After years of moving my son out of his apartment, he was notified of a decline in his credit score due to a prior debt from this place. After graduating and moving out, I met a professional cleaning company right before the lease expired (July). After having the unit cleaned, it was inspected by the Manager and passed with flying colors. If fact she asked who I used to clean as she was so impressed. That September, I received a bill for paint and carpet due to my son smoking in the unit (apparently, the smell of smoke and the dirty carpet wasn't evident after having the unit cleaned and then inspected). In addition, the unit was vacated in May and cleaned in July, but somehow still wasn't noticed until September. My Son never has nor does smoke. We offered medical evidence he doesn't smoke and was turned down. I attempted to elevate this issue at the Scion Group and never received a response. Years later, my son is notified that he has a negative mark on his credit report due to this going to collections (notification from a collection agency was ever sent/received to attempt to rectify this issue). Don't trust these people. I'm sure we are not alone in their deceit.
I work with numerous Management Agents in my profession and this group by far has been the worst.

I am pretty sure scion removed or hid my last review. Scion group manages village at mueller park in Bloomington. If you are trying to move into any of their properties with a roomate, do not. We applied with the condition that we both would be living there. They insisted we had to fill out this document they later call a lease before being able to do the background check. My friend got denied and I got accepted and they are trying to stick me with the lease anyways. The representative Kam said it was a today only special that we would be living together . Kam mentioned several things that turned out to not be true. Communication is terrible. I have escalated this complaint to corporate but have still yet to get a call from corporate. Tasha the property manager In Bloomington claimed she escalated this matter, but I have not heard anything in a week. I had to call multiple times and email to even get a response from Tasha who is the property manager in Bloomington . Stay away from this predatory company especially if you are applying together with a friend. You will be risking the possibility of them rejecting your friend and than trying to force you to stay there or threaten to send you to collections for 8000. I have been dealing with this since June.

OVERALL: Scion is an immoral company. It is tone-deaf to the problems of the students they serve and doesn't care about them at all. They will cover up all wrongdoing on its part and ignore any attempts for contact to discuss the issues. The legal team writes its own story, but it is a false one. Read on for more details.

I had a terrible experience at a Scion property (Redpoint in Wilmington, NC) involving armed non-residents intimidating, harassing, and threatening my roommates, duplex neighbors, and me on multiple occasions. (You can read more about it by searching this title of a local news article: ' We all felt like our lives were in danger : student stuck in lease after vacating the apartment she felt was unsafe' and/or reading my Google review of Redpoint Wilmington.)

The onsite management team was nice and tried to be helpful, but they needed help from overhead to make any changes that could actually keep the property safe, and that wasn't going to happen any time soon. Onsite management told us that "their hands [were] tied" by corporate, so even though they could see what was going on, they couldn't do much to fix the problems.

I was told that I was not able to be put in contact with anyone from Scion directly, but that my request for termination - due to the severe safety threats at my property and living community as a whole - would be sent to corporate and then we would hear back. Meredith Sestrich contacted each of my roommates once and, upon learning of the severity of the issue and our valid reasons for termination, then ignored ALL further attempts of any of the six of us and our parents to get in touch with her. She was lying to management - onsite management was under the impression that she was contacting us and answering our questions. To date I have not heard from Meredith nor any other corporate contacts, and I think that goes for my roommates and duplex neighbors as well.

The legal team offered to settle for an exorbitant amount of money and refused to acknowledge the actual facts. Even with irrefutable evidence that onsite management and corporate were both aware of the incidents, they did not admit to them - much less apologize for our experiences.

I wish I had done my research about the overhead corporate before signing on at Redpoint, but I won't make that mistake again when I consider future living arrangements. Renters beware!

Never ever sign with the Scion Group for school housing. The worse management team I have ever dealt with, they create fees that aren't even on the contract and charge you even after you go through the process to sublease for them and help them lose absolutely no money. After I had asked multiple times to be clear with the fees they always find a way to hide one. Scammers and con artists, no help during the pandemic and just want money in anyway possible. Asked to speak to people higher and got declined multiple times. Multiple people on the bottom level misinformed me, had to call over 20 times to get everything figured out in the end. And I'm sure once this is all said and done I will have to go to court for some more hidden charges that they did not want to mention and hide.

I lost my job because of the pandemic. My son was scheduled to go back into the Radian in Philadelphia for the upcoming school year, where he lived last year until all students were sent home. They just announced that his college will be 100% remote for fall 2020.. We are prepared to honor his lease but respectfully requested that his lease begin on September 1st instead of August 1st since the saving of one mnth of rent would be a tremendous help to our famiky. We are suffering financially due to the pandemic and my unemployment. I pleaded with them to have someemoathy...we only want a ONE MONTH delay in the start of a lease! wWe were flatly refused without apology and ai find their greediness and lack of flexibility in a Pandemic to be reprehensible and i intend to scream this from the rooftops, to the media in every review site possible. Taking advantage of people that are hurting due to a Pandemic is about as low as you can get...
Update: after being told "every situation is assessed person-by-person" I was told that while they are "sorry for our hardship" there is nothing they can do. Of course they CAN, they just WON'T...

