sometimes complete opposite answer. To make a long story short the staff in the front office needs to be better informed before they start spouting off incorrect policies and procedures. That would create a lot less headache and unwarranted fees. Besides that living here is pretty good and simple.

It is really quiet, for the most part. I really like that the issues we had for maintainence were resolved very quickly. Im happy with mgt. they are all friendly. I really like my new place so far, these 3 months have been nice.

It's decent. On the UT shuttle route. The staff are friendly and helpful. Maintenance requests are generally handled within a week or two, which isn't too shabby. When my sink was leaking maintenance actually came in an hour. It's very very quiet. I definitely enjoyed living here.

First off - student housing is exactly that: you get what you pay for. The office is helpful for the most part, aside from a couple of bad personalities. Maintenance is fulfilled in a timely manner as well. Parking lot is very spacious, don t bother getting a covered spot. Do be careful because my roommate and a guest both got towed. But here are my tips...Moving in? Don t expect the unit to be clean. We did some hardcore cleaning ourselves upon seeing the cobwebs, dead bugs, scratched floors, etc. There is a dishwasher in the unit but don t expect it to work, maintenance fixed it several times throughout the year and it died every time after. Same goes for washer/dryer, eventually they replaced ours with a new one but it had been dysfunctional all year. No bugs/rats/etc. but we are on the third floor. Our balcony is unusable due to many wasp nests, however. Just be aware you ll have to compromise a bit for a good price! It s not the worst place ever to live.

This is a review of my experience living in Town Lake apartments AKA the roach motel. Upon moving in I did not expect a spotless apartment but a decently cleaned space. However, the apartment was clearly never cleaned by previous tenants nor Town Lake. The bath tub had several stains, there were urine stains in the toilet, an egg smashed on the pantry door, silly string sprayed on walls, and dead cockroaches throughout the apartment. Town Lake did nothing to help prevent cockroaches. In fact the office staff argued that there was nothing they could do to help. The apartment was left clean and furniture in the same condition it was found in. Yet my roommates and I were charged for "broken" furniture. If I could I would give Town Lake zero stars and would not recommend living here to anyone.

The New managers dont even deserve the one star i rated them, Connor and the GM ashley are extreamly rude and never have the facts together before they present it to a tenant, the management goes by false allagations and complaints without doing a full investigation. Management is never there and if they are, they tell the students that work in the office to tell tenants there not there or busy and they'll give you a call later. which they barley do. But when it comes to fining a tenat or terminating thier lease, the management is all on it. The management here do not work for the tenants they work for themselves and together. I been living at townlake for 3 years and never have a problem until the new managemt came,/ until 2 months ago.Now i have a problem every month.

I have lived at this property for about 2 years now. They have their pros and cons as does any property but just make sure you read your leases correctly, and speak with the leasing manager always. Most of the residential advisors do not have the best service and are terrible at giving information. Take before and after photos because they will try to charge you for damages or missing items. Make sure you document everything and for move out make sure everything is back in its place. Upon move in I had To do my own cleaning because my room and kitchen were not cleaned as told they would be before move in. If you have roommates and they leave anything behind you will also be charged for that as a whole. Some Residents are moved out for about 3 weeks cleaning and anything broken in that time should have been replaced. I never had a roach issue but i did have a big ant issue. After notifying the town lake about it they had pest control come out because I m allergic to ant bites. they did annually sprays and the ants were gone. Nothing in my apt was replaced or cleaned. On the bright side there is ample parking, maintenance seems to get done in a timely matter, the pool is pretty sweet and the gym. I also have never had any noise issues. For the most part it s not that bad. Except for the miscommunication between residents and residential advisors.

So 3 stars is actually a great thing. Because it's a major improvement from what this placed used to be. Internet improved so much. Cables works with out a stupid box from time warner. Only thing that still sucks is the pool it's green. Like not even usable green. But I love how it's close to heb and food.

I recently moved into this apt, and I walked in expecting not to be spotless but at least clean enough where a person can live in it. Apt 1-4 had early moved in, and the rest of the building had to wait till a later date. The reason they gave was that they haven t clean the rest of the apts. I walked into my apt getting hit by a nasty smell coming from the front door. The apt had not been clean. Two people already lived there and had a total mess in the kitchen, living room, and the laundry room. I walk into my room with just little smile on my face, because at least that was okay until I went through the bathroom. I see that the rod for the shower isn t even put on right. The tiles for the shower and the tub were dirty. The worst part is I couldn t move in early because cleaning was being done. There was no cleaning done at all! The office at the front seemed friendly, but then again it is just the first day of moving in. I talked to the front office recently, and they tried to get things fixed up. My roommates did clean up a little, but the oven is still dirty and unsanitary. My restroom is still not clean.

