Rendall & Rittner are the worst managing agents in the UK and possibly the world. The ''Community Plan'' AT Chelsea Bridge Wharf is the latest insult to residents' intelligence - fluffy PR stunt without any resident consultation. Please do not use R&R to manage your development- you will regret it for a long time. Also they are using their own contractors (GILL DUNSFORD, below) to give positive reviews. No Shame! Refusing to release results of 'residents' satisfaction survey' more than 6 months after it was carried out because the findings are damning - most residents want them replaced.

We've had R&R as our managing agents for 10 years ...

We've had R&R as our managing agents for 10 years and their service simply became worse and worse over time. 3 different property managers, all were very poor at responding to simple emails and questions. That was the worst part of their service - lack of transparency. Each year our service charge would increase, but they would provide little explanation and reasoning as to why. They seemed clueless about the cladding problems we faced. When speaking directly with one of the directors in the RTM, I was shocked at how slow they were in providing updates. Even after cancelling their contract, apparently they were ridiculously slow at transitioning over to the new management company. I was highly avoid moving into or purchasing a property that R&R are managing. They seem to go a "go to" in the industry, but their service is truly awful. Read the reviews on trustpilot too.

One of the worst property management companies. Simply disgusting service that does not justify the fees charged. Most basic issues remain forevever unresolved, with constat turnover of development managers. Should be investigated for their business practices.

P L property manager Patrick can t even get a lift fixed for over 4 weeks. He tells white lies to different people. Residents are suffering as deliveries from companies have been refused as a result of the lift not working. people are leaving luggage s and prams under the stairs because they simply cannot take it upstairs. You can t expect residents to climb 4 flights of stairs every day! He has no remorse and is very unprofessional!! Fix up! All residents have decided alongside the landlords, they will stop paying the service charge as of immediate effect and would like a refund for the past month. Complete thieves!!!!

This is a review of the Rendall & Rittner Theatre Club. We attended the Book Of Mormon and canapes at L'Escargot evening on Wednesday, and it was great! Gill and Sean did a great job organising everything and it was delightful meeting everyone. We will definitely attend again, and it's opened my eyes to the other Resident offers. Thank you to everyone who made it possible

Safety Failing & Mismanagement

Safety Failing & Mismanagement
Safety Issue identified on the Juliet Balconies at the Library building in mid to late 2018, scaffolding was erected in January 2019 & the work to inspect & make the balconies safe is yet to start at the end of Jan 2020.

Incompetence, Negligence or both! Management & Competence is clearly not in the Rendall & Rittner code of conduct. Considering the eye watering service charges one would expect a modicum of service...? Perhaps not? They have not only failed to keep the residents updated on the issue, but have failed adequately explain the safety issue or respond to queries & complaints about the ongoing misery of the scaffolding, meanwhile they have conducted other works on the exterior of the building. Obviously not that much of a safety issue!

I see that Rendall & Rittner have reported most of the negative comments about them to Trustpilot as an infringement of the rules; thus reinforcing the accuracy of the negative comments & appealing manner in which they mis-manage the properties they are charged with managing.

Perhaps instead of reporting the negative comments & worrying about their social media rating they could concentrate on actually doing a good job & improving the relationship between them & the lessees.

worst management company in the UK. if your property is managed by them please run away. unprofessional, non responsive and on top cheats. We pay 400 GBP per month service (Manchester Skyline) and they haven't done anything for years. not even managed to paint the walls. What it suppose to be a luxury flat looks in the inside looks like a horror movie. And worse of all they were suppose to manage cladding change and their organisation with the contractors has been ridiculous!!! STAY AWAY from them

The worst service provided from some of their conc...

The worst service provided from some of their concierges in respect of dealing with mail service.

They don't notify the people about their letters or parcel received from the concierge. Just collect everything from the postmen and don't take any responsibility to notify the owner of the letter/parcel etc.

If the concierge doesn't know the names of the person who lives at the property, why has to take their mail? The worst service ever received.

