5 months we have been living here, and since the beginning there have been constant sounds from above our apartment. From 6am to 10pm furniture moving. Loud banging like furniture being dropped and scraping across the floor loud enough to make you lose your concentration. We hear their every move! It's constant. We have complained to the Concierge who said they would email someone who would handle it. I have complained to several people and nothing is being resolved. Management says they have reached out to them and basically said "I spoke to the people above you and they are aware, what else do you want me to do?" I am tired of them constantly giving us the run around. This is what they do and there are so many other issues with the property that they won't fix.
Worst management I ever met to. Went their twice and 10 mins late due to traffic, they said NO to show the apartments. Most rude people I have met in Seattle. Would give less stars if possible. Can think of how maintenance would be with this kind of worst guest service.
Location is phenomenally convenient - a short walk to Pike Place Market, the Light Rail, the Waterfront, and Groceries (Target & IGA). The building is not the newest but building management has done a good job with the upkeep and constantly adding new amenities for residents.
The Management and Concierge team are incredibly helpful and friendly. Living in the Harbor Steps community has been a fantastic experience - I highly recommend it to folks considering living in Downtown Seattle if you can lock in a good rate during the off season.
Great location, great view, and the glass elevators are fun for the kids.

Unethical leasing agents (Adriana) and over all horrible experience. Don't let your leasing consultant be super vague! She or he is doing it for a reason and will even outright lie!
Several amenities are permanently closed. They will not make this clear After moving in, several other amenities either broke or became extremely dirty. After mentioning it to the concierge multiple times, we reached out to the manager after 2 months of things being broken. After mentioning that we pay very good money to live here and it's unacceptable to have amenities down this long, their response was
"amenities and fees are subject to change and evolve as we see fit, or as the need arises. We are within our legal rights" Basically "tough luck"
No apology or resolution was offered.
Creating expectations for your tenants and then refusing to meet those expectations is unacceptable.
You can not count on Harbor Steps apartments or their leasing agents
Nice apartments, great views and amenities. The staff is outstanding! That being said, they raise you rent every single year forcing you to pay more, move between their apartments or just find another place.
Great downtown location, clean apartments will definitely rent from again
Friends used the cabana room for an engagement party and it was absolutely lovely. The patio space at night is pretty great.
If you need anything or are picky looking for apartments, Larry is your guy! He is so patient and will find you your dream apartment. In addition Harbor Steps is beautiful and in a great location.
I made the move to Seattle from NYC and Harbor Steps is the perfect place to call home! The property is in the center of downtown with easy access to public transit, entertainment, retail shopping, grocery shopping and daily essentials! Close enough to the touristy parts of Seattle to enjoy them but far enough to not be annoyed by the tourists!
Larry was also GREAT to work with and continues to be a great neighbor! He went above and beyond to help me find the right place to call home and even welcomed me to Seattle by inviting me to a happy hour with other new tenants.
Harbor Steps is a great place to call home!
Living at Harbor Steps was a very unpleasant and disappointing experience. I would strongly not recommend living there.
Property Crime:
At one point, my bike was stolen from my balcony. It is highly concerning that a thief was able to get up there, as it was on the second floor and through a locked gate to the courtyard. Management and security seemed unphased by the incident. I tried to post a lost and found notice on the bulletin board explaining what happened and warning the other residents to lock their balconies, but management did not approve the post and refused to inform the residents about potential safety issues. They were worried about conjecture and claimed this was an isolated incident. Well, I can assure everyone my bike did not evaporate off the balcony, how s that for conjecture? Shame on management for withholding information and not making an effort to keep their residents safe. This response was totally unacceptable. I eventually wrote paper letters to my neighbors, in an effort to prevent something like this, OR WORSE, from happening again. When I moved in, I was warned by the staff that the bike room was not secure. Go figure. No response from Equity resident relations.
Short-Term Rentals:
Harbor Steps is not transparent about its relationship with Stay Alfred. There were dozens of people checking in and out of the complex daily and several of the short-term units are right next door to long-term units. I did not feel comfortable with that many random people wandering around, especially with our packages being delivered in the hallway. Many of the tourists get lost in the complex, and at one point they started talking about how they re being instructed not to ask anyone for directions. This is sketchy AF. Some people might like the idea of living in a hotel (or motel, rather, with the outdoor hallways and elevator), but I certainly did not. Seattle is about to set new limitations on short-term rental operators in an effort to address the long-term rental shortage and abusive real estate practices. I have since filed a complaint about Harbor Steps to the city s short-term rental agency.
