I have been a resident at L2 since August 2018 and...

I have been a resident at L2 since August 2018 and am looking forward to my lease being up in December because this complex has turned into a nightmare. Once L2 was taking over by new owners, the cleanliness of the complex has turned dreadful and the management team lacks communication and professionalism. Trash bins are always full to the brim, not touched for days. The fire alarm goes off maybe once a week with no sort of communication or email before or after if it was a test. Smoke detectors chirping in hallways and vacant units that are distracting to people who are working from home. The only thing they seem to be focused on is painting the exterior of the building a bright blue and the hallways and common rooms ketchup and mustard colors. The maintenance guy rides up and down the hallways on a Hoverboard, which is not only unprofessional to be doing while at work but is so loud as I can hear him when he s on the floor above. I no longer feel safe in my own home. The vacant restaurant across the street has turned into a homeless fest with multiple people living behind the fenced area. I understand that isn t part of L2 property but I feel bad for all the people who have windows or balcony s facing that direction. It is a bad look on the apartment complex and management doesn t seem to care about the safety of their residents. We picked this place because of the perfect location in Uptown, but are eager to move out because of the terrible experiences we have had for the past couple of months. There are better options in the area!!

Lived here for about a year and a half now and have seen a drastic change with the new management company (ZRS). While rent remains at a high premium, cleanliness, upkeep, and overall staff relations have diminished significantly. I rarely write reviews, but I know I'm not the only resident that feels this way.

Kai is one of the most helpful and organized people I know! She was quick to show me apartments (only one day after I requested a tour) and has been just as responsive throughout the entire process. I am lucky to have such a respectable woman as my go to at L2 and I look forward to continuing our relationship once I move in.

STAY AWAY FROM THIS BUILDING! If I could give negative stars I would. I lived here for 3 yrs and saw this place go from nice but expensive to trashy/dirty and expensive. The wheels to my Yukon were stolen in the garage... my car was literally sitting on cinder blocks in the garage. The front office staff is rude and acts like you are putting them out every time you go in there. There is dog poop/pee in the hallways almost daily. One of the elevators is always broken. You can find better value and service elsewhere. Learn from my mistake, do not move into this building.

This place is gorgeous!! Kai, at L2, was amazing and so helpful finding me an apartment with the right sftg and price. She even drew in my large sectional sofa into the floorplan, scanned in, and sent to me. Would definitely recommend this place! Management is on top of it.

Don't look unless you're serious! I was checking out new apartments and was considering L2 as a new home. I worked with Heather Kane and toured the model apartment. I gave them the application fee as well as a refundable deposit of $250. Within 2 days I advise Heather I would be staying in my current complex. That was 4/24/19. I have repeated called about the refund of my $250 deposit. To date, 6/12/19 i have yet to receive an update or call regarding the status of my promised refund. Heather advised there accounting department had to issue the refund and it might take a month. It has been 2 now. I would recommend if you leave a deposit, make it a check vs credit card deposit as you could stop pay the check or pick it up at the leasing office as the likelihood of getting it back appear slim to none. Maybe that's part of their commission. Be warned.

L2 Uptown is a special apartment. The leasing staff goes above and beyond for the residents. The building is cleaned constantly and it is an ideal location. Package pickups can be tricky around the holidays and the fire alarm can go off once in a while but that s about it. Great sound proofing between apartments and clean public spaces.
Beautiful apartments. Nice wood floors. All maintenance issues are fixed that day.

I was a little hesitant about my move from Las Colinas to uptown for a number of reasons, but my decision to move to L2 has quickly confirmed that I made the right choice! You couldn t ask for a better property manager than Rebecca. She knows everyone by name and is always quick to greet you and help however she can. The maintenance team is friendly and very quick to complete requests. And of course my apartment is beautiful and the location is amazing. L2 also hosts regular resident events which are well attended. Thanks L2 for making uptown feel like home!

Price per square foot is towards the high end when compared to similar properties. But after looking at what seemed like an endless selection of Uptown properties I finally decided to sign a lease here. There's not a day that goes by I'm not glad I went with L2. Several friends live in nearby apartment homes and I always hear about the various apartment issues they have and how they can't wait for their lease to be over and move.
L2 is friendly, staff is super responsive, neighbors are great and most everything I need is just a short walk away. Would definitely recommend to anyone.

If I could give more than 5 stars I would!! Austin in the leasing office goes ABOVE & BEYOND!! He really listens to what your needs are when looking for the perfect apartment and takes the time to answer your questions! He is so patient, professional and follows up when he says he will! I highly recommend L2 to anyone looking for an apartment with EXCEPTIONAL customer service and a beautiful property!!

