Sovereign Developers and Infrastructure Ltd Review

Very arrogant and rude Builder. Most important things to be noted when dealing with this builder:

1. Duly check the sanction plan obtained from BBMP and recheck with a property lawyer. Get a copy for your reference.

2. Before signing the agreement make sure that what are the amenities and facilitites offered in your flat and for the project.

3. Make sure that number of elecrical points , switches , wattage for the same and their description offered in each room are mentioned in the agreement, also make sure that same is metioned for the plumbing works as well to avoid surprises at later stage.

Other wise builder will say A/C point are not offered, Washing machine pipe and connection are not included in the agreement etc...

Please make sure the UDS , generator backup power for individual flats, maintanace charges etc are mentioned in the agreement. Also make sure the water availabitly and its sources for this project.

4. Make sure that each slab has a completion date mentioned in the agreement so that you can pay for individual slab and get enough time to pay for the same. When a demand note raised normaly you will get 15 days time to pay for it and additional 7 days for paying without any penalty.

othe wise builder will issue combined demand notes of mutiple slabs and give you only 15 days + 7 days grace period which will be difficult for you to pay.

its been more then 5 years ..still the fate of the project is not clear , builder have been demanding more and more money periodically ..watch out and be warned if you are planning to have any relationship with this company..

I am the owner of a flat in Sovereign Unnathi developed by Sovereign developer & Infrastructures Ltd.

SDIL is demanding more money beyond the agreement illegally. Most of the owners are approaching for legal opinion on it. The project has not completed as agree.

Absolutely no point in investing money with SDIL.

The builder is a cheat . Beware . I invested in 2011 and still waiting for my flat . Builder is asking for more money otherwise he is going to cancel the flats

Sovereign developers - reputed builder in the city and the flats has resale value - so investment purpose it is the best option to buy. for rs 1200*3500 per sq ft will cost it will come around 42 lacs so for investment purpose as one our friend said it is very good, and resale value is good in this area because of the colleges,every year we can expect 10-15% rent raise so our money or home loan can be liened in lessser time, flats from 15+ is booked i hope by this times we will get flats above 20+, so over all i think the flat is G+28,looks good.any one who want more clarity can ask me about it,because i have visited the flat and personnally checked all the documents, in 2 years we can expect double our investment friends.

builder is very rude and threatens the customer, avoid this builder .

first they comes up with a lowest price in bangalore offering tag, agreement is one sided with all clauses favoring them, no project status up date on time and even you ask for the same they wont reply at all.

no communication from the builder after you invest your money, harasses the customer by sending combined demand notes and threaten them for cancellation if we wont pay on the date which the builder given.

so many hidden charges poping up when the project progress. model flat shown with aircondition points, washing machine point, exhaust point but they later says it is not mentioned in the agreement so you have to pay extra for all these . its a clear cheating.

they threatens to cancel the flat if the customer communicate the other owners through forums or ask them directly for any clarification related to the project.

project status is pathetic . project launched in April 2010 and now after 2 years, only the pillar structure is completed and we paid almost 90 % of the amount.

They are very good people. construction quality is good. you can go for sovereign unnathi project.

Absolutely no point in reading these reviews, i have a real experience with them, no problem at all by the developers, They are very good, after booking flats we came here in google for searching the official website, but some competitor might have written some bad comments about the builder. Sovereign developers are very good as per my knowledge and experience with them.we had compared many builders like sobha,prestige,RR and alpine, but all we rejected because of the price they are quoting is too high,But Sovereign developers are the one who gave us the fair price and we just booked because of the wonderful location,100% i would recommend people, just visit the sites and decide,@ some nonsense people will write about any business anything,but seeing is believing so visit the place and have live experience.

We (1600 Apartment Flat owners) for Unnathi Project, We booked Apartment Flat on April 2010 @ 14 +1 = 15 Lakh and as per agreement, Builder suppose to complete the Project by November 2012.
Instead of Completing the project Builder asking Extra amount of approax 11 Lakhs (8.51 Lakhs + Taxes) . Otherwise Builder Threatening to Cancel the Flat. We have already paid 95% of Total amount as per agreement.
But now Builder forcing us to pay the extra amount (That is not mentioned in the agreement) otherwise they will Cancel Flat. Builder have almost stopped work on current project and selling other under construction Project (like Sona and LakeView) to customers.

We don't have any other option other than legal battle, (because Builder management is not agree to talk to customer). Now am trying to aware to other customer (Who is booking or already booked flats from this Builder for other project like Sona and LakeView) be careful/ready for extra demand in future from Builder.

Worst builder ever dealt with. A Psycho,

They don't know what is customer service , instead they threatens the customer and comes up with insane charges which is never part of the agreement. Not recomended at all.

Would you like to go for project where price increased by more then 70% of originally agreed price (so called escalation of 300%). There is no sign of escalation in other projects.

Sovereign Developers provides satisfactory services to the customers. Their professional team has several years of industrial experience and attain hassle free services. Their current projects Sovereign Sonna and Unnathi in Bangalore has launched. I visited the projects and the plannings are really awesome.

Dig into details of Sovereign Unnathi project before believing or not believing the reviews here.

The Sovereign Unnathi I found that it is almost ready and looking fine, But builder wants more money money to complete and hand over by Dec/Jan .
Looking at the situation from angle of reality --the price we had paid so far for a 02BHK in Hormavu is Rs.1750/-per sft and with addl cost it will be Rs.2600/- per sft.--the market rate for project just launched is Rs.3500/- per sft(hand over 2016) and almost ready is Rs.4000/-per sft.
Since Unnathi is full facility complex in such a great location---i am convinced that @Rs.2600/- its great deal for me.

I have had a harrowing experience with this cheat of a builder. Paid almost 30 Lakhs in 2012 for two Under construction flat, got the registration done, the flat was then sold to Times of India. The builder has the guts to tell me , they have done this as i had delayed my payments, however they had no qualms of accepting the payment every after they sold the flat to someone else. This is 2019, the cheat Mr. Deepak, has not returned the amount that i have paid till date. Wish i could give minus rating. Please dont fool common people who are investing their hard earned money like this

Builder initally sold flats at Unnathi for 14l. Many people invested. Project was supposed to handover in Nov2012. so far it was not given.

Builder sent esclation charges of 851000Rs per flat which is close to 60% of the initial price as per agreement.

Lot of us had good hopes on this builder that we were getting out house. Now all we are left is a legal battle in courts and headaches.

Please do a through research on the builder before hand to save yourself form the trouble