Noise:
The complex's layout is odd, and exposes some units to high levels of foot traffic. In the SW tower, the 6th floor is connected by a public skybridge to the SE tower and 1st Avenue, which basically gives that whole floor the foot traffic of a ground floor. From the skybridge, the public outdoor elevator goes down to the parking garage. My unit was right next to the outdoor elevator, which beeped incredibly loudly all day. It was INTOLERABLE.
One of the two indoor elevators in the SW tower was out of order for months at a time, and many people used the stairs instead. It was very inconvenient, and I had to take an extra day to move out because the remaining elevator was so slow and full of people. The staircase which everyone used instead was grungy and at times, a biohazard. I have seen used condoms, spilled cans of Coors Lite, bags of garbage, and balls of dryer lint in there. These staircases are metal and share a common wall with some units, the echo-ey stomping noise in my living room was very disruptive.
One of the lounges in the building was converted into three more apartments. There was jackhammering throughout the day for several months and it was impossible to get any work done during this time. The addendum about "renovations to the building" was sneakily slipped in with my lease after I had applied and was about to sign. A 17 storey building is about to go up in the lot across from the SW tower. Other regular noise which penetrated 30 dB ear plugs included leaf blowing at 8:30AM every Monday in the courtyard and outdoor rock concerts every Wednesday at noon during the summer.
Rent Increase:
I had no intention of renewing my lease, but the offer was an 8% increase in rent. The market is not up that much in 2019, not even close. I guess there is a low incentive to retain residents in this economy.
I have many more gripes, but am bound by the character limit. Good riddance, Harbor Steps.
Great views from just about any balcony. I can see the stadiums, city and the Sound. A bit pricey, but get rid of your car to compensate. I haven't needed one since moving here. Don't expect peace and quiet, though. Move to the suburbs if you want that.

The staff here is amazing! I went out of town and my dog sitter wasn't able to come walk my boys. I emailed the property and they immediately responded. Larry and Demetrius came to my rescue. They came to my home, walked the dogs, fed, and gave the boys some love. I couldn't have been more relieved as I was in a panic! The entire staff is incredibly friendly and do everything to make you feel at home. I love living here! Thank you Harbor Steps Staff!
Loved living here. Lecosho is my fav restaurant in Seattle and the staff of the building treated me great (probably because I was nice instead of an entitled prick)
A little run down in areas. The lobby looks very nice and well kept but some of the common areas could use a little upkeep.

Larry has been absolutely incredible during our move. He s gone above and beyond making sure we are happy and has helped us with sorting out packages and furniture, bringing them up to our floor, as well as setting up internet and electricity. He even organized a Friendsgiving for residents who are new to the area.
Larry has gone above and beyond every single one of our expectations and has made our the transition to our new home so easy.
We are very happy to be living here at Harbor Steps Apartments! It's a beautiful home with a spectacular view! All the staff has helped make a difficult transition much easier. Our leasing agent Larry, in particular, worked incredibly hard to understand our needs and match us with the perfect home. We had four days to find a home. We looked at 12 different complexes, but nothing compared to Harbor Steps and the view of Elliott Bay. We were sold on the view, location, amenities, and staff! But it didn't stop there. Through our relocation, move in and getting settled, Larry has continued to help in our transition process. We have, and will continue to recommend Harbor Steps apartments to anyone interested.

The rent is really high for the little amenities that you get
Avoid! Avoid! Avoid! Having rented regular and luxury apartments, I can whole heatedly say that the price tag associated with these apartments does not equal to the value you receive. They also AirBNB multiple units across the buildings and allow them to treat our homes like hotels with littering, noise, and parties during Covid. Security is almost non existent. I have seen many transients in the building and was even threatened by one at the locked entrance once. Maintenance is hit or miss, the dog park trash is sometimes full for days and there are no doggy bags. I saw the same gutter step(which is a safety issue) broken for days. It s essentially maintained by not my job maintenance. Because they airbnb they also never reopened the gyms or any of the amenities we pay insane rent for. No discounts. No help. Just regurgitated replies. I think the tipping point for me was when they allowed an Airbnber to enjoy over five days of noise complaints and did nothing to prevent it. They re constantly telling you to call concierge when you make requests but they have never NOT ONCE answered my call in the 7 months I ve lived here. There are so many better options available that I would personally never rent here again or recommend this place to anyone. Spare yourselves, you ll be happy you did.
