The last neg review was definitely accurate. I don't recommend Rio Verde for RV parking. Be careful what credit card you give them. This place does not value their paying customers. We had reservations for Sun to Sun. Office is closed on Sunday, so we were told to come to the office to pay on Monday, which I commented we wanted to pay cash anyway. They charged our Credit Card on SAT, before we even arrived. The spot we were given was TOO SMALL for our 38 ft RV. My observation is that most of the spaces are very small. A tight squeeze for most RV's over 30 feet. We moved to an almost adequate size space for our RV, and informed them via email. Our back end is right up to the edge of the cliff over the river. The lawn care guy grumbled at us saying we are not supposed to be here. Then he glaring at us when he speeds by. I called the office and the staff member wanted us to move the RV, but we were already settled in. She said she would tell the other reservation for this spot that we like it better and refuse to move.?? She also says the lawn care guy is very religious and is incapable of the glaring looks I mentioned. You can count on us to NOT STAY HERE AGAIN. We'll be checking the other RV parks in the area for next week's stay!!!

Our family of four stayed in a tiny home one night as we explored the Sedona area before heading to the Grand Canyon. We were very pleased. It was very clean, well stocked and in a beautiful setting. It was perfect for us.

Customer service was amazing! I would rate it a 5. However, the pictures on their website are misleading. It's a perfect place if you wanted to drive and explore Jerome, Sedona, Cottonwood, and National Parks.

Staff friendly and helpful but rv park has no landscaping or focal points like Trees or shrubs separating rv's. Feels like you are staying at a dusty rock quarry. ALSO...i only found out online just prior to coming that the arsenic level at this park is 3x the acceptable limit! BRING DRINKING WATER OF YOUR OWN.

Don't let first impressions fool you - this is an awesome little park for the location and price can't be beat. Old reviews are out dated because showers are clean! We had at a nice river spot and people were friendly. So much to do and see!

Our stay for 2 weeks at Rio Verde RV Park was wonderful. The site near the river was shady in afternoon, facilities clean and in good repair. Paul and Mindy were always friendly, helpful, and experts in the area of the red hills. An absolutely awesome park - - thank you!

I stayed here in May 2020. I loved it. Stayed in a Tiny Home at the front of the park because I was volunteering at ECO farm just down the road. The park felt very safe, and was quiet at night. The tiny home was so much fun. Stove, toilet, shower, lights and fan all worked perfectly. I'd definitely stay here again.

On my last visit to Sedona, I stayed in one of the tiny houses at the Rio Verde RV Park. It was a great alternative to staying at a hotel/motel. All the amenities of home but scaled down. Loved the tiny house. Would recommend staying here!!

Friendly and helpful staff and a great central location for exploring the Sedona/Jerome area. This was a perfect location for our Jeep club to meet up at for our annual out-of-state event.

Awesome experience! I stayed in a Tiny Home, which had much more than I expected for such a portable unit. There was an upstairs bed compartment, shower, bathroom, kitchen, etc. and it was more than enough for the three of us who lived there for a week. Also, being next to the Verde River was also quite a treat! Just a few steps, and you were already at the river. Great place to relax, enjoy the outdoor and immerse yourself in the serenity of all Mother Nature has to offer! Also, tons of wildlife to see. ;)

Rio Verde RV Park is a terribly managed, dump. There's a sad shower house with only one shower for each gender and an awful laundry space. For the amount of money you will spend here, youre better off going elsewhere. The only thing the rv park has going for it, is its location along the river and proximity to sedona. Other than that it's a waste of money.
[My personal experience] The new management that stepped in this year was rude, irrational and unjust. In March of this year, they demanded that we leave our year-long spot with only a short notice. In normal times this would be a little stressful, but managable. However, we were being evicted during the COVID-19 PANDEMIC. Not only was this potentially illegal, but absolutely unfair considering we were quiet, respectful tenants that ALWAYS paid their rent on time. We never asked for anything special and were even content not having new gravel spread across our spot (even though every other rv spot got a fresh coat except us). I hate that I even have to leave a review like this, but these people were bad. I DO want to say that the 2 maintenance men on property are absolute joys and need a raise for the amount of work they do to keep this place looking halfway decent. Being paid close to minimum wage they deserve better. I hope this was helpful and maybe can give you an insight in how this business works.

Very nice and clean with full hookups, alot of road noise during the day and evening but by 9 PM it gets much quieter. They sell propane to refill your RV or portable tanks. They do have dry camping (No dump, No water. No electric) for $20 a night. You may use the entire park amenities when dry camping. This park is centrally located to many places and only 20 minutes south of Sedona. There is a OHV rental in dry camping parking lot. Cottonwood, AZ is a nice size town with everything you need.