Scion Group manages the University Hall in Fullert...

Scion Group manages the University Hall in Fullerton. The parking garage at the UH is absolutely ridiculous.
The machine is always broken and the employees refuse to help.

We parked in the garage to grab coffee and study at 85 degrees. All the businesses around there will validate your parking ticket, so essentially it is a free 2 hours.

We stayed longer than the 2 hours so we owed an additional $8. We left around 4pm. We inserted our card and it processed but the machine would not let us out. We requested assistance and the person managing it refused to help. He said that it was a problem with our credit card and to use a different card. We tried a different card, it still did not work. We requested help again. The guy said "I'm not sure what to say but maybe you can ask someone else for help. It is a problem with your card not the machine. " Then he hung up. Never even bothered to help us.

Well I'm glad there was a good Samaritan who was helping us through this process. He had a remote and he tried to use it and still didn't work so he showed us a different exit.

But it gets better! My card was actually charged so it was not a problem with my card but it was with their parking machine.. absolutely ridiculous.

This isn't the 1st time it has broken, there have been countless times where the machine will break and everyone is stuck in the structure. I'm so glad that they have well trained employees to help out with these situations.

Seeing how the company operates from the inside, I can say they truly care about their employees and customers. I have worked for a lot of corporations, but this is the first I have encountered that looks at everyone as a person and not a number. There is always a range of views when you are talking about dealing with someone's home and finances. Some people are happy, some are not. The Scion Group does a great job of balancing profits and humanity.

My experience with Scion Group has been HORRIBLE. ever since the pandemic started I have lost my job & financially it has been hard to keep up with the minimum life Needs. So it s like move in and get evicted or don t move in and go to collections. I have spoke to the leasing company(Boulevard 98), general manager, regional manager, and general regional manager 4 different people. Now I have asked that they remove me from my lease which I understand it is a binding agreement but you make a student sign before they even know if they are approved or not so of course you re stuck in a lease because you HAVE TO SIGN before getting approved. Now all I have asked is to be removed from the agreement or atleast my guarantor because my last minute change due to a pandemic has nothing to do with them, but it s obvious this is not about the care in their customers. The reason my lease can t be removed is because they can just let go of 12,000 dollars for taking an apartment off the space. Money rules our country & it s quiet sickening. I seen another review of a lady on unemployment (which the extra income has temporarily ended) ask for just a one month delay and they told her no after advising they are having problems. DO NOT DO NOT DO NOT lease with any student housing that is associated with this LLC company

Writing this review to bring awarness for future residents before signing their lease with Scion Group (Lark Sacramento). As a student resident, I had signed my lease before the pandemic hapened. I understand that is a year long contract, but with the pandemic and how much it has affected students, I wish they could treat the situation better. I was able to get the first half of my lease sublease with having to pay the tenant $170 each month which was very difficult for me but still trying to do my best and to help management with a subleaser. I had been actively trying to get someone to take over my last half of my lease and had no luck, one person had done everything but did not qualify because he didn't make 5 times the rent a month. Not sure how me and my guantor did qualify because my mom does not make that much and I was only working few hours a week. So now I am back were I started. I had voiced to corporate that I was laid off of my job and my guarantor (my mom) has a 2 year start up business that has been struggling to keep it running due to the pandemic and that I have exhausted all forms of trying to get someone to take the last half of the lease. I spoke with managemnt and corporate and they were tone-death to the situation. Overall, I was reaching out hoping managment would see the effor I have put into getting my lease takeover, corporate and management doesn't really care or listen to tenants that are struggling due to a pandemic.

As a student resident, I just want to say how much of a pispoor job this company does at its one basic function, supporting the student living community. Due to the pandemic financial obligations for myself and many students are difficult, this company offers little to no sympathy during the pandemic. Even though classes are remote, students are still forced to honor leases. Yes they are legal documents, but school and jobs are both increasing in difficulty and being that major of the student community went home, the housing company couldn't offer any additional support or compromises to its students. The ScionGroups alternative is forcing students to find their own delegates, charging full term rent otherwise, charging a delegation fee, and never offered a cancellation fee . Basically, if you plan to live in these properties please have your things all the way together and make sure nothing out of your control happens like a natural disaster because this company does not care about its residents and you will be stuck to deal with whatever comes with life and their housing. Even though students get exposed to pest like roaches and flees, students must honor their portion of the legal binding document while the company applies it where it sees fit. It isn't an issue with the housing directly, quality of apartments vary but the ethics and morals of this company is very questionable. As a student, avoid the stress and live elsewhere.
