Quick and easy check in and out. Awesome location, just a short stroll to the beach. House was well appointed and offered more than enough space for our large group.

We had the opportunity to rent R Beach House for the month of February and absolutedly loved it! The house is new, beautifully furnished, was extremely clean and the location was perfect. We have rented over 125 homes and this is one of the very best. In addition, Rivard was an exceptional property managementcompany to work with. Communication was thorough, they were easily available during our stay, and when we needed service for a couple of minor issues, their response was quick and they corrected the issues. Next year we will certainly look to Rivard for our rental which possibly could the R Beach House again!!

It is the absolutely best place to stay- practically on the beach, across from the dunes and stunning sunsets. It is our home away from home! It's a short walk to Red Bar and Chiringo, the bike trail, downtown Grayton. My family loves Dune Watch.

We consider the Salty Dawg our own little beach cottage. We hope to return for many years to come!

Thoroughly enjoyed our stay at Sunseeker #4. The only thing that would have made it better would be if the folks in the unit above us weren't up walking around all night long!

Loved Sunseekers 4 and would stay here again in a heartbeat. Very clean and you can tell the owners take pride in their condo. Very well thought out layout and lots of extras add to the functionality of the place which is beautifully decorated and comfortable. It is larger than the photos make it appear.
Really enjoyed the great artwork too. Beach is awesome, can't get enough of the views from the balcony and Blue Mountain Beach area is such a great relaxing area.

Meritage was a great house. Had plenty of room, and all of the amenities. Had a wonderful kitchen with everything we needed for some good meals. It was a short walk to some good restaurants and also a short walk to the beach. Loved the location but probably won t rent again in sunrise beach neighborhood because we were told beach service was not allowed. That being said there was two houses that were allowed beach service. It would have been a more relaxing vacation if we could have rented chairs. I certainly hope they change that rule because we love the area.

The house and location of Who Sells Seashells was perfect! The house was very clean, up to date furnishings, great appliances, plenty of cookwareand utensils. Loved that each bedroom had its own full bath. LOVED that each bedroom had a balcony with nice furniture. Wish that the beds were king size, but we managed. The front bedroom has a huge walk in closet. Thank you to the owners for investing in maintaining this property! We WILL stay here again! HUGE thank you to the Rivard management team, who moved us into this house after an unfortunate experience in another property. Rivard was amazing with their quick help! I will be using Rivard of South Walton for future reservations!

Wonderful townhouse right in the heart of Grayton. Easy walk to the beach. Kitchen was stocked with everything we needed.

Southern Heaven was well equipped in the kitchen and there were plenty of chairs in the kitchen for our big crew. The second refrigerator downstairs was a great help! The open space was great for us to all relax. There could have been a couple more comfy chairs. The house was very clean. One upstairs shower cracked on the first day we arrived and was not repaired during our stay which was inconvenient but we were given a small reimbursement. Having a pool was so nice, I would have liked the concrete right around the pool to be more clean but we did enjoy the pool and the outside area was great for our cars and extra beach gear.The walk to the beach was very doable for the older children (5-7 yrs).
We loved the neighborhood. It was quite and did not have a lot of traffic which made it great for riding bikes. Overall, I would recommend this property.

We stayed at Ramsgate 8 in Seacrest. The rental agency was great - friendly staff, easy to book and get info and one minor problem with the lock was resolved quickly.

I am not sure if this is where I should write a review of the property but some suggestions for the owner/manager are as follows. First of all, this is a GREAT rental - the view is outstanding, beach is not crowded, excellent location for bike riding and walking, well stocked kitchen for the size, etc. We understand that rentals take a beating and we don't expect perfection or let minor things like these ruin our vacation - we would still give it five stars because we appreciate the owners sharing their home with us and loved every minute of our stay.

