I ve had no issues with them. I ve been renting since 5/2019. I Ran into unexpected issues with my propane tank; and gas line just before it got cold but they sent someone right away to check it out. AmeriGas was at fault for the issue. They have been nothing but flexible with me. It pays to have good communication. They will help you if you ask for what you need. There is an owner of the property most likely that you re staying in, and Hudson properties must contact the owner before anything is done. Do not get upset with them they are only doing what they are told.

SLUM LORDS!! THEY WANT TO GARNISH YOU FOR THEIR OLD PROPERTY TO FIX THE NEXT. THEY LIVE OFF YOUR GARNISHMENT!! THEY DONT DO INSPECTIONS OR CALL TO SEE WHAT THEIR PROPERTY NEEDS TO BE UPGRADED. SOME OF THEIR HOMES STILL HAVE WOOD WINDOWS THAT CAUSES BLACK MOLD FROM MOISTURE! THEY FIND THINGS AFTER YOU MOVE OUT TO CHARGE YOU FEES THATS UNKNOWN. THEY SEND UNPROFESSIONAL MEN TO HALF WAY FIX THINGS THAT COMMON SENSE TELLS ANY PROPERTY OWNER PROPERTY NEEDS UPGRADED YEARLY!! IF YOU DONT MIND GETTING THE RICH RICHER CALL THEN TO RENT DUMMY. THIS IS A REAL REVIEW FROM A PERSON FROM EXPERIENCE!! WATCH OUT FOR ROACHES IN THEIR HOMES ALSO!! MY JOB WAS HARASSED WITH GARNISHMENT PAPERS. THEY FRIENDS WITH THE COURTS. SOMEONE NEEDS TO LOOK INTO THIS ITS A WHITE COLLAR SCAM!! STAY AWAY!!!

I rented from Hudson for 6 years. I received majority of my deposit back after some minor things I did to the walls. I was never late on my rent. When I had my hot water heater go out they responded very quickly and it was replaced the same day. I definitely recommend them to anyone that is willing to pay their rent on time and maintain their property! -Gracie

If I could leave 0 stars I would. I can't explain how much of a bad company this is. I know I should have listen to all the people who told me not to rent from them and from all the bad reviews I read. We live in their house with carpets with no padding the floors were all soft they fixed on spot when we moved in. We called about burnt sockets, they sent people to fix it but it wasn't done properly we could knock on the wall and the light go off and on. When I say after u move they remodel the whole house and send you the bill for it that is EXACTLY what I mean. They charged us to wipe walls and then to paint them, they dont believe in normal wear and tear & we didn't even have any.. they make up lies and send you a HUGE bill. It's so sad because we was never late on rent in 2 years. If you decide to rent from them my advice is too take pictures of every piece of the house before and after. It wouldn't be right if I didn't leave a honest review after renting from them from 2 years. I truly think that the positive reviews are from them or people they know(like I read in a previous review) this is my opinion of course but its 100% TRUE! Good luck to anyone that decides to rent from them.

This company is ridiculous...DO NOT RENT FROM THEM....They don't fix anything, they spot paint, their carpet is horrible with NO PADDING UNDERNEATH so you can't have the carpets cleaned the entire time you are in their properties!!! such a shame, they brag about how great their properties are but the place you'll be calling home cant even be cleaned properly while renting from them...Any and All reviews you read that are positive have been written by someone that works at Hudson Properties!!

I was transferred to this area very suddenly and the ladies in the office were very accommodating trying to help me find a home. They emailed me pictures and helped me through the process. Once I got into the area, the office had everything ready for me. The house was in excellent condition. I looked at other homes in the area and they did not compare!!! CALL HUDSON!!!!!!!!

I like nothing about it. The Web site is not user friendly. The people in the office don't care to show you anything.

Bottom line is we moved in back in March and there was a dead tree in the yard even before we got there. I made numerous calls to them about the issue because I didnt want damage to the car, house or myself. Long story short the tree FINALLY got cut down about a month ago, but they are refusing to fix the car that was damaged by the tree I informed them about. Its ok though :)

Rented for a few years from this company. Easy to work with. Their homes are clean and reasonably priced compared to other companies in the area. They take care of their homes.

This company can not keep anything on their for rent list! They rent your properties super quick. They even have a waiting list for houses that are not even available yet. They definitely know what they are doing. Top company to work with in this area if you ask me! Thanks Hudson for your hard work! -Allen H.

The lady that took my application was pleasant.
However, it was after getting a cashiers check for a deposit PLUS another cashiers check for 3 months rent, that I was informed that we were denied the rental. Why? No clue. Nobody could tell us and apparently the one who screened our application was not there at the office and could not be bothered. Yes. I got both checks back. But it's safe to say probably wasn't a great idea to start with. Simple fact of them requesting the application fee (non refundable which is customary), 1st month rent AND deposit when you turn in the application (not even approved yet, no lease signed etc), is a red flag. Please research and don't waste precious time like I did.