EDIT FOR REPLY: Remind me again how having to call security multiple times a night for a week straight is resolving the AIRBNB noise complaint? Or how TO FREAKING DATE THESE GUS ARE STILL MAKING NOISE AFER SEVERAL NOISE COMPLAINTS... Or how nearly EVERY other building had their amenities open on an appointment basis and for months you all did nothing other than say you were complying with Covid regulations even when other residents brought examples of how other buildings were adjusting... Once again, you can reguritate your corporate responses but the inaction on your behalf calls it BS.

Harbor Steps has a great location and just the most amazing staff. But be prepared to get nickeled and dimed for everything. I'm from Taxachusetts but even I have a limit. You have pets? Be prepared for pet rent. Oh and don't worry their rent goes up too if you try to renew. Fees, fees, and more fees. And when you move out they try to get every last cent they can from you. I'm guessing that's why the turn around rate is so high? People stay a year or two then the rent skyrockets and you figure out you can get way more space for less some place else. Way to build a loyal customer base. Other than that it was nice living here.
Great place to park for the waterfront and The Pike Place Market.
We've lived here since November and absolutely love calling Harbor Steps our home. The staff is incredible and so attentive! Ivan and his service team are top notch. They keep the community looking beautiful. Their attention to detail is amazing. The location is literally on the corner of 1st and everything. Love being able to walk to sporting events, some of the city's best restaurants and Pike Place. Looking forward to calling this place home for many years to come.
I haven't started living there yet but wanted to leave a review for Larry. He is great at his job. I told him what exactly I wanted and by when and he delivered exactly that. He is persistent and communicative.
Cody is awesome! He seems to be the one I always get when my drain is clogged and he always comes in such a timely manner and is so nice and cordial (he also leaves us really nice detailed notes of what he fixed if we are not home). Thanks Cody for all that you do!!!!!!!
Location is fantastic! We arrived by train and just walked here from the station. It is across the street from the Seattle Art Museum , and a couple blocks from Pike Place. There is also a Target one block over if you forgot anything or need groceries. Condo was clean and comfortable and furnished with almost anything we might need. The kitchen was well equipped and even had a spice rack and foil. Made it easy to pick up a whole fresh salmon from one of the fish markets at Pike and prepare a lovely dinner in the condo. There is also laundry and dryer in the apartment.
I moved from California and have lived here a little close to a month. Both Kimber and Demetrius helped tremendously in making the move painless. Thank you both for welcoming both my mother and I when we arrived.
I moved into a studio that is a little over 520 square feet. I will attach photos to this review to give you an idea of the space. I was sold on the picture windows that this home provides. I m still settling so please excuse the Mickey Mouse set up.
The home provides the appliances in the kitchen, the full size tub and a stacked washer and dryer in the bathroom. My home is on the 13th floor and I still get hardwood flooring which is nice.
24/7 Concierge made it easy to arrive anytime I wanted and ask for assistance with directions, guidance and obtaining keys.
The location of this community is great. Having walking access to groceries, coffee and Target is extremely convenient.
I definitely recommend giving this home a look. This review is mid-pandemic so I haven t had a chance to enjoy the majority of the amenities but if I feel this way now, I will only enjoy this place that much more.

Stayed here on vacation as part of Stay Alfred, everyone loved it. Very nice accommodations, smack dab in the middle of downtown, close to everything we wanted.
Harbor steps is great the map route was horrible took me to the underground toll tunnel and three miles off the route to the location that the map application said was harbor steps. Couldn't have possibly messed that up worse. Not only was it way out of the way it cost me an extra three dollars to go no where near my listed destination. So angry and disappointed!
Terrible experience living here. Very noisy and outdated. Staff was unkind and management was terrible to negotiate with. Would not live here again.
