Very unprofessional rental company. They never do repairs and the management office is horrible. They threatened to evict me because their rental office mailbox was broken in to and they demanded I pay the rent twice because of their misfortune. Vanessa, the property manager, is a liar and horrible person to work with. Stay away from these apartments. There is a reason why they always have rent specials because people are constantly moving out. Would honestly give them zero stars if it was possible.

I have lived here for over 10 years, and have generally been happy here. I have had issues with flooding in my downstairs half bath, but maintenance has addressed it quickly. I don't know if the root problem that caused the flooding has been addressed, so I'm concerned that this might happen again.
One issue I have had is that my dog (who I admit is an aggressive little terrier) has been attacked (unprovoked) twice by other dogs. Last fall I had to file a complaint with the town dog control officer and ended up having a hearing. During the hearing I learned that the dog who attacked my dog was not licensed and the owner had NOT provided proof of vaccination to High Acres as required by the lease. I contacted Morgan Communities asking that they address the issue, but never heard back from them. Since I was required to provide proof that my dog was licensed and vaccinated, I was upset to learn that other tenants have not had to provide such proof. My dog and I were both bitten by this other dog, so the lack of vaccination is a definite concern.
Finally, Morgan Communities really needs to hire more maintenance workers. There are over 300 units here, and it is too much to expect the few maintenance men to handle all of the work here. They do great work, but they are just overwhelmed and understaffed.
We moved here a few years ago from Ohio for my partners job, and many of his coworkers and their families live here, too. Under current management and staff, we recommend living here. I'm a SAHM right now, so life at HA impacts my daily life, and I'm so thankful we live here.
To address other reviewers comments.... they are right about how "paper thin" the walls are, but it's not the worst thing in the world. The bathrooms and kitchens are slowly being remodeled. Most of the units have back porches and yards that open into the woods, and it's so beautiful year round. The wind here can get verrrry strong sometimes, but it's cool to listen to.
We've lived here for almost 3 years and so much has changed for the better compared to when we first moved in. Many of the complaints I've seen online about High Acres is from old management, and was a good example of how important the culture of the company/office/team really are. Everyone in the office now (Jessica, Danielle and Amy) make a really great team and are so good at their jobs... it's always a pleasure talking to them and they've always taken the time to be kind to me/us and show real concern for our needs. The maintenance staff, even from the beginning, has always been very good in our experiences.
In the spirit of honesty, some things I'd like to see improved are: -The 15 mph speed limited changed to 20 mph (to be more realistic since the average speed people drive is probably 30mph), and more signs expressing the seriousness of the speed enforcement, similar to how many campgrounds are. There are no sidewalks or walking paths (anywhere on the entire property), so when walking with my young children/dog or letting my toddler ride his bike, we only have a few places we can go where it's safe and fun, and even less places where a stroller can be pushed except for the main road and parking lots. The main road has small hills and curves and people will literally speed past a mother pushing a baby, a toddler riding a bike, and a dog at 40 mph without even making eye contact. We were almost hit once (from a driver taking a corner entirely too fast), and I have seen numerous serious offenses that have zero repercussions. It makes me livid on a daily basis in the summer/fall. I might just make a huge sign to carry with us that says "slow the heck down- 15 mph" and just hold it up anytime a car goes past us while we're walking on the main road. I guess there isn't really anything they can do about the speeders, though, and I have seen the police monitoring speed a *few* times. But there really needs to be more speed limit signs.
- A series of simple/dirt/mulched walking paths. The grounds are so beautiful and there is a HUGE field area in the center of the property that would be perfect spot for a mile-long circular walking path. Runners, cyclists, leisure strolls, family walks/picnics would all benefit. It would also create an outdoor space where community events could center around. It's right outside of the back of the office building, so that would be a big plus for proximity!
- A better playground with some shade.