Let me start this review by saying Britni is THE BEST. I moved from CA to TX and Britni insured that everything was taken care of before I arrived. She even got me a step stool because I am very petite for the huge closet. She is on top of everything and does not forget any small details. Being that I am the same way, it means so much. My husband and I have lived at L2 since March 2016...

My husband and I have lived at L2 since March 2016, and we ve always renewed our lease for the longest term possible because we loved it here under previous management. However, after seven weeks under The Connor Group (TCG), we are breaking our lease. Here s why.

Almost immediately after the sale of L2 (May 2020), repair work began on balconies (which is good), but the work is still ongoing as of July 9, 2020, and TCG has not communicated an expected completion date. There are boom lifts on the exterior of the building, along with a large dumpster and other equipment, causing a disruption and lack of privacy for units that face that side of the building and those who regularly use the exterior doors near that side. There are suspended platforms in the pool area blocking off some of the space and positioned directly in front of the windows and patios of certain units. If these were in front of my unit, I wouldn t feel comfortable using my patio or even keeping my blinds open while workers are moving up and down the side of the building. The platforms have been in place for at least five weeks.

TCG immediately repainted most of the common areas from soft neutral colors that in my opinion created a calming, resort-style atmosphere (and were what drew us to the apartment in the first place) to bold and dark colors which, in my opinion, makes the building looks like a children s fun house, not the calming oasis that it used to be.

The restaurant across the street has been closed for repairs since December 2019. The construction fence, empty parking lot, and trash and debris in the area make a huge eyesore, in my opinion, for exterior units whose windows and patios face north. Additionally, there is lots of construction in the area, and cars and delivery vehicles are constantly parked along both sides of the two-way street creating dangerous traffic conditions and making the resident garage difficult to access at times. The grocery store behind the closed restaurant has been closed since October 2016, and the remaining building is in disrepair - another eyesore.

We had issues with trash piling up in the trash chutes and overflowing in hallways for several weeks (see other reviews). It has since been mostly rectified but only after many complaints from residents. It took TCG weeks to hire necessary staff to clean common areas and to maintain landscaping that had become unsightly due to neglect, again after numerous communications.

TCG was initially warm and receptive to feedback from residents, but as residents continued to push for TCG to continue the quality of living provided by previous management, TCG has become less responsive and, in my opinion, more brusque in their communication. My husband has written at least 4 times since June 7 to address various issues with no response, including twice stating that we are breaking our lease. No one has contacted us.

Recently, the smoke alarms in the apartment units have started to expire. When that happens, they beep at an uncomfortably loud volume. TCG is aware of this issue, but they told me they will be replacing them as they expire, meaning some residents will possibly be awoken during the night or interrupted during the day at a time when some residents are trying to work from home by loud, ongoing beeping that will continue until the resident disconnects the appropriate wires (without any user manuals as guidelines) or until maintenance replaces the unit. Unclear how this is remedied in vacant units. As I write this review, I can hear at least three alarms beeping from inside my own unit.

With so many apartment choices in the area, I cannot think of a reason to rent here. It is my belief that TCG doesn t care to keep residents nor to foster a community. I think there are many other choices that will offer you a better living experience for the same price.

I absolutely loved this apartment complex when I moved in December 2019. However, it has changed management and everyone can feel it. It is no longer a building of luxury that I am proud to show off to guests. It appears they have hired a team of kindergarteners, available as they are out of school due to the global pandemic, to design the premises. Everywhere I look my vision is instantaneously assaulted by the offensive bright colors that could only be imagined by a mind of a toddler. To make matters worse, the immaturity of the design continues as aspirational words have been plastered in various fonts across the walls of common areas. The pool and courtyards have become untidy as chairs and garbage linger long after the social day is done. Lastly, their inexperience managing property of this caliber is evident as my corporate housing month to month lease with the prior management company (please come back) is no longer being honored and my coworker and I are being forced to vacate. I am disappointed however, believe there is a silver lining as I will not have to witness the dim fate of a once luxury complex.

I was only fearful navigating the stairway on one other occasion during my time at L2 when the Connor Group had not alerted anyone that they were turning the electricity off and there were no emergency lights in the stairways as I climbed flights in pitch black after 10 pm for a few days in a row, now they have truly out done themselves. I have noticed plenty of displeasure among other residents however, I think the Connor Group has groomed this complex to become home to a particular kind of resident. I reached the stairway landing this morning and was greeted with a gigantic cockroach fit for a Stephen King novel. The unkempt common areas and trash rooms have undoubtedly invited these types of pests. I was repulsed at the sight of my new tenant and I am afraid that one day he and I will become roommates.

