We had a wonderful experience...we enjoyed everything, from the comfort of the room to the delicious breakfasts! A perfect location...the Inn is within walking distance of the beach. Francis' attention to detail helped make our stay truly memorable!

Far exceeded our expectations. Beautiful decor as soon as you come through the door. The themed rooms are tastefully done and comfortable. Breakfast was absolutely delicious. This was my husband's and my first experience at a bed and breakfast and it was wonderful. They paid attention to the smallest details, which you cannot find at a run of the mill hotel. They even had a white noise machine in the room! Breakfast was fantastic and the location is perfect. We will definitely return on our next visit to NSB.

Beautifully decorated and the host are amazing. Be prepared for Happy Hour with Sangria and a breakfast at your hot griddle table so you can prepare your own pancakes. You can walk to all the restaurants and shops and spend a weekend night listening to live jazz next door.

This place is new, and reasonably priced and you can't find a better location. The room and bathroom were VERY clean, everything was comfortable and the service was great. Breakfast was amazing!

This rating does not pertain to the hotel conditions but to the staff level of friendliness and customer service. From calling to make reservation through actually being there I couldn't help think" these folks are in the wrong business". .. I can't understand which part of their " no, I can't do this.." would entice me to go back... I seriously doubt that those raving reviews about staff friendliness are sincere....All that said, the rooms were clean , beds were comfortable and breakfast was absolutely delicious. Unfortunately I am too much of a people person to overlook the poor customer service part so I will not be going back nor recommend this place to others.

I found this b&b looking for a last minute getaway from the Christmas craziness. Everyone was so warm and welcoming. I stayed in the Starfish room which has a comfortable king sized bed and a mini wine fridge. The large upper and lower level porch are great places to sit and drink your coffee or wine and people watch. We will definitely be back again!

We attended a family out of town wedding last weekend. The couple blocked guest rooms at the local hotel. Instead of going with the crowd in the corporate hotel we opted for a Bed and Breakfast. Internet search led us to Inn on the Avenue and we could not have been more pleased. The rooms were well outfitted, the service and home cooked meals impeccable. Instead of the impersonal corporate hotel experience, we were pampered by individualized service. We will definitely return. Thank you Tammi and staff.

The best B&B ever! Extraordinary accommodations and bountiful breakfast!

Our stay at the Inn On The Avenue was fantastic. We had a late check-in, and the whole process was so smooth. The room was clean and tidy, the bed was comfortable, the breakfast was delicious, and all the people we met at breakfast were wonderful. The location was fabulous, and WE WILL BE BACK!

This is such a cute hidden gem!! There was not one thing that We did not enjoy in the bed and breakfast! The staff was so courteous and helpful and you felt right at home. It is walking distance to the beach and so many cute shops around. Will definitely stay here again and tell all my friends and family about it! Thank you for making that weekend one that we will never forget!

This is the best B & B by far. They were super accommodating, very clean and they have the cutest decor. Perfect location, just blocks from the beach. Tami made us the best breakfast in the morning. We truly enjoyed our stay and we will most definitely return. Highly recommend!

Absolutely wonderful! The location is perfect! The staff was kind and accommodating. It feels very secure and private, but able to be social if you want to! The porch overlooks the avenue and it's absolutely a joy to sit and enjoy the complimentary refreshments and watch the bustling street. The bed was so comfortable and the turn down service was very much appreciated. There's so much in walking distance! The breakfast was incredible! We will absolutely be returning to this great establishment! Thank you for such an incredible getaway!!!

This delightful inn is a quick walk to the beach and any of the shops and restaurants along historic Flagler Avenue. The hosts were so welcoming, breakfast was amazing, and the room was very comfortable and quiet even though it was a weekend night and the inn was full. We also loved having front porch access. Highly recommend!

Very quiet BNB right on Flagler. Easy walk to the beach and in the middle of night life. Our room was very quiet. Breakfast was delicious. Other guests were friendly and we really enjoyed talking to them.