- A monthly newsletter and more community outreach. There was a REALLY good summer pool party last year, that had a great turn out, and very fun/good energy. The community room is beautiful and perfect to rent out for birthday parties- though I do wish it cost a little less for children's parties- $200 is reasonable, but still a little steep for young families. Ideas for community outreach: farmers markets, seasonal children activities (kite day, bike day, etc) , Earth Day trash pick up (because the garbage/litter does get very bad bc of wind blown garbage and people littering), yoga/any group classes and a much bigger effort to build excitement and participation for a High Acres Halloween Trick or Treat.
Overall, there are lots of great aspects about High Acres and since Jessica and Danielle have been here, it's only getting better.
Love it here!! The young ladys in the rental office is sweet,my neighbors are wonderful and quiet.the apartments could go for a little upgrades,but it's so peaceful some of the small stuff dont matter!! Love it!!! Peace and quiet!!! Very safe !!!
The work here is really shotty at best. Our window screens are duct taped to the walls, our bathroom on the ground floor had no glaze what-so-ever so everyone could see in (and they came and quickly caulked a pice of plastic over the window, but at least we have our privacy now), all of the glass here was painted over in their hurry to rent the place out, the air conditioning doesn't work, the shower has such high water pressure that water bursts our of the shower and the tub spouts and fills the tub because it can't drain fast enough, the lawn maintenance crew walked into our clearly bordered and mulched garden to weed whack our bleeding hearts and roses, one of our outlets went out after making some strange popping noises randomly one day, all except two outlets only function on the bottom port, and when we tried turing on our air conditioning our motor started burring up, filling the house with smoke, next to our GAS LINE and we had to call 911 to come address the situation (to which they found our gas line isn't even up to code and it has been reported to the coding agency). This is a horrible place and I will never come back, nor refer this place. Please move on and find a decent place to live.
I've lived here for 9 years in a two bedroom, 4 apt. Build. Very nice place except when some apts are rented to OCC STUDENTS WHO PARTY late at night. Police will come and take care of it.
I had an awful experience moving out of High Acres where I resided for a year. During the last month of our lease we were told 3 separate move out dates. The week prior to moving out I met with an office worker who ensured me of a specified date to move out therefore I presented to the Townhouse on the given date to move out and when I arrived, ironically, I received a phone call from the same gentleman stating I was 3 days late moving out. I had reminded him of our conversation from the previous week in which he reported, "Oh yes now I remember,. I must have gave you the wrong move out date." This was HIGHLY unorganized of their office. Also, during this time I provided the SAME individual a forwarding address for our security deposit. Over 6 weeks have passed in which I called to figure out why we never received our security. I was just informed that there was no forwarding address on file. How unprofessional. I will NEVER and WOULD NEVER recommend this place to anyone!
Nothing is EVER done about noise. Been complaining about the same girl above me for months and nothing has been resolved what a joke lol comment below mine must not even be a resident here cause idk what High acres they re talking about deff isn t the same one
I've lived in a one bedroom apartment at High Acres for about a year. It has its' pros and cons, but overall I would say it is an average place to live, and pretty good for a first apartment (at least I thought so).
When I first moved in, my boyfriend and I experienced some difficulties. The property manager at the time had an attitude in the way that she spoke to us. We had finished all the paperwork to move in several weeks in advance, and we thought they had done their part. However, when move in day came, they told us they never did a background check on my boyfriend, and acted like it was our fault and we should have known that they didn't do it. They asked for his driver's license, which he didn't have with him, and then they weren't sure if they could even do the background check without it. They were able to do the background check, but acted like we should have known about it.
Another issue that I had with the leasing office was involving a pet fee. We adopted one cat, and then a kitten several months later. They told us to wait and the would add the second pet fee on to our rent when our lease was renewed. Then, we got a notice saying we had a past due for the pet fee. I called the office and they told us that they couldn't wait to add the pet fee.
I will say that the staff at the leasing office has improved as far as attitudes and dealing with residents.
Maintenance has been pretty decent the first few times we had minor issues, including fixing our garbage disposal, and fixing the lock on our door. However, recently I got a call that "maintenance broke your window when they were removing items from the unit above yours." I came home to find the outer window pane completely shattered, and the screen broken. I was just glad my kitties weren't injured or killed, which they could have been if they had been sitting in the window. The replaced the window, but did not replace the screen or clean up the broken glass they left sitting in the grass for a week. Finally, I had to call them and tell them to come clean it up and replace the screen. I never got an apology.