Great property and nice location. The staff here is phenomenal and always so on top of things! Nircia, Rebecca and Taylor are amazing at what they do! They are very accommodating and know you by name. Lived here for 3 years and will be here many more. Staff does a great job of maintaining the property and the hallways are always clean! Love the amenities and the resident wine Club! They even have a trainer who comes once a week for a boot camp-no charge! Super dog friendly, great dog grooming studio on property and we get a discount at Mutt's Cantina across the street! Residents events are awesome! Couldn't be more happy with L2 Uptown! Staff is great, residents are awesome and the location is perfect! I highly recommend L2 Uptown!

We have lived at L2 Uptown since March 2019 and we loved it under the previous management, ZRS. We renewed for the second year just months before The Connor Group purchased the complex. Since then, everything related to the complex has been an absolute disaster.

The employees are rude, unhelpful, and unresponsive. They seem to cycle through employees every few months. They do not respond to emails in a timely fashion, most of the time they do not respond at all.

The building is filthy on a consistent basis. The Connor Group did not even have the equipment to clean the hallway flooring for the first few months. The hallway is constantly sticky and trash builds up everywhere. There has been broken glass in the back parking lot since they purchased the site and when I told the office about it, they mentioned the garbage truck creates this glass every time they empty the dumpster. However, this was never an issue with previous management.

The Connor Group changed the colors from a tasteful, resort style to colors that look like they are meant for a pre-school (orange, black, yellow, light blue, dark blue). The common area restrooms are filthy and not clean regularly.

Over the summer, trash would be found in the pool on a consistent basis and the water would be cloudy. I complained about this also and I was told that the maintenance man would be cleaning the pool weekly since he is licensed - anything to cut costs.

The fire alarm consistently goes off for extended periods of time and the first few times management did not know where the panel was.

The site was under construction from May-November, even though I was told by the then property manager that it would be done in September. The construction workers were dirty, leaving equipment unsecured, plugging into tenants electric, bringing their children to work, and MOST IMPORTANTLY NOT WEARING MASKS IN THE MIDDLE OF A PANDEMIC. I complained about the lack of following CDC guidelines to the office multiple times to no avail.

The printers and computers were removed from the business center approximately 1-2 months ago and still have not been replaced. Packages are being lost that never happened with previous management.

The renewal tactics they take are extremely aggressive and disturbing. I do not recommend this complex anymore since The Connor Group took over and I do not recommend any other property they own.

The landscaping has died since they took over and was replaced once a few months ago with plants that are now dead again.

I ve lived at L2 for 5 years -and I couldn t be happier! Through the pain of management changes, Kai and the Connor Group have been great to work with. I can see their drive for positive change and I m glad they re pushing through the rough patches. Each day when I pass by the leasing office, Kai always has a smile for me. She s kind, courteous and beyond helpful. When all of the updates are complete, I m looking forward to a new and improved living experience at L2 Uptown!

Dear New Management,

I am a current resident at L2 Uptown apartments. I used to love this place due the amenities and how well they were ALWAYS maintained. As of 5/19/2020 things have not been the same. Those same amenities I loved; are becoming a headache, the pool and seating areas are always filled with trash from previous days. I understand that summer is prompting other residents to hangout outside but the cleaning crew we had before 5/19 was always on top of things and never let things get out of hand.

At the moment you guys are remodeling the place which I am excited to see how it turns out; however, there s TONS of noise going on and working from home is very difficult. I would appreciate if communication emails were sent prior to all maintenance activities that might cause high noise levels. I'm including a photo which helps validate my point.

Thank you for understanding and hope things can get back to normal soon.

Kai has been AMAZING! From the very start she has shown genuine consideration for what I was looking for from an apartment. L2 has made the process very seamless for me and I can't wait to move into my new unit. In my opinion, the building's new decor suits the property very well and is a great update that was probably needed anyways.

Driving up to the L2 Uptown brings you just about ...

