Executive Hills is a nice place to live. I love my apartment. The rooms are spacious and in the master bedroom there is a walk in closet. Maintenance responds in a timely manner to work orders and the staff is always friendly and helpful.

Update (Because Google won't let me respond to owner's response): No worries whatsoever : ) I found out through applying with you guys that a person that I have co-signed for in the past, had absolutely ruined my credit and had it not been for you guys telling me about it when you processed my application, It probably would've been a while before I found out and it would've had a much more negative impact on my credit by then.

Most apartments are very "snooty" about these things, but all of the staff here (I'm terrible with names) were understanding, polite and even told me what steps I would need to take in order to rectify the situation and you didn't have to give me the advice but yall did and I'm grateful for it. Your property looks great and yall have very decent rental rates and I wish yall the best of luck and again, I greatly appreciate the politeness, respect and understanding.

I chose CPM properties to help when i was moving from out of state! They were very patient and helpful as far as getting my application and information done. It was my first apartment so they were really fair when working with me. They are quick when responding to my issues and have a very friendly maintenance and office staff. I recommend any property ran by CPM.

(SIMI Property)Please think twice before you rent from these unprofessional scammers. They are located on Sparkman Dr at 1508 Sparkman Dr NW STE 108. They clearly only care about you paying your rent, which they increase every year for their ghetto filthy apartments. They require you to pay your rent on time but they do not want to fix anything in the apartments. If you call them at 8am look for a maintenance man around 6pm. The apartments I am renting from is extremely old and should have been renovated years ago. Therefore, they are definitely not worthy of a rent increase. The gravel in the parking lot is busted up, there is no designated parking spots for you to park so lots of time you have to park your vehicle on the curve because of over crowded vehicles. My rent has gone up 3 different times since I have been renting here, and the staff has changed over a dozen times, so you never know who to consult with regarding your apartment issues. At one time the maintenance man work truck rolled into the back of my car and did major damage and ran off without saying a word or even bothering to leave a note. I went to the rent office and spoke with Jennifer and asked her to view the camera they had installed to see if it would show their maintenance man truck hitting my car and she clearly acted as if though it wasn't him, never viewed the camera nor did she show me, and when I called back to the office later she clearly told me a bold face lie claiming she viewed the camera and she didn't see anything or anyone hitting my car, yet their maintenance man truck was in clear view of the camera. It wasn't until a week later that the maintenance man got the heart to leave a note on my door letting me know he had hit my car. He later explained that Executive hills(SIMI) didn't have insurance on the vehicle he was driving that hit my car, but he was willing to take care of the issue with his own personal insurance. So Sad. No one at the rent office wants to give you the owners of the apartments contacts #, Always quoting "Well I cant give you their information but I will have them call you". I am still waiting. If I am going to be paying my money to rent someone's place then I should be able to contact them. SO...owners...if you are reading this true review please feel free to contact me. I WILL NEVER RENT FROM THESE PEOPLE AGAIN. They will alter and change your original lease agreement and they are very very unprofessional and more like scammers!

I rent a 1-bedroom on Torrance Dr, and have been here for a few months.
I'll just do a simple pro's vs cons breakdown based on my experience so far.

Pros:

- low rent cost ($435/month)
- utility costs are low too ($15 water, $35 electric)
- the apartment is spacious and comfortable, with all the amenities one needs
- the landscaping is well-maintained and always in order
- the company responds quickly to complaints and maintenance requests
- they employ security personnel that patrol the properties

Cons:

- management routinely messes up my bills ie. overcharges (but they always manage to fix it when I complain about it)
- the neighbors are loud. Very loud. Honking, yelling, car alarms, etc. Expect to hear blasting rap music every time a vehicle enters or leaves your parking lot, accompanied by inordinate levels of loitering in parked cars (with rap music pounding of course)
- no washer or dryer in the unit (there are some nearby, but they are coin operated and dirty)
- Friday/Saturday night the parking lot is filled and your spot is taken
- the smell of weed is everywhere
- I've heard gun shots on several occasions (to be fair it may have been a nearby residential area and not Executive Hills)
- Dominoes will not deliver to my address after dark

My opinion:

Executive Hills is a well-run company with very friendly staff. But despite their best attempts to screen their tenants for illicit behavior, Executive Hills is overrun with trashy, sketchy people. If you are a college student like me who works/studies all the time, this place is fine - it's cheap, is close to several campuses (UAH 5 min, CCC 10 min), is near an Aldi and a Walmart, and is 15 min from Bridge St and 15 min from Downtown. Great stepping stone apartment. If you value peace and quiet, or have children, I wouldn't recommend this area. Like I said, it's not Executive Hills, it's the people who live here that are the problem. For a cheap apartment in a sort-of-ok part of town, you can't do better. I'd give it 5 stars for what it is if my neighbors were higher quality. Hope this helps.

