Terra Firma Real Estate Investments Review

DJ and his entire team have been awesome during the three years that I have lived in one of their apartments. They are responsive when things need fixing and are all around good people. The location is awesome and I feel like my apartment is way under market value, which is why I have continued to stay here. My apartment is quiet, the building is always spotless, and my neighbors couldn't be more awesome. I would highly recommend Terra Firma if you are in the market for a rad apartment in a perfect location!

I was having some issues with my security deposit, which I was getting worried about. There was a bit of poor communication due to DJ being out of the country. However, once I finally got word back, the issue was resolved quickly and my mind was at ease.
After all this, I must say that living at the property at 1260 Pennsylvania was an overall pleasant experience for my 2 years there. It's not a modern building, and the units are on the smaller side, but the rent far outweighs that--it's the cheapest you'll find downtown. The maintenance team was great -- responsive and personable, and although there were a few issues along the way, I can now say that the management solved them to my complete satisfaction, and in a professional way. This is a great place to live if you can get by without some modern appliances, and want to experience living in a popular, safe, but bustling and real part of downtown Denver. I have to say thank you to the team, and to DJ personally for being available and accommodating, and for helping me with any issues along the way.

DJ and his team have been extremely attentive and kind during the year I ve lived here. Any repairs needed are responded to by email within a business day and completed within the week. The invoices for rent are transparent and break down every cost. Thank you for all you do!

If you look back I left a review about how terrible my experience was here and how I never got my deposit back like I was told. You could also see that he made a comment back to me saying that he offered to write me a check upon request multiple times just to come by his office. When I went to see him to give him the keys back he told me he didn't have his checkbook On him so I could come by there another time to get it. When I was there in person with them I was super nice about telling him I don't have the time to keep coming back up there because I don't have a car and I have to work every day so he said he would mail it to me. He claims he mailed it to me in his comment as well but I NEVER Recieved it. I emailed DJ about it asking if he sent it out or where it was at and I got no reply. It has been about 7 months since I moved out. I really don't know what else I can do about it so I'll just leave this here.

Absolute slumlords. They tack on exorbitant fees, including their own property taxes, to rent. A $900 apt becomes $1075 real quick.
Maintenance is always a band aid instead of an actual fix.

I don t know where to start with this review. I wasn t going to waste time leaving a review on this place at first even though it s been a complete nightmare living in that apartment and dealing with the owner or the guy that you deal with. I ll start with the fact that I was told everything was fine with the apartment when I moved out I still owe about 96 dollars. I didn t understand why I owe anything but I was going to just let him have it so I can get it over with. So after that he said he will send my security deposit in the mail before the end of the month Because he didn t have the checkbook with him or something like that. It s been way over a month now and I still haven t recieved it and when I emailed him about it he asked me to pay 200$ in utilities for the last month of living in the apartment which doesn t make any sense. The utilities are included in my rent price that fluctuates a little each month. How I owe 200$ now stumps me. So I asked him why and explained my confusion and I received no reply on the matter for over a week. Still with no reply I emailed him asking what was up and he said he was out of country and he ll get back to me on the matter when he gets back. Pretty rude and unprofessional for the situation at hand here. During the time I lived in the apartment I dealt with my bathroom ceiling leaking a lot of water all the time. It was a problem from about day one when I moved in. I won t go into every detail on all the times I tried getting it fixed but let s just say it never got fixed at all for about the whole year I lived in it. I was beat around the bush on it and told they will tell upstairs people to watch the shower curtains. I m sorry but telling upstairs people to watch the shower curtain doesn t fix the problem. What about the bowed, water damaged ceiling that stinks in my apartment and still leaking? Nothing at all. I got more fed up with it then ever one day towards the end and called him about it and I had to get angry it seemed to get them to come cut out the ceiling and actually fix something. Even when the guy came to do that he did a very ugly job and didn t repaint it. It s loud and noisy aswell. Seemed like a party spot a lot of nights. Very hard to get sleep sometimes if you re a normal person. I ve seen dog feces on the ground in the hallways before and the building definitely has a bad rodent problem. You can smell it in the hallways bad. I was so glad that my date to move out was coming up. I live in the Windsor Broadway station apartments now and it is really great all around. I made a mistake trying to get a really cheap place but I m here to tell you paying a little more for quality living is well well worth it. Don t ever want to leave a bad review but I think how this place does things is very absurd. Shame on them.

Tried to secure an affordable rental during our pandemic, by the time I finally got an application (which I asked for twice) the apartment had been rented. In its place I was offered a 1000k minimum rental instead. You guys are absolutely killing it!