The environment can be annoying, at least for me. There can be a lot of noisy college kids, having parties late at night. The police were called one night to break up a huge party of 40 or 50 college students in the parking lot drinking and breaking bottles one night. However, there are also families and older people living there. They do have a nice pool and little playground for kids.
The apartment itself is alright. The appliances could definitely be updated and the kitchen and bathroom could use remodeling. The one bedroom apartment is a little small to be paying 740 a month.
Pros: pets allowed, nice area/scenery, good school district, decent apartments, good staff at leasing office
Cons: maintenance, price, old appliances, miscommunication between staff at office
High Acres is the worst place to live! The staff is rude and isn't trained. Amy is the only one who is helpful. The owner stereo types. The maintenance team sucks. When I first moved in they lost my deposit and over charged me. (Found it weeks later). Not even a month of being there someone broke into my home while I was away on vacation. (They let anyone live here.) the maintenance man put a wooden board across my door and never came back to fix it (finding out that he quit) so I have been living here with a broken door for 11 months after putting work orders in for several months! The owner said to me, "Usually break ins happen up here because of drug dealers" (Wondering who's the drug dealer) after telling me they never have break ins and the sheriff department can vouch for me after saying there is ALWAYS break ins. They did a walk through without me, when I came back to give the office the key there's a new door that I've been putting work orders in for months. They tried to over charge me for a minor stain on the carpet. Speaking to corporate they even were confused about the pricing I was charged. There have been new maintenance and leasing employees about 4 different times since I have been here. There are tons of college kids up here, so it gets noisy. Paying $1050 for rent to not feel comfortable in a complex that is suppose to be a "great" community isn't worth it! It use to be a great place 5 years ago but now it's gone downhill!! My last day here there were ladybugs on my door and that was a sign that it was time for me to leave this complex and I never been so happy! Never again! Definitely wouldn't refer anyone here and wouldn't want them to go through this. Beware!
I love the size of my apartment and the amount of storage I have. The area has a nice community feel and the office staff is kind and responsive. I've spoken with the Assistant Manager Matt often and he was always helpful. The maintenance staff is also very kind and helpful. Highly recommend to anyone looking for a nice and affordable place to live!
When I moved out to Syracuse I had to find a safe, well equipped apartment pretty quickly. I had one day to find a place and high acres had the most updated/spacious place...so I thought. I thought the office staff and property manager were great. Through my 9 months of staying there my views flipped upside down. I had a drug dealer in my apt bldg in the beginning and constantly smelled marijuana. (They moved in after I viewed my apt & signed the lease) After constant complaints, a letter was sent from mgmt and we kept being told to contact the police, that the office couldn't do anything. It took an armed robbery to see the light. I constantly felt unsafe, my neighbors included. Management constantly stated police were never there to speak on the situation when police stated otherwise. Management does not care about safety because they do not need to live in these situations. They send out grammatically incorrect/unprofessional letters as a sense that would help our mindful ease. Proofreading must not be included in their computers or brains. I moved to this community seeing as it was older neighbors, quiet. As months progressed of me living there I was embarrassed, angry, frustrated, and scared that I had to call that my temporary home. Negligence, deterioration of buildings, safety issues - you ask the office to fix, it doesn't get done. A cracked gutter leak complaint made in November caused me to fall on my back in January sending me to the emergency room the next day. I couldn't imagine if that would have been one of my older neighbors. I filled out/signed an incident report and yet I was not allowed to have a copy? Only corporate could? I constantly asked for it and always received a round about of "let me talk to the property manager and get back to you." I never would receive an answer or the paperwork. I called corporate (Morgan Properties) 4 times, never received anything back. Due to job relocation, I needed to end my