Do NOT live at any of their properties; they ignore phone calls, they do not furnish requests and pretend they never received them, they do not relay requests to maintenance or any outside third parties when necessary, they make up excuses for the lack of customer service and they have snarky attitudes.

When you request assistance they never answer and when you leave a voice message, they never return your calls. Even when you go in you receive about a billion excuses for why they weren't able to do their jobs and their management tries to place the blame on your end, such as you didn't leave a message or didn't verify that what you asked for is what you wanted.

Then they have excuses for why they did not give out notifications for emergencies like flooding, shutting off water, power outages and other important issues.

Yet they want to raise the rent on the dwelling.

Overall it is a disgusting experience and this management company should go out of business. They can hardly manage one small apartment complex, yet they try to have several.

They're in it for the money and not for the service and the same can be said of all of their management and employees.

Do NOT live with them, even as a last choice. You will regret it.

I live at Eagles Point Apartments and I really have enjoyed the last few years here. I wanted to express my appreciation to all of the staff at Eagles point for making feel like a part of the community. They have been warm and friendly and have attended to all of my needs. Especially during the pandemic we are now facing. Keeping in touch with us and giving us great information to help us in time of need and helping us keep our apartments in time of financial crises. Especially to James Jackson, the manager here and a recently new member Michele Guile who helped me tremendously in the last couple of weeks. Thank You Very Much

My son and daughter-in-law lived in the Lofts on Hulen. They moved out on December 7, 2018 to move in with us while he goes to Navy Boot Camp and School. They received a letter stating that they were due back a portion of their deposit totaling $592.92. To this date (February 26, 2019) they have not received their deposit. Every time my daughter in law calls over there, she gets the run around. There is no corporate office to call and there is no one to give her an answer on when she can expect payment for what they are owed. This is getting beyond ridiculous. This is a young couple who needs this money, particularly while my son is off in boot camp preparing to serve our country. I want a number for my daughter in law to call so she can get her money. HER money. Not the apartment complex's money. You owe this money to her. Stop stalling and pay them what they are owed!

Why is there not a number at your corporate office to call? If we don't hear back from someone by the end of the week, we are going to be contacting the Better Business Bureau.

Too focused on how people can get their stimulus checks to pay rent in Benbrook but can't even get your own maintenance to repair a window that been leaking for MONTHS let alone fix the hot water issue in our building after three freaking months! Turning over a new leaf ! That s exactly what Madera Residential did at Promenade in Jersey Village. I was not renewing my lease until the new manager asked if I would consider staying? How could I say no ? In just a short time they had improved the landscaping to lush green and manicured grounds, repaired the broken pump giving us a sparkling blue pool to swim in, and for the first time ever was responding promptly to maintenance and service calls, emails and phone messages. This new team with Madera has truly turned over a new leaf and now I am proud to call Promenade my home !

I understand we are in a pandemic, but my AC is leaking, I still have a hole in my ceiling that needs to be patched from when a hole in the AC duct was fixed, the only room that gets any AC is the master bedroom and the thermostat box keeps going out and it's not battery operated!! So it's hot in my apartment. I put in service requests and they go un answered. But rent is due and gets paid every month ON TIME. I am truly disgusted with this complex. I lived there for a year and a half. Water leaked through the ceiling from the upstairs bathroom and had been painted over, the gas grill at the pool is locked, the staff never responded to multiple requests for the pool entry code, the 3rd day I lived there, my upstairs neighbor was arrested for assault, I watched daily drug deals in the parking lot, and they made excuses to enter my apartment on a monthly basis but always said it was just the annual insurance inspection. When I tried to renew my lease, i couldn't get any response from the staff after leaving multiple voicemails and emailing; I had to leave work in the middle of the day after leaving 2 voicemails and arrived to find the leasing agent at the desk scrolling Facebook while listening to loud music. After all of that, my brother rented a unit in the complex and signed a lease because they were going to put him one door away from me but when he arrived for the keys, they moved him to the opposite side of the complex, during the summer, and into a unit with a broken A/C. Then they refused to pay me the referral bonus that I depended on for my rent. I had to move out and break my lease so now I owe them thousands. My brothers air conditioner was not fixed until the end of the summer and they had a deal for lower rent in order to make up for the inconvenience. My brother recieved a late notice for his rent, went to the office with a bank statement as proof and was told everything would be corrected. He came home from work today to find all of his belongings in the parking lot and was told by a constable there had been 3 notices posted in their door and there was a court hearing but my brother never recieved any of them. I gave him a nice new washer and dryer when I moved and they were stolen in the parking lot before he could move them. Stay away unless this is the best you can do.

