The finishes are as good as any apartment building in Dubai. Location is fantastic and staff are extremely responsive. There were teething issues during the construction of the office space on levels 3-11 and while Zabeel House was yet to open but most of those issues have been resolved.

This building is full of mold and many floors smell heavily of smoke. This may be an infrastructural issue with either leaky pipes. Poor management. The units are nicely laid out with good views but it seems very unhealthy for whoever wants a decent living situation. Skip.
Great location, esp the access to SZR north. New building with good finishing. Also lots of new restaurants and stores opening in this building for your convenience.
HOWEVER, as I resident I would need to warn any future resident of two things. 1) ongoing construction and management will not tell you when it will stop. This is horrendous if you have a baby. Very difficult to take daytime naps. 2) lots of pests. In the four different buildings I ve lived in Dubai, I ve never experience an ant problem. These ants come from the drains so no matter how clean you are, they come.
Lived there for 1 year, my advice: stay away from this building and specially its management (Ishraqah). First of all, they're trying to sell the building as high-end, luxury, good finishing. What luxury building has a water heater too small in bathroom so it's impossible to have a bath? Hot water is hardly enough to take a quick shower. After that you need to wash with cold water. I'm also wondering what kind of good finishing is that when the drain in the shower is the highest point... Let's not mention all the rest and the continuous emails from the management informing there will be maintenance in the building and they're sorry for the inconvenience. If still thinking about moving there, let's talk about the unprofessional behavior of the management of the building. For example you need to threaten them to report them to RERA for not giving you the keys of the flat even though all the cheques have been debited. Same issues after leaving the unit, they find all the excuses not to give you back the deposit on time. In a nutshell, stay away except if you're ready to be ripped off just because there is a coffee club and a costa cafe downstairs...
Been living here for the past 11 months. Counting the days till we move out in a couple of weeks! This is the worst building I've lived in in the past 10 years I've spent in Dubai.
Poor quality finishing found everywhere from the kitchen to the bathroom. The drain in the shower is at a higher point so you always get puddles in the shower. Make sure you have a squeegee and use it in the shower.
And we get rusty water - it's so bad that our clothes have been completely ruined. I've filed a number of complaints, but I keep hearing the same excuse - "well, no one has complained to us, so the problem must be in your apartment." It may be so, but take a look at tens of white shirts and undershirts that have turned yellow and been ruined. The only solution I think is to get the hell out of here asap.
I would advise you to stay away from this building IF you think you are moving into a luxury building. The posted rent prices suggest it's of high quality but you will be disappointed.
