I was in the process of purchasing a home, which is back on the market (hence, compelled me to write this review), from Jose Hilario a few months ago. I went through inspection and was awaiting appraisal and then closing. Three weeks before closing, the seller asked to push the closing to the week before Thanksgiving because they lost out on homes. I could not accommodate the change (and their plan of getting a house and closing within 5 weeks was a stretch given the market). And frankly, not my problem. I asked the seller to cancel and reimburse me for the cost of inspection and return my earnest money. They pushed back but eventually stated that they would move to cancel. That didn't happen. They continued to bother my agent to push the closing date back, but clearly, I wasn't going to because I could not accommodate the change. They refused to cancel, so I eventually had to cancel since I wasn't going to go through with it (thank goodness for contingencies). I lost out on $450 and a different home, but I feel lucky because who knows what I would have discovered after closing.
Based on my experience, I can only conclude that the agents at this agency have no ethics and standards. If your sellers are being jerks and unethical, then you need to hold them accountable or just drop them. It's your responsibility to communicate the implications to your sellers. They are not entitled to do whatever they want - don't put your house on the market if you don't have a backup plan.