THE LAST MANAGEMENT COMPANY, MY UTILITIES STAYED THE SAME PRICE EVERY MONTH GIVE OR TAKE A FEW DOLLARS, NOW ITS STEADILY INCREASING AND IN THE LAST MONTH ALONE IT INCREASED $20 BUT THEY WONT SEND ME THE PROOF THAT I AM REQUESTING OVER AND OVER. Shame I can't post photos. Large stains on the ceilings, outlets don't work, no water in bathroom, water damaged wood, well what isn't missing and over flowing dumpsters. Change your rent monthly with a lease and refuse to fix anything and call it move in ready.

Be careful just looking at the star rating at individual locations. The five star ratings are from people that just toured the local apartment places and get a discount on rent. Ask the actual residents. Here is just a few cons and a list of all the pros of living at Portico Kirby in Houston that was bought by Madera last year.

Cons:
1) Maintenance horrible: Broken AC for over 2.5 weeks in July/August. No response from management until I left reviews (I was calling and emailing nearly every day). The window unit can't cool below 80 degrees in one room. We have had to sleep in living room for over half the month. It is still broken as I write this. Contractor was in this afternoon, and it was 78 when he left. I demanded that we be given other accommodations today and have been granted that (wish I had known to do this 2 weeks ago!)
Separate issue the track lights were out. Took them three weeks just to drop them off. Had we known they were this incompetent, we would have just bought them ourselves.
Separate issue: We had a broken toilet in a one bedroom unit that took over 24 hours to fix. (They literally had just turned off the water in a separate part of the building).
The only way to request is through a phone call and majority of time it is not submitted.

2) Safety is not a concern for management: car broken into and battery stolen. We later find out after speaking with other residents five cars were also broken into. The management never let anyone know and also the cameras are not actually functional. They also spent more money on powerwashing (look at the siding and you will see absolutely no difference because it didn't clean anything) than on fixing the security gate. This complex is near a high crime location.

3) Old units: do NOT rent an apartment here without looking at it in person. Do not just look at the upgraded units. Our bathroom sink is cracked, the carpet is nasty, the wooden cabinets must have been installed by a fifth grader. We even had to take off some of the knobs because you couldn't open one of the drawers because it hit it.

4) Dog park area rarely has poop bags and some residents do not pick up the dog poop.

5) Management and office workers: With the exception of Glenn, the other workers are rude and more importantly incredibly incompetent.

6) Using Christ as a marketing tool: This one is just hilarious because I do not think you should use a poor carpenter who cared way more about character as a marketing tool. I would love to know if Madera gives away at least ten percent of their profit.

7) Spending money on ridiculous superficial "upgrades". Wasted money on new cabanas that no longer protect from sun. "Remodeled'" the gym but all they did was change carpet and get newer treadmills.

Pros: location, pool, gym, and resident community (we love the people that live here)
You will likely find this anywhere else though for cheaper.

Madera Residential is a slumlord property company. They do not have the residents best interest at heart at all. The only way they fix things is if you call code compliance (that s really pitiful). And are only in the office every blue moon. And this goes for ALL Madera Residential Properties. They will not change and will continue to scam people into renting.