Driving up to the L2 Uptown brings you just about a very short block behind McKinney Avenue, near one of the 3 most active blocks of McKinney Avenue. The location is just about perfect, because you have quick walking access to many restaurants, but it is separated enough that you have greenery and trees around, for a real neighborhood feel.
The apartment is secured in every way, from the elevator, the parking garage and the hallways. After stepping off of the elevator, you access your apartment through a secured, carpeted hallway that is light and had a very serene, high end hotel feel (and was perfectly cooled). Carpet colors were also muted and tasteful.
When you open the door to the apartment, it will be hard to not get a huge smile on your face. It is like the design and color combination lifts your mood and makes you feel very at home .
The floors are a hand scraped higher end dark hardwood. The granite countertops and stainless steel appliances that are often expected were of course there. But then there were the over the top features
The ceilings seemed to be 12 feet tall even though the website says 10 feet.
The kitchen had a light bright feel and opened perfectly to the living and dining area with ease and flair.
I loved the subway tile under the cabinets. I also surprisingly loved the odd shaped island that could easily hold many chairs this would be a perfect focal point for parties and get-togethers
The walk in closets would be rentable apartments in Manhattan
The rectangular tiles in the bathroom have never seen something this stylish in an apartment bathroom. They were 12 x 24 long and the colors were sumptuous.
I kept hoping that they would provide complimentary cookie dough so I could try out the very tempting Whirlpool Accubake electric oven.
This is a warm, inviting and near perfect apartment. The only thing that might make this even more perfect would be a programmable thermostat and a washer/dryer included. With the attention to detail in so many areas, I was a bit surprised that this wasn t in place.

I choose to move from Plano Texas to uptown dallas for Business purposes I searched for month not finding anything remotely what I was looking for until I come across the L 2 Uptown luxury apartment homes.
The details on the exterior and interior Immediately had me impressed
once I had a chance to meet with management and informed them my interest in a spacious 2 bedroom there again impressed me with the help in fulfilling all of my question and showed me my new home that I m so happy with I wouldn t have it any other way

Do not move into this building. We've tried to remain positive about everything that's gone wrong here the past 3 years, but enough is enough. The building is made of cheap materials and everything is breaking. It's unjustifiable to put this much of an inconvenience on residents' lives while charging such high rent. Every single day there is a problem. Seriously, do not move here unless $2000-$3000 a month is a very cheap, low price for you. Trust me. You will regret it. We've had to break our lease. Here's what is constantly going wrong:

1. The elevators are constantly broken and I am not exaggerating. Imagine if you have heavy luggage or a baby in a stroller or if you're injured or handicapped. It's just unacceptable. All 3 of them break at the same time. All. The. Time.

2. The air conditioning constantly breaks.

3. The power goes out at night for no reason. Imagine if you have a baby or if you have to wake up early for work the next day and things start beeping and your AC goes off.

4. The building is "moving" so the doors no longer fit in the frames which prevents some of them from locking properly or easily and allows a ton of light to come through, as well as bugs via the balcony door.

5. Fire alarms go off about once a month. Who knows why.

6. There have been many burglaries not only in the parking garage, but also in residents' apartments! Somehow criminals got a hold of their keys. Oh and get this; management keeps all the break-ins a secret because they "don't want to scare everyone."

7. Packages get delivered, but the staff are very busy with other work so oftentimes you won't get your packages for a few days until they have time to organize all of them. Not good if you had something overnighted.

8. You will hear your upstairs neighbors walking whenever they are home. It sounds like pounding and actually shakes the walls. What is this building made of? Cardboard? You can also hear them urinating and flushing their toilet. You can hear casual conversations of your next-door neighbors. God forbid they ever have people over or raise their voices.

ZRS has failed to provide residents with a safe and comfortable environment. Living here has put a significant amount of added stress on our lives. It's sad that we need to break our lease due to management negligence and then we get charged for it. The amount of things that have gone wrong and continue to go wrong on a day-to-day basis in the building is simply unacceptable.

I moved into L2 a little over a month ago and have loved every minute of it. The staff is friendly and responsive. The property is beautiful and it is in a great location! There are always going to be issues when management changes and the new staff/company makes adjustments. However, all of those issues have been ironed out and ZRS is doing an excellent job with this property. I highly recommend L2!

I absolutely love the hard floors with the polished furniture. The touring guide was amazing,she was humorous and suggested a lot of deals to get furniture.

Went to visit apartments and had to take the stairs to view the apartments. The issue is my knee is bad and taking stairs doesn't help. They will not bring you up on the elevator if you are a visitor. She said she would open the elevator to go down.

Britni Parks is amazing. I called the office at 7:02pm, two mins after they closed and she picked up the phone when she did not have to. My internet service provider had just arrived and needed the front staff to open the cable room. She was really sweet and patient and came up to my floor and two others (after she was technically done for the day) to help us figure out the right door. Even my service provider commented on how impressed he was.