Dealing with Rendall and Rittner as a resident, means being lied to, endless evasive and nonsensical communications, dishonesty. These incompetent clowns have killed the development - it is not longer a good place to live. ZERO STARS would be awarded if that was an option. They will now prove how absurd they are by writing under this review ''sorry to hear you had a bad experience..please email us'' even though I have bene doing that for years to no effect. They have a monopoly effectively in those developments they run and otherwise they would not be in business.Residents need more power to get rid of dishonest rip off managing agents

I have been a resident of a Rendall and Rittner managed property now for 6 years, and I cannot agree with some of the comments below. Since they have taken over the management of our development from a previous managing agent, the improvement in the service and management has been staggering. In fact neighbours say there is not much to discuss now as there are no issues! So we get on with enjoying the community that we are part of!

Dreadful experience with no redeeming qualities. Their website could not be further from accurate in my experience. I would not recommend these people if they were the only managing agent on the planet

They have failed to produce a contract despite several demands - their excuse is "they lost it" on handover. We've had contractors working for them on other buildings not associated with us causally given permission to park in our private parking, thus blocking residents in.

They have yet to address complaints in a satisfactory manner, instead they delay, and dissemble. They changed our gate configuration which resulted in residents being locked in and out on many occasions. Their failure to secure the gate on our common property meant we had no gate and an insecure court yard for five months. A security health and safety nightmare.



Their invoicing is wrong and their customer care resembles a Greek tragedy.

I especially thank Richard Daver for his outstanding efforts in insulting the intelligence of residents and generally being an absurd parody of unaccountable jobsworth attitudes. Don;t let these people anywhere near your development. There has been at least once case of staff being convicted for massive embezzlement. Google it.

I accidentally paid twice the annual service charge. On contacting Rendall and Rittner, Sally Seal was very helpful. She explained what I had to do and the matter was solved within a week. I am very happy with the customer service Sally and her team provided. Well done!

If i could give less than 1 star I would. This company is a living, breathing representation of everything wrong with the housing market in the UK. The fact that they are still allowed to exist despite the borderline kleptomaniacal way in which they treat people is testimony that we live in a profoundly corrupt country.

This is the sort of organization that will charge you for registering and explain that the money is to cover the cost of charging you for registering. They somehow manage to do this with a straight face. They are excellent at sending threatening emails but terrible at responding to basic enquiries. They intentionally withhold and obfuscate information at every turn, hoping that customers give up through exasperation.

If you try to call them, at any time of day, you will find that everybody is permanently away from their desk for lunch. The poor secretary must be wondering why they even bother having desks.

They never send us any invoice and payment details for ground rent and the moment we heard from them it s when they appointed the solicitor to send us a notice and demand for extra fees. When you enquire both R&R nor the solicitor responded.... If there s an option I will give 0 star. Avoid at all cost.

my parents live in a council house and it looks 100 times better than my building in manchester (skyline M45EH). Nothing has been done in years, same old carpets, gym is falling apart, post boxes all destroyed, bulbs burning on the paint, walls all disgusting because obvs they have never painted
The worse of all is that I am paying an absolute fortune for this. 400 GBP a month for absolutely nothing
If you want to buy or rent a place that is managed by R&R you will regret it!!! PLEASE DONT

Worked alongside R&R for over 5 years now and have to say there staff are great and the level of community involvement they have over other managing agents is second to none. They genuinely care about their residents and making their living environments a great place to be. Sites such as Kidbrooke Village, Stanmore Place, Royal Arsenal should be the standards the construction and managing agent industry should aspire to.

When the residents of City House became disgruntle...

When the residents of City House became disgruntled with the service they were receiving from our property management company, the block directors took a lot of flack. Several of them resigned and eventually I was the only one left. This put added pressure on me because I became the target of all dissatisfied residents, of which there were over 600! I spent much of my personal time (and my bosses!) chasing our property management company on a daily basis over issues I really shouldn't have had to get involved in. And in the end this only made matters worse, because I chased them so much that they would just assume that if I didn't say anything then it wasn't a problem.

So I decided it was time for a change of property management company. I put the contract out to tender, and out of the five companies I invited to bid, only two of them responded and came to visit us. One of them said they would write up a proposal and get back to me (which they eventually did, 18 months later!) and that just left Rendall and Rittner.