I've been a tenant for about 4-5 months and now I can honestly say I have no complaints. The rent is awesome, my neighbors are all nice and to me the area is lovely. In the beginning I had issues with moving in due to the utility thing so I thought I was making the wrong decision by choosing these guys but I have been proven wrong. I haven't had any issues since moving in thus far. I told the managment about my stove not working and the next day the maintenance was at my door and completely fixed my issue. I am very satisfied and would recommend this place to anyone who is looking for a one bedroom for a reasonable price. I don't plan on going anywhere any time soon.

I haven t moved in yet, but I can say I m already satisfied with choosing Executive Hills. The staff is very nice and they will work with you. I can t say that for most apartments complexes around. Executive Hills is the best!

So far, so good. The place is great for the price, it's my first "bachelor pad", ever; a 2 br 2 bath. The neighborhood, while not "suburbia", is what you make it, and I keep pretty much to myself. The neighbors I've interacted with are nice. I do wish the area were one that internet service providers considered a higher priority when it comes to higher speed internet, but that is not a slight on Executive Hills'. I like the SIMI folks at the office, and the few times I've needed maintenance, it was very expedient, usually within the day, and consisted of minor things upon moving in. My personal experience thus far has been overall positive!

DO NOT WASTE YOUR TIME RENTING WITH THESE PEOPLE. I have rent with them for 2 long years and never had a problem but as soon as I decided to leave it s a problem. I ve dealt with them not doing what they are supposed to do never spray the house, trees growing on the house, no walk way, never come to fix the issue when I put in work order.

I received a notice on my door on whether I want to renew my least and I called and spoke with a Debiesha or Denisha who told me that I was good as long as I turn my keys in. I moved out on the 28 I called and let them know that I will have someone turn my keys in because they would be closed when am through moving. They told me that I had to pay $877.50 because I did not turn in a 45 days notice, I agreed to pay it because it was on my least and even though their employee told me I would not need to take any further action as long as my keys is turned in.

The lady at the office told me that since I have legal right to the apartment because am paying the $800 I can stay in the apartment an extra month I told her am leaving so that s ok. The person turn the keys in on the 12th and they now want to put over $200 on that $800 talking about I turned my keys in late. I tried to explain that the lady in the office told me that it was ok if I stayed there and they are telling me otherwise.

The person I spoke would would not listen, they gave me wrong information because they want you to pay money. They have horrible customer service, I admit my tone was a little bit high but when I calm down and try to explain to her what I was told, she kept saying she don t have anything else to say to me and it is in your contract. I stop looking at a contract when the word is coming out of your mouth then you want to fault me for it. I WISH I COULD GIVE A ZERO RATING because people don t just take money off of a tree.

If I could give them no stars, I would. Management is horrible and they dont care about their residents. If anyone is looking for an apartment, DO NOT RENT FROM SIMI!!! 1601 Sparkman Drive has mold that they refuse to take care of. Maintenance was shown a black spot on the wall and they claim it isn't mold. I have a cat that hid behind the water heater and developed a fungal infection immediately afterwords. I also had to put my 1 year old cat to sleep because the mold exacerbated his symptoms and they don't care. My cat that had the fungal infection is no longer feeling sick since moving out. I had acne on one side of my face that was itchy as well as an itchy scalp and constant headaches. I no longer have itchy acne, an itchy scalp or even headaches since I moved away from the mold. Please do NOT waste your money, time and health by renting from this company. They fired a previous employee for reporting some illegal stuff that was going on in the office. Also, maintenance is incompetant. If you do decide to rent, you will regret it.

The staff is absolutely amazing! They do what they can to help you get housed! They really care about meeting the needs of their residents. I really love my loft! This move was definitely worth it! I was refereed by a friend, and I after I got approved I told some of friends to check out their available listings! Many apartment complexes in the Huntsville area are not as friendly and helpful as Executive Hills. Maintenance is very friendly also!

The only good thing about these rentals is the price hence the two stars instead of one. You have to talk to a maintenance guy directly to get anything done. The office staff are incompetent and lazy. The old property manager, who is now the Regional Manager, needs some serious people skills. She is rude beyond measure! Getting anything done around here is worse than trying to get a law passed in Congress. But boy do they bug you and threaten you if you haven't paid rent.

Please do not rent from this company, the apartments are garbage and management is incompetent and that's putting it kindly. In a nutshell, they'll rent their units with all kinds of issues and have you request repairs after you have already settled in disrupting your life. Competent management rent units out only after a thorough inspection has been completed. After you leave, they'll come up with all kinds of bogus charges to steal your security deposit. I'm pursuing a law suit against them, is all I have to say. Avoid the stress and grief, rent elsewhere!!!