My experience was uncomfortable and disturbing. I currently live on one of their properties (Churchill Crossing Apts) in the Dallas metro area with only 2 weeks left on my lease. The company is refusing to renew my lease because of 3 issues I had which was 1. The reselling of energy and problems with two separate residents. Taking the issues to the onsite manager was a total disaster I had to get legal help and sent emails to corporate. Which resulted in 1. I stopped receiving two energy bills and 2. The residents were relocated and the second resident had to move and or relocate. Now in that same 600 sq ft 1bdrm apartment the manager moved in a family of FIVE, yes a grown man, woman, two girls and a 1/2 year old baby. Corporate doesn't seem to mind long as the rent is paid. A resident on the ground level literally leaves her trash up against the building behind a bush, walking to go check mail or walking around you'll smell marijuana like it's legal in the state, the resident mailboxes are always in poor conditions (broken doors, lock pieces on the ground, not secured). Holes in the roofs, chronic roach problems, stray cats or some type of animal you can here in the walls, residents vehicles are being towed, teenagers hanging in the pool area after it closes and throwing rocks in the pool, children in the fitness center and poor and or no insulation around the windows and doors, A/C and Heater units regularly breaks down, and residents apartments flooding throughout the property. Not renewing my lease was a gift from the universe I thought I was stuck here because of personal transportation issues. I would not recommend this property the manager is unprofessional with no experience in a professional diverse environment, managing residents behavior, combating heavy drug problems, enforcing company, state and local laws and regulations, and hiring skilled qualified maintenance. With all the real honest negative reviews the company only respond with a false state of mind like they care about your concerns asking you to contact them by the number and or email address they'll leave in response to your review instead of fixing the problems to keep on time rent payers. I guess this is the new reality in our country when it comes to apartment living .... put up with and deal with problems and keep your mouth shut or just move otherwise pay rent and be happy. I'm glad I'm getting help from the VA.
This place may be heaven for some but for hard working citizens who desire peace from the outside world Hell.

4/16/17:I lived in one of Madera properties (Clear Lake Village) back in 2011 staff was awesome!! The apartment themselves need a whole new remodeling inside but they have remodeled outside the buildings by painting them. I chose to move back to to this complex(Clear Lake Village) because of the familiarity since I had came from out of state. ITS THE BIGEST REGRET/MISTAKE OF MY LIFE!!!!!!
The staff they have now...Unbelievable..And I dont mean that in a good way...The property manager, even worst!!! From attacking my daughter over dog poop 4 months ago to seeing me pull up from work today and throwing away my garbage and trying to attack me because she was in the wrong lmao!! Property manager was telling me what should and should not be on my patio and the BBQ pit very small on is one of them..I said ok mam..Anything else..She point out my curtain hanging on my window..I do it to darken the room up a bit..I said ok..Anything else...She said that little garbage bag..I said ok anything else and she says the the patio above you, yea that bike hanging over...I stopped her and said I dont live there we just went over my patio..I turned around to continue doing what I'm doing and she wants to says oh u have something to say...I said I never said anything with my back turned to you, she says yes u did WE heard u...WE is the supervisor who was with her and apparently sits back and does not intervene when someone is being bullied or disrespected...I say..If I have something to say about you I will say to your face like an adult that I am..Are we not adults...She says yea thats what I thought u wouldn't have nothing to say...I keep walking...and THEY are still behind me..She yelling at my back how disrespectful I am just like my daughter..She is still yelling at my back while I throw my garbage bag away and start walking back...Now she starts yelling how she will evict me in the grounds of how I treat the property manager and the property....I said..You can take me to court first honey..U like respect well I like respect too..Give respect to get respected and continued walking back to my Door then I headed to the police station right across the street and filed a harassment report.
No one needs to go through this after a long day at work just because someone is racist or feeling some type of way...I am puertorican and Muslim so I wear my scarf all day every day! She sees me in my scarf and keeps trying to attack me and that is not professionalism coming from a property manager and tries to hold her position to harrass and to threaten a persons home/place to live... no good...Thats really bad business....But i have all my proof and I'll wait for my day in court.

According to my lease I can park anywhere in the lot with my sticker but was still towed. I tried to contact the regional manager with no response. Leaving one star, because zero is not an option. Madera took over my complex about a month ago and has the WORST communication of any apartment management I ve dealt with. They came in at a really bad time with winter storm Uri, but residents should not have to leave their jobs because the manager refuses to make a phone call to give repair updates. By far the most unprofessional manager.