As someone who relied on reviews exclusively to rent during COVID-19, I ll give you my 2 cents from living here the past two years.
Location: Love the access to Pike Place and the waterfront / Olympic Sculpture Park. Location is also near Pioneer Place which has many homeless people and you will see homeless people sleep outside of the building (I ve also seen a tenant post that there was a homeless person sleeping inside the building). There are public elevators right next to entryways for the building so be aware. There s a few good restaurants near the building but it s definitely not a happening scene. Live in Capitol Hill instead.
Rent Increases: Raised my rent 5%+ from year 1 to year 2 and was told by the leasing agent it was because they are a publicly traded company. Wouldn t negotiate with me at all. You should expect high rental increases each year as its common with their properties.
Amenities: Closed during COVID but otherwise they re just ok. I ve never seen the gym equipment be cleaned or serviced (as someone who goes 5 days/week) and many of the TVs on the equipment don t actually work. Rooftop is often closed for private events and closes each night in the early evening. Pictures online make them seem better than they are. Concierge is suppose to be 24/7 but some take long breaks and leave the desk unattended for hours at a time (frustrating when you re locked out of your apartment after work).
Maintenance: Mostly very good and quick turnaround times. I did have an ongoing issue with the shower that took many follow ups to resolve though.
WiFi: Not necessarily a building issue but there s only 1 service provider and there is a huge issue across the building with reliability (despite paying $70 a month not including router rental). I m unable to take Zoom calls without glitching horribly.
Noise: Generally well insulated apartments. Unfortunately there s a dog on my floor that barks nonstop for hours a day so it s pretty much luck of the draw with neighbors.
Overall: So-so. There s definitely better luxury buildings in Seattle that are cheaper, newer, with better amenities and in cooler parts of Seattle.
Didn't end up renting here because I just resigned my lease, however the staff was amazing. Leasing agent Kyle was great and showed me around the buildings. They are absolutely stunning, and his follow up and communication was outstanding. When I'm ready to move downtown this is my first pick.
SouthWest elevator breaks multiple times per month. Usually takes a couple days to fix. If you complain to the concierge they just blame Otis but as this is a recurring problem apparently they don't care.
Harbor Steps has been our home for the past 18 months and it has been truly fantastic. You won t get a better location in Seattle and are literally next door to Pikes Place. The service and maintenance requests have been second to none and the staff always friendly and prompt. Larry took over as my leasing agent early on in my tenancy and was always a pleasure to work with and strived to make me feel at home. Basketball court is a real plus too for some r&r. Cannot recommend this place enough.
Great location with 2-3 openings for exits on different streets, and have gym too
I've lived at Harbor Steps for 3 years. The location and building are nice, but otherwise everything is what you'd expect from a large company (EQR), which will only view you as a source of money not a resident. They will price the first year reasonably to lock you in but don't expect it to last! Each year, they increased rates by huge amounts not in line with the local market (think >10% increase when the market is ~5-8%), and they were completely unwilling to negotiate. At one point, I moved into a different unit in the building because they would not negotiate, and they turned around and listed my old unit for MUCH less than what I would have paid. They seem very eager to get new renters.
The building is packed with AirBnBs and tourists, which is probably part of the reason rates are increasing so much. It's starting to feel more like a hotel than an apartment building. They were always doing construction on some section of the building, which of course we got absolutely no mention of when signing. The elevators are frequently down, which they are slow to repair (and usually just blame OTIS). There are also frequent false alarms or building evacuations for apparently no reason.
Property crime is very common, and instead of being upfront about the risks and dangers, they pretend it's not a problem. If you have a car in the garage, it won't take long for your first break-in, and bikes are stolen off of balconies. This is downtown Seattle so property crime will be a problem, which is why I don't understand why they try to hide it. I wish they took the more proactive approach of reminding residents--especially new residents--just how likely it is that things will be stolen if they aren't VERY careful with their belongings.
It's a nice place if you're getting an airbnb for a night or maybe are thinking of renting for a year, but don't expect to live here long term.
Love the gorgeous water view. Staffs at the concierge are polite.. Leasing agent Larry is very helpful, patient and detail oriented. He followed through in every aspect from leading us in the viewing tours to rental application. Overall a great experience so far.