lease early. In January, the asst. manager told me I would need to pay 3,000 as a fee to end my lease. No mention of sub letting, or breakdown of month to month until middle of May compared to 3,000. February comes, after the fall, suddenly the early termination fee changes to 30 days, one month's base rent. I ask when did they know this was going to happen, their response was January. So here I am thinking "great, they tried to scam me out of even more money." I ask for proof of this, constantly asking why do I need to pay a whole month's rent & 30 days term. fee and they end on the same day? I paid 1,622.00 for the month of February and to be released from my lease February 29th. I signed a 30 day term. fee on 2/7/20, being told I would have to pay a prorated amount for 3/1-3/7 if I stayed for the full 30 days of my early termination of my lease. But I thought 30 days was my right?! These people will take whatever advantage they can, once asked about these "new rules" and proof that residents have to pay these amounts, I was threatened by the property manager "that if I want to complain or question these kind of things, that I can pay the 3,000 instead." Maintenance went into my apartment without consent from me on 2/28/20 throwing my things around, ready to take things out of it. I've had change stolen from my apt while they came to fix things before. Again, I had until 2/29/20 to remove the rest of my belongings, unacceptable. The office team is unprofessional, belittling, and clearly worry about their pay more than the well being/happiness of the paying resident. This is a corrupt management company with constant name change and owner change, so they say. I can't get my money back but if my story could save anyone the hassle of dealing with these people or even them not receiving a dime from another person, I'd be happy. Listen to these reviews, look at Morgan Properties reviews, don't make the same mistake that I did by ignoring them. Please don't let them take advantage and steal every dollar they can from you, like they did me.
I am beyond appreciative on how high acres value their tenants! The staff is amazing! Down from the office to maintenance I appreciate all they do. Especially Vanessa the manager she was courteous and respectful also very sympathetic. The maintenance are funny and courteous they always make sure any issues I ve ever had they fixed. Pros:
Pet friendly, which is not always easy to find in Syracuse. Good area for walking dogs, lots of other dogs in the community. Small enclosed area to throw a ball.
Reasonably priced. I paid roughly $850 for a spacious one bedroom.
Amenities: Tennis court, pool, basketball court.
Kid friendly: Teenagers that lived in the apartments were always respectful when I ran into them.
Cons:
When I renewed my lease they added new charges without letting me know. For example, the fee for breaking my lease when from $2000 the first year to $3000 when I resigned. They also started charging for water which was not the case in the first year.
Affordable rent means some unfortunate neighbors. Though I will say the only one who was really causing trouble in my building was asked to vacate.
Staff cares about a clean environment but many of the residents do not. DEAR LORD DO NOT THROW YOUR CIGARETTE BUTTS ON THE GRASS IN THE DOG AREA. Gross, disrespectful, dangerous.
Staff had some turnover during my second year. Some of the newer staff is not very friendly.
This place looks amazing online and i'd love to become a resident. But I am really concerned about the reviews I would hate to be unfairly charged. Someone in a former comment brought up that they were charged for a small stain in the carpet. How much was that charge? And why would there be a charge if its something that can be brought to the tenants attention for the tenant to clean themselves rather then pay a charge when it can be cleaned yourself?
Worst place I ve ever lived. Pay 1200 for a townhome that had plumbing, electric and water problems nothing is ever fixed. Any time we use the dryer and other appliances our circuit pops this happens 4 times a week or more. 6 months in water tank bursted and leaked all over carpet. Maintenance is our neighbor and got into a fight with my gf while I was at work.first day we moved in we reported that our screen door and floor they never came to fix. I m a young guy that works hard and I ve lived in a dozen apartments this one was by far the worst. What a mistake this year has been!!!!
Maintenance is horrible... the ladies in the front office tell u anything to get u off the phone.. I have complained about stink bugs for over a month and all they tell me is ok... ok what..they tell me to close my windows.. I shouldn't have to run my air to keep bugs out and they still coming..