We arrived after 5. The office was not open and no one was available to assist us or provide information. The roadways are narrow and difficult to traverse (upon arriving, the first thing we saw was another RV back into a guardrail.) The spot we were assigned was not reasonably accessible to an RV of our size. Also, there did not seem to be any oversight of the grounds and I did not feel safe given my observations of how other guests were behaving. For these reasons, we left the park and did not stay the evening.

Love this place. It looks a little bit old but the shade trees in the front area were great and there is a river trail that was pleasant and easy to walk. The area is beautiful and the price seemed fair, especially for the short distance to Sedona. The location is about 20 min from Sedona, 20 min from Jerome and 20 min from the casino, and just a few minutes from the grocery store and everything happening in old town Cottonwood.

We stayed 3 nights at a river site and it was very quiet. Clean well kept restroom and laundry, also good wifi even at the back of the park away from the office. The staff at the office was friendly and helpful. They also have a tent area in a nice green meadow along the river. We may bring a tent next time but either way I definitely recommend this park and I will be back!

I was pleasantly surprised by the entire experience at the Rio Verde RV Park. We stayed in their "tiny houses"- I believe they currently have 8 of them tucked in the back of the park overlooking the river. The tiny houses were definitely small, but they were very comfortable and clean. The loft bed affords some privacy and with high ceilings, rustic wooden interiors, ceiling fans and plenty of windows, they feel as roomy and spacious as you could want. I'd say they are perfect for 2 or 3 people who want to be close to nature while still enjoying most of the comforts of home.

The Verde River flows about 100 yards below the tiny homes and this time of year, with the monsoon rains, it was swift and powerful. The trees and scrublands alongside it were bright green and inviting, and each afternoon thunderstorms rolled in over the mountains, giving us a break from the July heat. One of my favorite memories is dozing in the suprisingly comfy bed, listening to the trees swaying in the wind as a storm rolled in. Part of the joy of being in such a simple home is feeling connected to the nature around you. But for those who prefer a little less nature and a little more modern convenience, the tiny houses are equipped with air conditioning units.

There's an impressive hill across from the tiny houses that I've heard contains native american ruins. It's definitely an interesting place to explore, and from the Rio Verde RV Park it's only about 25 minutes into Uptown Sedona or, heading the other, maybe 30 minutes to Jerome. I would highly recommend checking it out- the staff were friendly and helpful and there's a cool ECO center just next door that does yoga classes and education about sustainable farming. I look forward to visiting again sometime!

Due to covid19 we had to leave early as everything was closing and government order to return to Canada. We notified the owner 3 day prior that we were leaving and set out for home. We have been refused our refund for our last five days stay. I find this greedy and not client friendly. we stayed at a premiere site along a muddy unpicturesque river with no trail access.

We booked a two day stay. Our fifth wheel is 37 feet long and I was told to go up a long road and at the end there was a turn around. This is also a dead end. When we got up there it was almost impossible to turn around. Tiny home people park their vehicles in front making it very tight. I spent 30 minutes backing up and over and over again to finally get down to our back in site. I do have a slider hitch and even with it, it was still tight. When we got to the back in site, I could tell it was going to be impossible to fit.
Went to the office to let them know and that we'd have to find another spot. They didn't have anything available, so I said we would have to go somewhere else and asked for my money back. Was told that I couldn't get all my money back and that I'd have to forfeit 40 dollars.
One of the workers was in the office and mentioned there was a 30ft site that we could back into and at the end was a drop off, so he felt we could back in and have the rear of our rig hang over.
Well it worked, so we stayed.
This park is very dirty and the dirt is like talcum powder, very fine and when the wind blows it's a mess.
Also there were loose dogs running in the park and feral cats all over the place.
The speed limit is 5mph but those who live there permanently speed in and out all the time, throwing up the dust.
Many of the permanent folks have trash all over the place around their rigs.
The electrical box that only had a 30amp plug, looked a 100 years old. When I opened it, it was full of dead leaves. The main issue was that it didn't have a breaker, so when you plugged in you were live. Our Satellite dish on top of our rig hasn't worked correctly since.
We've been RVing for 20 years and this was our worst experience.
What's sad is that this park really has potential, and if cleaned up, the speed limit enforced and having permanent units cleaned up, plus making sure there aren't animals running loose, it would be a nice place, and last but not least, replace the old worn out electrical hookups.

Great location! Minutes from shopping, lots of shade trees, right on the Verde River! Casey and her staff is very accommodating. We had a lot of questions and they made sure to spend the time explaining everything to us. With full hook ups, onsite propane refills, a public restroom including showers, laundry facilities and public "party" area we could stay here forever!