I lived at Harbor Steps for a little over 4 years. I very much enjoyed my experience here. The staff was very professional (the concierges, repairmen, security, and leasing agents) and they worked hard to support their residents. The location was fantastic too - I really enjoyed being able to experience Seattle from the heart of the city.
I really appreciated the help of one of Harbor Step's leasing agents - Larry Vensey. Larry was always very helpful and professional, but he really helped me through the last 4 months of my stay at Harbor Steps (March - July). I had to postpone my eventual move out due to the pandemic on two occasions. He helped me switch apartments unexpectedly on one of those occasions, and his desire to help me navigate that process and search for solutions greatly helped me work through a difficult and stressful period. I think Larry's professionalism, helpfulness, and empathy reflect great credit on Harbor Steps and I will always appreciate that.
Larry helped our family find the perfect city apartment. He went out of his way during our move in. Seeing Larry in the building is an absolute delight. We couldn t ask for s better leasing agent and neighbor. Definitely ask for Larry if you re considering leasing at The Harbor Steps.
Ladies at the front desk were incredibly friendly. However, you had to get your key yourself by first going down a maze of corridors and an elevator a few floors in a completely different building. The question is whether you can manage to get the key out of your locker. You don't see the people of Stay Alfred themselves, they don't seem to be very accessible either. Apartment was nice, but you were not allowed to smoke in the apartment nor on the balcony. There was a fine on it. Our neighbors were smoking weed on the balcony at midnight and could be smelled all the way to our apartment. Bit bizarre that you yourself are not allowed to smoke on the balcony.
My husband and I were visiting Harbor Steps Apartments this morning for an in-person tour. We just want to say thank you to Larry for his time and marvelous attention. The best apartment tour we have ever had before. He was so professional, kind, and patient. We can't wait to know if Harbor Steps will be our next place to call home.

Our current landlord did not want to offer a 7 month lease so we had to find a good place to live quickly. The stress was real. Harbor Steps is an amazing community of apartments that give you the best access to the city of Seattle possible!
When you live at Harbor Steps, Elliott Bay & the Waterfront of Seattle are right outside your door! Have a car? Parking is available under the community! No car? No problem! Seattle is a very walkable city with Harbor Steps as your starting point. Not a fan of walking very far? Once again, no problem! One block away is the transit center where you can access a bus or train to anywhere you want to go!
The amenities at Harbor Steps are incredible including pools, saunas, gymnasium, gyms with the latest equipment including Peloton Bikes! How awesome is that!
Coming to Seattle from a small town, the process of finding an apartment & all that goes with that process was very overwhelming. The Staff & Leasing Agents at Harbor Steps made that process much easier for us.

Right in the middle of Seattle. A lot of tourist places can be covered on foot from here. The view from the apartment is priceless. The maintenance is up to the mark. The only downside is the crowded streets. It is time consuming to get out of downtown, due to innumerable traffic signals. Navigating through one way streets is complicated. This area also has a huge population of homeless people. But my experience has been great so far.
We are writing a superlative review in these unprecedented times. We hope it will help others make the right decision to live here at Harbor Steps Apartments.
We are moonstruck with our new home! Larry (and co.) are the dream team you never knew you needed. Larry is an exceptional human being and leasing agent who never stops being on your side. From helping us setup internet, mail-forwarding, apt insurance, parking, even coordinating with our moving company ahead of our move and throughout - Larry did it all! When we first started shopping for our future home in Seattle, Larry was the only person who went the extra miles to help us feel at-home and valued, and even brought joy to us with his stellar personality. Suffice to say that Larry (especially) has made our move-in and the weeks leading in as worry and stress free as we could ever hope for. It's no understatement that our decision to live here was largely influenced by Larry's service and attention. Thank you!! Shout out also to Demetrius who stepped in fabulously while Larry was away from the office on at least one occasion. Other than the move-in and settling in process, the concierge staff and the great folks who have helped service and maintain our in-unit appliances and fixtures have stepped up on many occasions already.
But beyond the amazing folks (Larry!!) that make living here a treat, Harbor Steps is a wonderful place to call home. Just about everything we need is right here within our new community - 24-hour gym, pools, jacuzzis, work/study rooms, ample community spaces, dog-run, the list goes on, and on.

