Kelly Management is a NIGHTMARE. Here are just a couple problems that I have with them. 1) They let a tenant run dope house out one of the properties that they manage for over 6 MONTHS. 2) They let homeless people squat in their vacant properties so vagrancy, litter, graffiti, loitering, burglary, and muggings are so RAMPANT the tenants are afraid to go outside and the value of their properties plummeted. 3) We pay them hundreds of dollars a month for NOTHING. They lie and give me the run-around whenever I contact them about the serious issues and they are rude, and condescending. The biggest question I have for Kelly Management is not why are they so incompetent it is what do they even DO!!?!?!? They take our money and we get NOTHING in return. It's got to be some sort of fraud because I have spent over 9,000 dollars for their services and I have gotten nothing in return. It is a racket.
RUN from Kelly Management. Just, RUN.

This is a management company that does not manage. They have very poor communication, poor customer service, very poor attitudes. They will not do what is best for you. Do waste your time or money.

We have had the pleasure of working with Kelly Management in two separate capacities. As a homeowner they managed our community extremely well, addressing any and all concerns, while making sure that communication was paramount. They also manage a rental that we own, and we could not be happier with their service. They ensure that our investment is taken care of, but also meet the needs of the renters, in such a swift and professional manner. Again, working with Kelly Management is a pleasure!

I am so impressed with Kelly Management. I have found the staff to be professional, courteous, and organized. We recently purchased three properties handled by Kelly Management in Northwest and Southwest Bakersfield. Any concerns or problems, big or small, are handled quickly. Their prompt response to telephone or email communication is impressive. Quarterly HOA meetings are structured and well planned. I would highly recommend the services offered by Kelly Management.

Kelly Management has been wonderful to work with as managers of our community. They handle situations quickly and they reply to questions in a short amount of time. We've been very pleased with them!

Run. Just run. Do not give your business to Kelly management. They will manage to fail at managing your property whether you are the owner or tenant.

We live in an HOA, the security company that Kelly management has contracted has very poor attitude and are doing things they should not do. I have emailed Kelly management several times and asked for a call back about our concerns. They very unprofessional will not email me back or return my call. If you want resolution this is not the company to go with.

Evansport Apartment s in Rosedale 93312 are managed by Eccleston Association now also Kelly management. Do not manage your property here or rent here as I am Tenant here with many issues. First of all there s no walk through when renting or walk through when leaving your property at end of lease. The sprinkler systems are defaulted and broken resulting in over watering or falling from the water on the side walk. They say no loud music no parities but every other neighbor does exactly that. Opened garage full of parties until 1-2am. No pest control spiders webs and spiders throughout the property. Trash cans full of trash in / outside the bins. Pets are pooping in yards large animals more than 10 pounds.
Lights not working outside garage doors and dark properties. No need in creating a work order they will send a non licensed maintenance worker to your home. This is not a well managed professionally or physically great place to live.

My husband and I have been paying tenants with a property which is managed by Kelly Property Management Bakersfield since March 2018. We would not recommend Kelly Property Management under any circumstances to tenants or homeowners who expect to be treated with dignity and respect. To make it perfectly clear, they in no way "manage" your property, they simply collect rent. ANYTHING else that may go wrong once you sign your lease is your responsibility. We work directly with Brian Dandy who from the very beginning of our tenancy has done nothing but ignore us and blow us off. To begin, our property was not professionally cleaned, there was even a huge hole in the bathtub that we actually had to request more than once to get fixed! I had even brought up my concerns to him face to face and he looked at me like I had three heads. We currently have a garage that we have to manually open and close which poses a risk to our safety and security. My husband has requested since June 2020 via email and by phone to simply have our bushes trimmed and a tree maintained which at this point has broken a hole into our neighbors fence. When my husbands calls and emails are not being ignored, he's being told that this is not the responsibility of Kelly Management! If maintaining a property by cutting the bushes and making sure a tree is not bursting through the fence of its neighbors is not their responsibility, please tell me what is? (Mind you, landscaping is a part of our lease which we pay monthly). The treatment we have received from this management company is so shocking, it's hard to not feel that maybe we are actually being discriminated against by the color of our skin. We are two college educated, working and tax paying professionals who have NEVER made a late rent payment. Therefore, we have an expectation to have the terms of our lease met and our concerns addressed just as promptly. Since our concerns are not being heard it is now our responsibility to warn others to stay away from Kelly Property Management and Brian Dandy.