Be aware that when you go to do the tour they show you the great decorated and spacious room and apartment BUT what they fail to do is to tell that not all the rooms are same size. Rooms C and D are very very small and the price is the same for all of them. If you want to change to another room before the year you will get charged $200. My daughter is stuck in a very small room and cant even use her desk chair to study.

I m very satisfied with my time here. Not only is the property beautiful and well maintained, the staff is always really helpful which I appreciate. I really like that the gym also has 24hr access, and this place is so reasonably priced.

Honestly, VERY disgusting when you first move in, I didn't even know apartments were allowed to leave units like that for residents. Literally, so much animal fur everywhere, especially the washer and dryer. I really had to clean matted fur off of the dryer. There were stains on everything, a bad smell that takes forever to go away. The model apartments shown are very misleading. However, it is a somewhat spacious and pretty safe apartment. Do with that what you will.

from the spacious parking lots (and private parking/storage garage offerings) to the unobtrusive and efficient management, i highly recommend renting here at this apartment complex. friendly staff and amenities are a dime a dozen, but (for instance) when you need emergency maintenance after hours, you want a quick turn-around time...and this is one of the few leasing/apartment teams in town who can deliver beyond my expectation(s). the interior and upgrade options are great, of course (austin being austin)--and though the price/value was what originally drew me--this is one of my favorite places in all of my 23 years living in this town.

This is a great place with great prices and quite a few amenities. I've seen some improvements since the beginning of the year, and the pool upgrade has been amazing. What I like most is that they offer fully furnished 1 bedrooms for a decent price! Back home, this is hard to find.

DO NOT WASTE A YEAR OF YOUR LIFE HERE!!!!!! I've been here for a little over a month and it's been nothing but issues since day 1. Miscommunications, billing issues, and good luck ever getting anything fixed. My dryer has been broken for 3 weeks, my roommates have put in 3 requests for repairs and called every day and they just won't give us the time of day. The pool has been closed for a month during the hottest time of the year. Every time we ask why, they give us a different answer and say it will be fixed in a few days and it's been a MONTH. Even signing a lease here was a problem. Every person you talk to about anything will tell you something different. Maybe it's because the office is run by kids? Maybe they just don't care about their tenants? Don't make the same mistake I did. Move somewhere else.

Town Lake looks to SCAM their residents by giving them fines without warnings. For example, property chairs were left outside on the patio which we then realized had gone missing. Weeks later, we receive a fine notice for the two missing chairs left out on the patio, as this was a violation. However, we did not receive a warning notice which would ask us to remove the chairs in 24 hours. When I brought this to the office staff's attention they said there was picture evidence of the chairs with dates of when they were picked up and if I'd like to retrieve them, I'd have to email the property email (which was a bogus email). The next day we received the "warning notice" to remove the absent chairs within 24 hours. It's clear that the staff picked up the chairs, prolonged giving us a notice, then waited to fine us for the violation. Only after I raised the issue with office staff, did they send out a warning notice claiming in was a mistake on their end. But yet, they will not return the chairs, so that at the end of the year they can charge us with lost property.

Highly dissatisfied with the amount of unprofessionalism exhibited my management and staff.

I've been living here for 1 year and i renewed my lease again. The location is great - near HEB, near the water, near downtown, near UT- super great. The rent was also cheap ($375) when i moved in. The apartments themselves are rather dingy, nothing luxurious - although they are furnished. Rooms are small, maintenance takes a while, the actual outside of the apartment isn't anything pretty. Now for one reason only. IT WAS CHEAP. They're under new management and while they have renovated the pool and lobby, they increased the price $75. And we have a water cap. And we have to pay for a service to pay our bills. apart from paying gas and electricity. So if you're looking for somewhere cheap to live, this is not it. There are lots of places around where you can pay the same total amount for all the extra costs and get a nicer living experience.

Living at TownLake student apartments has been a great experience for me so far. These apartment have really catered to my needs as a student. They have given me free coffee, free printing, school supplies, food, and even held resident events for us once a month. The community is very welcoming and the front office workers are extremely nice. I have never felt unsafe. I have already renewed and I can't wait for another year here. I do recommend.

After living here for 3 lease terms, the price increased from $450 to $560 for a tiny room in 3x3 unit. In addition, now you are obligated to pay the water fee (included in the rent before 2017 lease).
What I have seen here in 3 years is nothing change within your living area, they made the manager office look nicer, remodel the pool which barely usable by tenants. All things made you pay more and you live in the old and downgraded rooms. Come on people, Austin is rising and there are a lot of apts around here with better living conditions and similar or cheaper price. Be smart.