The biggest issue was there was a strong and weird smell at times - we were never sure if it was cleaning chemicals, mildew, bug spray or what. When we first entered and on days that we were out for the day and came back after it being closed up for a while it was especially strong - other days we would hardly notice it. When we got home we had to re-wash all of our clean clothes because of the odor and all clothes were in the master bedroom so I would assume it stems from there, whatever it is.

The master bedroom is very dark and a little uninviting. A brighter color and smaller furniture would make a big difference. The toaster was bashed in on both sides - it worked fine but was definitely damaged. One of the patio chairs was broken but still usable. One of the bar stools was missing a rung and one of the living room chairs had a leg that looked like it was broken. The whole condo/bar area definitely needs a fresh coat of paint - the walls are very scuffed.

One of the things we always look for in a rental is the view and this condo is hard to beat for that - a taller table and chairs would be greatly appreciated so the view would be unobstructed by the railing.

Papa's Hideaway was a vacationers dream. The cabin is immaculate and warm and well appointed. It felt like the Florida I grew up with. We caught enough crabs off the dock from our crab trap to have freshly steamed crabs from the gate. We loved the screened e porch. The private dock made it readily accessible to the beach for our kayaks and paddlboards. The beach is a nice walk away and we spent great time there catching large whiting. This place is three blocks from the Red Bar and all of Grayton. We loved this rental and will come again often. For mixed use; fishing, crabbing, kayaking, paddle boarding, beach bumbing and relaxing this place is number one.

A nice, comfortable, not fancy house. Great location on a quiet street with an easy walk to the beach. I would appreciate Rivard providing recycling information on all their houses. Other beach neighborhoods have this. I appreciated Rivard looking into/fixing the plumbing problem promptly.

A most favorite place we ve stayed on 30 -A! We felt right at home and Gulfstrand Up had everything we needed for a memorable vacation!

Perfect house for a girls beach trip! Location was great...5 minute walk to the beach, less than 2 miles from The Red Bar, easy access to everything. The pool was a nice bonus after being on the beach all day! Highly recommend this house for your next beach trip!

Our family vacation in Sea Glass was amazing!! Grayton Beach is beautiful and we will definitely be returning. This house was perfect for our family of 6 adults and 4 children. The house was beautifully decorated and had everything we needed and more. We kept trying to come up with something (anything at all) that was wrong with this house and we couldn't think of one single thing!!! Rivard was great to work with!

R and R is a great house. Tons of room for everyone to spread out. It is also super convenient to the beach! It could use some more functional seating in the huge living room. We were disappointed that the hot tub never came on. It was supposed to come on automatically in the morning and evening, but it never did. Would love to be able to turn it on when needed. We enjoyed our stay in Grayton Beach very much!

Our condo was exactly what we were looking for. The beaches were beautiful and the weather was perfect during our stay. We usually stay in Panama City Beach every year we visit but this year we decided to change it up and we will definitely be staying in the same area again. Very family friendly, relaxing, and quiet. The staff was helpful and called to make sure we got checked into our condo okay upon arrival. We would definitely recommend Rivard of South Walton and look forward to staying here again!

This beach house is the perfect place for relaxation. It is comfortable and well maintained. The location lends itself to beautiful views of dunes, beach and mesmerizing sunsets. It is off the main streets making it quiet yet easily accessible and within walking or biking distance to restaurants, shopping, etc. Dune Watch is a treasure in paradise that I would definitely recommend to others although I want to keep the secret all to myself -)). Red Bar and Chiringo were my favorite restaurants this trip. Zoo Gallery always provides a fun, unique shopping venture.

Our family of 10 had a wonderful time staying at Broad Reach. The house itself was well laid out for a large group. The kitchen was well enough appointed for anything we cared to prepare. The screened porch was probably our favorite area when not on the beach. We would definitely stay there again.

This beach house is lovely. Perfect unobstructed view of the dunes and gulf sea. The 3 bedroom single house is nicely decorated, well stocked, and recently renovated. We stay here often and love the spot which is quiet and just a short walk to the beach.