I ll actually give that one star to the rest of the office staff. They ve been great and have been equally frustrated at the manager s incompetence.

I live in Red Rock and not only are the apartments raggedy, the office staff is rude, the maintenance either doesn t come at all to fix things or waits until 1am to show up, and they all seem to have a problem assisting residents. I am currently paying more than my next door neighbor monthly, and we have the exact same floor plan and his apartment is renovated also. I can t even sit and bathe in the bathtub since the tub is old and the repainting they did originally sucks and is now a yucky yellow color. I don t suggest living at any of their properties. I ve reached out to corporate as well and haven t gotten any response.

1. Sloping floors
2. Huge gap between the floors- dirt and mice were coming in
3. Concerned about neighbors coming through the ceiling due to huge cracks in the walls and ceilings that kept getting worse.
4. Was told it was a foundation issue
Moved into 1006
1. Informed them there was mold in the shower above the tub- was not fixed
2. Informed them the floors in the laundry room sloped- was not fixed or addressed
3. Water in the shower the knob have issues with it getting hot and staying hot, also when turn to the right sometimes its hot. There is no warm or luke warm. This was fixed temporarily and is not working again.
4. Issues with the AC UNIT the unit was fixed however the wall was not repaired nor the metal covering replaced
July 2019
1. Water started coming down the AC UNIT, this was fixed and they finally planned to get the wall and metal door put on. I had to jump through a lot of hoops and wouldn t take an email as permission and had to go into the office.

1. Water came in through under the windows.
5/25/2020
1. The lock on our door to the apartment seized (not our fault) and had to wait hours for them to come and replace it and then they gave us one key that worked and one key that didn t and I had to go and get copies made to get that fixed.
February 2021
1. Electricity went out Monday 2/15- not apartments fault
2. Water went out night of 2/15- not apartments fault
3. Thursday I learned the apartment had flooded 2/18 could have potentially been prevented.
a. There was no one living above us.
b. Was the heater on originally in this apartment?
c. Was doors opened and faucets set to drip?
d. Called office at 2 notifying them of the leake
e. Got a call back stating they would have someone come and turn the water off.
f. 5:30- water still not shut off and pouring into the partment.
g. Friday I called multiple times, left a voicemail and email and got no word.
h. No one communicated any of the steps or plan for what was going on with the apartment.
i. Saturday- I called and emailed and finally in the afternoon I got an email that said plumbers would be out next week and that until then we could walk across the street to get water to flush our toilets.
i. Apartment is NOT liveable.
ii. I wasn t informed of any other plan.
iii. I wasn t offered resources of what to do.
iv. I wasn t offered another place to stay.
v. No one had even looked at the apartment.
vi. I got there at noon and that was when someone was sucking up the water.
j. Monday went by the apartment and it had flooded again.
i. Went to the office were told they have to turn the water on and off to find the leaks. Meanwhile more of my stuff is being damaged (yes I have renters insurance)
ii. I was not offered by the office a place to stay. The person got condescending with me and I asked to speak to someone above her and was given an email address.
Lynn ended up doing the following: I checked everything and you did in fact do a 4 month extension. At this point you will need to give a 60 day written notice and fulfill your 60 days financially if you want to move out. This is not what we want but I understand if this is what you decide.If not Elize will be glad to transfer you to another home. Please let us know what you decide.

iii. It doesn t make sense to me that we would have to pay 2 months rent for an apartment we CANNOT live in. I wasn t offered a place to stay even with the 60 day notice? Also each time we have moved into another apartment there have been issues. From the very beginning this has NOT been a good experience.
iv. I have paid my rent on time and been a pretty good tenant
v. The only staff I have normally enjoyed working with is Meshun.
vi. So we are now looking for another place to live and not living at the apartment. .we still need to get our stuff out, but why am I having to pay for 60 days when that apartment isn t even livable for 60 days?

Was moved out of my old unit due to plumbing problems. The unit we were moved to had even more issues than the first one.
After constantly having to call maintenance to fix these problems, there are still issues with my unit, specifically the plumbing making noise that keeps me and my two year old up all hours of the night. I've repeatedly asked to have this issue resolved, only to be told there was nothing they could do, and I would just have to deal with it.

