We have had the pleasure of working with MenRes recently after a debacle with another property management company. To be honest, we were desperate and disheartened with the ineffectiveness of the other company. MenRes came on board, literally and figuratively, and has sorted out so many errors, flaws and omissions as well as moving forward with a hearty task list for builder and for our community. They are absolutely awesome!!!!! The service is incredible and our condo is now in very capable, expert, willing, honest and loyal hands!

Management endorses unprofessionalism with their modest attempts at using various methods of bullying, and pulling various tactics to set others up for failure.

From Senior Management, to Property Managers, filtering down to their Admins; all of which are openly corrupted and will their utmost best to set others up for failure in order to complete their agenda for their own advantage.

In summary; Management is completely dishonest, corrupted, unprofessional, demeaning, display openly poor people skills, and encourages bullying, even after it has been addressed openly.

Those that work for this company will read this and will know exactly who they are and will definitely acknowledge that this is in fact 100% true.

I live in the Harbour Plaza West and I enjoy very much living there. The staff is friendly and always doing their best to be help. I've had some renovations done to my unit a couple of times and dealt with the property management. Lucy was extremely helpful and prompt to address to my concerns. She made sure that the process was smooth and that the staff was aware of the renos. She was also open to any feedback and asked me what they can do to improve the process for other residents in the future. If you have concerns, I recommend you reach out to the property management and I'm sure that they will do the best they can to help. Thank you ! - Adam

Okay, I moved in October 4th and wrote tenancy form with owner. Concierge manger told me it will take two business days. I am still waiting. I have no clue what is so hard about putting name on the system. heating system is broken and I can t request it, because I am not on the system. If I miss my key, I cannot do anything, because I am not on the system. Thank you for great time Menres. I wish i can give them 0 star. Dont even deserve one.

Where to even begin. I'm just going to have to lis...

Where to even begin. I'm just going to have to list all the problems numerically otherwise I'll be here forever. TL:DR at the bottom.

1. Ever since we've moved in, our first floor toilet has not worked properly (constantly running). We opened a ticket back in MARCH , someone came and said it was just dirty so they cleaned it and left. It was not fixed (they didn't even wait 5 minutes to see). They closed the ticket and ofc we opened another one, but they continually closed the tickets and would not come to check again.


4. When we called them to replace the garage opener we were redirected MULTIPLE times before we were put on this phone with a lady who LITERALLY said "What? I don't want to help you. Call someone else." and hung up on us. When we finally got a hold of someone competent enough to give us the garage opener, they actually told us we had to pay 100$ for a new one (even though the one they gave us broke withing 3 or 4 uses.) In the end, my boyfriend explained how ridiculous it was and refused to pay it so they gave us a new one.

Those were the major things.

Some more minor things were:
A. There were several things unfinished inside the house before we moved in. ie) The upstairs bathroom door would only open halfway, the newel cap was not attatched to the banister, some tile near the bathtub was missing.
B. There were many scratches all over the house which, according to them, is our fault (even though we reported them the day we moved in and took photos and hadn't moved a lick of furniture in lol)

TL;DR. These people are lazy, rude, sneaky, unreliable, and you should think twice before doing business with them.

I moved into Harbour Plaza in late 2017 and for four months had to listen to a wailing noise through the vents, which turned out to be due to defective engineering of the balcony. The amount of time it took to fix this problem was alarmingly slow. Being on the upper floors, the noise was extremely loud and I considered moving to a hotel so that I would be able to sleep.

When they were managing Bloom Park Towns, they did not maintain the landscaping EXCEPT for the area right in front of the management office. There were (and still are) dead plants and dead grass all over the property that have not been removed and replaced for two years. They also increased maintenance fees 2-3 times and charged a $1K + special assessment when they were not even maintaining the property! They are no longer managing the property so maybe they just chose to ignore maintenance until they passed along the management to someone else... not that the new management is doing anything either (FirstService Residential).

Constantly being treated a nuisance and complainer...

Constantly being treated a nuisance and complainer by property management. Due to the poor workmanship throughout, they have apparently been struggling to keep up with all the service requests and making it a big deal about it as if tenants/owners are complainers and not being cooperative.