Spent Thanksgiving week at "It's 5'oClock Somewhere" with our family of eight, plus four friends for the Holiday dinner, and the group consensus was that it could not have been a better beach venue. The home was clean, well appointed, with spectacular views from just about everywhere. The interior is open and inviting, and the decks and porches were many, and perfect for all types of entertaining. We have been beach front owners- and renters- on the "Redneck Riviera" for over 30 years and we all agreed this is our favorite-we'll be back!

Accommodations were fabulous. Unit was clean and spacious. One of the pools was right out our door. The fabulous white sand beach was a slight walk across the street. Great shopping was in the nearby stores in walking and/or biking distance. Restaurants were also close for carry out or dining in. Look forward to our return next spring.

Rivard is my go to rental agents for my favorite beach vacations.I have rented from Rivard of South Walton for well over 20 years, and I always appreciate their prompt and courteous service and the quality of their properties.

Excellent beach cottage, well maintained and clean, good customer service all around. We had a great stay and will definitely be back for more beach time. Activities and attractions were also the best, especially The Red Bar!

Property in general was great, plenty of room for the group that went down. There were a few issues upon arrival but the rental company responded quickly to my email. Furniture in living area is a little outdated and uncomfortable. The pool deck needs a good pressure washing as well as the pool furniture. The pots/pans for cooking need a little organization and replacement on some as they seem to have been mistreated by past guests and not usable. Beds were plenty and comfortable, rooms and bathrooms were very clean. Location is perfect, nice and quiet neighborhood and a very short walk to the beach. Will definitely use Rivard in the future for beach bookings!

We stayed at the Peek A View house and it was a lovely home in a great location. Short walk to the beach and some fun entertainment bars, restaurants and shops. My only complaint would be that the owners fix the two pull out bed couches. Neither one of them worked so my six foot son had to sleep on a small bunk bed. If you are going to count them as a place to sleep they need to be working and comfortable. Other than that the home is beautiful and the pool was a great bonus. Rivard was a great company to deal with. We had to switch homes at the last minute and they took great care in giving us a good replacement. Definetly would use them again and go to the Sunrise beach area!

This is a great place to stay for a family. Beach access is easy and not crowded. The upstairs main room has been beautifully renovated from the photos on the website. Great location along Scenic 30A.

Excellent. instructions easy to read. Need to bring everything. Salt, pepper, laundry soap, paper towels, shampoo "everything. once you go shopping everything is easy. Rentals right on the beach. We were a large family of 25 adults and 3 children under 5. We also rented house next door (Abandon all Cares) Just got home and adults are asking when we will return.

The service this rental agency is OUTSTANDING! I left my "special" coffee cup which was a gift and they went out of their way to find it and mail it back to me (packaged with better care than i probably would have done) FOR NO CHARGE. I was SO EXCITED to get it in the mail today! no concern too small for them!

This house was perfect for our family of 17. The house was clean and inviting. We loved direct beach access and there were plenty of chairs on the decks for sitting and appreciating the view. We enjoyed our time so much that we have booked the house again. We would have liked to know ahead of time that we would need to supply toilet paper beyond the first roll.

Beautiful Gulf Front property literally 25-30 steps from the powdery white sand of Santa Rosa Beach. A can t miss property. From a 3 time a year visitor to the Gulf Coast of Florida!!!

Lovely house. This is our second year staying in this community, and we plan to come back again next year. Slight problem with the security code to get into the house, but it was easily fixed with a phone call. Kitchen is nice and open, and had everything we needed! Views from this house are FABULOUS!!! We loved the feeling that this house gave us, from the updated kitchen / living room, to the calming rock of the porch swing.

We loved Gulfstrand up! It was very clean and cozy! Would definitely stay here again! Quick walk to the beach and easy access to the pool. The only suggestions for improvement would be to get some new pots and pans as they were a little warped and difficult to cook with.

