DO NOT RENT FROM THIS COMPANY! First of all. I can't speak for their property sales. If their home buying and sales are any good it's because they are neglectful to their renters. When it comes to renting, we were essentially dream tenants. We took meticulous care of the property. Notified them the moment anything went wrong. Consistently paid our rent weeks early. Had the place professionally cleaned when we moved out.... As a renter of a property they managed for 3 years, I have absolutely nothing good to say in return. Phone calls were never returned. They would send out questionable "contractors" to do "repairs". One contractor installed a new piece of weather stripping on the door... but the weather stripping was too long to the point that the door would no longer even shut. He actually had the nerve to ask me if that was ok as he was preparing to leave. We notified them that the roof was leaking. It took them 4 months to send someone out. When they finally did send someone out, they hastily stapled a tarp to the roof and left it for another 6 weeks. In the meantime, the tarp which was directly above the master bedroom came loose and would blow around with every slight gust of wind. We notified KHP of this and the fact that we could not even sleep in our own bedroom because of the constant flapping noise and the fact that the neighbors were starting to complain.... And they did absolutely nothing for another 3 weeks. Their excuse was that the owners were on vacation. They were unapologetic and salty the few times we actually DID get a hold of someone. Furthermore, upon moving out, they nickle and dimed us for missing doorstops that were never there in the first place and for having to power clean a garage floor that was dirty when we moved in. We were so fed up with the blatant disregard for us as tenants that I didn't even argue and just accepted the reduced return of deposit. I am an honest, caring, hardworking individual who rarely has anything negative to say about anyone. But this is hands down the worst property management I have ever experienced.
Additional update (since it does not let me reply to your response): Things happen for a reason, we got taken care of drastically better with superior communication from the get go and they brought up our July 27th move in date and We worked it out with them the proper way. No surprise text messages or anything. By the way they asked us about it BEFORE processing any paperwork or taking any money for the applications. Your post was the typical trying to "save face" response you want the public to see. But what they will see is your consistent low ratings on rentals and you can say what you want but the ratings tell the truth. And yes I did decline the half reimbursement because we did everything we were asked and submitted everything properly and Tina admitted complete fault so that warranted a FULL reimbursement for yalls mistake, why should I have had to pay for your mistake and oversight. That's not good business and this ends now, I'm done wasting time going back and forth. Fix it so that people in the future dont have to go through this same experience with you guys ever again.
Original review:Simply do not rent from this company. (Home purchase this does not apply. From the get go of my wife and I's application we were very CLEAR on a July 27th move in date. Tina and the company proceeded to take our application fees of $130 and everything we would need to get approved. Personal info, tax returns, credit history etc...and we got Approved. We were grateful yes, but far from happy. Reason being is Tina TEXTED, yes TEXTED...a huge curveball that was not on the contract. We had only until July 10th to move in otherwise we would lose the property. Nothing in the application nor during the process verbally said or more importantly in black and white in the contract stated anything about July 10th move in date. That simply would not work for us as our current lease was not up will the end of July. Long story short and straight to the point we lost the house because we couldnt move in by the 10th. Lost our $130 because it was our fault that we didnt know an unwritten rule about any time people apply they should be ready to move within two weeks. Keep in mind we got texted that info which is highly unprofessional because when residents apply, we are expected to make sure all our information is accurate and have income verified and rental history verified but for them, they throw in ridiculous expectations that are not in the contract and at our expense. Although Tina did offer to pay half of the application fees for something that they knew from the get go and was in black and white about our move in date they should of seen that and told us BEFORE taking our money that our application would not work because the owners want it to be occupied by a certain date, if we would of known that we would have not applied for that house. Very very unprofessional and they need to take a closer look at each application and be clear from the get go. Our family lost $130 for something we shouldn't have and we lost that time in finding something and also had to tell our kids the house they enjoyed we couldnt get even though they knew we got approved. All the while this office got $130 richer, hope it was worth it.
I would give them ZERO stars if it was a choice. Ill be simple and straight to the point.

Pros - Rent was reasonable for the area at $1700 a month, quick to process application.
Cons - A/C broke twice (zero urgency to repair, Mid SUMMER) I had to give them a poor facebook review to get their attention to help! , Upon move in touch up paint was discolored (they came to touchup again and it still didn't match) Back door was broken during our entire stay with many work orders placed, I had to drive to the main office 3 times to collect my garage door (3, 1 was broken) and gate opener after lack to follow through on delivery of them and devices were not left at the front as directed they would be, communication was terrible they never answered the phone, I had to reach out multiple times regarding the same issue to get failed promises. Upon move out I was charged for tv holes in the wall (when I was directed NOT to fill any holes, as I am in property management this is NOT a normal process) and a garage door opener that we received broken and smoke detectors that were taken down and placed on the window seal (sent management the picture) The list could go on. I have been in property management myself for 10 years this service was way less than terrible OR maybe my expectations were to high (doubtful).
Please beware of this company, professionalism was a extremely poor and service was useless.
Note to management: No hard feelings, but, people should know how terrible your company is. As a person who respects reviews I believe people should know the GOOD, BAD, and UGLY. Unfortunately, the GOOD was not in your favor. Please change your goals!
I put in an application for a place 6 days later my realtor is asking me if they contacted me. I said no ma'am I have not heard from them. I sent an email to the applications department with no reply. They then tell my realtor that I should have gotten a letter. I never received a letter, phone call or email from this company. When I give you 65 dollars on an application, I expect you to respond to me in a timely fashion.
The realtor Karen was great, and thats why Im giving 3 stars. She alone I would give 5 to but I think theres a big lack of communication between management and the realtors so management drops the count down
We had a wonderful experience with Kim Howell! She helped us sell our house and found us a new one. She went above and beyond. She answered every single call and email promptly and there were a lot! She helped me arrange for repairs after the house was inspected and saved me a lot of money. She and Matt were consummate professionals at every step. She was also very upbeat which was nice.Highly recommend!
We wanted to move to San Antonio from Florida and Kimberly was very professional and very responsive, she does a very good job takes care in every detail that we needed to have. Thank you Kimberly for what you did and thank you Olga too. Great experience.
