Terrible company, they do not care about their residents. Their Margaret Ave building is infested with cockroaches and they're doing nothing about it and not telling new residents.

Worst. Do not live here. Landlords only care about money. Management is rude and unorganized. They didn't even know who rented which lockers but were taking the ridiculous amount of money they charged for them every month. Their rating is low for a reason.

This is the worst company I've ever heard of. I lived here for several years in which I had a complete infestation of bed bugs which they never covered my losses. (needed a new bed, sheets pillows clothes etc. Missed several days of work, let alone the psychological part that I couldn't sleep properly for weeks.) when I told some of the neighbours they didn't even act surprised because they all had bed bugs as well and I'm not talking a few I had thousands the size of lady bugs in my bed. When I moved out of my unit I payed to have cleaners clean the place like it was brand new. Sinks, oven fridge etc. Steam clean the carpets like the place was new. I even have tons of pictures and receipts to prove all of it.
Then almost a year later my pay is garnished without my knowledge I was sued and never given due notice apparently somehow they can go to court without even telling you. So I phoned stamm investments and made what I thought was a deal for them to settle for less than they were suing me if I have them a loyalty deposit. Low and behold my next paycheck all the money came off my check. And now they have notified me they won't be paying me!!! Not only now are they not selling but they took more than what I ever got sued for which by the way was an absolutely rediculous amount for steam cleaning. But they also kept the loyalty deposit for them to stop garnishing me!!! I've never in my life heard of such terrible business and people. Run from this place. They're professional thieves.

I would highly recommend looking elsewhere for your next rental!

I have lived here six years my only complaint is the carpets which are old and light cream colour . But I seen if you live here for 2 years you get a upgrade and one was flooring so I was excited when my 2 years were up thinking finally I was going to get my carpet replaced or even better laminate hardwood floors (which I notice a lot of places are doing now) but to my disappointment they only shampooed the high traffic areas not even it all. I have no kids no animals so the carpets have looked old and stained in places when I moved in. That is my only complaint really but I look at them every day and wish everyday they would replace them. I have been actively looking for places because of those yuky carpets but if they changed the flooring I would actually stay if not I will be moving eventually . These places would be so much better and easier to keep nice if they put laminate hardwood looking floors

Worst landlords. They are so cheap but expect you to pay for things that another landlord would simply include in the rent.

Regarding your response: you are literally paid to come on here and say good things about Stamm. Your company has 1.8 stars. Enough said.

Please read this story if you are considering moving into a Stamm Investments Limited property; as I thought it was a great place at first too. Here is what is happening. A toilet overflowed 2 floors above my unit. It was stinky sewage water that proceeded to bubble the ceiling and walls, and soak the entire carpet in the hallway closet and into the bedroom closet. We dialed the emergency line, and a lady came in to suck out water with a vacuum an hour later. (They would later claim this was a 10 minute response). Since it was a long weekend, we were told the carpet people and wall people would be there the following Monday for repairs- understandable. Monday comes and the carpet people replace the underlay and clean the carpets. Still no one shows for the wall/ceiling. We expected them to be busy with at least 4 other units damaged from this, so we waited until the following Monday a week later. We then had to ask for someone to come in for the wall which was still bubbled and leaking sewage water directly above our shower which we were unable to use this whole time.(Which they would later claim we DID use with no problems). The office attendant at our unit proceeded to LIE to us saying that someone had been in our unit to assess the damage, decided it was too wet, and left. My boyfriend with whom I live with WAS HOME THIS WHOLE TIME. He has not left- no one had entered the unit. (Another lie, claiming we are in the wrong). Long story short- TODAY (over 2 weeks later) ..we still have a closet that smells HORRIBLE. The carpet is not even attached to the wall in our closet. Multiple trips to the on-site office and calling head office a ton of times later- we wrote a formal letter for our complaints and suggested a form of compensation. Today we received a letter in our door from the head office as a response. They have denied our request, said the many above quoted lies, including saying that they called us at times to follow up when they did not- (we have the phone logs), and phrased the whole thing as if it is our fault for asking for repairs. Let me quote the letter..."Maintenance is arranging to make the repair to these areas as well as replace a larger area of drywall which you feel should be repaired even though there is not an actual maintenance reason to do so. This is being done solely for your benefit and at your request". Stamm Investments has proven to be so UNHELPFUL, RUDE, and PASSIVE during this entire incident. We even called the head office in response to this letter, and to be blunt- we were fed a bunch of corporate BS. Not to mention, the lady we spoke to claimed not to have a "crystal ball" to see if cleaning the carpet again would be helpful! Take a look at the damage and pair it with the smell- you tell me if we are living with MOLD in the walls, with no compensation, and no care. We are two young, hardworking, quiet people. We are not ones to cause a fuss, but no one should have to struggle going through what we have went through just to live in peace. Please pass on!!

The place was good at first when i mooved in..
the management they are bullys.. i lived here for over 10 years they like to take my rent but fix an issue or replace my 15 year old carpet they will not do after many requests.. they just tried to cleand the carpet .. but still looks crapy.. or not fixing my leakey window which doubbles my hydro bill in the winter. and had an issue with mold in my room.. they came and spray painted sum stuff on it 2 times to cover ot up instead of fixing the problem.. other tenants have said the same thing about the mold and them being bullied by management... i do not recomend moving in to any of their bldgs .. not worth the headache .... thx bubbye

The only complaint I have is the red/black ants that I constantly have in my unit. They're on my floors- cupboards and counters. I was given ant traps to see if that would stop the problem. It did for a bit. When I first moved in here I was told they "use to" have ants along time ago- but not anymore... which obviously wasn't the truth- they still exist here... we have also came across carpet bettles... my dishwasher broke and they were quick to replace it with a brand new one. Other than that I have no complaints, staff is friendly, people are nice, hallways/lobby/laundry area are kept clean... sort of noisy on the weekends with college students. And the doors opening and closing drive us in sane but other then that, it's all good