Nice, affordable place to live. Staff is very friendly and it's nice to have internet, cable, and water bills paid for by the complex. I signed a lease for a 5th year. Oh and all my non-resident friends love the pool.

Not sure how no one is complaining about the internet. Apparently they do "scheduled" maintenance that they dontdnotify residents about that last anywhere from 8pm to early then next morning. So if you need to turn in online assignments for midnight, dontdcount on this place's internet to be reliable. Also the furniture is pretty shoddy, as is the paint job and appliances. Cheap but go elsewhere.

The staff, apartments and actual complex is very nice, plus you cant beat the price. It's a bit of a way from UT but there's a shuttle and I honestly love living so close to ladybird lake and all the restaurants that are close.

This is my 4th and last year living at Town Lake Student Apts. since I'll be graduating in May. I've had majority good experiences living here. The staff was always friendly. Compared to the other student apartments in the area, this is by far the best! I've visited and heard stories from friends that have kept me away from ever moving out of Town Lake. It's affordable, safe, and great amenities (I wish I'd taken more advantage of). I've loved living here and have made so many memories, it'll be sad saying goodbye.

The staffing is disrespectful and non helpful, when you need too speak to someone who can get the job done even the manager is always unavailable. maintenance is always late or never fixed the issue at hand, for example one time I had a them come in and he went to sleep on my kitchen floor looking at the dishwasher. Their over priced and tiny rooms, report every major issue with the apartment before moving in other wise it'll go on your tab.

I lived here for a year. Overall, maintenance always did things in a timely manner. The complex frequently had events for their tenants. There was plenty of parking. All of these things are more than I can say for University Villages. The quality of the apartments was not the best, but that is to be expected at student apartments, especially at such a low price and being far from campus. The one downfall of the complex is the customer service. When I moved in, the service was excellent and people were very nice, but I guess the complex went through a transition period and hired new people. Many times when I called the leasing office with questions, their greetings were unpleasant, or they sounded annoyed that I was even calling. Often times, they quickly cut me off to answer my questions. It's common knowledge that you always let someone finish talking before you cut them off whether you think you know what they're gonna say or not - it's rude. Most of the time in person, they were just as rude. Also, I see the general manager replied to a review here. He/She/They did not even apologize for the bad experience that the customer had, but instead commented "You probably don't know..." or something of that nature. This just goes to show that leadership affects the entire company....

Had a bad attitude from the second she picked up the phone, I spent so much money living there for a full leasing term just to be treated like a pest for asking whether or not they had a package that was sent there instead of where I currently live.

DO NOT LIVE HERE!

I am extremely easy going, I always pay my rent on time, etc.etc. (I'm a good tenant, I've never had trouble with ANY living space before.)

I moved in here because of location and cost. (which are great) The location is right next to the water, 3 minutes from the trail, HEB in walkable distance, on UT shuttle route.

Day 1: 2 GIANT piles of throw-up right outside my door. It took a week + 3 maintenance requests for them to finally clean it up.

Two months in: My car was towed because I was parked in two spots (the parking spaces are TINY) on Thanksgiving. The parking lot was not full, and they do not tow on a regular basis which means someone who works here called the tow company to have me towed.

6 months in: My SECOND FLOOR apartment window (left unlocked overnight) was broken into and my computer and other valuables were stolen. The general manger felt like this was not a good reason for me to break my lease even though I am now in constant fear that someone is climbing to my balcony to see if my window is unlocked. If I was on the first floor, this wouldn't be as big of a deal, but the fact that I was robbed on the second floor via outdoor window is terrifying.

However, the front desk staff is AWESOME. I give them 5 stars. They are always super willing to help with every thing from the police report to mail to providing hot chocolate, but the MANAGEMENT IS TERRIBLE. Not only are the extremely unhelpful, but they send canned response e-mails to serious issues like break-ins and are never available to manage/assist.

I would highly recommend for the owners of this property to look into acquiring new management.

I've been living here since 2014 and it keeps getting better. They just renovated the pool, gym, and the leasing office. The event are great and the staff is friendly. I have made a couple friends and it truly feels like a community to me. I ended up bringing a couple of my friends to live with me and we are all happy to live here.

edit: I give them back one star for resolving issue with move out charges, where I had to stay until midnight move out day to clean out stuff that weren't mine because one dipshit roommate didn't help at all with clean up, and we were all charged because of it. They removed the charges after we appealed.

However, I'm still pretty disappointed that I had to find a different place to live for two weeks in between my lease, and that I was assigned to third floor when I specifically requested first floor.

cons: bad management, poor maintenance, small rooms

i was paired up with a few irresponsible roommates, who left 1/3 of their stuff behind. I had to stay behind till AM move out day to try to clean out as much as I could, and the charge will still be divided evenly among us

find a big room to split with someone that's closer to campus, with better facilities, maintenance, and where the management aren't retarded like they are here.