This is an update to my previous review for L2 Uptown. This used to be a resort type property. Now it looks like a circus moved in. The paint colors went from beautiful grays and soft blues to orange, brown (who has painted a wall brown since 1998), royal blue exterior (with matching American flags stuck in the ground, and bright red all over the stairwells.)

I believe the other reviews where it sounds like the owner and the corporate group are making all of the decisions. I did a little investigating to discover they are trying to move into the Dallas Luxury market. They only have two other properties in DFW. One by Love Field (which looks very mid-level) and one in Plano. They certainly aren't doing themselves any favors with their initial reputation in entering the market.

With the old management I used to see numerous cleaning and maintenance people in the building who took pride in keeping this property pristine. Now we are lucky if the carpet is vacuumed once/week and the common area trash is picked up twice per week.

Speaking of trash, like others said their communication skills are horrible. Valet trash service used to occur between 7-9 pm every night. Then all of a sudden it stopped. After weeks of experimenting I've discovered they seem to come now between 8-10 am. Why no email? Now people just throw their trash in the hallway whenever and hope it gets picked up. But of course whenever the office is going to be closed holidays those emails always come out on time.

Like others have said there are also bizarre behaviors with employees knocking on doors at all hours of the day. They purposely set the fire alarms off so some guys could knock on everyone's doors to see if the fire alarms were working or batteries needed to be replace. Along with a girl taking a poll about washers and dryers and what brands they were. You can't send an email to request information?

Finally, I was two days late paying rent one month. A strange man knocked on my door at 9 pm at night to collect my rent. When I didn't open the door he slipped a very threatening letter under my door. Not the way a four year resident should be treated.

The Connor Group obviously can't afford to run this building properly.

Hi. My husband and I recently lived in L2 Uptown but eventually ended up leaving early due to several different mishaps that occurred during my stay i.e. 2 car break ends, unsafe environment, unreliable management team and etc. We had a feeling that our move out bill would have some fluctuated fees due to management not being happy that we left before our move out date. Not to our surprise the bill was extremely high due an a carpet fee. The other miscellaneous fees were understandable but not the unexplainable carpet fee. After speaking with the Assistant Manager, Rebecca, she mentioned that the fee was due to the carpet tracks. This was surprising because we did a through cleaning before leaving. We have never had a carpet fee upon moving out. This seemed like a form of retaliation. Most new carpet last 3 to 5 years for 2 residents in a apartment. We both work long hours at work so there wasn't more than normal traffic in the home. I'm not sure if the grade of the carpet was inexpensive in comparison to the sister property, Alara. We previously stayed there in a similar layout but never had the same issue like we did here. We sent them our move out pictures to confirm and even asked if we can return to view the tracks but of course they said the carpet had already been replaced. This situation seems very unlikely since we only lived their for a year. Overall the management team is untrustworthy and place is unsafe. Hopefully since we last left, they have at least improved their security. I wouldn t recommend.

WARNING! Staff is very rude & incompetent. Takes forever to get anything taken care of on top of snarky offensive comments. Make sure if you talk to any of them you have it in written form. They will try to steal your money at any lengths at move out.

Gym smells like musty mildew.

Hallways smell like dog pee. The staff waits WEEKS to have the spots cleaned. The pool area is always trashed and ghetto neighbors bring their whole gang to "hangout" by the pool. Smells like pot & beer.

Its VERY difficult to move in & out. They do not have a elevator specifically for moving. My experience, they reserve and elevator. Put paper notes (very unprofessional) on elevator telling residence not to use them. But the residence do it anyways. The elevators get stuck on another floor. (which you cant tell which floor its on) Once its stuck you have to go on every floor to find your elevator. This costed me 3 extra hours of labor! Very expensive, time consuming, stressful & annoying.

ANOTHER WARNING !!

The elevators are ALWAYS broken. Its a DAILY annoyance. & its takes nearly 10 - 20 minutes just to walk out the building. This will be your biggest down fall!

I haven't seen L2 in person; we are moving from San Antonio to Dallas late Feb. however, Britni put us at ease. She walked us through a live video and then followed up with pictures and a Floorplan.

She is always available to answer questions and even provided solutions with furniture arrangements.

