The Modern House has a magnificent website , which I thought at first was only for architectural design voyeurs....but my prejudices were proved to be completely unfounded. Rosie Fallconer was our liaison on the project and she was unfailingly optimistic and inexhaustible in what was an awful post Brexit market.

The Modern House have been fantastic selling our house, really good experience all the way through. Great to feel like you have someone on your side through what was at times a tricky process.

The Modern House should set the standard for Estate Agents in the UK. They know the market, are realistic with their valuations and care about the people and the properties they are selling. The whole team have been a pleasure to deal with and made the selling of our property a very enjoyable experience.

I can't recommend The Modern House highly enough. As buyers of a property on the Dulwich Estate marketed by The Modern House we have been very impressed by their professionalism, specialist knowledge and efficiency. So it was utterly unexpected that our sellers pulled out, 5 months after they accepted our offer, on what would otherwise have been the likely date of exchange. All the buyers/sellers in our - relatively long - chain will have experienced the same emotional distress and financial loss (solicitors fees, surveys, etc) as we have. Whilst The Modern House are clearly not responsible for their sellers' last-minute decision, we very much hope that should this particular property come back on the market with the same sellers, the Modern House would decline to act as agents.

We are in the final stages of our house sale with The Modern House and I thought now would be a good time to leave a review.

We're thrilled we sold our home with them. Lucy has been our sales agent throughout the process, she's been extremely diligent, professional and an absolute joy to work with.

Even though they truly understand that bricks and mortar can be exquisite, the team at TMH also know that selling a property is not just about the bricks and mortar. We had known about The Modern House since 2004 and always had them in mind for when we came to sell our Home. We made contact again this year and received special attention to detail and description of the John Winter designed house (we had added an extra floor)
TMH were mindful that when we sold we wanted to ensure that they would recognised the modernist design and would maintain its essence in any proposal to extend. From the start TMH were active in their promotion and within one week we had a dozen enquiries followed by three offers one of which we were happy to accept. All in all TMH had a very professional approach to promoting and selling from start to finish from which we have thoroughly benefited. Our recommendation to prospective buyers and sellers is to contact TMH in the first instance to ensure a happy conclusion.

It was a pleasure working with the modern house. It didn't feel like working with an estate agent at all. They were polite and professional, but also very personable. We would recommend them to anyone.

What a tough experience we had. The wonders of Instagram and property escapism captivated us, but ultimately they failed to get us into the house we had an offer accepted on way back in October 2019.

A bad experience admittedly made worse by a seller who was never really determined to sell their dream to someone else.

Our dealings with The Modern House over the course of 5 months from the time we first visited their office until completion of our purchase were nothing short of the perfect mix of professionalism and friendliness. It was especially important to us as we live overseas. Obstacles and problems that occurred along the way were overcome and solved with care and calm. We particularly want to thank Olivia for her efficiency, her discretion and her sensitivity to our needs and our situation. The Modern House and their team exceeded our expectations.

The reports we had of TMH providing a good service were easily surpassed. We really had the easiest house sale ever. The team's enthusiasm for our property from the beginning was amazing and set the scene for what was to come.
We ll look forward to buying/selling with TMH again (with some luck!).