Honestly that's being nice. They don't even deserve a star. Called maintenance in October because heat was not working and I have a one month old baby and they tried talking us into waiting ALL weekend to get it fixed. My aunt told them no they were to come now they told us to turn our oven on. Finally after arguing we got them here and found out our furnace was completely torn apart. Come to find out they rented us an apartment with no heat!! Since than Everytime we call maintenance the guy is rude and refuses to come out, no matter how many times you complain about something nothing is ever done. My daughter is now 6 months old and our building constantly smells like weed to the point where it seeps into our apartment. We tell the front office and they say they are going to put out a notice and they don't. For paying almost 900$ a month you'd think they would be a little more professional and actually take care of business. They rent to drug dealers and crazy people and there is constantly trash everywhere. Don't waste you're time or money looking at these places they are small, and the walls are so thin I can hear the people above us having sex. This is by far the worst place I have ever lived.
Well. Where to Start?? I would not recommend this place. 1) rude employees 2)they don't keep up with any maintenance and they take forever to fix things. 3) super crazy when it comes to the inspection at end of the lease. 1 little stain and they will charge you, even if you've been their for years. 4) and again rude people. and they charge you extra fees after the first year and put it in super small print, and they don't disclose it. save your money and go somewhere else. Mold all over the place too. AND INFESTED WITH BED BUGS AND THEY DONT COME TO FIX IT! They don't come to treat them right away and the bugs come back..Again be aware of this place.
We've enjoyed our year at High Acres. As graduate students at Syracuse University we appreciate that the complex is convenient to campus but far enough away to ensure that there aren't a lot of noisy undergrads. The playground and small enclosed dog park are basic but convenient. Office staff is professional. Laundry facilities are in the basement of our unit. In hindsight we would have preferred in-unit facilities. Concerns raised about neighbors smoking were addressed promptly by management. Maintenance requests were resolved generally within a few business days. The buildings are a bit older and our unit is overdue for a renovation. Otherwise it would rate 5 stars.
I have lived here for 11 years an I love my cozy town home. Yes I have seen new faces with staff. But I must say the staff we have today are very polite an professional. When I pick up my packages the office is always supportive to my needs and always kind. I love Morgan communities.
I currently still live here and my air conditioner is broken i have been waiting for it to be fixed for 6 weeks now I don t recommend this place will be moving out very soon

They do not tend to do maintenance request and if they do it takes a while to be addressed. People in office are not very professional at all. I have been here almost 2 years. And I have had an issue with the neighbor a crossed the hall and nothing is ever done. Security is an issue here. I do not recommend high acres to any one.

We just moved here, and so far we like it. Matthew and Vanessa the property management have been very responsive and helpful even in times where a situation came up. Which happens. Overall the place was clean, the maintenance staff especially Ty are great and always working. Matt has been very responsive over email if we need anything at all and gets right on it, Vanessa made the final move easy. Overall a good place to raise family, yes you can t choose your neighbors but so far so good here!
its quiet depending on where you got your apartment. too pricey and heater, electricity and now sewer, trash and water are NOT included. It s not worth it! The gym is so tiny and it will get packed easily. And forget about them plowing the snow for u if you got to go to work in the morning, they will do it in the afternoon so you will be stuck trying to get out ugh I hate it! Maintainence don t fix everything and sometimes they will put online that they fixed the problem but they didn t and you will have to call again for them to fix it. Sorry but it s not worth it I wish I could say different.
Been living here over 2 years, Property manager is very professional and helpful with any problems. Staff is very nice and property is gorgeous with a nice dog park. I would recommend my friends and family rent is very affordable too.
They accept housing so if you work hard for your money do not live here. Garbage everywhere which is a shame because the scenery is so beautiful. No one picks up their dog poop. There are fights all the time so it's not safe at all. It's becoming so ghetto. No AC so your apartment will be extremely hot and stuffy. They lie and say they fix it when they don't. Walls are so thin I can hear my neighbors fart. Do yourself a favor and go somewhere else.
Those pictures are totally misleading cuz High Acres Apartments inside look nothing like that the grounds are kept clean the gym is cool the laundry room is in the basement of each unit which is kind of scary but it's a good place but the pictures don't be fooled by the pictures of the apartments on the inside
