The mall to beat all malls. Upscale, luxurious but wonderful to saunter around. Everything you could need if your this side of the spectrum center.

Great shopping and restaurants! Open air mall with quaint sitting areas to take a break with kids. Amazing Santa for your kids Holiday pictures.

Lifestyle of the rich ! Great place to spend your money! They have tons of free parking! Indoor out door Restaurants, book stores, coffee shops, clothing stores, Apple store and Nike.

After my there hour tour, it was a good place to be stranded with the girl next door.

Very nice open air mall (life style center?? Let's be real, here). They really go for the top shelf with their shops and restaurants, and the end result is impeccable taste to accompany the fine layout and lovely views of the beach to the west, not to mention a thinned out crowd on account of there being so few "cheap" options. Beautiful fountain with a comfy seating area nearby as well. Wonderful place to spend an afternoon.

Great high end shopping center. Minutes from Newport Beach. Diverse selection of restaurants. If you're visiting OC, worth a drive to this center and the surrounding area

Took a relaxing stroll around with my toddler. Lots to see, fountains, koi fish and lots of dogs

I go to Whole Foods it has like two or three restaurants in it full bar pretty amazing and I like sushi Roku happy hour menu it's a still of a deal and the service great

EXCELLENT OUTDOOR MALL - with all the major stores and plenty of food options.

This mall is great overall and I love how dog friendly it is!

It is really different. Popular brand name stores, delicious foods of restaurants, and coffee shops. It is highly recommended

Expensive and superficial but a nice people watching venue.

Parking is pretty bad. But the mall is one of the higher end ones around. Recommend if you are looking for a luxury brand.

Such a beautiful place! Great shopping, great food and a great place to hang out! try baking Betty for a quick dessert.

Totally upscale place! Restaurants, clothing stores, Grocery store. Be prepared to spend $ though!

Easily one of the most aesthetically pleasing shopping malls. Overlooking the beautiful Newport Beach coastline, this shopping mall is kept very clean and has about every store you could want. From high end designer brands to more affordable brands to small unique shops, it has it all. Parking isn t too bad and all of this comes with some amazing views of the ocean. I would definitely say this is one of the better shopping malls and definitely recommend it over a similar Irvine Spectrum.

Hi end shopping with some great restaurants and shopping! Apple is also there! Dogs are welcomed, even have their own necessity area off to the side!

Came to stand in line at the Tesla store for an hour to sit in the Model 3. Also had an old iMac repaired at the Apple store. Really nice place with high end stores

Very relaxing out door mall with a large inside section as well. More high end stores.

This Mall is very busy, but well maintained. I love the fact that they actually have a team that will drive you through the parking lot from one end to the other, because of how far the mall extends. The variety of shops, and food is excellent.

Such a beautiful shopping mall. Brandy Melville is a great place to take.your teenage daughter to. Can get crowded because it is very popular amongst the younger crowd.

Very nice place. Parking is a challenge. Traffic was not courteous for pedestrians walking from parked cars to the mall. Few places to cross. Food court was good, nice, with adequate seating. Very expensive overall - very fancy. I felt underdressed which was uncomfortable. All the people there seemed very very wealthy or at least were trying to pretend it. Saw multiple Bentley cars in the parking lot. If you re easily intimidated, not your ball of wax here. Nice joint though.

Great vallet parking, nice location, they also have little carts that drive you to your car as well.

Had the best time at fashion island. There was so much for the little ones to see and do. It has a lot to out door activities and an amazing koi pond that my LO spent an hour hopping around. Lots to stairway, elevator, and escalator for people s different needs: I like that they have affordable restaurants like lemonade of which we enjoyed quite a bit. There s also an indoor food court that is socially distance and a guard to make sure everyone was in compliance/ gelato Paradiso was so yummy. This is definitely my new favorite mall in OC.

It's a great outdoor shopping mall. There's a movie theater, variety of restaurants and food places, department stores, bakeries, boutiques and outdoor events.

I came here expecting to shop around on a Saturday evening! Lucky to find that all shops close at 7:00 pm! That's is absolutely ridiculous and don't expect anyone to kindly open their doors so you can browse around at 6:59. They aren't having it! Over all disappointing and dissatisfactory experience!

Excellent stores, high quality products and great environment

A true Diamond of a shopping center. Beautiful shops and excellent places to eat all overlooking the Pacific Ocean at Newport Beach. There are fountains and a great Koi pond for the kids. All of the major anchors are represented. Very well done and has stood the test of time.

Went here to eat at Red O....our server was great...the manager was not very personable. A bit rude for my taste. Won't be returning here...

My first visit & Great Upscale Shops, Starbucks , Barnes & Nobles , Variety Restaurants & Ambience for Families , Couples < must check out website , Koi ponds, Entertainment & Coolest Water fountains. Beach is just a few minutes drive !

Our family enjoys it here. The multitude of water features keep the kids entertained. The quality of stores is unmatched in the area. There are also several dinning options from casual to elegant. It's a great place to shop and stroll.