Well what a difference they were! They responded promptly to my sales enquiry, came to visit us and took detailed notes. Two weeks later they emailed us a detailed proposal and couriered over two hard copies while they were at it. In the proposal they noticed that page 33 of our lease was missing, clearly indicating that they had read it thoroughly! We then went to their headquarters in London to interview them, where Matt Rittner put himself out for us which we weren't expecting. He even offered to show us round the offices. We asked if we could visit one of their existing sites, and this too was promptly arranged.

Appointing them was an easy decision, and since the handover Rendall and Rittner have effectively given me my life back. Our designated property manager works so hard that I used to receive emails from her at 3 in the morning until I told her she needed to slow down and start thinking about her own wellbeing. If that isn't commitment, I don't know what is.

Here are some of the things Rendall and Rittner have done in our first year with them:

1. Our service charge arrears list used to run into pages, now there are only six people left.

2. We now hold open residents meetings which everybody is invited to attend, regardless of their status as either private/social tenant, or leaseholder.

3. Our overall repairs bill has fallen dramatically, by doing things properly the first time round.

4. Our communal electricity bill has fallen because we now use LED lighting.

5. Our Facebook forum which we used as a general moaning platform has gone silent.

6. We are now placing the buildings insurance ourselves because R&R read our lease more carefully and discovered that we were within our rights to do this ourselves.

Unsurprisingly, we are now running under budget for the first time in our seven year history!

Of course we still have problems, but when they arise they are dealt with. Never once have I had to chase Rendall and Rittner, or escalate things to a more senior level.

Moral of the story? Not all property management companies are the same. If you are unhappy with the level of service you are getting, at least give Rendall and Rittner consideration.

It's a pleasure to deal with their staff as well as being a productive experience.

Absolutely disgusting service from this company. Thefts on their watch, lost parcels, permitting entrance to dangerous people to name a few of their flaws. Considering they wouldn't be in a job if we didn't pay service fees then you'd expect them to be a much more helpful, polite and capable of performing any sort of required level of service. If you're moving in to a property where these are the service agents, then you should seriously think again.

Hands Down the WORST customer service experience I have ever dealt with. Rude staff, incompetent in dealing with issues. Have been unable to have hot water and heating between. 23rd and 27th (ongoing still) due to them being unable to manage an ADSL connection..... 4th time it s been down this year.

Maybe use 5G, or have a redundant connection, or a plan B?

This company is really bad - bad management who don't care, costs a awful lot for this kind of service , incompetent and expensive contractors, get unnecessary work done but anything important is never done - seems like they just need to give work to their friends ! Stay away if you can or try ombudsman / lawyer else they wont listen or do anything !!

I moved into a Rendall and Rittner managed development on 18th March. My experience has been brilliant so far, there is regular litter picking, gardening and if a light bulb goes, it is replaced the same day. Any queries we have had have been answered promptly and informatively.

Very happy in our new home and believe that the service charge paid represents excellent value for money.

I would not hesitate in recommending this company to others.

I have been living at Riverlight for the last 8 months and if I'm honest I have never felt the need to post a review until now. Over the last 2 months I have seen a significant improvement in the cleanliness of my building and the estate grounds which is down to the staff and the way the development is currently being managed. I believe we have a new management team in place which is clearly working; keep up the good work!

AWFUL management company. It took them months to even respond to us about one side of our building being damage. Their communication is terrible! Send one email no response for weeks. Chase up, no response. But the service charge bills always come on time.. of course! I did some research and discovered our sercice charges are much higher than other buildings on the street. I m writing to let you know how much we value the help and service we receive from Sarah Isaacs and from her assistant, Stephanie. This block of flats has been operational for 18 years. In that time we have had 5 managing agents three of them pretty useless and two that have been good. R&R is of course one of those two. We valued the help we received from Joe D McC but he has been outshone by Sarah, who is unfailingly helpful, courteous, efficient and friendly.

How can a company managing 60,00 properties in Greater London don't accept credit cards payment??!! It's unbelievable, I asked this question to the account department and they told me " we don't want to pay any charges", they should really train their employees more on how to handle customers questions. This company was established because Mr Rittner and Mr Rendall were unhappy with the management of the development in which they lived. Oh well I'm very unhappy with their customers service, charges and inefficiency.