The initial transition from ZRS the Connor group was honestly not too bad, just a lot of construction going on. Once everything was completed, it was right back to normal.
The staff is EXCELLENT when it comes to maintenance, repairs and the leasing agents always took my call or called me back.
I typically haven t gotten deposits back with apartments but L2 gave me the majority back considering there were some damages that occurred while living there.
Again, the staff is EXCELLENT and that to me, is what makes the place enjoyable and a great experience.
Honestly couldn t find a more perfect location either.

EDIT: Changing my review because there have been some disappointing changes since this was written. First, the turnover in management is very concerning. Almost everyone I spoke highly of in my first review is now gone. The only person that still seems to be there is Kai, who seems to be holding down the fort by herself.
Also, we currently have painters on our balcony (like...right now), but were not given a single word of notice from management (as we received when Kelly was still with us). Imagine how it would feel to wake up to two strange men on scaffolding peering into your bedroom...and you received no prior warning that this would happen. That's what it's currently like to live at L2. Everything else that was great is still great (location, amenities).... except for the terrible paint job the building just received (which is why we currently have two painters on our balcony).

We just moved in a few weeks ago, and were VERY concerned with how many 1-star reviews the building had received after the Connor Group bought the building. We signed the lease with the old management company and fell in love with the beautiful common spaces, high ceilings, and great amenities. It's also right in the center of all the action of West Village, Target, Mutts, The Rustic, etc. etc. We can't say enough about how awesome the location is.

After reading of all the terrible reviews, we raised our concerns to Kelly, one of the property managers, and she (and the rest of the team) have been nothing short of FANTASTIC. Kelly took the time to give us a second tour of the property to address our concerns (and didn't make excuses for these issues, as most property managers try to do!), and she took the time to answer any questions we had. Before we moved in, they accepted packages on our behalf and delivered them directly to our unit (without us asking), clearly made huge strides in making sure everything was cleaned and well-maintained, and made sure that they could solve any last-minute issues before our move-in day. Kai was also really helpful with this transition, going the extra mile to help us find things (even by taking videos of the property for us!).

At this time, the ONLY thing we dislike about the property is the new aesthetic direction the corporate office decided to go in. The exterior walls (and in the courtyard) are BRIGHT blue, making it look like a middle school gym. And the common spaces, that were once decorated in high-end neutral tones are now bright red and bright orange, with gigantic words painted across the room like "GATHER" (personal pet peeve: when words are written in rooms that tell me what to do in those spaces!). Although the aesthetics are really not our style, this is the only thing we dislike about the property after 3 weeks here. the management team has gone above-and-beyond so far (especially Kelly and Kai). I hope things continue to go in this direction for the remainder of our time here!

To be clear I am not a resident of this building. So I can't comment on the "living experience" and I feel badly for residents like Chris and Janie (see reviews) as it appears they really have serious issues with management (or like of it) and the building.
I can comment on the services of the leasing agents, Brittani and Courtney, who interviewed me and showed me the complex. It was a few days before the big snow storm that hit Dallas, and there was only one or two units to show. I didn't like the layout for a 1Bdrm where guests have to go to the bedroom to access the bathroom. Brittani and Courtney were very friendly, my appointment felt like a "social visit" (it was end of the day) and they were generous with their time and answered all my questions. We really connected very well and they promised to find me something. Brittani followed up with me after the storm and told me about a two bedroom available. I didn't go to see it as my heart went elsewhere and thought other luxury buildings are more suitable, better located and at competitive prices.
Brittany and Courtney are very professional, friendly, and exceptional in how they receive prospective tenants. Thank you both! Good luck in your search.

2020 has been a complete nightmare including the property management company that bought L2! I loved the community including the residents and management until The Connor Group took over in May. They obviously have no clue about how to run a property. It should be obvious how awful this place is just by completing a tour. Just do it for giggles.

As if Covid, civil unrest, an economic depression and an election year aren t stressful enough, dealing with paying a premium for cheap and tasteless renovations and awful customer service are pushing everyone off the edge. They have it all wrong and there are too many options in Uptown to settle for this mess!

Deciding to live here is one of the best decisions I've made in moving to Dallas. I'm literally across the street from my job, and walk past the dog park to get there. There are so many things in walking distance that I hardly ever drive my car.

The complex is very safe, and requires a fob scan at multiple entry points. My actual apartment is beautiful and modern. Even though my balcony faces the pool, I didn't really have issues with noise during the hotter months.

Neighbors are very friendly, and the management team is VERY professional. You'll be glad to call this place home.

- Of the 3 elevators on the property, only 1-2 will be working at any given time. You will never know which ones and management will tell you that "Theyll be fixed this week". Dont listen to this lie.