It is clear that this company does not have experience managing properties as they keep indicating to those that put in a service request that we need to be patient as there are multiple units in this building. This building is similar to a number of condo developments that have gone up over the last few years.

Spoke to one of the representatives who thought it was hilarious and that people were stupid for complaining about cigarette and marijuana smells coming into their units from other units. He indicated that these people obviously hadn't thought through what living in a condo meant. I mentioned this to several of my colleagues who than proceeded to forward me emails from their management boards and take pictures of posters posted in their condos (ICE and Studio condos) that indicated that marijuana was not yet legal and smokers should be mindful of their neighbours. This is just one example, they often indicate that they have a number of requests and that we cannot expect these issues to be rectified in a timely manner - the problem is always external (tenant/owner), it has nothing to do with the workmanship of the building or poor internal processes in managing the requests.

Menkes has a good name, but they are ruining it by...

Menkes has a good name, but they are ruining it by getting into property management. They are clearly not fit for property management.

The new building at 88 Harbour has multiple problems and no answers:

1. Staff are completely unaware and unable to answer questions
2. There are issues with wind tunnels in the building leading to constant noise in units
3. There is no Canada Post delivery in this building! Canada Post says that they are having major issues with the management here. Concierge told me it's b/c they have no where to put parcels (this wasn't well planned out!)

I would suggest people stay away from this building and 100 Harbour

The property manager Lucy Ulisse is very friendly and efficient in the response to all questions I have had. My move in and out went pretty smooth at the Harbour Plaza. The security staffs are extremely helpful and nice. I love Harbour Plaza, grand lobby, super amenities, wonderful people around.

Lucy is the sweetest and most understanding proper...

Lucy is the sweetest and most understanding property manager ever. It is quite obvious that she is really dedicated to protecting our condo (100 Harbour Street) from uninvited guests/ non-residents by the way she trains the concierge and security guards. This is really important for the safety of the other residents and I am so appreciative of how she has helped me handle the two terrible tenant situations I have had!

I needed help from Property Management of Dwell City Towns in Etobicoke for few things. Have sent many emails. Have called many times. Have left many voice mails. No response at all. It seems they don't exist!! And they charge $400 per month!!!! Totally unprofessional, totally irresponsible.

Security staff at 100 Harbour are very friendly and welcoming, always saying hello and happy to help with questions. The online resident system is very useful for booking elevators and also receiving building notifications. There are definitely some building-specific issues that management is aware of, and hopefully these will be resolved (parcel receipt specifically). Be aware that guest parking is in a nearby building and will cost you, and there are no short-term stopping spots (for if someone wants to help you bring your groceries up). All in all, I had a smooth move in and am happy with my unit.

My experience with 100 Harbour Plaza west Tower has been wonderful.Lucy and Bilal are easy to approach, courteous and respectful.They are pretty efficent in thier response.Considering the size,Location and number of units in the building ,I think they are doing a great job.Lucy and Bilal..You guys are wonderful. regards.

NEVER TRUST this company they will LIE to you an...

NEVER TRUST this company they will LIE to you and not take any responsibility ! We had a flood in our garage , we went downstairs to ask where to move our car . The Property manager LUCY told us to park at One York and that we didn t have to worry about the cost . She said that in front of everyone including our board of director , and told him to come with us to OneYork and ask the security to open the gates so that we can move the car there . Days later I emailed her about reimbursement , no reply so I called . She pick up and right away was very rude and defensive , at one point I had to tell her to stop yelling at me . She kept denying everything even though we have witnesses . I could have parked somewhere and not rack up over $100 in parking cost but because she lied and told us to park there we now have to pay out of pocket . What is EVEN WORST is that if she knew she made a mistake she should have emailed everyone right away to move our cars or pay ourselves , she didn t do any of that and now I heard P1 at ONEYORK is flooded. So any damage to our car is basically LUCY S fault !!!! Stay away !!! Never trust her she will deny everything , it s a shame this company hired her in the first place !!!
