Unquestionably the worst property management company we have ever come across and we own a few rental properties in Illinois. Snow plowing is almost non-existent. Very high payments-for poor return. Untrained staff with no real way to contact any employees. Now they tell us they want to charge every property $800 extra on top of the $160 per month to repair asphalt/cracking sealing, deck repairs, and installing a few lights-interesting this is added during a world wide pandemic-while I still cant contact a employee on the phone. I have a tip for this company learn how to budget your finances, if not we need a board of directors or maybe we need to vote out Hillcrest Property Mgmt. #### After reading all of the bad reviews I'm sure somebody will respond with a childish reply to this. I am having my real estate attorney look into this new adopted budget for Courtyards of Kipling Estates. Peace.

The Hillcrest Property management company will only be actively looking for new employment fairly soon. My friend lived In the Lombard location on Highland. We have started to take action. My recommendation has been spread to many. Do NOT buy or rent here. Until they are replaced, take my advice. This is a freak show for board members and word of mouth is powerful.
This management company is awful. We pay over $300 a month for almost no amenities. They don t update their website with proper meeting minutes, current rules and regulations, etc even if they were never provided. Instead of having information current, they have it behind a paywall and will charge you $395 for access to an online packet. The maintenance of the property is not well upkept, especially the snow plowing. And beyond that, I brought to their attention that the tumbler in the main front door of my building was acting up and cracked my key, they wanted me to pay $50 for a new key. When I asked how they could charge me for it, I was told they were acting in accordance of the communities guidelines and best interest, then REFUSED to show me where it is written in our contract that they could charge for faulty equipment. They are scamming my community of our money.
This place is the most incompetent management company I've ever seen. They are inaccessible, they are lazy and they are inept. You can't contact anyone at the office. You can't go into the office. You can't get anyone on the phone. It's genius if you don't want to hear people complain. I've been dealing with the same issue for months. Hillcrest is too cheap to do anything about it. I'm shocked they're still in business and not bankrupt by litigation.
Hillcrest property of management of Lombard is horrific. They will get their time in court, very soon. Enough with your fake 5 star reviews. You will go down to negative 0 very soon. Word has spread rather quickly. Assault on a tenants kid, the list is endless. All your 5 stars are a crock. It s pretty sad when you need to have your own staff make fake good reviews and unrealistic star ratings, because the reality is, eventually, Hillcrest won t exist anymore.
Might as well not have a Managememt company. They address only major building issues and none of the renter violations. The rules only apply to some. This so called management company is turning Drake Terrace into a ghetto.
Worst property management company in all of Illinois. Big time scammers.They're only there to collect our money. We pay for their high fees for nothing in return. They don't return phone calls or emails. Even if it's an emergency. Nothing is done on the property they are supposed to manage. All their 5 star reviews are fake, they all have only one reviewed place: Hillcrest.
The ladies in the closing department are fantastic! We needed an updated paid assessment letter for a recent closing. There was a minor error in the buyer forms, which Jenny helped us correct. We ended up getting the updated PAL within a half-hour of submitting the paperwork for it. Our property manager, Heather, was also great. She was always willing to answer any questions and alerted us an issue in our unit.
The people I ve worked with have all been kind, professional and responsive.
This is to everyone reading this, my fellow renter friends, fellow owner friends whom know how this association has crossed many lines- ethically & legally. This company will be reported to the BBB & my advice to anyone else reading this, it is not a waste of time. Whether you are a newer or older renter or an unfortunately a stuck there for some time still owner, due to reasons outside of your control; do take the time out of your day & report them to the BBB & soon, they are going to be seeing themselves amongst a class action lawsuit. If interested, if you have too been discriminated against, harassed, your apartment was broken into, items stolen, cameras working only at selective times or other issues. If you or your loved one got caught in elevators that were not inspected for long periods of time & realized the inspection certificates were expired & at a point, even their emergency button inside of the elevator didn t work. I was one of those people who was stuck for almost 30 min. I was also one of those people whom the association wouldn t produce tapes with heavy accusations (mostly all false) and sent large violations, but no proof to back up their claims. If your car was illegally towed, if you have suffered many losses financially, if it put a damper on your health reach out to HUD, reach out to the many resources there are, then after making the official complaints, reach out to an attorney AND this GMAIL if you need help with that. If this so called association instilled fear, anxiety, in you as their security systems that are supposed to be so intact & working, didn t work when apartments were broken into, coincidentally-didn t work when items were stolen, but they seem to work just fine when they see someone moving out w/out calling them first, or when someone has a personal family issue going on, they seem to work just fine when prying into their personal lives. They work fine enough to illegally tow vehicles, they work when they feel they can try to suck money out of you with their rules . Patricia building 2211 Highland chases down trucks like an animal if someone gets a delivery, as she s a lonely miserable lady. Someone was harmed by a member of the association s friend by physically putting her hands on someone s kid. Her name is Nicole bldg 2211 FLR 1 also. Cameras seem to work at times the association feels they can twist a perfectly legal & non violating act, into a bill. They have meetings to get rid of renters so they try to run them out. They take your money quickly, wash machines not working, damaging clothes, sucking up your money. They hire people who they themselves have accused of stealing (maintenance) & continue to keep them working around & in our homes. Per 1 maintenance guy, he was accused of stealing by the board, but the board was unable to furnish those tapes. Linda Stanko is by all means the most unprofessional, unethical, discriminatory, rule breaking, for lack of better words property manager aka not properly a manager. She gives the ok when the lunatic Patricia on floor 1 of 2211 tells her to call S&S towing for illegal removal of cars and according to their rules , they re not . If you have been lied to , locked out of a place you were up-to-date on rent, bills etc, & miraculously, out of nowhere- the intercom that worked w/your number for a long time, ends up being disconnected and they tell you in an email it has to do with a land line (since I moved there) never once was a land line associated to my phone # as it s a cell, and others in the buildings, they didn t have land lines & had no problems getting in, others did They also have their member Patricia (floor 1 2211 Highland bldg) watch everything because again, lonely, miserable, and they want money for their run down, unkept property and not to fix it, to make use on other things They will watch if an item is delivered &the member, Patricia will actually touch the box w/your info on it & bring it to throw it by your door. Lots of laws broken, discrimination, faulty cameras, contact BBB & me
Have worked with several managing agents in past years, difficult to contact and get return replyes (I was on the board). Poor response to owners concerns. Since this review a few weeks ago we have yet another managing agent. There continues No response to emails or board members.. from this agent. I received a response to my initial review, but service @hillcrest.com is not a valid email.
