I love this resort! The marina looks amazing. Staff was friendly and courteous. Amenities and food were great. I was surprised with being guest of the day upon check in and upgraded to a beautiful condo with beautiful views and complimentary bike rentals. I was there for a meeting and the conference room was big and comfortable with excellent views. We had such a nice and relaxing time! I will return! Thank you!

Great resort, amazing water views, kid-friendly with a great river pool that our son really enjoyed! We did the paddle boards and would have done other activities by the marina had we stayed longer. Perfect location beside Busch Gardens. We thoroughly enjoyed our 2-night stay.
Pros: -great amenities: on-site restaurants, golf courses, multiple pools, and on-site spa -great service from a lean staff -cozy king unit with huge TV and more channels than you ll ever need
Cons: -units can use a deep cleaning and ad-hoc improvements (ex. Stagnant water in the tub after drained, dust on the air filters) -experience didn t quite match the luxury brand and price point (ex. Round of golf was somewhat overpriced) -tiny fridge and no microwave
I would come back for a weekend getaway, but probably not to celebrate a special occasion. Would recommend the Marriott Vacation Club as a good alternative.
It was average at best. The river pool was fantastic. The grounds are well kept. Issue with the resort... I can only imagine, is staffing shortages?
Couldn't find food. Most of the restaurants were closed. The 1 restaurant we found for dinner was mostly empty, but there was an hour plus wait. This journey for food started around 6p.... While waiting to be seated at the restaurant, we only heard unhappy people(from regulars saying how much the resort had gone downhill, to visitors saying they couldn't wait to leave. We went back to our room and called the restaurant for room service, delivery or pickup...and called again, and again, and again...even left a voice message requesting a callback to order. 3 days later as I write this, still no return call. We asked the front desk for a delivery place off-site, they readily and happily provided a referral and provided a menu pamphlet. We ordered pizza from this place, and I'm pretty positive it was a microwaved pizza.
The room was fine, but the patio/deck was a spiderweb sanctuary. And the amount of bugs in the room at night was uncomfortable.
Overall, my family made the best of it, but we were eager to leave this resort to continue our vacation elsewhere.
We had heard many people over the years/decades rave about Kingsmill Resort....unfortunately, it did not come close to the hype. Staffing? Post-pandemic growing pains? Who knows. It would be difficult to return.
We dock in the Marina many weekends during the summer and Mike and his crew are always welcoming! Thankful for the grill at the marina when we are starving and thirsty! We always enjoy the pool and the staff there always take care of us. As non- member visitors they make us feel at home. Thanks, The Wendel's/ Boat: FOADIAC!
Nice course. Very hot when we played. They had no ice and had no water on course. Said they had water in red cooler but there was never any in there. Everyone was very nice. They have staffing issues. Poor bartender was having to go back to kitchen to actually help the one person in kitchen get lunches out. But we understood that. Everyone is having trouble hiring
We stayed for four nights starting September 15th. The resort was not crowded and they had our condo ready before four o'clock. Staff was very helpful and friendly. The resort is located in close vicinity to Williamsburg and Busch Gardens. The views of the James River from the resort are very nice. Only complaint was our dinner at James Landing on our last night. Service was very slow, and our Surf and Turf dinner was not very good. We waited one hour for our appetizers, and another hour for our dinners. The filet was overdone and tough. I would pass on the dinner at the resort and head to Williamsburg and go to one of the many decent restaurants that are located there.
Not at all what we were expecting. You have to walk for miles to get anywhere. The grounds are beautiful and well kept but the rooms are horrible. Ours had a horrible odor and was dark and tacky.
The pool is great and the staff are lovely but it really needs some work if it s going to call itself a luxury resort.
CV-19 seems to have impacted the service level of this resort during our Sun-Fri 6 day/5 night Aug 2021 stay. Our check-in was delayed by 2hrs with only the offer to head to the pool as the use of our time. Ended up getting 2 brunch certificates, but didn't use because when we lunched there the food tasted slightly off. Limited open restaurants on certain days at certain times. If you are going to spend your day golfing or playing tennis, this may but worth it. We liked that dogs are allowed & each room had its own entrance & balcony; but overall, this place needs a renovation, a deep cleaning and every worker trained to give stellar service. Pool was shut down for a day too. Tough in this blazing hot weather. Did discover a great tropical smoothie sold poolside. Even though shuttle bus is posted to its website as a service to Busch Gardens, the resort sold its vans so no longer available. Using Uber to get around was a disaster and taxi didn't work well either for drop off/pick up. Long distance between points at the resort. Not easily walkable & only told of its local to the resort shuttle service near the end of our stay rather than at check-in. Photos: Bathroom mold and worn balcony furniture with dirt & cobwebs.
