Incompetent management team (Veronica and Jackie) that never seem to know what the correct answer is and make things up as they go. Not at all responsive and forces you to do the work of ensuring deadlines are met and communication is timely. They also lack transparency when it comes to costs. Based on other reviews it would seem there are better property managers than others. You ve been warned...

This is literally the worst property management company I have come across in my 10 years of living and owning in Chicago. It took them 2 months to get a name on a mailbox after charging me an exorbitant amount to do so. Then if you lose a key (the one you need to access every door in the building) it s another $250 to replace it. You have to pick it up in Skokie and they only have normal business hours. That s not to say that anyone is ever there or will give you a call back. If you ever come in contact with this company, RUN THE OTHER WAY!!!

Yami, is a manager who is paying no attention to all residents complaints. This company look has a big internal miss management, nobody is holding any responsibility.

2 1/2 stars maybe 3. Not a complete fail. Stars based on the fact that eventually it will get done but, I never feel completely at ease that we are getting the best price.

At the end of the day, things will get done, eventually. But, at what price. My only concern is that Rosen is not using their buying power to get us the best deal on services. It always seems to feel like they have a arrangement with all the overpriced contractors they bring our way. I don t know about the company in general but, I am referring to our assigned property manager. I feel that all that s happening is that boxes are being checked and since things do get done, nobody calls anything into question. We can only go by what we are told. Our board meetings are so contentious with the property manager. Every single one breaks out in to some kind of an argument primarily based on distrust of our managers assertions. At least that s how it feels to me. Tenants are starting to catch on and are no longer just letting things go through. The problem is is that we need to get the board out of the spell they have been under in order to make sure we are getting what we pay for. They are starting to call things into question but, our information is only being provided to us through management. They know what he tells us.
The problem is is that you should not have to constantly second-guess the management company motives and efforts when they are supposedly working for your best interest.

Rosen Management Company is heads above any other company our Association has ever used. They do help in a timely manner and our property manager, Larry April, is the best of the best. They have handled many extremely large projects for us with great results.They have been helpful in every way.

Yammi and Kathy are the most disrespectful people ever. They don t care about anything. They are quick to end the phone call so they don t have to deal with your problems. You have to call them 3 times and still nothing. Worst company ever. Just want your money.

I've had the WORST experience in my short time working with Rosen Management. I find Mike to be condescending, short tempered, non-responsive, and extremely rude. In speaking to multiple people within my complex, I find that my take on his work ethics isn't exclusive to me.
If you're looking for a management company I urge you to go with another option. I'm hoping to present another Property Management Company to the board within the month, as Mike is impossible to work with.

They don't even deserve one star!!! Worst customer service ever. Every time I call Kathy and leave voicemails she NEVER gets back to me!!! When you need something from her she always says she will call you back and never does! I was reported to collections even thou i made my payments on time every month and ruined my credit score!!! I so wish I would have read the reviews before purchasing my condo....

This is the worst managemnt i ever knew . they never show up i been trying to get my name change on the mail box for 6 months now . when ever i call they always say they r on a meeting and to leave a voice mail i leave bunch of voicemails nobody gets back at me . verry poor service horrible owner

One of the worst management companies in the business. There is absolutely no communication and they intentionally ignore you.

This is a fraudulent organization. Who try to squeeze money out of everyone they can. Poor customer service when you call there is no one there to answer questions or are too busy ....They take advantage of their senior aged tenants and there are no benefits to the services they provide. I ask myself every month what Am I paying this monthly fee for??I was out of town for two months for work, when I got home I had a letter saying there was a noise complaint they sent me a fee for $250 ... I was traveling. I WAS NOT EVEN IN THE STATE!!! I obviously knew at this point they would try anything to penny pinch and screw their tenants over. Blatant FRAUD!!!! I sent an email of receipts my plane ticket proving this and got zero response. They are crooks and liars. Which is why I will be moving as soon as possible. Unbelievable

This sales person called my company and then proceeded to swear at me, extremely unprofessional and rude.

With their continuous efforts, I believe that the Rosen can make any building look amazing, that s exactly what they did with our older vintage condo. And it attracted the perfect family. So happy we found Rosen!!

It took them months to get my name on the mailbox, let alone more complicated matters. The staff is not great. Don't recommend to other condo associations.

I can say that I am pleased with the services of this management company. They have been quick to act in emergencies and diligent and reliable in day to day operations. I am more than satisfied with the services they provide.

