In short: I'd stay here again and again. The owners are literally the best, most courteous, most hospitable, most helpful owners ever. I wish all B&Bs and hotels were like this. The house is dated...but it's almost 200 years old, so it felt very apropos. Safe and pleasant location, close to central Edinburgh by bus and within comfortable walking distance for those who prefer to walk.

In long: we stayed here for New Year's Eve in Edinburgh. We got in a few days before New Year's Eve and stayed at the Cluaran house for all of our 4 nights. We opted for the larger room as we have a child, but it looks like other reviewers had smaller rooms. Our room was very spacious (almost more spacious than it needed to be), but I enjoyed the space after travelling in Europe for 2 weeks...those who have done this understand that small is normal. The bathroom was on the smaller side and only had a shower (no baths). It creaked, and some of the parts of our room, bathroom, and the house in general looked like they needed repair or updating, but the house and beds were very comfortable and clean. The owner, Abraham, took our orders and served us hot breakfast every day, so we were able to get to know him well. He ordered us a taxi the day we left and generally catered to our every need, which is never expected!! The service at this place is the most outstanding part and I cannot recommend it enough. Abraham told us in passing that he would be closing the house temporarily for some refurbishing, so it's possible some of these outdated things will get fixed. As far as location goes, it's within 15-30 minutes walking distance of central Edinburgh destinations like the museum, East Princes Gardens, Edinburgh Castle, etc. However, the bus 27 runs a few streets down and is extremely quick to get almost any place you need. I recommend a day pass and bus hop when you need to. I felt very safe walking, but I've also never felt unsafe in Scotland. I highly recommend this place.

Well located in Edinburgh, friendly manager but not very clean room. The toilets and a water point are shared on the landing in a tiny room and the shower in a second room as small with a glass door. Thank you intimacy ...

Clean, tidy, cosy room. Everything what you need is there. Comfy bed and puffy towels. Specially for me owner make a vege breakfast

Cluaran is a lovely, warm, welcoming place in a perfect location for a very reasonable price.

My room was a small but comfortable single just over the front door so I had birdsong in the mornings. The private bathroom turned out to be down the hall (maybe 15ft away?), and had a really lovely shower/tub and a shelf for my overnight kit.

Breakfast is served from 7:30 to 8:30 but if any guest came down close to the end of service or a few minutes after it was no problem. The breakfasts were delicious and filling-- I save SO much money on food while I was there because no sane person needs lunch after a full Scottish! On Orthodox Greek Easter Ibrahim prepared a lovely cold brekkie and passed around a basket of colored eggs-- a really homey, lovely touch.

Ibrahim and his staff were lovely. The housekeepers left all kinds of lovely Scottish snacks on the vanity every morning-- I still think about those lovely Tunnock's tea cakes and Walker's cookies! His mother even invited me in one afternoon for falafel and tea and chat. On my last morning Ibrahim arranged a taxi for me and other guests who were leaving.

I truly felt like I was a guest in someone's home rather than a customer. Will definitely book at Cluaran next time I come out, which will be soon as I have family in the area. Thanks folks!

Had a wonderful three days visiting Edinburgh and all enhanced by my stay at Cluaran House. Wonderful accommodations and proximity to Old Town. Bathroom always clean and rooms relatively large for Europe. Had great conversations with the owner Abrahin. Would highly recommend the Cluaran House.

The place is well located or close to everything. Clean and change your sheets and towels. Breakfast is very, very basic, but they cook something for you. I think the product price ratio is very, very reasonable.

Beautiful house full of character with plenty of period features. The room I stayed in was huge ensuite.
Free WiFi. The breakfast was excellent.
I just have two negatives street parking which is free after 5pm. And the room was a tad cold. Other than that I would definitely recommend staying.

Nice house, great rooms, a great breakfast and friendly, helpful staff, also the owner is super nice. Close to the castle (you could walk there) and Princess Street can be reached by bus in a few minutes!

Superb little B&B nor far from Edinburgh centre. We used this as a base to explore and loved it. The room was huge, breakfast was just right and the owners are very friendly.

Cluaran house is a beautiful and cosy little guest house. It is very close to the city centre. The rooms are quite spacious. We had a room facing the main road with three beds. The bathroom is slightly small but comfortable. The hosts are very nice and cordial people. They served us toast and butter early in the morning as we had to take a tour. The breakfast is simple but they make fresh eggs and ask you for your choice.