If I could give a ZERO rating I would. I live in a north London development where R&R are the Managing Agent. Truely shocking: the Residents' Association here have been asking questions for years and getting nowhere. Service charge increases, lack of 4-yearly maintenance work, shocking accounts (even a forensic accountant can't make out what they're doing!), ridiculous CAPEX reports, etc. They just fob us off on everything. Leave these clowns well alone!

Awful services. They do not have proper key handling procedure in place and staff training is poor. Concierge released my key by mistake without my authorisation, as a result a contractor went into my flat and carried out unnecessary work in my kitchen whilst I was at work, resulting in two of my kitchen units completely damaged. I went home after a long day at work only found that the cupboards were ruined, oven switched on and reset for no reason, and wine cooler turned on too. I had to find out what had happened through the developer (who were jointly liable for not supervising the contractor).

Rendall and Rittner insisted that they should not be liable for this and that the developer should. Very disappointing. As a minimum, I would expect my building manager not to give my home key to any random person without my prior permission, which they obviously failed.

My experience has been simply dreadful. I personally would not recommend this firm to anyone.

Wrong bills, take forever to answer questions and when / if they do, the email will be a protracted defensive justification of inaction.

Our property ended up unsecured due to actions taken- with the main gate having to be left open for all to access our private common areas.



Check your invoices/ demands. You'd need carol vordaman to understand the perverse logic. My demands have been wrong including items such as lift maintenance when, you've guessed it, I don't have a lift. Likewise a recommendation for fees to do gardening when we have asphalt common areas. Genius.

They have let contractors working on other properties actually given access to park in our private areas! Unbelievable.

The piece de resistance has been their imposition of a new access gate configuration due to their desire to insist on health and safety standards re child safety only for the gate to lock firmly shut in the event of a power cut. That they did not check this scenario during the configuration is beyond the pale. Residents locked in and out of the only access point. Hardly safe, and hardly healthy.

Imagine having to scale a 12.5 foot iron gate to get to work?!

If you are looking for a managed agency I would steer clear of these people. There is no "class" in this "act" but lots of fluff and nonsense.

A good example is when they acquired the book of business ( years ago) they lost our contract for services. In the same letter explaining that it had been lost the director responding had the gaul temerity and perhaps tongue in cheek humour to insist on this firm being very professional. That's right, we've lost your contract but we are professional.

A joke. On demanding a new copy contract they insist it will come - so far so bad. Nothing. But a citing of ARMA-q quality standards nonsense.

Complaints are meant to be handled within 21 days. Hold not your breath on that benchmark. My experience is not so.

If you have group property insurance ensure these people follow up on all claims where third party are st fault.

In summary, I'd sooner put my writing hand in a food blender than ever have to talk to these people again.

We initially went to another estate agent for letting our flat during late summer, unfortunately no tenants and then we decided to approach Rendall & Rittner, amazingly Rhys managed to find us tenants only within 2 days!

I can highly recommend this agency, they are really easy to work with. Rhys is absolutely great, he was honest and patient and we communicated on a daily basis to make sure everything will go well regarding our rent, always demonstrating a professional, positive and friendly manner.
We are extremely grateful for all his assistance and support and would highly recommend Rhys to our friends and to all our review readers.

If only a 0 rating could be created especially for Rendall and Rittner and the work ethic of Samantha Denney and David Jackson.

We've had a nightmare of an experience trying to solve a noise issue at our apartment managed by them.

The issue was reported in August and they've only stalled the matter since then without an estimate of when it will be resolved or clarity on what causes it.

We've mentioned over the course of endless emails and phone complains that the noise is 24/7 and loud enough to interfere with our sleep and day to day work but they continue to be defiant.

Work with them at your own risk.

Amateur telephone system during the proper working day for important inquiries - it just hangs you up? Surely company size of this can do a little bit better?

Excellent managing agent...

I am a director of a Right To Manage company and for the past 10 years have worked very closely with Rendall & Rittner.

After an exhaustive selection process to replace our original managing agent, Rendall & Rittner scored way above all the many other agents that tendered. And when we repeated the process for good practice a couple of years ago, R&R again came out top by a considerable margin. They continue to manage our development of 280 flats extremely well. They are efficient and always respond quickly to our instructions. They are totally transparent with their charges and have always managed to operate within our annual budget. They have played an essential role in maintaining our building to a high standard and keeping our service charges to a minimum.