I can say that this management company really picked up the slack around here. I decided it was time for a change and some research led me to this management company. Rosen Management filled all the gaps where I thought the other company could have improved. They have seen to maintenance in a timely fashion and fill the unit with credit worthy and reliable tenants.

I have dealt with many property management offices but Rosen Management is the worst.I left many messages and also spoke to Larry whom is the property manager at 8712 Skokie Boulevard, Skokie, IL and also left messages to Larry's boss Randy Rosen but resolutions on issue my mother is hving in her condo unit. My mother is 86 years old and problem she is having is water leak in her bathroom ceiling from the above unit. I have spoke with Larry many times and he kept saying we will have contractor come out this week or will say next week to fix it. However no contractor yet and her bathroom smell like sewage. I am about to go into his office and give him piece of piece of my mind and have my lawyer sue the Rosen Management for giving false promises and my mother having high stress and loss of sleep due to the issue.

Thanks s that was so sweet of you. At first the Delta went through two management agencies and we finally found the perfect fit with Rosen. It has a lot to do with how great you and Veronica are. I cannot express it fully but I have relied on your hard work and expertise for many years now.

Absolutely horrible company. They are getting paid to do a service that they simply do not perform. Stay away from this terrible awful company; truly a horrible, awful terrible group of people.

Some notable instances:
1.Getting charged fees by them for something they themselves did. This happened before we even moved in! At this point I knew there was trouble.
2. refusing basic maintenance requests.
3. When I asked to review invoices with the budget since their numbers did not add up...they said it would be a 300 dollar charge. Surprise surprise,
4. Not answering the phone or messages
5. Not responding to email.

Their conduct borders close to the f word....fraud.

I have a lot to tell about this company, so many bad experiences with them while I lived in a condominium managed by them. Terrible service, had lot of issues during the sale transaction of my property. Never use this company.

Rosen truly has the most wonderful people working for them. We are very pleased to have Larry working as our property manager, what a top rate guy! The staff is just professional and delightful, thank you.

so far so good - I purchased a unit recently and everything is going well so far. I saw many negative reviews and wanted to make sure I left my positive opinion. I've been working with Andrea who has been very kind and professional with me. I haven't run into any issues as of yet. I will comeback and updated if needed in the future.

The property managers there are lazy, unresponsive and extremely unhelpful!

I wonder why so many people give this place one star ratings.

I wanted to thank you for all your help gathering documents and answering questions over the last few weeks. Our closing went off almost perfect (there always has to be something!) I don't think I would have survived gathering those documents and figuring out what was what, without your help.

To describe the operations at Rosen Management likened to a room of monkey's banging on typewriters would greatly discredit monkey's as a species. Providing computer technical support for senior citizens is easier than doing business with the staff under Randy Rosen's incapable oversight. If you like inconsistent budgeting, discrepancies in accountancy numbers, poor or non existent communication, High turnover of dissatisfied PM staff, ill-advised project management for capital improvement projects then Rosen is your go-to number one stop. I can think of a dozen easy, more fun, but inappropriate ways to waste money than on Rosen Mis-Management's services. You've arrived at my review and read this far. Possibly because you need guidance or some kind of shining light to the path of capable property management. Hear this, I empower you look elsewhere or to start your own management company, you could do no worse than Rosen, the bar has been set very low. I'd give them zero stars if I could, negative even. I have left several voice mails with Randy Rosen to re-mediate our association issue. He has avoided my calls and attempted to bribe me to make issues go away. I have filed a report with the BBB as well and am in the process of filing with his ward's alderman to uncover and audit their business practices with the IRS for their fraudulent book keeping activity. Randy Rosen's unethical business practices and lack of transparency knows no bounds.

Horrible service. It is always hard to get a hold of someone and never friendly at all.

Unfriendly website,archaic way to pay bills online has to be upgraded for customer convenience.On the top of that RMS charge you a convenience fee for payment online. But,on the very end that is in the line with the service they provide. I will appreciate any effort from the Owner and Management to improve the service as the Owner promised years ago.

Very unprofessional, disrespectful, and unethical amongst other non pleasant characteristics. They are like an organized Mafia, and have no regard to anybody else.

Spot on, don't read into the negativity of the reviews on here. Our condo association is very happy with Rosen Management, they get things done. Steve is our property manager and he's awesome.

It's a pleasure dealing with them. Very helpful and informative with anything I need and I'm looking forward to our continuing relationship. Can't say this many good things about other property management companies I've worked with.

I have received terrible service from Rosen Management for over two years now. I've never written a bad review about anyone or any company, but theses guys are dreadful.
