Once you move out, they charge you $79.45 for a water bill!!!! That is BS (HARBOR BEACH, ORLANDO FL). Then they do not respond to your messages. Also, the apartments are always full of roaches!!! The exterminator only feeds it happy juice! And they do not care!

I have lived at three McKinley properties and found he attentiveness of the staff, maintenance and management to be worlds ahead of other non-mckinley properties that I have lived at in Ann Arbor and Ypsilanti. When I was 8 months pregnant and our AC went out they sent someone out on a Saturday evening and treated it like an emergency. All of our maintenance issues were addressed same day. Contrary to what other reviews are saying, I honestly love living with McKinley. In fact, I loved it so much I decided to work for them and can honestly say that when I decided to go back to work after my son was born I chose to work for them because they exemplify the values that I strive for in my own life, and the things that are important to me. My entire experience of the was overwhelmingly positive as a resident and so far as an employee as well. Our residents are the reason we even have a job and we take it seriously. To address some of the complaints that I read below: Rental rates do change without notice during the busy season (this is not a lie) when you move in you don't pay your water/trash sewer bill for two months, so you have a balance when you move out. If you don't provide a forwarding address it makes it hard to get any refund checks or mail you a bill. I have even heard this in my own work with McKinley and I makes me crazy, the person who can help you get your deposit is a real human being who takes lunches and gets sick; and even has to talk on the phone or in person with other people who view their issue just as important as yours. We do not avoid anyone that I have seen and respond to all phone calls and emails in the order they are received to be fair. And there are sometimes issues that cannot be immediately resolved and require a fair amount of research. If you moved out two years ago and you're trying to figure out what your past due amount is or why you can't get a landlord reference or whatever the case maybe it does require quite a bit of research for somebody on our end, and unfortunately if court proceedings were filed for an eviction for nonpayment of rent no matter how much you would like us to make it go away we can't make it go away. It's a public record at that point. There are always going to be limitations in customer service delivery, but I genuinely feel that McKinley does care about its residents and at no point in my training have I ever been told by any manager or coworker to ignore the needs of my residents. I have been trained to go above and beyond to take care of my residents and to do everything reasonably within my power to make sure they know that we are invested in them.

The rental office people are rude. Calling about a problem they take forever to send maintenance out. Main problem in my building is pests. Lady above me has like 8 or 9 people in a 2 bedroom. Lady across from her has 2kids and 6 pets ( 4 cats 2 dogs) and spraying one apartment in building isnt helping. For some reason carpet in 2nd (my kids room) bedroom is wet. So mildew and mold is growing in there. We're leaving if problem isn't fixed today. My kids are 1and 2 and im currently 7 months pregnant we cant breathe that stuff in. Its dangerous. Also can't have pests crawling on my children. Rent money will be in escrow account till everything is fixed. We pay 850 plus that bill that comes with the rent which is almost 920 most months. We pay too much for the problems we are having. Im calling around to see what i can do legally. My kids get sick, you guys will have to deal with a very pissed of mother of 2 and a half children and it wont be pretty wether its legally or verbally to get these things fixed. Ill go above corporate and call bbb. You only have till 5 to fix problem or im calling in the morning.

My experience of McKinley is that it is really clear from the corporate level that the communities are not to spend any money for upgrades, appropriate snow removal services, or staff training. I cannot fault the staff. It's really obvious that the McKinley system is based on the philosophy "We don't spend money." I can't imagine that the employees are very happy. It doesn't appear that the managers have authority to do what really needs to be done. The rents are expensive and in a town like Ann Arbor, MI where housing is always tight, I guess they can keep the buildings full. But is this really the reputation that one of the Regents of the University of Michigan wants for the company he founded? In the same town where Zingerman's provides such excellent customer service and the staff could go through Zing Training? Sadly, all the customer service training in the world won't do much if corporate doesn't give each property what it needs to provide top-notch service. I like my apartment and its location. My neighbors are nice. This could be an outstanding property given the resources it requires for staff and upgrades.

Awful experience....no one ever answered at leasing office and zero customer service. I couldn't wait to move out at the end of my lease and now I'm waiting for a refund of my deposit and cannot get an answer on that. Avoid all of their properties.