(Caveat : my account for Google reviews must have been hacked and they might come for you too.) ......anywho.....here is my review for Rio Verde RV Park.....this park is close to Sedona and a ton of bars. This staff was very friendly and some of the best people I've ever met. Im sure you will enjoy this place as much as I did.

From what we have been told this park has gone through major improvements. Gravel roads lead to level shady sites in the main area. Not as much shade along the river. But you get that river flowing sound instead. The restrooms are closed due to Covid but that's why we have a bathroom in our rigs right? The river is always cool because it flows quickly. Perfect for a tube or kayak. Tons of hiking right on and from the property. Be sure to stop for a sunset at the meditation platforms they have built on the hillside.

Constant foul smell of sewer. Very low water pressure. 15psi most of the time with a very rare 30psi max. Expect to keep filling your holding tank and using your on board water pump to get a decent shower. The office staff is very friendly and helpful though. There was a tiny house construction project going on when we were staying here. The workers would start with their power tools at 7am. We complained about the noise and the next day the tiny house was gone. The last gripe I have is the constant traffic that goes through the park. The gravely dirt road makes even the lightest cars sound like an excavator is driving by. This is the first rv park we have ever stayed in and I have to say its left a pretty sour taste in our mouths. Pun intended.

The upgrades done are so much nicer than last year. New gravel, picnic tables with umbrellas and fire pits at each site. Bathrooms are closed due to Covid19 but will open again. Hand rails on the steps leading to the creek are greatly needed. Stairs are to steep. Looking forward to camping there again soon

I just want to let anyone looking for a place to stay, this is a hidden little gem. The staff was awesome and very friendly all the campers whether there for awhile or just for a few days were all welcoming. It was so peaceful and relaxing overseeing the river just from where we were camping at. We will definitely be back and recommend this place to anyone!

All roads lead to RioVerde RVPark...if yours doesn t - change your plans!!! This park truly knows the meaning of customer service . Anytime I needed help with something, someone was available. I was there during the pandemic so no events were scheduled and bathrooms and showers were closed, but daily attendance to the cleanliness of the park was never neglected. Our stay the RioVerde RV Park was an extremely satisfying and pleasant experience. We highly recommend this park if you are in the area.

Very nice little get away, our RV spot was shaded, gravel was perfectly level and the grounds were spotless. Everyone was nice. Will definitely go back again. Try to stay near the water, we were up closer to the office which was great too, but the sounds of the river are beautiful. There is plenty to do or not do. Relax it s vacation

I stayed at Rio Verde the park for six days. It was my first time experiencing a tiny house. It had everything I needed from cooking, showering, and sleeping. Outside, they provided a nice space with a BBQ grill, and picnic table.
On the property, there are hiking trails that take you up a hill for a great view of the surrounding area. If you like to Kayak, bring it, you can drop it in right there in the river. Restaurants and stores are close by .
Take a drive into old Cottonwood town for a burger and shake. it was so good at Bings. Overall, it was one of the best parks I've ever stayed at. Check it out.

This park is lovely and has been improved greatly since my first visit in December 2019. The management team of Kristen and Dan is incredible as well as the group of work campers and employees they have drawn together. It used to be muddy and dusty, now there is a great bed of gravel, the trees are trimmed and bathrooms are clean and freshly painted. Have to leave soon and look forward to returning another day!

Would be 2 stars except for its durability (is that a word?) to Sedona. Sedona and the rock formations, hiking, and swimming are amazing.

RV site is like a big gravel pit with power, sewer and water. While water pressure is great, it does have 3 times acceptable level of arsenic in it. Bring your own water for drinking. Hope it's ok to shower in, otherwise I be melting soon.

The staff here is very friendly, knowledgeable and accommodating. Our site was on the river and had a great view. The park is quiet and conveniently located ... Close to shopping and activities. The laundry room is small but everything works. We did not use the showers.
There are javalina roaming at night so be sure you keep your dog leashed on that last dog walk!
The water quality in the area (not just this park) does test 3x epa limits for arsenic but not considered a health risk. We just went to Walmart and bought a zerowater jug which specifically addresses this concern. Your normal Britax, PUR or camco do not not. I do think that the park should advise guests upon checking in. I just happened to have seen the report on the bulletin board behind me while I was checking in.

No seeums were a problem. Otherwise it's not a bad place even though most of the guests were full time residents. We would probably stay here again.

My friend and I stayed at the beautiful RV Park in a Yellow tiny home next to the river. The park is clean and quiet. The tiny home is Oak and feels like you are sleeping in the woods but have the comfort of beds, shower, and kitchenette! A great place to stay in nature and travel to nearby Sedona and vertexes! I give this place 5 stars!!!