I thoroughly recommend Rendall & Rittner as a managing agent.

I have lived in a few of Rendall and Ritter managed estates and other managing agent along the years, and I must say that Rendall and Rittners teams provide a service that s a n par with some of the best hotels.. Always courtiers, attentive, helpful and willing to go the extra mile for their residents..

In agreement with some reviewers here, I would award zero, if there was such option. There is absolutely nothing R&R seems to get right. If you want your development to turn into neglected and run down estate with an extortionate service charge all you need to do is to appoint this outfit to manage it. If you happen to be unfortunate enough to be managed by them already, do yourself a favour and at least save yourself tens of thousands or even a six figure sum (in case of the bigger developments) by approaching a random broker to give you the comparable insurance quote.

An update.
Just like a cancer that never goes away, I now have a "privilege" to deal with R&R for and on behalf of client of mine who is being chased (threatening letters and all) by them and their sidekick Warner Solicitors for service charge despite it being paid 6 months ago. Numerous emails asking R&R to update their records went unnoticed until we requested details of their complaint procedures with view to lodge the formal complaint.
Describing this outfit as incompetent is an understatement!

Happy with R and R as our management agents. Took a while to work out who to contact for what but once we did we've always found that issues have been sorted.The front desk guys in our concierge (CBW) are absolutely fabulous too, they are always available and always happy to help.

Chelsea Bridge Wharf Residents received the below of which there were 23 points but am limited to the amount of text we can add to this post and R&R are failing to to take appropriate action.

To whom it may concern,

It has been brought to my attention that there are some very concerning issues taking place by members of the hierarchy of CBW within Rendall and Rittner. The potential legal ramifications of these actions could be very serious and I believe it is time something is done about this before it becomes any worse.

1: The appointment of members of family and friends into positions they are obviously not qualified to do.
2: Position of cleaning manager given to M**** without considering internal staff.
3: A relative of M**** (Daughter E**) being given a position under false pretenses i.e that she had come through an agency when she was in fact hired directly by J***** M***. She was with the company for 3 months and then placed on maternity leave. Upon her return she was given the role of head Concierge with no substantial experience. Again no internal staff were considered despite being vastly more experienced.
4: E** has also been allowed to carry over a large amount of holiday which is beyond the company allowance.
5: J* (M***** sister, Night Concierge) Was given the role previously and was later found to be under qualified but was then rehired at a later date when the management had changed hands.
6: Majority of the maintenance staff employed have been found to be members of her social circle and/or family. Again not qualified for the role they were given and also hired at an escalated hourly rate compared to more experienced staff.
7: Training courses have been given to the aforementioned people but not offered to the members of staff that have been with the company for a long period of time.
8: A role was then created by J****** to enable her to promote a member of her family (Nephew M*****) within the business without consideration to other members of the company. He was given courses paid for by the company (with residence funds) and then promptly left once completed. This was also the same situation with her Niece who was then given full pay during the lockdown we all had to work through.
9: Authorizing the full pay of R***** whilst on leave for 4 months for no apparent reason in turn leaving the maintenance team short staffed.
10: Paying D**** for 6 days each week when he had only worked 5. This would indicate a lack of due diligence on J******** behalf and allowing Residence funds to be squandered.
11: Employment of B**** as the facilities manager despite being hugely under qualified. He was then moved to Vista where he was unable to carry out the desired role. In this time he had been using company parking to store his private vehicle and also undertaking private work for some tenants, one of which is now undergoing a legal route due to poor workmanship.
12: Using B***** own agency (SOS) to employ temporary staff which would raise a concern of conflict of interests. All staff attending site know J******** friends. Another angle for employing more friends.
13: B**** has been asked to supply quotes for works to be done (including carpets)within the building despite it again being a conflict of interest. If she spent as much time actually doing her job as she does furthering her own agendas imagine what can be achieved.
14: J******* spends minimal time on site approx 1 hour every 3 weeks and cant even be bothered to dress appropriately , only taking her trainers off when she has meetings with Berkeley homes.
15: Appointing of D**** as facilities manager with no experience apart from being friendly with J*******. D***** mum was employed speaking no English and now D***** boyfriend has been employed as night concierge with the job not being advertised.
16: suspension of 2 concierge for helping a resident who was trapped on scaffolding with threats of job loss for looking after residents safety.