Very well maintained and clean homes! They are always quick to send maintenance.

The ladies in the office helped me find a home within my budget. I was very pleased with how easy and smooth the process actually is.

We rented from Hudson Properties for nearly 2yrs. Very professional, quick to help and respond to any questions we had. Ms Hudson was very helpful when we moved out and purchased our new home. I thank you so much for all your assistance.

Hudson s homes go really fast! You have to hurry in to apply when they have a vacancy. I looked at other companies in the area and they just don t compare!

Welp glad I read these reviews, guess I'll be looking elsewhere. They do seem shoddy as hell though. Won't be getting me as a renter

Will garnish you for 7 different addresses if you let them don't fix nothing don't rent from them past experience

My husband and I just purchased a new home but previously rented from Hudson Properties for 4+ years and we re very pleased with the ladies in the office as well as the maintenance crew! Hudson Property takes pride in their properties! Would defiantly recommend!

I would rate this 'zero' stars if possible. They lied to us on multiple occasions and continued avoiding maintenance requests until we got a lawyer involved. They were very hard to get ahold of at all times. The HVAC system in our home was disgusting- filled with trash, tools, bones, hair, etc. The whole house was in rough shape but the HVAC was the breaking point for us. We requested it to be cleaned over 10 times with no action. They lied to us while we were away on vacation, claiming it had been cleaned. Even after we sent a friend over to check and asked them for a second time to clean it, they lied *again.* We cleaned as much as we could ourselves and went to see a lawyer. After the lawyer got involved they had a professional company come out to clean the vents. Photos below show the disgusting HVAC filter we found when we moved it (it was originally green!), the wall paper tool and piece of trash we removed from one vent, photos of the poor condition of the HVAC system, and the dirt (including a bone) we cleaned out OURSELVES just so that we could turn the A/C on and 1) not damage the system and 2) have slightly cleaner air.

DO NOT RENT FROM THIS CROOKED UNPROFESSIONAL PLACE!! I RENTED FROM THEM FOR 6 YEARS AT 795.00 A MONTH NEVER MISSED A PAYMENT. GAVE THEM A 90 DAY WRITTEN NOTICE THEY NEVER MADE IT AN EFFORT TO COME INSPECT THEIR PROPERTY IN 6 YEARS UNLESS YOU HAVE AN EMERGENCY. THEY TRICK YOU BY NOT COMING TO LOOK AT THEIR PROPERTY THEY JUST RIDE BY THEN THEY WAIT UNTIL YOU MOVE OUT AND GO BEHIND WITHOUT YOU AROUND AND MAKE UP ANY AMOUNT THEY WANT TO TAKE TO THE COURTS. THEY GOT MONEY AND LAWYERS TO DO THAT THEY ARE VERY KNOWN IN HOPEWELL. THEY PREY ON COUPLES NOT FROM THE RICHMOND AREA THATS WHY THEY DONT CHECK YOUR CREDIT TO RENT. I PAID ALMOST 60,000 TO LIVE IN THEIR PROPERTY AND THEY WANT MORE FROM ME THRU COURTS AFTER CHARGING ME FOR OLD THINGS THEY HAD IN THE HOUSE LIKE OLD TOILETS!! THEY REUSE TOILETS IN HOMES THEY NOT NEW!!! SCUM LORDS, GOD WILL BLESS THEM !! OLD WOOD WINDOWS WITH BLACK MOLD!!

While searching for a rental company I came across these reviews. Like another reviewer wrote....Even the dumbest person can see that they are written by someone at Hudson...just look at the date of Sept 8 and the fake "names" (Grammy, jessi, jack,just me) of the reviewer. It is not even original. It is not possible that different people had the same experience with a leaky roof, storm damage, 3 yrs with them etc on the same day. I find it sickening that a company would spend time writing fake reviews. This is a scam in itself, so I can only imagine how they would scam innocent people. SO GLAD I DIDN'T DRIVE ALL THE WAY TO HOPEWELL FOR A SCAM!!! SHAME ON YOU HUDSON PROPERTIES!!!!

This company will occasionally contract me to help with any HVAC issues that might come up. All of the properties that I have seen or been to are well-maintained and well- managed by the professional staff. Who is friendly, intelligent and down to earth. Most importantly they expect me to make emergency repairs at their properties if needed. So, that the tenants well-being and comfort is taken care of first.

My very first call for maintenance was for air conditioner stopped working. It was during the heat of the summer so as an elder and for all others too as well it was a critical that a repair would be remedied as soon as possible.