By far the worst apartment company that I have ever rented through. Repairs take forever. They change staff every month, so there's always new staff that has no idea what's going on. They really only care about collecting rent. Avoid their properties; they are the worst.

Absolute slum lords. Water pouring into my apartment every time my neighbor takes a shower (which has is often), soaking electrical sockets, and black mold growing, only be told that they can't do anything until Monday. I'm asthmatic too. I have reported this leak on May 24th!!, and I was told there was nothing wrong. The second time they told me they fixed it. The third time the Manager and maintenance said they cant physically repair it until Monday. Rude office staff. No answers, confrontational, and unwilling to fix a legitimate emergency right away. Emergency after hours staff is not trained for this type of repairs . Yet they still try to bandaid fix this. Even trying to plug my fridge into a wet electrical socket/wall. This is not the first time I have had water issues in my apartment where my issue was not taken seriously, was not repaired correctly, or would not show up with a licensed plumber or the proper equipment.

Mold in my unit . Pictures attached. I have been a tenant at Mission Hill Apartments for 10 plus months . I pay all of my bills on time. I have submitted numerous request to management asking that they make certain repairs to my unit. Management claims to have never got the request. I put together all my documentation and read my lease. Now that I'm terminating my lease because they refused to make repairs to my unit that is a hazard to my two year old son and makes living in my unit very uncomfortable. They want to rush and try to make repairs at the last minute It's been 10 plus months already on some of my request. They claim to be a Christian based company with Core values. I cant see where that is possibly true. This whole situation has been a inconvenience to me. If you are a current tenant read your lease if they refuse to make repairs in a reasonable amount of time terminate lease legally (written notice, keep documentation). If you thinking about renting here I would look for other options. Do not rent from Madera Residential or Mission Hill Apartments . The bad reviews are true .

In March 2020, I filled out an application to lease one of your 2 bedroom units at Promenade at Champions Forest but my rental history report reflected an eviction that I was not aware of. I filed a case with TransUnion because I knew the eviction was an error and the dispute was resolved and has been deleted from my rental history report. I reached out to the leasing office to inform them that the eviction had been removed and that I no longer needed the unit due to me purchasing a home. I then asked to retrieve my money orders that I submitted: one in the amount of $65 and the other money order in the amount of $150 but Fred Pittman stated that I was ineligible to be reimbursed. Could you please send me your company policy for reimbursements/refunds?

The quality of living has gone down significantly since Madera Residential took over my complex. Previously, we had a solid online payment portal, fast maintenance service, and reasonably quick responses to resident concerns by the leasing staff. Now? Maintenance repairs take weeks, the staff are slow to respond to pretty much any issue or concern reported, and the "new" online portal is still incomplete after six months. In addition, new "amenities" are being put into place that are actually more of an inconvenience to residents than anything else without notice or resident input. I honestly dislike living here now, and I can't wait to move.

One full month and the upgrade I thought I had is almost equivalent to the Greenspoint property I moved from. Neighbors are loud, trashy and unsupervised kids. Repairs from day one including old A/C units are causing my light bill to be very high and it's still hot in my unit. Storms (as usual) came over Labor Day and a dead tree fell on my car but management ignores my calls. Still waiting for maintenance to complete repairs and renovation that should have been completed before I moved in. Brand new countertops in kitchen and bathroom ARE NOT waterproof. Really? Material is fading fast.