The management can be slow and bad at times, but you can't beat the price. It also has busses for schools like UT and a dollar general just a walk away. It is also close to an HEB and many fast food restaurant. All in all, although a subpar apartment, it comes with high utility. With an upcoming change in management, I can definitely see it improve.

Town Lake is a great place to live! Very close access to the river and new board walk on Town Lake, as well as close to shopping areas and many unique food options/eateries. This location is great for almost any lifestyle. The neighborhood is quiet and well kept and a UT Shuttle stop is right across the street! Town Lake is a great place to call home.

I was quite surprised at the reviews other people left. I mean, I know college housing isn't going to be the best, but the overwhelming majority of one star reviews was still a surprise.
My experience was pretty good. The few maintenance requests were fixed in a timely manner. Inspections would be done swiftly and kindly. Payment of rent was never an issue, although I do log all payments with proof. My unit wasn't too beat up, but where repairs were made was noticeable, but what's wrong with that?

Reading through the reviews, I saw a lot of issues about cosmetics (i.e. stained carpet, quick wall & ceiling plastering) and broken appliances. And while there's no excuse for the management, I encourage everyone to read through the reviews of some of the college apartments, like University Estates, University Village, or other nearby places, like the Ion or the Connection. Those places have some scary reviews concerning health hazards and safety issues.

What a lovely property! Lived here for a few years and I LOVE the new renovations they have done! The staff is so friendly. My neighbors are absolutely amazing! Everyone I meet is so nice and thinks my dog is so adorable! They tell me how cute my dog is, and we bond over that. I needed help a few times from some of my friendly neighbors, and they were more than happy to try and help me. Some of them actually did! They are very willing and able to help. I salute all of my neighbors who were nice enough to at least hear me out and try and find a solution. The amenities are a great way to meet neighbors. If you don't know how to use a machine in the fitness center, they are more than willing to show you how. If you need someone to watch your dog, they are more than willing to do that. I applaud Town Lake for making it easy for us to connect and make friends!

You know how some places have really cheap premiums, and then they butt rape you with fees? This is it!! come and SEE!!

The leasing manager ABBIE likes to redirect blame on "policy" or "honestly, that's just the way it is" for the retarded rules and hidden fees that they never bring up to you.

I feel sorry for the front desk staff, because they're nice people. OTOH, I think the management in this complex should go burn in hell, or learn how to interact with other human beings.

Maintenance is the only problem I have with the property. Maintenance requests and general upkeep of the property are top priorities. The property around my complex definitely needs to be trimmed and maintained better so it looks more inviting and pretty. I like that the property is secured with a closed gate system, but perhaps we should have some type of patrol at night because I know several people who have had vandalism occur to their cars.

I've been living at Town Lake for a year now and renewed my lease for one more semester. Instead of giving anyone who renewed their leases a notification through email, phone call, or even a text, they changed the locks. This wouldn't have been a problem except that ALL OF MY STUFF WAS STILL INSIDE my apartment and I just happened to come home late around 9PM after an 8 hour shift at work. I freaked out at first and was livid until I tried the door knob and guess what, they left it UNLOCKED. So at any time someone could have just waltzed into my apartment and stole all of my belongings. Good thing was that I was able to now get in, worst part was that now I could not lock my apartment door when I left for work the next day. A NOTIFICATION SENT DAYS IN ADVANCE WOULD HAVE BEEN THE APPROPRIATE THING TO DO.

I've lived here since August and maintenance is not kept up with. They care so much about making sure your rent is paid on time and to renew with them, even though I'm graduating in May and am, therefore, no longer eligible to live here. We have had multiple problems with our apartment, including a cabinet that has had a distinct odor since the first day we moved in. The carpet was replaced everywhere except for one of the rooms and the hallway. Because my roommate's mother complained enough, her room's carpet was replaced but the hallway's carpet hasn't been. I've placed multiple maintenance requests regarding both and they have been supposedly "resolved" with nothing changed. The trash and recycling also haven't been picked up in over a week due to being behind on their bill, which makes it embarrassing to live in such a disgusting place with trash everywhere. No notice was sent to us about any trouble or suggestions on lessening trash output. I cannot wait to move out to another cleaner place, hopefully with a maintenance staff and front office staff that are willing to get things changed and willing to inform us of any problems. When deciding where to live, please look into past reviews. It has been okay for the price I'm paying but I almost wished I had lived at home this year in order to lessen the hassle of living here.
