This is a small company, which has been extremely helpful for me during the process of modifying my home loan. My loan was with a huge bank prior to Home Servicing so the fact that I can now speak with an actual human that knows what they are talking about has been a nice change.
I have a home that was put off my account by my lawyer and was sold to someone else. I have called once a week to once every two weeks since February to try and contact these people. I have left message after message. I have even had my lawyer send them paper work where this home is no longer affiliated with me. All I want is it closed and taken off my credit in my report since I am no longer liable, but no one will contact me back. Next step if they refuse to respond to me or my lawyer and keep ruining my credit while I am trying to build it back up, then we will sue if they keep holding me back getting a good vehicle or home. It has been almost a year and they refuse to even acknowledge me or my lawyer. My lawyer is getting pretty ticked off.
I've dealt with Home Servicing for years and find their knowledge and desire to help top shelf.
I received a letter in the mail from Home Servicing stating they were the new servicer of my mortgage. After contacting them and confirming with my prior servicer that it was legitimate, I was able to set up convenient payments and have had a great experience so far. Their loan servicing reps have been helpful throughout the process and are easy to get in touch with.

I have a problem that needs immediate attention, but cannot get a person on the phone or to call me back going on for three days and counting. When the company transferred my loan to another service company, they did not transfer the insurance under the escrow. This has transpired multiple problems for me that I cannot write in a quick review. It can easily be resolved if someone will actually answer the phone or return my phone calls.
I want to add that this is not the first major issue I've had with them. Last year when it was time to file taxes, I discovered the company had not been paying the taxes on my house. The problem was resolved, but it delayed my filing taxes.
If I don't get a response today, I will file a report with the Federal Trade Commission which will force an answer within a certain time frame and with an accurate response. Another option is to report discrepancies to the U.S. Office of the Comptroller of the Currency. It is difficult to move a loan from a service company, but it can be done. With the interest rates so low now, it may not make much difference in how much you pay out by refinancing and going with a savings and loan or credit union. They don't sell their loans. With my current situation, I may be paying about $175 more a month for my home insurance on account of a mistake they made so for me the change would be worth it. Every case is different.
After being underwater on my mortgage for an investment property I have in central Florida, I reached out to Home Servicing to see if there was anything we could work out. In the end, I decided to go through the short sale process to resolve the issue. While this is never a fun process, Home Servicing did everything possible to make it go as smoothly as possible, working with a realtor and taking all of the stress off my shoulders. Overall, they re a great company that helped me get the best results from the situation.

This is to many stars. I've been to fast food restaraunts with more competent employees. This company will not return my calls. I am approved for a loan I want to give them money. I have approval letters from the other loan holder. No one ever answeres the phone. How can this company be profitable if the employees don't ever have there phones on!? My realtor has left a ton of messseges, all of the faxs went through with confirmation.
Home servicing llc has been bailed out by the government they have used 71k out of 627k for foreclosure assistance. I honestly don't know how George Caballero sleeps at night when his employees are just wasting all his profit.
They are a great company. I have always had good experience working with them.