Just wanted to let your company know that one of your employees, Crystal, is an absolute gem! My wife and I and mother, stay here for the winter in Gulf Trace, and she has been nothing but outstanding whenever we need anything adressed during our stay. If I lived and worked here again, I would poach, and hire her in a heartbeat. She's a keeper!!! Thanks for all your help Crystal....!

We stayed for a week at "It's 5 O'clock Somewhere". This rental home is absolutely perfect for a large group with direct access to the beach. The community is quiet and peaceful, and the private beach is pristine! We will come back to this property again!

Great house - spacious and comfortable. Problem for me was outdoor pests. Lots of large roaches crawling around the pool at night. Car was taken over by ants. Parking is tight. Would return, but due to insects, I couldn't really enjoy the place at night. There is a lot of foliage and trees around the house that makes it bug friendly. Possibly beyond the control of the owners. Possibly not an issue for people who aren't bug phobic. Walk right down to the Red Bar. Easy walk to beach. Really a great place for most people.

25 years plus at It's 5 O'clock Somewhere has become 4 generations of BeachNuts week. This year we celebrated our Tennessee heritage with a group photo honoring the Tennessee Volunteers ---11 Tennessee graduates. Another fabulous week at beautiful, unparalleled Gulf Trace in Grayton Beach. Would not think of going anywhere else.

We certainly enjoyed our recent vacation to the Sugar Shack in Seagrove. The staff at Rivard Realty were friendly and courteous and helped us find the perfect beach house with easy access to the beach, local restaurants, the donut shop and seafood market.

The Sugar shack was one block off of 30A at the end of a dead end street so there was no through traffic. The beach was a short 3 minute walk away and we were able to walk to Seaside for breakfast a couple of mornings. There was no need for a golf cart rental as everything we needed was in walking distance. Great restaurants like Big, Bad Breakfast, Old Florida Fish House, Red Bar, and Stinky's are only a short drive down 30 A.

Sugar Shack is a beautiful property and has been well maintained inside and out. The kitchen, dining, and living area provided plenty of space for our entire family to eat, play cards and watch movies. My husband, children and their spouses had plenty of privacy with the large bedrooms and 3 bathrooms. We loved the pool in the backyard and spent hours soaking up the sun. The porches provided plenty of storage space for our beach gear and fishing equipment. The guys in our group enjoyed several rounds of golf and were impressed with the ease of using Explorie.

We look forward to returning to Seagrove next year. Thanks, Rivard, for a great vacation!

This was our 2nd stay at Broad Reach. We love it. The only change we would recommend is replacing the queen bed with a king so that there is true 2nd master. Our party consisted of 2 adult couples and 6 kids. 2 of the biggest bonuses for us are that no 2 bedrooms share a wall, so privacy is never an issue. The other is that the entire floodplain is on a single floor. No upstairs racket keeping you awake. Of course the proximity to the beach is amazing and because the access is within the small community, it is practically private; no crowds.

"Barefootin" is a wonderful house, very spacious, lovely furnishings, quiet. This was our 14th year at Old Florida Beach - one of the best yet!!

Wonderful home and outstanding staff! We got in earlier than our rental arrival time and the wonderful ladies at the office were more than accommodating to my husband and 8 month old. Keira even gave us a lift to our property once it was ready. We had the best time! Highly recommended!

This company our past two trips. Easy to deal smooth check in process. We will definitely use again. We stayed at Laid Back property for the second time. And we love it and how close it is to the beach. The outside could use some TLC but we love how close it is to the beach and private pool bonus with the kids