I am so impressed and so grateful of the quick response. I telephone at 9am this morning and a representative came within four hours. He was very respectful and exhibited excellent service. I am especially thankful for his expertise and the knowledge to repair the central air unit.

I am surprised at any negative discourse with others reviews. Hudson Properties handled my maintenance request in a very timely manner so I would not experienced any discomfort.

If you should ever need a stellar rental property management firm CALL HUDSON PROPERTIES.

They are so unprofessional. They put you in a 24 month lease. They don't check. The property and when you have damages it takes them three weeks to come fix. I had a backed up sewage for three weeks before they came and finally pumped it out do not rent from them.

Please go elsewhere! Rented a property for 2 years (didn t find out lease was 2 years until day of signing). House was advertised as central heat & air but after 2 days of living there, found out I had to pay gas also! Thank God I didn t owe a outstanding bill. Property had several issues when I moved in so much that I had to get the city involved. House was not cool in the summer and warm in the winter so utility bills were always high. No screens on windows so no insulation! Fast forward to move out time. House was cleaned thoroughly to the point that it looked BETTER than it did before I moved in but most of my security deposit was kept for trivial things such as not cleaning a ceiling fan and not cutting hedges that were NOT cut before I moved in. Do yourself a favor and do your research as I should have done. Take pictures BEFORE & AFTER you move as they will try to charge you for pre existing conditions. Better yet, go with a company who cares about & maintain their properties. You will save yourself a lot of headache. Thank God it s over but I would NEVER recommend this rental company to anyone. Had I known how this company operates. I would have stayed where I was at as I ended up back there when I moved from Hudson Properties.

I rented from Hudson for 5 years, very easy to work with. i did a walk thru with them and they were very pleased on how I left the property, they returned my security deposit back in full. Highly recommend this company!

Hudson manages one of my properties. I can always count on them to rent my property fast to good quality tenants. I am looking for my next property to purchase to have them manage it.

The entire family is horrible everyone seems helpful and nice at first until they lock you in. Once they do that there true self is quickly known. They are nothing but slum lords so if you are looking for a rundown horribly maintaned house they are perfect for you. Every rental company around knows they are shady and it is true they are under investigation for there wrong doing. DO NOT RENT FROM THESE MONEY GRUBBING PEOPLE!

I rented from these people for 2 years I paid my rent in bulk only called them if something seriously went wrong. My oven went out I called there like is it the elements well 1 I wouldn't know then they proceed to tell me I can replace them since I get a discount on my rent that's what that is for (hence why i paid to replace the cracked burner ) Ummmm no I had no idea what to do they finally came out and they had to replace the stove. They painted over dirt so if you wiped the walls the paint actually chipped off. I had to also call and let them know that my outlets are getting real hot there is a burn mark on one of them there electrician finally came out its summer it's 100 degrees I had 2 window units on, there answer to me is don't run but one at a time and they were not going to fix the electrical. I paid a 750 $ deposit. When I did my walk thru they stated I was responsible for them to
1, paint the whole house, 2. Wipe the wall behind the stove, 3. Clean off the ceiling fans (which one had to be replaced since the motor blew 1month prior) 4. Clean the stove and oven (the burners had aluminum foil on them) 5. any little nail hole. LORD ONLY KNOWS WHAT THERE GOING TO CHARGE ME THEY ALREADY GOT THE 750$ DEPOSIT. Also God forbid it rains a couple of days the weeds in the grass grow extremely high better make sure to either cut yourself or pay someone or you'll get a email telling you it better be cut by this day or they will send someone out to cut it and you'll be charged 75.00. There was absolutely no AC in this home and baseboard heat for the winter. I am SO glad I moved and WILL NRVER rent from them again nor would I recommend them to anyone as well.

I want to know how this place still able to do business I am thankful for the reviews before I made witch seems to be the worst mistake..

Rented from HP for 5 years. When my job transferred me to the DC area I put in my notice, Hudson mailed me a letter of things to do to make sure I received my deposit back. I went by the list. I did a walk thru inspection with Ms Jordan and I received all my deposit back in full. I always paid my rent on time and she told me she appreciated me taking care of her home. Thank you Hudson, I hope to come back to the area. I will ONLY rent from Hudson! They are not like the other slumlords in the area that do not care about their homes.

Take care of their home and you will be taken care of!

No complaints!! They work with you and find a home within your budget. If you're honest, they will work with you.

I was stationed at Fort Lee for 4 years and when I changed duty station I entrusted Hudsons property to take care of my home. That was the biggest mistake ever. They never once checked on my home, I'd receive my rent checks late, The ladies that work in the office are deceitful and unprofessional. If anything had to be fixed in the home they sent people who over charged me just to get a percentage for themselves. Hudsons property should be blacklisted from providing services to all military people no less a Senior NCO.