I found a gem by accident. This beautiful B&B is not only a walking distance to the beach, it is surrounded by wonderful restaurants, live music and bars. The interior is immaculate and the small details are appreciated. Great hospitality and the friendly guest made our stay even greater than expected. We appreicate the service and hard work required to make us happy.

Great place to lay your head! Nicely decorated rooms and VERY clean. Right in the middle of everything so it's easy to get around without driving. It was our 2nd visit and yes we'll be back!

My stay in the flamingo room was first rate. I loved the decor, the breakfast was delicious (especially the creme brulee french toast) and the owners were lovely. I would definitely stay at this bed & breakfast inn again.

We enjoyed a long girls weekend. Happened to be here on the last Saturday of the month & enjoyed Wine Walk. Tami & Kelly were fantastic hostesses. Both gave great recommendations for local eateries, and must see shops. They were also fun to chat with over breakfast each morning. Location is great, parking is around back. Highly recommend a visit to Inn On The Avenue!

This is NO AirBNB like you've ever experienced! First of all, there is a delicious homemade sit down BREAKFAST! Remember the last B in Bed and Breakfast! More on that later. The location is perfect to explore New Smyrna beachside. One can walk to the beach, multiple restaurants, cafes and loads of specialty shops on the avenue. Sitting on the porch with the complimentary coffee, iced tea or sangria (homemade of course!) is the perfect spot to people watch and relax or plan some shenanigans. There is a parking space for each room which is a relief knowing no hunting for street parking. Inside the Inn is just aweing (look at the video on the website). Every detail has been considered from the usual amenities to some little added ones like a charging station in the living room, umbrellas, beach chairs, beach toys, beach bike, and a welcome carafe of ice water and glasses in the room and chocolate truffles! The room was gorgeous and provided everything we needed to stay including soft towels, toilet paper, facial tissue, cotton tip swabs, a stool for us shorties and plenty of drawer space and hooks to hang coats, hats, etc. The shower was lovely and included a sanitary dispenser with shampoo, conditioner and soap. Sleeping was dreamy! The soft bed and even softer sheets with quality pillows and a ceiling fan.....hat more can anyone ask for? Francis was our host/chef when we stayed. She is upbeat, sweet and a fantastic person to be around. Breakfast can be eaten at the table with one other couple spaced out or on the porch or in your room. The table includes to hot plates built in to make your own pancakes! I enjoyed the homemade bananas foster and a few chocolate chips in mine. In addition to the fun of making pancakes, the hot breakfast dishes were wonderful! One was a homemade biscuit topped with a light and lovely sausage gravy topped with herbed scrambled eggs. A fresh fruit cup, coffee, tea, juices were also provided. All day there is fresh hot coffee, iced beverages and homemade sweets available as well. The breakfast was so filling we never had lunch! I so enjoyed our stay and wish there were more Bed and Breakfasts like this! The Inn is going to be a tough act to follow.

Been using B&B for over 30 years in Europe and U.S.. Tammy's creativity for her room design and specially with her breakfasts is the we have seen. She is quite a gourmet with wonderful dishes. Highly recommend

So happy we found this gem! The location is amazing! Parking, and self check in was a breeze! Beautiful decor throughout. Francis was so lovely, and made the best Eggs Benedict with fresh fruit. We also made pancakes on a griddle in the table! We have stayed at countless hotels and airbnbs in NSB and this topped them all! Can t wait to come back!

The Inn on the Avenue is a welcoming respite directly on Flagler Avenue, 3 blocks from the beach and with plenty of restaurants and shopping within a few steps. Breakfasts were amazing, the Mermaid Suite was beautiful (you could even turn on the sounds of the ocean if you wish!) and our stay was not nearly as long as we would have liked. Will definitely return!

Great place to stay. While you stay at this beautiful and cozy B&B you are definitely treated like family. Homemade breakfast everyday- even though we were the only two staying there at the time. Thanks for everything, we had a great visit. We ll be back.

