Mold Infested apartment(s) at 401 Green St! I didn't expect quality when my daughter wanted to live near Center Street for her senior year, but I expected it to be at least clean and safe (health wise) and it is neither. Stay away from Green St., Apartments and Raines property management! This mold test is airborne spores from the hallway, not even the bedrooms and bathrooms where the mold is the worst.

ZERO STARS is my actual rating...ZERO. If you can avoid renting from this office, PLEASE do. They are not responsive. And when they do respond, if ANYTHING needs to be fixed, Raines will charge an emergency fee-even for non-emergencies. Any time you contact that office to ask someone to show up (repairs, walk-throughs, inspections, smoke detector battery replacement; etc), they either won t come, show up when you leave and charge you, or just charge you at move out. Upon move out, you will be charged 3 figures for the battery and light bulb replacements and minor repairs. It is even worst if you sub-lease. You ll be left to fight out the ten dollars you get back with your landlord and roommates-whomever Raines decides to communicate with. I ll be forwarding the situation to Virginia Tech s student info office, to advise them to let students know to avoid this rental company at all costs. They are taking advantage of people. Desperate or not, I will not recommend Raines to my worst enemy.

They didn't call me to tell me my credit check was...

They didn't call me to tell me my credit check was approved, and then cashed my deposit without notifying me and never sent me a lease until I called them. If I hadn't gotten in touch with them they would have taken $150 from me and left it at that with no lease and no follow up. Do not ever rent from this company, and try Townside instead (townside also has a better application process).

We ve used Raines since our son graduated in 2010 and never had a bad experience. We ve found them to be professional, competent, and timely. Never had our property vacant. Don t know what others were expecting but wanted to set the record straight.

Please if you're reading this DO NOT rent from this company...they will lure you in with promises to maintain the property in which you are moving into. But you almost have to have an act of God to get them to come fix anything. Twice in 6 years our water heater went out and both times we were accused of breaking it, not sure how one breaks a water heater but they claim it can be done. We had mold issues, rot issues, appliances were on their last legs due to being so old and when we had issues with those it would take days to get anyone out to even look at them then another week or more to fix the issue, then most times it wasn't a true fix just something to make it work just a little bit longer. They are Blame Game Champions...when you call with an issue they tell you to call the property owner, and when you call the property owner he would be angry because he pays them to maintain his property. After 6 years we decided to move because of financial issues due to Coronavirus, the lack of property maintenance also helped in this decision. After notifying them at the end of June we would be moving we received multiple pay or quit notices via email, one for July, one for August and one for September. They also sent us a copy of an electric bill that issued to the property owner well after we moved. We have been threatened with court action for breaking our lease in the midst of a pandemic because we weren't able to pay we thought moving would be the right thing to do, but they didn't care about that, the woman I spoke with said she didn't know about any financial hardships caused by Covid. Long story short, all they care about is taking your money, they are essentially a company that seems to maintain properties for area slum lords. So save yourself some worry and look elsewhere for a house or apartment.

We had a great experience renting a townhouse in Christiansburg. I would've given a 5 star rating, but when it came down to our security deposit disposition they mishandled our money. We were charged for re-screening window screens. Unfortunately, the year we lived in the townhouse we couldn't enjoy the windows open due to dry rotted and damaged window screens. I noted this upon move in. I also entered a work order request on their website shortly after moving in to request new window screens. Charged us for cleaning carpet. Even if we did have a pet and the agreement said they would charge us for carpet cleaning as part of the pet agreement - they shouldn't have - the carpet was not cleaned before we moved in. We left the townhouse really clean, but they still needed to charge us for light cleaning.