My fiance moved out of the Verano apartments in Houston, tx on January 28,2020(lease up on February 1,2020. Before he turned in his keys to the apartment, the apartment was being repainted for a new tenant. This is one of the worse management teams. Before he moved out his was provided a bill by Maria, that was supposedly his electric charges, but turns out they were for someone named Tyrone in a different unit. On February 5, 2020, he received an email from Maria , regarding his forwarding address which was provided in his 60 day notice and also in response to the email from Maria. On March 2, 2020 he contacted the office in regards to his deposit which he had not yet received. He was told it takes 30 days so he needed to give it a few more days. On March 25, 2020, he contacted the office again and was told they would be contacting Corporate to find out what happened. Today April 2,2020, he contacted Maria again and was told that the check was mailed out on Feburary 25,2020 to the address at the property(why he does not live there anymore). She proceeded to tell him that the check had "probably" been cashed by someone else. Excuse me? This complex owes him his deposit but keeps giving excuses as to why it has not been located. We have tried to contact corporate with no response even before stay at home orders were issued. Even after moving out he still has to deal with their foolishness. Just simply return his deposit so he can move on with his life.

As someone who previously worked as a leasing agent, I am very concerned with this companies employees. I am helping my brother move into his first apartment. I applied online for him, for the floor plan he liked. He did not receive a call or email follow up. I called a week later and the woman stated she needed to locate the application (not sure what system they use but if it was done online, I'm not sure how they lost it). Did not get a call back. So I reached out a few days later. They said they needed to see his check stubs. Great. Sent those in. Days go by without a word. I call back and the woman stated that the leasing agent working on his file was not working that day so I needed to call back another day. (So you don't work as a team?) Finally get a hold of said agent. She then says they need 3 items of ID. (never heard of that!) They wanted DL, Social & birth certificate. (I know a previous property manager for this company and she said this is definitely not normal). Get that turned in. Finally get a text today stating he has been approved to move in TOMORROW. I'm baffled because A. he has NO idea which floor plan he got approved for B. how much the rent is C. what the monthly charges are (pest, trash etc) D. he didn't even get to pick his move in day E.how much the deposit is. I called to ask all of these questions since they want him to move tomorrow. She stated that the apartment he got approved for was the ONLY one they had (smaller square footage than the one he applied for and more expensive) ALSO their website shows 7 different 1 bedrooms available for NOW. (unless they just don't update their website, which has had more than 1 apartment available since we started this process) I asked about the fees, she said "water, sewer, trash and pest is on average $75" I asked what the individual cost of the trash and pest is. she stated that it's on the same bill. Yes I understand that. I'm asking how much it costs. She said she had to look. $12 for trash and $5 for pest. By the way this has taken 22 TWENTY TWO DAYS to get him approved. RIDICULOUS. They seem incredibly sketchy and uneducated about their property. I had a friend call and ask for pricing. She was told they have numerous 1 beds available. She asked how long the process takes, woman stated about 3 days. She asked if she sent everything in TODAY could she move in within 2 weeks, the woman stated that would not be possible. (If you have apartments available, and the process takes 3 days.... I'm confused here). She also stated that the pest control was $10 (not the $5 quoted by the other leasing agent). Overall I am seriously doubting the thought of my brother leasing here. They seem like a complete mess just to even get approved! I can't imagine what it would be like if there was a maintenance issue or something bigger.

Do yourself a favor never rent from any place owned by these slum lords . I have not had hot water for over 24 hours and I don't think they intend to do anything about it soon . They lied to me at the front desk and told me a couple of different stories . It's the coldest time of the year too ! The place was built in the early 80's and they need to replace stuff not just put bubble gum on it and pray it will work . I spent a month in the summer without an air conditioner too ! It didn't get replaced until I complained constantly and threatened to sue the place . I feel extremely sorry for the staff they hire because they get yelled at constantly . There is a high turn over in staff because they never fix anything properly and the tenants are always yelling at them . Look closely at the lease too . I'm one person but they make me pay for the water use of two . I don't have a washer and dryer but I'm paying for my neighbor's who have 6 kids and washer and dryers and they pay the same as me in water . This was a great place to live at until madera took over ! Here's something that will make you laugh ... these evil people claim to be Christians ! They were sure to send us out a letter saying that they were Christians when they took over ! I really wish that pinnacle was still in charge .

I wish I could rate it zero stars. I live at the Element apartments, don't move here. I have been dealing with a noisy tenant for three months now. I have called the manager, the police, CPS and headquarters Angie to complain about this tenant with no response. I have been living here for three years now, but will be leaving as soon as possible.

