DO NOT MOVE HERE! IT IS A SCAM! Management is awful and rude and security does not do its job. You should not feel in danger in your own home. Anytime I call they are no assistance, moved from here 1 month ago and best choice I ever made.

And it's getting better every day.
The owners spend so much money on the property that definitely looks like a brand new complex. Definitely, a very good and save place for somebody to live there.

Gas leak from my oven which they have documented and I have not heard anything from the manager or maintenance, no offer to replace it, fix, or compensate me in any way. A gas leak is very dangerous and I or someone else at my apartment could've been seriously harmed.

Avoid this place at all costs. My package was ripped from the box and stolen right from my front door. There are no security cameras, and management, while nice, could not do anything about it. In fact, while trying to move in, the super yelled at us for hogging an elevator that was reserved for us and said we need to put our boxes in the hallway. The gate is not secure because there are open gates throughout the day and night.

Horrible and dangerous. Watched people vandal me neighbors apartment and pee on the floor. I called management and they said they send someone but no one cam. Save your money and go elsewhere they are a scam.

I have lived here a little over a year and I like living here but the management is simply incompetent. They refuse to answer calls, follow through with issues and communicate effectively. Once you re forced to go into the office to deal with the issue, the staff is late, doesn t show up, and gives you the run around. I was two hours late to work waiting for someone to just simply show up to their office job. It s absurd. Once someone did show up, no apology, no explanation as to why they ve been open and no one has been there. The mgmt staff is inconsiderate and incapable of doing their jobs correctly. Its unfortunate because the neighbors, maintenance staff and community are all lovely. If you think having a competent management staff that can effectively deal with tenant issues should come with the amount of you rent you have to pay to live here, Savoy Park is not your answer.

The intercoms haven t worked in years.
They illegally chained one of the gated exits with a pad lock.
They don t do repairs in a timely manner.
Hallways rarely swept. Compactor constantly backs up. They use low budget contractors and do shoddy work.
They lie about processing maintenance work orders. The complex has changed hands several times.
Take that how you want!

One of the worse management company I have ever come across. The office staff is completely incompetent and unprofessional. They do subpar work; the older apartments are borderline dilapidated. Don t walk, RUN away from this management company!

We signed a lease in March 2015. By end of June 2015, no gas in all apartments above and below me (same apartment on each floor). This ruined my plans to have people over for the 4th of July. Not to mention the day it happened I had meat already thawed out and about to cook but had to throw it away, as well as the amount of money it cost for take out food for a family every day (June 30 - August 29). Filed a complaint for lack of services (mentioned in lease) and held rent until gas was back. Needless to say, not only did we have to spend over $1000. on food, they added a late fee of $250!!! Now this year, January 19, the woman upstairs left her water on all night and flooded my bathroom. Someone finally shows up to paint in mid-February and I'm told that it's still wet and they'd be back that Monday (the painters). Monday came and no painters came back. Instead someone from the building showed up (a super?) saying he came to check the leak. He wasted my time by making me wait until he went upstairs to make sure the idiot upstairs didn't still have a leak (obvious because she left her water on that entire night and the leaking stopped the next day). He comes back and says they'll call me to set up another appointment for the painters come back. I waited two days for a call and gave up and called management instead. They said until they got the paperwork/report back from the super, they can t set up an appointment. Now it s another two weeks later and my bathroom is a mess, with chunks of plaster constantly falling and me cleaning it up every day. To add insult to injury, we signed a new 1-year lease at the end of January, because we are afraid to sign a two-year lease because everything keeps going wrong in this building, and they re raising our rent. Yes, when we first signed, they gave us a preferential rent decrease of $18 per month, but as soon as we re-signed for 1 year, they took it away. If you re looking for somewhat decent rent, and you don t care how gross your surroundings are (this includes both the inside and outside of the building) you can move here if you d like, but I will say good luck to you in advance.

I have been waiting for my plumbing to be fixed so I can take a shower. This problem has existed for days. The real problem is the office schedules an appointment at 4pm, but only tells me the day. The are unhelpful. I had to place 3 telephone calls and make 2 visits to their office before I received service.
Savoy Apartment Management is inept. The maintenance staff are great, it is the office staff that are inept, incompetent, and have no customer service ability at all.

The administration increased my rent from 1600 to 1900 in only one year. The 30 west 141 run out of hot water many times this year and the manager Ka Shawn Braxton does not give you any kind of appointment to speak with her to find a solution for problems.

Terrible service and unprofessional office staff. Work orders and maintenance NEVER gets done on time. I ve missed work on more than one occasion expecting maintenance to be done, only for no one to show up or show up really late to the point that I could have went to work. They harass you for rent payment but when asked for lease copies they claim documents are in a different storage location .... for a current lease? Ridiculous.