I have lived at Harbor Steps since 2016 and I have really enjoyed it. I love my unit and my water view. The staff is friendly and the maintenance crew addresses issues in a timely manner. As others have mentioned, there was a period where there was ongoing construction, but it wasn t as bad as they made it out to be and it s no longer an issue now. One of the elevators has been out of order for a couple of weeks, but I mostly take the stairs so it hasn t really bothered me. Let s face it, these kind of things are inevitable so you have to just take them in stride and look past them. Focus on the positives, people!
Last but not least, I want to give a shout to Larry my leasing agent. He s friendly, responsive, and transparent. You can tell he enjoys his job and strives to make his customers happy. I have full confidence that Larry will continue to meet and exceed my expectations as long as I m living at Harbor Steps.
I had a great year staying in Harbor Steps and had the most gorgeous view of the Eliot Bay right outside of my window. My apartment was spacious for the price I paid and the service that the Harbor Steps crew provided was simply first grade! I especially want to thank Larry Vensey for assisting me in a couple of occasions and the fact that he found a new tenant to take over my apartment within 24 hours when I m moving out. Overall I really enjoyed Harbor Steps and would not hesitate to recommend it to anyone!
Harbor Steps was a great choice for me work distance wise, and fortunately my luck has extended past that. The entire workforce is amazing- the concierge(s) have great service 24/7 (always so pleasant and professional, it's crazy they remember people's names), Robin's a great facilities manager, maintenance is quick and actually cares (shoutout to Edgar, and Rico) and most of all I have to shine the spotlight on Larry. From touring me around the first time, to setting up and helping me sign a lease, until now that I am a resident, Larry has gone above and beyond. I can't even begin to tell you how on top he is for everything working past office hours. And beyond that.. he might be your leasing consultant, but he treats you like a friend. He's helped me out so many times it's embarrassing for me to keep count- every time he's around he's making my life better one way or another. At Harbor Steps, everyone has a ready smile for you and I'm just very glad with my decision live here. They have all the amenities and more. Lived here for 3+ years. The location was great for walking/biking to work, shopping for groceries at the nearby Target, and getting around town via the buses and light-rail. Maintenance staff was always great at getting things in our apartment fixed and replaced as needed.
The leasing staff is extremely helpful and professional, and made our moves in and out seamless. Larry even went the extra mile to assist us in selling the furniture and belongings we were not bringing with us on our move. It's great place to live downtown.

It's been a month since I moved in to this place. Would like to start with the amazing location, that is a house to tourists and newbies who would love to explore. Secondly, apartment search could get taxing as a lot of requirements go into it, to find a place worthwhile to stay is no joke, but we were lucky to have been contacted by Larry. He made sure that we get an apartment that tick marks all our criteria in addition to an unexpected mesmerizing view. Thirdly, as the quote states "A perfect world doesn't exist", we did face an issue or two, but the 24*7 concierge availability along with online service support made our lives easier and hassle-free. All in all, I would recommend this place to anyone who is looking for a prime location with an amazing amenities and services!!
Stayed a night with Airbnb, absolutely amazing, great price, far better than any hotel room.

The view within our unit was amazing and everyone was so friendly here. We decided to move out after buying a house and the leasing office was super helpful!! Huge thanks to Larry who helped us find a couple who are willing to take over our unit so we don't need to pay any extra fee for early termination. Appreciate Larry and all staff's generous help here!!
I virtually-toured Harbor steps with Larry. He was very helpful and showed me a lot of different apartments. Although, I didn't end up leasing with Harbor steps because I found something closer to work, I would recommend Harbor Steps and highly recommend Larry!
Two separate buildings and entry sites do not face the street so it is difficult to find.
I visited someone there. The apartment was beautiful very modern in layout with beautiful floors.
We love living here. The view is exceptional and everything is nearby. Shout out to Larry for exceptional service and going beyond expectations each time. He made our move in seem like a breeze.