Do NOT rent from McKinley properties! They are money hungry and will charge you for everything possible (water, trash, electricity, heat, rent). They have a reputation in the community for being a slumlord and have hit their residents with a $100-$200 rent increase last year AND this year, even after the COVID-19 pandemic! Their idea of helping residents was to offer a 5% discount on rent... but then send out notices the following month that rent is going up $100 if they want to renew their lease. The properties are old and outdated for what they re charging in rent and they do NOT care about their residents! Hundreds of complaints have been made and they DO NOT CARE. No one can afford a $100 rent increase every year, especially after this pandemic. If they cared about their residents, they would not increase at all this next year so people can get back on their feet, but instead, their putting people out of their homes because they want a big payday. AVOID AT ALL COSTS.. trust me! Save yourself the trouble and rent somewhere that values their residents.

They allowed me to break my lease in order to move to another of their properties out of state then tried to say that I moved without notice. I was late four times in two years due to personal problems and they filed for eviction which I understand, but they refuse to give me proof that I made good on all my leases and was never evicted. Can't ever reach anyone, I call the leasing office and the person in charge of the account is gone to lunch. Don't rent from them.

Mckinley is a horrible community and there corporate office is even worse than management. I recently had issues on my ledger where I paid a $500 dollar deposit that was never applied to the system as a deposit. In addition to that I paid a holding fee of $100 dollars that was never applied to my rent however sat on my account in the system as a application fee when they waived my $40 dollar application fee Tried speaking with them about this matter they continued to avoid me and only speak with me VIA email and the day i do try to speak with the manger he is rude and tried to force me out of my lease why is it that Mckinley is still in business and no one has got a lawsuit against them. They do not need to be in business they are all about money and not about the community they should not be allowed they have horrible reviews in every city. I wish I did my research before moving in The Courts they stole money from me not once but twice and is trying to force me to clean up there mess. I even reached out to there headquarters and they only ignore me the whole time and act as if they do not see me calling them.

I have lived at one of the Mckinley apartment communities for a year and have nothing but wonderful things to say about the community and the management. Maintenance is prompt with all requests and makes sure any issues are taken care of. The grounds are well maintained in all seasons, and the management (shout-out to Gemma who is the BEST community manager I have ever rented from!) stays in communication constantly regarding all community needs. They have even been super generous during the current pandemic, offering all tenants different options to help ease the financial burden that many are experiencing, such as rent discounts with timely payments, eliminating fees for credit card payments, etc. If you are looking for a well-maintained, comfortable place to live, look no further!

BEWARE! These folks state one rental price then increase it without any notice before you have the opportunity to sign the paperwork. We were quoted a monthly rental rate and NEVER told it was for a limited time. Two days later when we had made a decision it was increased. As an explanation, the sales associate actually said they never know when the rates will increase. As a salesperson, I know this cannot be the case. This is outrageous and I can't believe they get away with it. Unacceptable and poor business model.

We waited A MONTH for them to fill a hole in our ceiling that THEY MADE. Google won't let me give negative stars. Never do business with Mckinley, they're worthless scum.

This is a horrible company, I signed a new lease with the contingency of a whole lot of repairs and then they never did any repairs and refused to do them. I agreed to move out instead of suing and then they put a $2500 collection on me so I am going to litigate.

My partner and I have lived in The Villas just under 5 months and the main door to our apartment building has been broken at least once a month.
Maintenance takes over a week to get to your problems and even then doesn't reach out to you to see how they did or even give you a call to let you know when they will be out to fix items.
Honestly avoid McKinley if at all possible. They are just trying to get every penny out of you that they can.

These people don t care about the well being of their tenants whether you pay rent or not! HUD tells you to call corporate for complaints, yet the voicemail of the corporate office is full! Between mice coming through the vents leaving dropping s everywhere or ants coming through tiny holes in the walls,crawling on the floor and kitchen counters,this is a very uncomfortable living situation. I have a curious one-year-old crawling around and putting things in his mouth and I m scared he will consume the wrong thing one of these days. I have been more than patient with management about these reoccurring issues and it s becoming very frustrating. I refuse to keep paying rent at a place with substandard living conditions. HUD should be more diligent and start investigating McKinley s properties.

