I rent a 1-bedroom on Torrance Dr, and have been here for a few months.
I'll just do a simple pro's vs cons breakdown based on my experience so far.
Pros:
- low rent cost ($435/month)
- utility costs are low too ($15 water, $35 electric)
- the apartment is spacious and comfortable, with all the amenities one needs
- the landscaping is well-maintained and always in order
- the company responds quickly to complaints and maintenance requests
- they employ security personnel that patrol the properties
Cons:
- management routinely messes up my bills ie. overcharges (but they always manage to fix it when I complain about it)
- the neighbors are loud. Very loud. Honking, yelling, car alarms, etc. Expect to hear blasting rap music every time a vehicle enters or leaves your parking lot, accompanied by inordinate levels of loitering in parked cars (with rap music pounding of course)
- no washer or dryer in the unit (there are some nearby, but they are coin operated and dirty)
- Friday/Saturday night the parking lot is filled and your spot is taken
- the smell of weed is everywhere
- I've heard gun shots on several occasions (to be fair it may have been a nearby residential area and not Executive Hills)
- Dominoes will not deliver to my address after dark
My opinion:
Executive Hills is a well-run company with very friendly staff. But despite their best attempts to screen their tenants for illicit behavior, Executive Hills is overrun with trashy, sketchy people. If you are a college student like me who works/studies all the time, this place is fine - it's cheap, is close to several campuses (UAH 5 min, CCC 10 min), is near an Aldi and a Walmart, and is 15 min from Bridge St and 15 min from Downtown. Great stepping stone apartment. If you value peace and quiet, or have children, I wouldn't recommend this area. Like I said, it's not Executive Hills, it's the people who live here that are the problem. For a cheap apartment in a sort-of-ok part of town, you can't do better. I'd give it 5 stars for what it is if my neighbors were higher quality. Hope this helps.
