I love the property I purchased. I have fun with my entire family. We go shoot hunt and Just to camp and have fun. It's a great outlet from the crazy city life. No credit needed and affordable. Lots of wildlife and just great to share the traditions that I had when I grew up.
Hands down the best experience I have ever had purchasing property... Cody was amazing answered all of our questions and got us on the best property that they had to offer.. I purchased 20 acres from Ranch enterprise Live oak Creek Ranch in Eden, TX about 2 year's ago. They claim on the website to have Exotics such as Axis, Sika, Blackbuck. That's no longer true. I've been feeding and have game cams, and not once has there been an Exotic. I have tried several times to talk to them about a solution. They have pretty much said, screw you. Their website is misleading and FALSE advertising at this point. I also noticed they have two tracts that were foreclosed on, and are reselling under this FALSE ADVERTISING EVEN AFTER BRINGING IT TO THEIR ATTENTION. Be aware the land isn't worth anything near what they're asking. And it's very expensive to drill water, and run electric out there.

Don't buy property at cave well ranch II. They have cows freely roaming around destroying other people property. When you bring it to their attention they say fench off your area. But you SOL on getting your damage property replaced. They will not reimburse nor will the owner of the cows. I'm out hundreds and hundreds of dollars from damage that I now have to replace myself. Not to mention Bob wire don't stop these destruction cows I tried you know they still damage more property. I'm highly upset I ever bought property here and even more upset I'm wasting so much money. No one feels the need to be responsible for it, it's very sad.
I had an amazing experience. Cody was professional, responsive and the property I bought has already increased in value. One of these reviews that is negative is talking about cows grazing. Every sale agreement specifically indicates there are cows grazing as part of a lease across the development and to keep the cows out, you are responsible for your own fencing. So someone didn't read their contract.
Also, these are small tracts surrounded by huge tracts typically. we own around 100 acres. You have to manage the property to produce good hunting. beyond throwing out feeders, game need water sources, food plots and cover. I think the negative reviews here could be from a few bad sales reps, I had 1 that I tried to get to show me property for 3 weeks and he cancelled on me 3 times. Cody was awesome. Also I think some of these folks are putting too much expectation on Ranch Enterprises. It's land and it's only as good as the management of it. Great experience, great piece of property. trying to buy another piece of property with them soon.