- ZRS manages the reviews that you see on the L2 website. They currently have a 100% review rating on the website. This is because they filter and delete any post that talks negative about the complex. The residents have a portal that is also monitored. We can not discuss negatives about the building without it being monitored and deleted.

- There have been multiple vehicle and building burglaries. Windows smashed and doors kicked open. Their response? They installed two more cameras outside and hired a security guard whom I have NEVER seen on the property. If you park your car here, take anything of value out as your windows will be smashed.

- The building constricts with the weather. Doors no longer close, drywall cracks, and door frames shift.

TL;DR: For the price you pay at this building, the bare minimum you would expect can not be met. Go shop literally anywhere else. All these apartment complexes are built by the same contractors. So you will get a similar layout that is cheaper and with a more competent management company.

I absolutely LOVE living at L2 Uptown! The staff is really amazing, accommodating and personable! From touring, to my move-in, and still to this day I am so happy with choosing to live here-they made my choice easy! I love the finish-outs of the homes with the huge 10 foot ceilings, crown molding, granite counter tops, the lighting throughout especially the above cabinet lighting in the kitchen and my HUGE walk in 3 tier closet! The amenities are amazing too-especially the resort style pool! So fun to get out and grill and get to know your neighbors. They even have a resident wine club! They get together once a month and meet in the club house-you bring down your favorite wine and the office caters fun hors d'oeuvres. So fun to mingle and chat! Love the location of this property-you're so close to McKinney Avenue, City Place and right across the street from the Rustic! I especially love taking my puppies across the street to the Mutt's Cantina (where we receive a resident discount)! I always feel super secure and safe here. Not sure what all the complaints about break-ins are about, but they have cameras everywhere throughout the property, in the garages and even the elevators. Crime happens everywhere, it's inevitable. Most people don't lock their cars or leave valuables in them that have had issues here. You need a FOB to get absolutely anywhere around this complex and the garage is completely gated. A friend visited recently and said "This is like Fort Knox getting around here." The on site courtesy officer is really great about getting back to you quickly after hours with any concerns or noise issues. I also don't know what all these people are talking about the hallways and the dog pee smell-I've never seen any issues like this. The staff does a great job of maintaining the cleanliness of hallways. It's always clean and neat. And the elevator issue, what new property with elevators DOESN'T HAVE these problems?! I visited my friend in a luxury high rise recently and they even complained about the elevator issues there! The point is-staff is VERY quick to let us know there is an issue and they quickly get it resolved.

Long story short-I can't rave enough about this property and the staff! If I could give it more than 5 stars, I would! I recommend this property to everyone. Great location, great staff, great security, great resident events!

The new management from the Connor Group has been very disappointing. I have lived here for 3 years and have loved it up until the new management took over. They do not respond to their tenants concerns, have maintained an unsafe and uncleanly environment, and are inconsistent with providing the monthly services the tenants pay for. I never have written a review before but this has been a terrible experience since they took over. Don t bother trying to reach out to management with your concerns, they won t respond.

More unethical behavior. I have heard from my friends how TCG management resorts to unscrupulous tactics to pressure tenants to sign the new lease. I have heard that they schedule walk throughs and ask tenants to sign documents about completing the walk through but substituting a new lease document. They tell residents that they have other people who want their unit to pressure them to sign a lease. After the resident moves out, no one moves in right away.

Fyi - TCG charged me $75 for carpet stains and another $75 for a dirty oven. While excessive, I understand the dirty oven but not carpet stains after three years.

Once again management has changed for the fourth time in 2020. They have recruited people that don t seem to understand understand property management as evidenced by garbage collecting on the property over the last couple of days and letting people in to see new apartments when those apartments were already rented.

Another former tenant texted me saying L2 now has only ~60% occupancy. Tomorrow is my last day and another tenant moved out today.

The apartment is well maintained, the management team is wonderful, responsive and overall, you can't beat the location within Uptown/West Village. For those just moving into Dallas, L2 is particularly great if you're looking to forge new relationships. They keep the community active with social events and the pool is fantastic.

The most surprising convenience about L2 is the ease of parking. Its a two level parking structure with an excess number of parking spots v.s. tenants. (In other words, you don't have to loop around 5+ floors worth of parking garage to find a spot.) There are three elevators and two stairways, so residents typically find the most convenient parking spot adjacent to the elevator closest to their apartment.

Geographically, you're a block away from bars/restaurants on McKinney and West Village but far enough to not see/hear the inconvenience. Groceries & Target are a hop over N Central Expressway and the best dog-park in town is across the street.

