Less than two stars for a reason. Current residents, we wanted to transfer to a different location and upgrade to a three bedroom. Me and my wife both have great stable jobs. Our application got declined for height credit card balances. We called management to try and talk something out and was told flat out no. I work for the navy and my wife works for a children s hospital. And I served in the Marine Corps. My wife spoke with Angela the regional manager and was told flat out no and that we are lucky they are letting us renew our current contract. People wonder why there s homeless. Where s the compassion? All because of high credit card balances.
In my opinion this is the worst management company I have ever dealt with when it comes to apartment complexes. The facility I live in is dirty and the grounds are not well maintained. Despite multiple emails to my complex manager and R & V, none of my concerns have ever been addressed. And now during COVID-19 they refuse to negotiate the terms of my lease agreement in a fair manner.
We have lived in Ocean Air apartment (one of their property on Torrey H****) for two years. We recently need to move because of the school. After we signed the leaving package with the landlord, they asked us if we could move out earlier because there is a tenant moving in soon. We kindly agreed to move out earlier but the new tenant moved in late. Instead of taking the responsibility themselves, the landlord charged us the full rent for the cleaning period and the period before the new tenant moved in. Now they kept our safety deposit and even charged more for the full rent. We feel like been tricked and they were mean when dealing with this issue.
Lived at a property managed by their company for 5 years and we were very unhappy. Seems like there is a lack of quality across the board here. DO BETTER.

I have submitted well over 14 complaints via email about the upstairs tenant watering her plants with a hose making my patio uninhabitable. Numerous calls to security and they have done absolutely nothing to date. This has been going on for months. I won't have enough space to put in the noise complaints. Just keep getting lip service. I lived her 6 years, 5 of them mostly with respectful neighbors. The management ask me if I would like to move to a different apartment. Sounds to me my issues are my problem??? Good lord
Stay away. This company is going down hill. I have lived I. 4 different apartments with this company. Terra vista is my last, I will never rent or do any business if I see this name. Terra vista charge me for move out charges that was not true. I have the final walk through on camera, recorded with her saying. The apartment looks great. The carpet will need to be cleaned. Guess who got charged for carpet replacement. Lol ME!!! They won t eve. Watch the recording. What was the point of doing the walk through if you was going to charge me whatever you wanted. Terrible business practice.