Save your money. This place is terrible. They have emergencies and don't email about them until you call and complain about getting soaked in brown water. They have been having issues with the building since I moved in but don't expect them to re compensate you at all. Not for the wasted water - that'll be on your next bill. And not for constantly broken elevators - expect a 10 min wait for one when that happens. They also hav hours where elevators are allowed to be rented - aka not peak hours like 8-9am and 4-5pm, but thy break those rules all the time. Also, there are SO MANY VRBOs and AirBnBs that when you DO get an elevator, you'll be lucky if you fit with all the people and suitcases in them 24/7. Oh and that indoor pool? Good luck. It is constantly full of screaming kids and their vacationing siblings and parents. And they say they are pet friendly, but there is no where on the property that you are allowed to let your pet do it's business or play off leash. And there are NO nearby dog areas either. On top of all of this, they won't tell you they are going through maintenance on the outside of the building. A resident friend said he tested how loud the noise was and it was equal to a fighter jet taking off. What the hell makes them think their apartments are worth so much is beyond me. I have been here for less than a year and can't wait to leave.
Perfectly located by everything in Seattle ,condos are clean and modern they have balconies and ocean views, if in Seattle stay there..attached to pikes peak market and gum wall,also has Starbucks with great bakery from Milan
For the past two years Harbor Steps has been completing exterior and interior repairs on the NE Tower. Working at Harbor Steps during the day, I have had to deal with excessive drilling noise (it is LOUD and slowly driving me mad). It has forced me to find an alternative location to work. The mgmt. at Harbor Steps has not been forthcoming regarding when the drilling will occur, why it actually needs to occur, or provide viable alternatives. Given the lack of communication and the basic fact that I can't use my space whenever they drill which is most weekdays, I am only giving them one star and would give them less than a star if I had the option.
1. Leasing group is super terrible: always delay my request which caused me missing one unit. One of the leasing stuff always takes a few days to reply my email.
2. Have big concern about the garage security: my car was broken in in garage and I saw same thing happened to another car in their garage too. They do not have security camera in garage.
3. They only have two elevator in each building and one elevator did not work for at least 3 times a year and took a couple weeks to be fixed.
4. They are converting the hospitality room to rental unit. Residents will have less benefit.
5. With all those downgrade and inconvenience, the leasing stuff increases rental price at least 7% each year while the overall market has been going down.
I've been a resident of Harbor Steps for just over one month. I do love living here and the staff is always super helpful and professional. I can't speak to a lot of the amenities because most are temporarily closed. I'll do some pros/cons
Pros:
- Location, location, location!!
- Wonderful Concierge Service
- Well maintained complex
- Amazing top floor lounge
- Best apartment staff in the city!
- Resident discounts for businesses within the complex
- Internal resident portal to communicate with residents living in the complex (sell/buy items, join clubs for various hobbies interests, etc.)
Cons:
- If someone is moving in/out, I have waited as long as 5 minutes to get an elevator.
- Smoke smell from Von's restaurant (if living in SE tower facing courtyard area) is so overwhelming that I can't have the windows open most of the day or even use the patio (and there is no a/c.)
- Community utilities: Sewage is paid by all residents equally. The problem is that this depends on how many people live in your building. You can already see the problem with this given that someone with a three bedroom apartment is using way more sewage than someone with a studio. This absolutely needs to be changed to be equitable. Also, all residents are forced to pay a service fee to a third party utility service company.
Many people live in this building and they dress well so I guess its fancy.
What is important to me is management's reaction/response to what some may deem uncomplimentary feedback. Recent experiences as a renter at Harbor Steps inform me that the management here is demonstrably receptive to such feedback. On one occasion, after having politely submitted a meaningful bit of feedback, Harbor Steps responded expeditiously and professionally. THIS is what I applaud, for although Harbor Step s central location and community feel are second to none, issues do tend to arise. And, it s when matters requiring attention surface that confidence in management s professionalism makes all the difference. The staff and administration at Harbor Steps are exemplary in their attention to one s needs. This qualifies Harbor Steps as a great place to live.
DON'T LIVE HERE!! The manager's want you to believe they are here for us, but their only solution for fixing my issues is to have me transfer to another apartment with no transfer fee, but the cost of the other apartments are at least $100 more! Why would they be offering an apartment transfer for free if I didn't have real problems. Going to the managers is not a solution.
Be aware that Equity does not disclose their full rent prices for the apartments in downtown Seattle. Not included in the rates they advertise on their website is an improvement district fee. A bad business practice that misleads customers and should not be excused.