Had a fabulous time! The staff was extremely accommodating and we felt at home completely. Breakfast was delicious and the griddles at the table were the best part!! The little things like ice, water, juices, breakfast, easy access for leaving and coming back, sweets, and the happy hour sangria personalized for each room topped our experience!!! They had plenty to offer and the staff was there for you for anything you needed. Super clean and very unique! Our host was Francis and she was AMAZING!!! Definitely will be staying here again!

Absolutely fantastic stay. My first experience at a B&B so I was a bit unsure about it. Tami allowed you to feel like it was your own home, plenty of space and security and she is a fantastic chef, the best breakfast ever! Loved the local artwork displayed professionally and the details of each room are perfect!

This is a great getaway spot. Everything about it is awesome. Super clean. Well thought out. Francis is an amazing host. Can't say enough good things about our experience except we already booked for the next time.

We stayed in the lighthouse roomed and loved it. Very nicely decorated and clean. At night the room was very dark and quiet. Could stand to have a larger fan in the room. Check in was quick and easy. Amazing location. Breakfast is great and the conversation was fun.

We had a fantastic time in New Smyrna Beach, and loved staying at Inn on the Avenue! It was very inviting and comfortable. Tammy and Kelly were great, and the Inn had everything we needed. We didn't have a rental car for 2 days, but didn't need it. The Inn was in walking distance of the beach, shops, restaurants, etc. We would definitely return!

It was a little high priced for our budget, but the stress free atmosphere, easy access in/out, spotless, free parking, walking distance to all of Flagler, and a fresh HUGE delicious breakfast served to us in the morning was definitely worth it. Great view of Flagler... the owner is awesome and the breakfast is phenom!! Had the best time with the wife for several days at the INN... also the deck they have is great for people watching.

If I could give this charming place more than 5 stars I would! This place is spotless! Our room was very comfortable! We didn't want for anything. Breakfast was outstanding. Owners very nice and personable. Very easy to check in and out, parking is on the premises and you could walk to all the shops, restaurants and the beach.

What a lovely quaint inn on a bustling block very near the beach. Each room is perfectly decorated. It s hard to decide which room to select. My room was very comfortable and relaxing with a Lighthouse theme. All efforts were made to keep everything clean and sanitary. I felt very safe and at ease. Yummy treats await you in the living/ kitchen area for guests. The whole team go out of their way to accommodate your needs and provide you with a delicious breakfast. I would highly recommend staying at the Inn on the Avenue, you will really enjoy it.

Stayed in the seahorse room. It was gorgeous. The whole place is amazing. Very beautiful. The owner is very accommodating. The breakfast was fantastic. We will definitely stay here again. To the people that said there were notes about turning down the bed spread, etc. Yes there were...but they were not demanding or rude. The owner is simply trying to maintain the elegance of the b&b.

The Inn was PHENOMENAL. The best part was the AMAZING, hospitable, Inn Keeper, Francis. She was SO kind and serving. The Inn was beautiful. In all the action on Flagler, easy to park right up to the place, walkable to everything including the beach, they have a kitchen with freshly, baked goods and fun items to take at your leisure, EVERY room is uniquely designed AND DETAILED in every inch. EVERYTHING WAS PERFECT. I will actually go back to New Smyrna with The INN first, and foremost, to stay, in mind. THANKS AGAIN FRANCIS

This is my second time staying here. I am not a huge bed and breakfast fan however I love this place! The atmosphere is very inviting, very relaxed, and each room is uniquely decorated. I have stayed in the Flamingo and the Mermaid room which are so beautiful. The breakfast is awesome!

The Inn on the Avenue is a lovely, well thought out, and welcoming inn. Bed and Breakfast like hospitality with an independent feel. Lots of southern charm and beautiful decor. It is located nicely on the main street, Flagler Ave., but is quiet in the evening. I enjoyed my mornings on the porch watching the area wake up. I highly recommend the Inn and look forward to our next visit.