On the flipside, L2 may get knocked by isolated incidents of inconvenience, but that's par for the course anywhere you go in Uptown. The most important thing to me was management's responsiveness to any unforeseen issue and my impression over a two-year span was that they proactively addressed every issue with a reasonable response. No issue ever went unattended or unaddressed and the negative reviews here fail to mention that.

I have lived in several luxury apartment complexes over the years in San Antonio, Austin and now Dallas. I ve been here almost a year and am very pleased with my decision to move here.

Almost anywhere one chooses to live there will be slight annoyances; however, this is true in every aspect of life. It comes down to service, and the management and staff here are some of the most responsive, engaging, and helpful I have encountered. Maintenance team is great, they will go out of their way to help you even if you just happen to catch them in the hall they will still try and change a bulb or help you out immediately if they have a couple minutes to spare.

If you are reading this and want to know why this place is special, here are my top reasons:

1) SAFE: As a prior reviewer mentioned, it is veritable Fort Knox. Worried about you or a loved one s safety? Dual FOB entry to any resident area, cameras in elevators, night security, extra patrols by police (due to area being special), and residents knowing each other through events and other sponsored activities.

2) LOCATION: Simply check a map and look at all the shopping, restaurants, bars, theatres within a 5 minute walk. If you have pets, you have one of the best pet parks in the city across the street that even has a bar with servers.

3) VALUE: Depends how you rate price but the rates are competitive with properties that have, at face value, similar amenities. Here you have 10 foot ceilings and 3 tiered closets and they give you an extending wand so you can reach the top...Now figure in a great gym, yoga room, spin room, resort pool with a fun mix of professionals, and I can say I m plenty pleased.

I m really happy with my decision to reside here and if you are somebody who worries about minor inconveniences, well, you probably won t be completely satisfied anywhere.

The location is unbeatable, my apartment and the grounds and amenities are beautiful and top notch and love how pet friendly the property is!! I have a dog and love the grooming station in the parking garage and being right across the street from Mutt's Cantina! They even have a private dog park, where I love to mingle with fellow neighbors. You're so close to everything (West Village, McKinney Avenue, Knox/Henderson/Deep Ellum/Victory Park) I love being able to walk everywhere and being so close to the Katy Trail! The staff is so incredibly professional and responsive!! Was so impressed with my tour how knowledgeable and friendly the leasing staff was. This community is so well kept and love the amazing resident events, especially the monthly wine club! I rave to everyone about this property and am proud to be calling L2 Uptown my home! If you're looking for a safe, gorgeous and high end home in Uptown Dallas, LOOK NO FURTHER!!!!!

After being out of town for a week, I come home to find my feet covered in black specks and realize they are fleas. As this was around midnight on Friday, I wait until the next morning to go down to the leasing office to notify and get someone to come spray my apartment. I leave and return later that day to make sure I was on the schedule and am told that I will have to wait until Monday. A friend who is with me asks if I can try and take care of the situation myself and get reimbursed to which the answer is yes. I then SPECIFICALLY say that unless the office hears from me to still plan on a Monday spray. I return home to research other options to no avail and therefore do not contact the leasing office. On Monday around 3PM, I call the office from work and ask if someone has been able to come out and spray. They tell me that they thought I was taking care of the situation myself so they removed me from the scheduled spray. The office calls back later and says someone will come spray tomorrow (Tuesday) between 1-3PM. On Tuesday, I call the office at 4:30PM to check on the status of the spray with no answer. When I get home around 5:30 I walk into my apartment, see fleas, and head down to the office to see what happened. When I get to the office I am told that the spray company did not have the right chemicals to spray that day, which leads me to believe that they were not told that I have fleas, and can't come back until Thursday. A front desk girl also says "we didn't bring the fleas in, you did". I do not have a dog, cat, or any other animal, but many of my neighbors do. It should also be noted that initially the fleas were, for the most part, just in my bedroom in the carpet, but as of Tuesday morning they have spread to my bathroom, closet, living room area and also now my bed. It should also be noted that my lease terminates in two weeks and I have been delaying packing as to not pack any fleas with my belongings. I was notified today that even after spraying, fleas may appear for two weeks. This means that even if my apartment does get sprayed on Thursday, I will have fleas until my lease terminates and have no choice but to pack and store fleas with my belongings. After the front desk girl argued with me about how they got into my apartment for several minutes and being offered no solutions except to wait until Thursday, I am shocked at inability to abate an unsanitary, potentially disease transmitting parasite from my apartment.