I would give a worse review but there are a few decent workers for the company. Its sad that a company that makes 500 million average a year can't afford to put salt buckets where they make sense. I have 3 elderly lady's on my(1st) floor. I don't know what happened but the quality here is trash. Snow plow, May as well be a mythical creature. I do more shoveling then I see there maintenance do. Is it our issue the complex stupidly fired there maintenance crew before snow season I think not. Used to love living here now I cant wait for my lease to be over. We pay for services they struggle to pprovide do your parents and grandparents favors don't entrust there well being to a McKinley operated complex.
I also love how they fight with elderly residents because they don't want to fall and be hurt on the ramp and handicap parking areas they provide.
The last two snow seasons this complex has gone dreadfully down the wrong path.
Not like anyone reading the reviews will do anything besides laugh and probably shrug it off.

I live in Savannah apartments in Gainesville, Fl. I have been trying to reach the corporate office for days now without success. I have only lived in Savannah for 6 months and had my vehicle broken into twice as well as watched numerous times as cops have arrived after a motorcycle was stolen or other car was broken into. This community is not safe and they do not care about their residents. The corporation is unethical and are not willing to even go as far as to follow their own lease agreement of which I found someone to take over my apartment as part of my lease and the leasing agent offered them a better special and took them right out from under me. I have a disability and do not feel safe in the community. Do not move into a McKinley property! You will not have access to call or contact them if you need help! They will not answer. The front office where I live refused to disclose information to me at all about the corporate office as if they were hiding something from their residents.

A light pole in one of the parking lots leased by these people fell on my car and totaled my car on the spot... now I have had to come out of pocket for a new car as well as miss days at work and now I have bills piling up from the incident itself. This accident happened back in September and here it is January and I literally have NEVER spoken to any of the people involved with McKinley. I am not surprised to hear that their own insurance company cant even get ahold of them either. So if you need a company to manage your property or even need to rent do not under any circumstances ever choose to deal with this company or any of the people involved with them. Apparently I am not the only one who has had problems with them and I am definitely not surprised to hear the negativity.

I was told in an email to had to sign a promise to pay for an amount I didn't have on my NWP bill, mine said $156, they said "sorry, it's actually $850" They told me if I signed something I wouldn't be taken to court. I refused to sign so they added $173 in court fees for filing against me. Blackmail? Yeah I've been a tenant for 3 1/2 years. I'm leaving after this lease is up. Wonder when a good lawyer will investigate this.

GLENCOE HILLS is the ABSOLUTE WORSE. I pay $2,000.00/month CASH not WELFARE and I came home FRIDAY to the outside door looks being changed with NO notice at all. The ONLY response from management is "we're sorry".

THESE ID10T's think it makes sense to re-key the locks for the convenience of maintenance who may NEVER actually have to enter the building at the INCONVENIENCE of the actual residents of the building.

Can I give half a star? State St Village apartments have had my car towed TWICE in the three months that I have been a resident...and have done nothing to make it right. Apparently this is a recurring issue across all properties where there is not enough parking allocated for each resident. Do you want reliable maintenance too? Then don't rent Mckinley. Do you want your call to be answered when you call your leasing office? Then don't rent Mckinley.

I would give them negative stars if I could. My boyfriend and I had to break a lease after one of their completely incompetent employees gave us the wrong number apartment on our lease. This massive mistake cost us over $1000. The staff was rude and did NOT take responsibility for their mistakes, we never even got an apology. BE VERY CAREFUL and really cover yourself legally if you chose to rent from these people. They are a large company that obviously only want your money and care nothing for your well-being or happiness. We will NEVER rent from one of their properties again.

We haven't even rented and we already hate the staff. To be fair they have called me back but I'm busy with school and work. I missed their phone calls twice but I literally called back within 5 minutes. No answer. I usually prefer email but they just send you generic pre-typed emails. They won't answer any of your questions through email. It sucks because my fiance and I were very interested in renting from them.

Absolutely nothing but horror stories when it comes to maintenance, building security, or even just treating tenants like human beings. They are here to get rich, not build any sort of viable or healthy environment in our community. Shameless slumlords.
