If I could give them zero stars I would!!!! This company is a constant headache. Unfortunately, I have a portfolio loan with them so I have incurred headaches on all of these properties. EVERY SINGLE YEAR they fail to make the payments on my landlord insurance policy. My insurance company has them as our mortgagee and all bills are sent to them yet they claim every single year to not get them. They tell me to send them to them to make sure they are paid on time. They are my escrow company, not my job. I have incurred late payments every year on every property because of them. Instead of handling the issue, they pass the buck around in the company. Additionally, they lack a user friendly website for viewing loan details, etc. My advice, go with anyone except them. We own several investment properties and have a wide range of investors we work with. I couldn't recommend them any less. They deserve ZERO stars.

AA was not forthcoming at all with information about the loan process. It was like pulling teeth to find out the process each step of the way. It seemed like she couldn't care less that the deal fell through because of a lazy appraiser's opinion. Disappointing to say the least. We will be looking elsewhere for future deals.

Save yourself from a lot of nightmare s and headaches and find a more reputable lender. Lima One failed to pay my escrow and let insurance on 2 of my properties lapse. They have many fees, interest hikes, etc right before closing without informing the consumer. There isn t much truth in lending. They don t give statements nor are they upfront with costs and fees. There are constantly issues, discrepancies, etc. Search bigger pockets where you will find this is apparently a normal practice of theirs and has happened to many others. I took them to court where a judge ruled in my favor that their bookkeeping was negligent at best and their attitude about it appalling . They are continuing to try to bully me away and continue the attitude that their practices are ok and have appealed. Anyone in the real estate field knows these practices are illegal and you can t just decide not to pay someone s escrow. Protect your properties, investments, money, and sanity by finding a different lender.

There are no options for zero stars! I feel 1 star is being very generous for this company.
Just a forewarning to save yourself a million headaches. DO NOT use Lima One for any financing. There are a million other options, Dominion, Lending One, Visio. Use anyone EXCEPT Lima One.
They have failed multiple times to make insurance payments from my escrow account. They also paid the county property taxes late from escrow so I incurred penalties. This has literally happened multiple times in 1 year. Unfortunately, I did a portfolio loan with them so multiple properties are involved and getting screwed up.
Lima One is a total joke.

Absolutely Horrible... The initial set up and approval process was fine, they gave an approval for 1,000,000 line of credit. Later, I found out it wasn't a real line of credit just a pre-approval up to that amount, even though they call it a line of credit in all docs. I brought them my first deal and initially they loved it, like I did. A great property in the hottest neighborhood in the city. They sent out the appraiser who brings back the value at 80k less than the sales price...we dispute the value and show 7 comps the appraiser DIDN'T USE!!! they send it back to him and of course he doesn't change his initial valuation and I lose my ernest money, appraisal fee and inspection fee and they just go dark on answering any of my questions...

Please avoid this firm. While their rates are good they are often very unorganized and communication is subpar. There are too many people involved in the process that do not talk to each other. In my case this led to them booking the wrong loan type initially and then having to reschedule an appraisal. Furthermore, 2 business days before closing they informed us that because of the change we would need to use their title company with no exception. Effectively requiring us to either use their flip loan or move the closing date back. This was an off market deal in which the seller would have backed out if we pushed closing. At the end of the process they had no interest in taking responsibility for any of the misteps in the process. Once we complete this project we will likely never use this lender again due to their poor organization and communication.

Warning: the issue notice of deficiencies when you are not deficient. They don't correct them. I had 1 client this happened to years ago and it still is not corrected. Now they won't service my other clients because I have a high "default" rate. By that they mean they are paid every single month and their servicer even wrote a letter stating that the Notice of Deficiency was wrong, but their computer scream still says the account is deficient. Mind numbing.

Response to Lima One's comment. First, I am a 20+ year veteran of the industry having worked with 100s of funding sources, including this one for many years. Never once have I submitted a bad review. Lima One's response simply is not true in this case. Not only do I have documentation from their servicer that their Notice of Deficiency was an error on the servicer's part (but they won't correct it) but routinely they have blamed their servicer for bad records showing past due balances that were not past due.

When they say high delinquency rate what they mean is 1 client with two loans. I haven't done permanent loans with them for quite some time because they were not competitive in that arena.

Please note what is implicit in their response -- you, the broker or referral source -- are their collection arm. Outrageous.