DO NOT MOVE HERE! When I lived here, took the management company to court TWICE (and WON) for un-liveable conditions in our supposedly "newly renovated" apartment. Couldn't take a shower for the first 21 days of the first month because of faulty pipework. THE ABSOLUTE WORSE managed building I've ever lived in.

Management does not respond to your requests in a timely manner, nor do they do a quality job when things go wrong. A hole was in my bathroom ceiling due to pipes leaking/bursting floors above mine and instead of thoroughly fixing it, they just patched the hole with putty...after weeks of it being there. I ve been paying for an A/C (which is mandatory) for 1+ years that doesn t work and have been trying to get it fixed since. It caused water damage all over the floor, which is now moldy and affecting my health. They never did anything about it. (Now they care since I m trying to get out of my lease and lawyers are involved.) The heat is also inadequate, there s no ventilation in the bathroom, and the only air vent in the apartment is blowing moldy air into the apartment from the kitchen.

BEWARE, This place while once was a beautiful development . The NEW mgmt is horrible. They have changed many three times in the past two years. The mgmt office is rude and very disrespectful to tenants and they do not fix repairs. They have bed bugs, roaches and rats .

The complex is called Savoy Parks. Very recently, a brand new management company has taken over and have/are, totally remodeling the buildings/apartments. This NEW management company is awesome!

The area in general is going through gentrification, more $ is being spent in the area, new restaurants are popping up. Its a sad reality within Savoy Park that with brand new building renovations, updated apartments = low income residents that have lived in Savoy Parks are slowly being pushed out. You will see negativity and sadly some fake reviews online written by past residents, due to hurt.

I've live here over a year and have had no issues. I absolutely love my renovated apartment and the management have been on top of everything/anything I've needed.

The apartments are remodeled and rent includes utilities which is good. I wish I could give this a 5 stars. The people in the building are friendly even the ones that have been living in the building for years are welcoming. Harlem has changed a lot and I do feel safe in the area. The problem here is the management ( employees) and the super in our building. The garbage chute is always full of roaches and they get everywhere in the building . It is frustrating because they get in apartments as well! . I always have a problem when it comes to management , I signed a two yr lease and somehow they made a mistake and renewed it for one year! , so we have to show proof that we signed for two. Also its soo difficult to have something fixed .. I have to lose a whole day of work because I never know when the super will stop by. I have been calling them because we have bed bugs !! .. every time I call I leave a message and I'm told they will contact me but still no one has .. I need an exterminator to stop by. I once had an argument ! with someone from management office .. its ridiculous !! no professionalism whatsoever .. one super told me something he would be able to do and after i'm told they won't .. so all of the sudden this woman interrupts and starts to speak with me with an attitude , the conversation wasn't even with her by the way. These people need to be fired for the amount of errors and low quality of service they give. The rent is too expensive for this type of service and building .. outside of a remodeled appt you will feel like you are living in the projects ! . It is infested with pests. We are waiting to finish our lease to move out because it seems they won't ever change .

DO NOT LIVE HERE. Do not give this company your money. All service professionals treat you like your sub human. The apartments are old and falling apart. Any renovations are done at the lowest quality. The vendors that are hired will steal from your apartment (even when you re home). If you ever have a maintenance emergency you could wait up to 30 days before getting any response.

Outsourcing Apt. agency's to private Realty company's (selective rental processing which is against Federal & State Laws) definitely not truthful in Renting process to the clients / perspective rental customers.

If you ever want to feel like you are stuck in a nightmare, this is the place to live. The management team here are preposterous. It pains me to say that the best part about living at Savoy is the community. They too are in the same predicament I am in; living somewhere where the staff treats you horribly and without any regard. Often when trouble arises they lack response or solutions. They also go at their own pace meaning if you need something done it is either now or three months from now. Their work hours make it almost impossible for someone who has a 9:00 AM - 5:00 PM job to meet with someone in person. I am happy to say that this will be my last year and hope that if any of you read this you take my words to heart...run...far...away from Savoy.

If I could give this place a negative star I would.