This park is an OK place to stay. BUT, the WiFI is pathetic. Also, IF you want cable tv requires a cable box. (NOT parks problem, thank Cable One). There are some nice sites, ours required a lot of leveling and was a tight fit, and that was with a 25' trailer.

We had a wonderful 3 week stay at this park! All the staff was extremely friendly and you could tell they were very proud of what they did. They were working hard everyday to make improvements and had some great ideas for the future. We enjoyed the walking paths and spending some time down by the river as well! Easy commute to lots of hiking and into Sedona, Jerome and downtown Cottonwood. We would definitely stay here again!

friendly staff, water lines froze twice, claimed to have cable but did not. Wifi terrible. recycle bins overflowing and obviously from the smell there was garbage in the bin. There was a notice of the water having excess arsenic in it but not to worry because it wont kill you apparently. On the plus side it is in a nice location by the river.

A hidden gem filled with all kinds of Arizona wildlife, being on the river and everything. Roomy places to park your rig, and tiny houses have been going up for Air b&b rentals. Close proximity to all the touristy things to do, Sedona, Jerome and atv rentals from the park as well.

We placed a reservation with this park approx 3 weeks prior to arrival because we were to wait before space 5 would come available. The person that helped said that we would be getting her old spot which we would "love". It was close to the bathrooms, have wi-fi, 50 amp service and a place to park two vehicles which were my criteria. My disabled husband and I packed up and traveled here with great excitement and anticipation to stay at least through the summer if not permanently in Cottonwood and this park. We drove 8 hours and when we finally arrived, we were told that we had been moved to a 30 amp site far away from the restrooms and next to a tenant that has what seemed to be a pit bull running around barking at me when I walked over to look at the site. He wouldn't even call his dog back until I asked him to which was my first clue, from being a work camper, that rules here are not followed when it comes to pets or at least for "certain people".

When I went into the office to ask why we were bumped I was told it was for the "good of the park" by a very rude lady that I am guessing was the owner. (The park needs more to be good than moving me) She did not care that we had driven all this way, that I had a disabled man on my hands or that it was a 30 amp spot that she wanted to move me into and wanted to argue with me that we were promised #5 by her worker. I felt like she was calling me a liar with the way she talked down to me and I was almost in tears.

Of course the only other park in Cottonwood was filled so at 4:00 the only choice we had was a river spot that she found us with 50 amp... We had to back the fifth wheel over a city block in distance to squeeze in and for that we were going to be charged extra money because it is considered a river site... Even though you would need a parachute to get to it from where we were. It is so tight in that spot that we would not have stayed if there were any other alternatives. The next day we had to find another park to move to.

Do not let the map and advertisement fool you... Be very careful if you decide to give this park a try and have a plan B. Pictures are outdated, sites are small and driveway is very narrow especially because the autos are allowed to park on the already small street. They will bump your reservation if they feel they can make more money off you and the park has the feel of permanent people that are under the impression they do not need to follow rules. Bathrooms are small and dirty. Hair hangs off walls and in drains of the showers. Try and stay anywhere but here!

By far this was the nicest park we stayed in on our journey through Wyoming, Colorado, Utah, and Arizona!! Casey is the manager, she is an amazing woman and as nice and kind as could be! The guests were the nicest I've encountered, the park was a quiet, sweet little oasis in a crazy town. Being self contained, I only used the laundry, which was always clean and well taken care of. But it was the best park I think I've ever stayed in!! Would highly recommend!!

Close enough to Sedona but don't expect visitor treatment. You're just another tenant during your stay. There is biking and pet walking right next to the property owned by either Arizona State Land trust or Coconino national Forest. We had poor water pressure several times during our two week stay and one day came back from a day trip to no water at all. It would have been nice to know they planned to dig up the sewer. While no one plans to hit a water line, it happened and left us washing dishes with cold bottled water. You can hear the river from your spot, but can't see it. Some spots are larger than others due to some erosion issues. Overstate the length of your rig.

Genn from Rio Verde RV Park was very helpful in getting our 11 rigs from Happy Trails RV Club in adjoining sites for our 3 day rally to Cottonwood. The sites were well maintained and we enjoyed the use of their gazebo for our happy hours. The rest rooms were very clean. We have planned this trip far in advance, ( I'm an Arizona native) to bring the family to see the beauty of Arizona. We were told a price, a spit, and arrangements were made. We arrived new owners, ( we were not not notified) the price at arrival was considerably higher, even though we had already been quoted a price. 4 adults staying in a motorhome, the use of a bathroom is necessary . They were small( one shower) and out dated. They shut them down with no notice. We had to leave for our own reasons, they would not, do a refund. Never agine. Go to Camp Verde. cheaper , and nicer.