I wish i could give this place a 0 star rating because i have rats and mice living in my apartment. My apartment is 815. They tried to move me to a smaller unit but i would have to put my stuff in a storage unit and pay extra money for that. They then tried to move me to 2 other units but because I ve been staying there so long i actually know the environment and people have been fighting, arguing, and police have been called to those units. The maintenance people came and tried to seal up the holes in my apartment but they still found a way to get out. The property manager doesn t even want to see me. I ve been emailing her non stop and she has still not responded. This place is a dump and i highly would not recommend staying here especially if there are rats and mice in the walls.

This is the worst place to live! Unfortunately because I m on a tight budget. I live here however DO NO MOVE HERE!!!! The staff is slow fixing anything! The management team doesn t communicate you get a different answer every time you call even if you talk to the same person. These people charged me twice for a community fee and twice for renters insurance. I have my own renters insurance and have had it for over 2 years. I have emailed them a copy 3 times and even put it in one of the staff hands. They still charge me every month. Then They told me the rental insurance is theirs however I have to pay for it. I was pissed! Not to mention before Harvey my water bill was somewhere aroun $8-$15 a month. Now I m paying $25-$30 a month and I live alone!!!! When I asked why they told me since Harvey happened everyone water bill went up. Then when I called again and ask the same person the same question she said it has always been like that. What really happened was a new owner took over and brought a new water company. However that was not explained to me. She told me that is what I have to pay and left it like that. I only found this information out when I did my own research. I m writing this right now as I have been on the phone with them 3 times today trying to figure out WHY I M being charged twice! They have purposely left me on hold thinking I m going to hang up so they don t have to answers questions! Do Not I repeat do not move here!

I'm editing my review because there is more. I purchased my money order for this apartment on June 3rd. I go to the office on the 4th to turn it iN to the manager because there is NO NIGHT DROP BOX!!!! This lady walks to my car and tell me that I can't pay until I bring in my $50 late fee. She said the rent was due on the first and that the 2nd and 3rd is a grace period. Now mind you my money order HAS THE 3RD ON IT!!!! She stated that I can bring it back when I have the $50 fee.

I have lived at The Park Apartments at Spring Creek since November, the office staff are Great! Krystal and Edie have taken great care to see that all my needs were taken care of promptly. When I moved in they told me Welcome home. I am happy to be a part of this community. Thanks ladies for making this a comfortable and safe enviroment to live in.

I see all the reviews but what people don't realize is Madera buys properties that are horrible. When they get there they start working on making them better. It does take time to do this. Many residents get upset due to they are making it better which means some residents need to move. Some move in during the process and don't realize that it is in the process. 30 years or more of a property not being taken care of and letting any body move in takes time to get straight. When staying within the guidelines of the law it takes longer sad to say.
All of the apartments are older, rent is cheaper than most places around, neighborhood is bad but that is what they buy and turn around. They don't just buy 1 property in a neighborhood. They try to buy a bunch so that they can change the area, community, apartments, etc for the better. Again it takes time.

Do not live at any of their properties. The staff they have don't seem to care about their residents and they move them around from property to property. I gave our specific apt complex a nice 4 star review on Google in the beginning that was plain honest, and all they did was comment back trying to cover their ass on the few LITTLE things I mentioned. When I bragged on an awesome staff member, I was told any staff could help me. Well....technically, theyprobably can, but often don't - Which is why the one staff member stood out and I felt deserved a shout out on google.

They are also not interested in working with you. They wanted to raise our rent by $57 (to a total of $927/ month) a month for the next lease (much more than our last rent raise) - we are NOT in a refurbished apt and our appliances are old and not even fully functioning, despite asking for replacements. When explaining that we have a child with special needs that requires extra expenses and sought to have only a $45 increase, after the staff reached out to corporate, we were denied. Really? The excuse was that our apt is below market value. Uhm. Okay. I call BS. Rusty dishwasher. Not a full size refrigerator with a non-working ice machine that no one will replace. No lock on our patio door. 2 bedroom/1 bath and less than 1,000 square feet. And $927 will still be below market value. *sigh* I feel like its no win and no one cares.