I live in a building managed by R&R and have deal with them on a regular basis over a number of years. I have found everyone I've dealt with to be responsive and courteous, helping solve problems when they've arisen. I recommend them unreservedly.

Please avoid them at any cost really useless people really pathetic services I have all the evidence to prove my review if anyone from company is reading my comment they are most welcome to contact me I will give all the evidence and proof to them about my remarks it took them almost a year to not do anything they have made a block of flats look like slum. Please see some pictures attached also there so called senior property manager Caroline Chapman she is just dead and dumb never listens to any complaint also made complaint to there director Joanna Biles she apologies on call and said it will be dealt as priority and she will give a call back she never did. No decency at all specially no professionalism most useless people and company.

Persistent rainwater leaking from closed bedroom window corner at Landmark West Tower. Asked to get it looked at by abseil team. Was told to wait 1 month. Waited 1 month. On the day was told it was not completed as abseil team were busy... Perhaps it was not even booked at all...

After a rainstorm in August, the flowing rainwater was so strong it reached the other side of the room!!! We have video proof for anyone who wants to see it. Absolutely horrifying. By this point all the walls and floorboards by the window were sodden with water 24-7, no amount of towels helped. All adjacent walls were damp and likely developing mould. A total NIGHTMARE.

In the end, it was clear that R&R purposely neglected the situation, disregarded the respiratory health of tenants in the flat during the COVID-19 pandemic, allowed the property to be damaged, refused to expedite solutions when errors were made, spent more time reading email chains asking multiple times for images that were already provided rather than addressing the issue at hand!

See the email below that was sent to R&R (September 2020):

"Hi Barry,
That is highly disappointing that the abseil team did not arrive today. What is the name of the company?
This issue is also an emergency... by all definitions... so must also be resolved with urgency.
Yet somehow we had to wait a month to get a slot...
We cannot allow for this issue to persist any longer. We have waited much longer than should be required.
Was this abseil visit even booked at all?
Flowing rain water into the flat, damaging furniture is just unacceptable.
You wouldn't want this in your home, neither do we.
Please reply ASAP with the rescheduled time for this week.
Unfortunately, if we do not get a swift resolution on this, we have no further option but to (1) lodge a complaint and investigation alongside (2) withhold future service charge payments.
This is a serious matter, I hope that it is regarded as such by you and R&R."

Advice to reader: Check before you buy a flat managed by R&R! They are money hoarders. It is a false pretence that they are there to solve problems. They demand huge service charges for absolutely nothing in return.

Great service from concierge, cleaning and front of house staff who are always friendly and ready to go the extra mile. Overall, the building is well managed with a balance between service and cost. Great digital communication too.

Ram Quarter - Service Charge fraud and incompetent management.
Rendall Rittner is charging the service charge at 6 times the market rate. Ever since we moved in from June 2018 when the development reached completion, there are continuous problems with the apartment and estate, regarding electricity, ventilation, water supply, heating, cooling and construction defects and disrepair.





The company treats its clients and staffs with corruption, discrimination, alienation, fraud, bullying and racketeering. It is continuously conducting law-breaking activities in Ram Quarter development. The company should be brought down and be prosecuted by law sooner rather than later.

Top resident management company. They have a great team. R&R organise great community events making sure everyone s gets bonds together.
We have a great team under Deepu and also Marc who make sure these events took place in great detail. Well done to the whole team and keep it up.

If I could give them zero stars I would, the absolute worst organisation I've ever had the displeasure of dealing with. They're not even capable of following their own complaints procedure, an absolute disgrace and to be avoided at all costs. Also GILL DUNSFORD who gave five stars and 'cannot agree' with the bad reviews does PR for R&R!! They have absolutely no shame.

Great managing company, extremely well trained staff that provides a great customer service, indiferente of being a leaseholder or tenant. Staff always welling to assist and acomoda-te residents no matter what the request is, a quality that sets them apart from most agents out there.