Stayed at Eau Naturale at Carillon Beach, a new listing for Rivard. We originally booked through Wyndam via VRBO but shortly before our our vacation, the owners switched management companies and Rivard took over for Wyndham. Wyndham refunded our card & then Rivard charged our card for the same amount Wyndam had charged us --EVEN THOUGH the Rivard price for the house (which was listed on their site) was lower than Wyndam's!! So they overcharged us $600 at the Wyndham price. After complaining-they credited 1/2 of it back to us and said the rest was for chair rental. We have never paid that much for chair rental in our 27 yrs of vacationing. The Rivard manager said he'd give us an extra set of chairs to make up for it. In my opinion he should have graciously refunded us the $600 overcharge.All in all the house was very nice &location couldn't be better. One BIG problem-it has roaches!! If it didn't have roaches, the house & location couldn't be beat & we would stay there again despite my grievance with Rivard--but currently it has roaches! The week before we arrived, the Rivard mgr said the house was dirty when they took it over & not up to their standards but he assured me they cleaned it up, I'm assuming they too saw roaches and sprayed---but I was not warned about them and it grossed us out! I sent an email to Rivard during our stay about the roaches and never heard back--very disappointing.

Perfect place for our party of 10! It all began with the extra security of being in a gated area with code for entrance -a great plus for having little children with us. The ground floor level with bunkbeds and pull out couches, game room activities, laundry room, and direct access to the backyard swimming pool made it fantastic for our family with several children. The middle level was definitely our gathering spot for meals and snacks and family games. The kitchen was incredible and everything worked well, except the refrigerator did not get as cold as we would have liked and the ice maker was slow in production. A large deck and a door giving access to the pool area were utilized quite a bit as we cooked out on the grill, enjoyed the ocean breezes, and swam in the pool. Perhaps one negative for the person or persons staying in the bedroom on this level was that we all ended up using this bathroom frequently since it was the most convenient. The top floor had a marvelous master bedroom suite with a walk in shower and a large bath tub. It also had a great deck for leisure time relaxing and reading or just enjoying the solitude. And one of the very best perks is the proximity to the private beach, which is just a short walk from our door. Two important observations. There were a few minor problems when we checked in and after I called about them within two hours they were taken care of. Secondly, this house does back up to a rather busy street two important observations. All in all, it was the perfect place for us and we look forward to returning someday!

We stayed at Lazy Days and were very impressed. The rooms were very spacious and the kitchen and bathrooms were very well stocked. We absolutely loved the screened in porch with the view over the dunes. It was SO quiet! We enjoyed having breakfast and just hanging out on the porch in the mornings. Just a couple of things that need to be fixed - the garbage disposal wasn't working and one of the screens was loose in the door on the porch. We would definitely rent this home again!

Rivard is very good to work with. They helped us find the perfect place for our stay. This was our third year renting through them. They are always courteous and helpful. Gulfview West, where we stayed is right next to the pool and just down the short street from the beach access. We love Santa Rosa, and wouldn't go beaching anywhere else.

We absolutely loved our stay at the Sugar Shack. The house is beautiful and very well decorated. The kitchen is well stocked with great appliances and dishes. It is very close to public access for the beach. It is in close walking distance to the Donut Hut, Dip n Dots and pizza restaurants. We hardly used our car while we were here. We would definitely rent here again.

A beautiful and "sweet" cottage, yes sweet! We loved our stay at the Shepherd Cottage in Grayton Beach. Could not have asked for any more beauty in the surrounding areas or a nicer staff to work with. The ladies in the office were helpful any time we had questions. Though the cottage has a small bedroom (every other room was nice-sized), it did not bother us and we loved the quaintness of the place and it's location in the middle of everything at Grayton. Yet it had plenty of quiet and privacy!!! Would definitely book again.

Loved the location and the rental unit was fine. We had a problem with one of the showers draining, and it was dealt with immediately, both the office and the maintenance crew were a pleasure to work with.

Broad reach was absolutely perfect for us. We were there with grown children and grandkids. Close to the beach. Quiet neighborhood. Lots of open living space. Great layout for privacy in bedrooms and bathrooms. Fully furnished kitchen It was a too cold to swim, but the pool area was great. The porch wraps all away around the whole house.
It s cozy enough to feel close to your family and roomy enough, not to feel like you are on top of each other. There are plenty of private spaces.
And close to and easy access to wherever you want to go in the area.