We love our new home; it has great potential. But we ve scored the Modern House only 3 stars due to weaknesses in process management and due diligence. (Or perhaps, as buyers, our needs were simply secondary to their actual clients, the sellers).
Our first offer on a Modern House property on the Dulwich Estate in London was accepted on 7 June 2019. On 28 October 2019 the sellers pulled out on the supposed day of exchange. We were told this was unprecedented.
Our second offer on a Modern House property in Chislehurst was accepted on 12 November 2019. On 10 March 2020 the sellers pulled out in the supposed week of exchange. Our request to meet the Head of Sales to discuss the situation was declined. Two months later, the Modern House took the same property back to market.
Our third offer on a Modern House property in Forest Row was accepted on 10 June 2020 and we moved in on 28 July 2020. Our joy in finally moving into a new home was rather marred by the discovery of a number of deceptions on the part of the seller. For example, the fridge/freezer and oven weren t brand new as explicitly stated in the Modern House online viewing. The former was manufactured in 2007 and the latter in 2006. The fridge/freezer had an EPC label attached to the front to imply it was new. In fact, the label was taken from another appliance and had clearly been applied to hide rust.
We contacted the Modern House about the inaccuracies in their online viewing. Their response: .our terms of business contract, which all our clients must sign before we market their property, specifies that they must not misrepresent any aspect of the property, so we can only take it on good faith that this is accorded to .
The Modern House may sell highly desirable properties but that old chestnut caveat emptor applies to the same degree as with any other estate agent.

The Modern House are transformationally different from dealing with any other property agency. Everyone was so thorough, helpful, intelligent and responsive, and to cap it all off we got an excellent price for the house. All the newsletters, the brand etc are very interesting too, but in terms of their core business - selling houses - I can't recommend them highly enough.

Struggled to decide whether to give 1 star or 2. I settled on 2 as they were responsive and interested, however they did get it very wrong.



There is the argument that at the vastly undervalued price, offers above asking would have come in - I accept this, but still do not believe they would have made up for the 20% difference between suggested asking price and actual sale price.

I initially wanted to go with Modern House as they seem to specialise in unique properties, which mine was, but ultimately it was the local agent that won out.

A great team who really know their stuff and have some of the coolest and most unique properties across London. I hope to have more dealings with them in the future!

Interestingly, this company has an average of 1 star review on the Trustpilot. (based on similar number of reviews) And my personal experience with the company is more leaning towards a low rating. Very unprofessional appraisal.

Having approached three other agencies with no success we found the Modern House who took on the challenge of our self-built unusual property and gave us an excellent service - not only selling the house but getting us the full asking price.

When you have a stunning home in a unique location built for you then when the time comes to move on it is a a major emotional challenge. This is what my wife and I went through this year with our decision to downsize to another bespoke home. Getting an agent who not only shares but preempts those emotions, understands the real value of design and has a like-minded clientele within reach is not easy.
Our home was too difficult for a major but standard, high property value agency. They could only see it through their own limitations and put forward the wrong people to view, incredibly frustrating and wasteful.
The Modern House is a completely different proposition, their people are intelligent, young and energetic with an advisory capacity beyond their years. They reach out to their followers utilising the latest social media routes and these followers praise them just as much as selling owners.
We have nothing but praise for the speed and way our sale moved forward as I'm sure has the purchaser of our beautiful (ex) home.
When we come to sell our next home in maybe 10 - 15 years time we know who we'll be going to!

While they know their market and, admirably, have high standards in precisely what they will sell, their core estate agency skills offer a masterclass for any other estate agent operating today. Photos sell property and theirs are first class, showing every aspect of the home, both in terms of demonstrating the space and focussing on micro details. Their own branding and sales collateral is effortlessly stylish and seductive and they engage with both active and potential purchasers intelligently by multiple platforms and publications; I know many many people who are absolutely not in the market to buy a property but regularly visit The Modern House website just for inspiration/"property porn"! Finally, the team are dedicated, experienced and specialists in their field. They are attentive and thorough and make the whole process as easy as it can possibly be. Simply put, I don't have a bad word to say and think that The Modern House are absolutely at the top of their game.

We bought our mid-century house through The Modern House a couple of years ago. Sadly,, having got it exactly as we wanted, we had to move through force of circumstance.

I was lucky to find The Modern House after not making much progress with another Estate Agent over several months. From the start, The Modern House were dynamic, yet sensitive to the particular characteristics of the property. Covid-19 hit and sank the first offer, but TMH hit the ground running after confinement and achieved great sale even in that context. They were helpful, honest and communicative throughout.