Mix of low income/rent stabilized and market rate apartments. The owners are forcing out the rent controlled residents (through tactics of not fixing heat, hot water or appliances and non action to poor living conditions) to "upgrade" the building and raise rental rates by 300%. I have one of the new apartments and it is beautiful, but living here is a nightmare. Don't be fooled by the interior renovations of the individual apartments. Its all smoke and mirrors. The "security gates" do not lock and are often tied open. The front door locks to the building are always broken so non residents are always wandering the grounds and inside the hallways, ransacking the lobby, gangs of teenagers in stairwells doing drugs. I was even assaulted in the elevator by a woman who got into the building (through broken gates and door locks) that threatened to kill me. Rather than help me, security mocked me as this crazed vagrant called me homophobic slurs.The police had to remove her to get a psychiatric evaluation because "security" was worhtess. The management treats all residents with disrespect. When you call for assistance you're on hold for hours. emails go unanswered. The only thing they care about is forcing the old residents out and collecting the highest rates they can from the new residents. They do not care about the condition of the property (rats, bugs, garbage) or the safety of the residents (they use pesticides in adjoining apartment that are infested without notifying the residents with common walls or in the same "line". I work nights and sleep days and have often woke up with my eyes and throat and skin burning from the fumes because they did not send notice of the fumigation in adjoining apartments). After months of complaining and multiple incidents including homeless people deficating in the elevators, drug parties directly outside my apartment door and other security violations the solution was NOT to fix the locks or even to add a guard at the front door as I requested, but rather to have their attorneys send me a certified letter denying all of my documented issues and telling me I should move if I don't like it here. NOT A SOLUTION as I just spent several thousands of dollars to move here in March 2018. Rather than honor their lease agreement they want ME TO LEAVE rather than honor the rental agreement. These people operate in BAD FAITH. Don't be fooled by the pretty finishes, this place is maintained and operated like a low income housing project. And its sad that the best 5 Star reviews on this sitter are from people like Iesha Smallwood, who work in the Management and Leasing Office.

This is the worst management ever, you would try months and months to get a plumbing issue fixed and they would not do anything. The office is very disorganized and have terrible communication, and the supers are very irresponsible.

We rented a "newly renovated apartment" but with had the most catastrophic plumbing problems there could be both in the bathroom and kitchen.

These apartments are over priced..

We moved in 630 Lenox.... they switch the refrigerator From a stainless steel to a small white refrigerator the day we moved in. The windows popped out of the wall onto you, the hot and cold water stopped running in the tub the third day we were there and no cold water in the sink and we have made called several phone calls to have this problem fixed... WE ARE STILL WAITING..
I think if your paying $2250 for a one bedroom
In the neighborhood that YOU SHOULDNT junkies and winos on the corner and in the buildings in an elevator that you should at least have running water to take a shower to go to work.
These buildings at the Savoy a basically slumlord apartments and they are ripping people off.. I WANT MY MONEY BACK

This place is really getting its act together. The building was recently purchased by a new landlord who has been making upgrades to the building left and right.

If you're considering calling this place your home: (1) you're right behind a key Foods and a 99-cent store, not to mention the unlimited selection available on Malcolm, (2) every new rental has been getting new appliances and a fresh new look, (3) all the hallways are getting renovated, a dog park is being added, and a fitness center; (4) there's parking available for you inside the property for a monthly fee; (5) you're less than 3 blocks away from the green line MTA; (6) heavily transited by on-property security; (7) onsite laundry service; (8) resident-only children's park; (9) all utilities included (except AC); no-fee apartment rental as well as fixed-price..

PACKAGE THEFT! I have had enough with this place- for a second time within months someone has stolen a package in front of my 7th floor apartment. What makes me sick is that the property management claim that there is a 24/7 Security crew as well as locked gates and closed circuit security cameras throughout the property. When I went to report my latest issue, the security guard could not even see my bldg. lobby because the camera was out of order. Enough with these bogus claims!! From now on- I will keep notifying the public until there is a functional camera in every lobby and wings of all floors.

I just moved out of unit 2P in building 45. Please dont rent this unit. The floor is uneven in the livingroom and bathroom due to the flooding and water damage that happen in the unit. Water filled with fecal matter sat on top of the floor for over 4 hours - it took two porters and the super to clean the mess. And then almost 45 days for mgmt to come in and put band aid repairs on the flooring and toilet and tub. The bathroom doesnt properly circulated air - so the paint and bugs come into the bathroom often. The heat in the bedroom and living room didnt work for about 3 months out of the winter months.
The unit adjacent to the living room has loud dogs(3) that bark often and kitchen appliances that leaked thru the walls. I had over $1700 dollars worth of living room furniture damage. And super thankful for having renters insurance. Supposedly the building is going to give me back my deductible when they return security deposit but we will see. I was overcharged for rent for over 4 months as well. Make sure to file all compliments with DCHR and 311. Thats the only way they get things done hear. Also email - inf0@gfbmanagement - if you want anything answered or resolved. Roaches comes from the ceilings and compact chutes and I have killed over 120 roaches in the hallways. If you walk down the hallway to the unit you can see it. You know something has to be wrong- when the exterminator comes once week.

The office staff is purposely useless. It took me 7 visits over 2 MONTHS to get a copy of my lease agreement.

(I never received a copy when I signed. I guess it s my mistake for not getting it than. I needed copy for immigration, told them that their reply was basically, not our problem ).

Again, they did NOT provide a copy when I signed! (I never thought a large company in NYC could be so shady, or I would made sure to get everything)

They refused to give a copy of a LEASE AGREEMENT even when I offered to pay processing fees if required. And it took SEVEN visits to the office and hours of arguing to get a lease agreement.

Again all this waisted time for a simple LEASE AGREEMENT, I can only image if I had a problem!
