She is a person of high integrity, very knowledgeable, and with excellent management skills. She always follows the contract, protecting the interests of both the owners and the tenants. This review is in regards to Maritza Westerveld and the landlord she represents of 1558 Farrindon Circle. And Orange management.
At first Maritza seemed to be responsive and professional. But that quickly changed. I know when you're trying to find a home, listening to reviews may seem like the last thing you want to do considering how difficult it can be, but trust me when I tell you to listen to this advice and do not trust Maritza of Orange management. Do not rent or have any dealings with Maritza or Orange, they are cut throat and have zero business ethics.
We knew what we wanted and quickly found a unit and decided to take it on without viewing in person, only by video. After posting our application we went back and forth on the terms (as you do, you shouldn't be in the business of renting houses if you don't understand negotiation, better off sticking to your desk job). A lease was then sent over and a day two days after that was set to meet at the home, pay with certified checks, walk through and take the keys. Upon receiving the lease, coming from a luxury apartment more expensive than this unit I thought I understood how terms worked, but apparently Maritza likes to milk her contracts, and sneakily adds in things like $250 mandatory cleaning fees deducted from security deposits (understandable to add in as a clause if the house is left in bad condition but to put mandatory is ridiculous not to mention sneaky). She also adds 'showings' in. Meaning if your landlord decides to sell next month, you'll have people trampling through your home for time to come, and if you're like me and don't wear shoes in the home you'll know where I'm coming from. What she should add is showings 60 days before lease is up. This shows how her loyalty is only to the landlord (aka the money) and does not care to create a fair ground to protect both landlord and tenant. We also asked permission for TVs and art to be placed on the wall which is apparently an obscenity?! I mean how dare we ask permission? This is probably because they want you to add things without permission so they can suck up your deposit at the end. (They wanted almost 3k in a deposit from us)
After responding questioning these things that had NOT BEEN MENTIONED PRIOR - The following day we received an email saying that the landlord didn't want to move forward, due to too much back and forth (since when are questions pertaining to a legally bound document too much?!), and that the house was back on the market and good luck! I was dumbfounded. We were hellbent on this place so we didn't look for other units. I emailed her with no response so I tried calling her to talk this over like adults, to my surprise she had BLOCKED my number, yes blocked! Maritza is a 50 something year old woman, but the way she handles her business is that if an insolent 12 year old child. So I resulted to contacting her office and spoke with her superior, Chris. Chris tried to be helpful and he agreed with me on everything. But unfortunately the deal was already tainted by Maritza and the landlord was either just as bad himself or he was misled. Chris then also changed his tune and only cared to stick by his company verses an upset client and refused to refund my application fee.
Never did I receive an apology, all I received was email and mail to my address with letter and document trying to absolve themselves from what they had done. Which they are decent at, so do not be fooled by any responses they may claim.
Absolutely take my advice when I tell you not to enter any dealings with Maritza or Orange Management.

We had to work with H e i d i C r o f t o n. Don't even deserve one star. Discrimination against us, unfair charges without final inspection, false advertising of the house, using lockbox without our knowledge, just too many issues. Our calls and emails are ignored. And the only justification we got for all these issues was, "I have always done this for 11 years, so I'll continue doing it" and "I am not a racist because once I had a non-white tenant who loved me." Okay.
Words can not express what a pleasant experience we have had with Maritza Westerveld. She worked with our schedules and took care of more than we could ever bargain for. We were skeptical at first as we read a bad review about her and Im so grateful we took a chance and we got the complete opposite. Maritza treats you like family and not just another tenant. Which is very rare.

We have worked with Maritza Westerveld for over 6 years now and are very happy with her service. She is very knowledgeable, professional and always takes care of both, tenants and landlords - looking for a win-win.
In the events where urgent services were required, like fridge repairs or AC replacement, Maritza has been prompt, organized and acting with the appropriate urgency. She contacts the right people, consults owner and helps with the entire process, including the inspection at the end.
When tenants report issues, Maritza helps in the most efficient and quick manner. Besides calling service people, she would often go to the store herself to pick up stuff that is required for the service and even provide the service if possible.
Very often Maritza goes beyond what I would expect from a property manager. First off, when we purchased properties and when they needed updates at the beginning, Maritza provided tremendous help. We live far and away from Florida. She would inspect it all, send tens and tens of pictures with recommendations and then help with picking up contractors or picking up stuff herself that we had to purchase remotely from Home Depot and the likes.
Working with Maritza gives us a great piece of mind, we highly recommend her!
