My landlord is a cool guy but you have to beg to get anything done around here. If you're wondering why the prices are so good, it's because everything is about to fall apart. Nice part of town, horrible maintenance and corporate policies.

Michael and Derek are always there when you might need anything. I worked closely with them on some recent projects and was more than satisfied with their knowledge and efficiency. Highly recommend these guys as property managers.
THIS COMPANY DOES NOT DESERVE A SINGLE STAR. I am sitting with my pregnant wife in our apartment right now in Summer with no AC and its been that way for months, thats nothing compared to what I've been through with these people. My health has turned since I've been living here. No one in the leasing office actually cares that this entire building has mold in the walls. If anyone else is filing a lawsuit, please contact me. This was the absolute worst property management group I have encountered. I was friends with Michael Bleke before I moved in and having dealt with this company, I no longer consider us friends. The rent seemed great considering the location. However, the unit was absolute garbage. The pipes were old and corroded. I constantly had brown sludge coming out of the pipes. I could neither bathe nor cook with the water. Basically, I had a glorified storage unit and had to cook, eat, and bathe at my girlfriend's apartment. I called multiple times to have them fix it and the office attendant was completely incompetent and rude. When they did come to "fix" the water problem, they installed plastic PVC pipes along the ceiling running from the water heater to the kitchen sink. Not only was it hideous and embarrassing, it didn't resolve the problem with the bathroom sink and shower. Screw this company. They are cheap as hell and only care about making money. They have absolutely no regard for their tenants. The only positive reviews for them come from employees of other companies who make money working with them. Don't be fooled, pay more and get a decent place to live.
Can't get maintenance scheduled. Ann only points you to web page. When you get no results days later, don't expect her to help! If she answers the phone! Don't bother leaving voice mails either!
After numerous chances, I've come to the conclusion that Habersham Properties is run by unprofessional agents. No one ever returns your calls/ responds to your voice mails, even if it's a serious inquiry that could in turn affect them. Office closes before business hours. It just seems no one wants to help. Obviously any maintenance issues are brought to the online site, but even maintenance is an absolute joke.
I lived at Habersham's property on Peachtree Memorial for 3 years and thoroughly enjoyed my experience. I initially chose the property due to the great rental rate, location and the size of the unit.
The property I lived in was an older building, but I had only a small number of minor repairs over the course of the 3 years and they were all addressed very promptly. The agents (Michael & Derek, specifically) were very friendly, professional and attentive to any needs or concerns I had.
All around fantastic experience. Just fantastic I tell you.
I have lived in communities maintained by Habersham for years now - and now in more than one complex. I originally signed on for the policy they have on pets and the cost of rent. I have stayed within this management company's umbrella due to the service I have received.
One thing you must consider is that Habersham deals with some older buildings so things break due to wear-and-tear and are not perfect - but, for me, this gives some character to an otherwise monotone lifestyle all those newer complexes provide. And when something is amiss, it is addressed. The company has worked with me to meet my expectations - in particular, Michael has been excellent in handling my affairs in finding - and then transitioning - apartments.
I have had good experiences with Habersham and plan on continuing my lease for many more years.
60 12th street apartments are the absolute worst apartments I have ever lived in. There are homeless people that sleep in the stairwells, dogs use the bathroom in the hall an stairs. Nothing works the washing machines are broken dryers are broken in the laundry room . Roch infested, Maintenance is a joke If something breaks on the weekend forget about didn't fix that same weekend. Run from this place.
We have worked with Habersham for some time on 3rd party management and they are always responsive, well-informed, and plainly do a great job of staying on top of things. If looking for a manager in the Atlanta area, I would highly recommend this group!
I lived at one of their properties on Briarcliff Rd for longer than I should have because it was cheap as hell.
At least three times during the mid-summer in Atlanta over a couple of years, my AC went out. Oh, wait, they pretty much hoped I wasn't old or got heat stroke because their maintenance guys only work Mon-Fri.
Again, during the winter, my old as hell gas heater went out. Their maintenance guys still only worked Mon-Fri. "Gee, let's hope you don't freeze to death by Monday around 11am when we finally decide to show up."
And let's not forget why I had only 30 days to move out. They had sold the property to another company equally as dicky as Habersham. Everyone at my complex got the same eviction notice - they thought they were being generous by asking for only half of the months rent.
When I moved to a new place with my now husband, I asked the receptionist at the rental office, "What do we do if something happens on the weekend?"
She looked at me like I had three heads and replied, "You can call/text your rental agent 24/7 and if it is something that needs to be taken care of over the weekend, it will be taken care of."
Our AC went out on a Saturday (100+ degrees) - it was taken care of on that Saturday. Our garage door almost fell down on a Sunday - taken care of - SAME DAY.
If you rent, ask the agency what would happen on the weekend if you need help.
Worst company ever. This is by far the worst real estate company i have ever dealt with. Max was nothing but rude, unfriendly and uncooperative when dealing with him. The property was infested with bugs and had broken cabinets in the kitchen.
Was initially impressed by good reviews from past tenants and reasonable rent prices. However, I wasn't so impressed after waiting 45 minutes at one of their properties for a scheduled tour -- no one ever showed. Called the office to see if anyone was coming, the woman who answered simply told me she "had no idea" without even attempting to check with someone else in the office. I certainly won't be signing a lease with Habersham Properties.
I moved into the Ardmore Gardens about a year ago, and wound up there for 5 months. There were gaps in the windows (which didn't even lock) so big that rain would pour in, mice were everywhere at night, the old gas wall heaters cost a ton to keep going, wood floors had no insulation between them and the crawlspace (floors got really cold), water heater would constantly go out and they were in no hurry to fix it (once went four days without hot water), etc. I got suckered into the deal because I was moving to Atlanta in a hurry and picked up the keys before the walk through but please consider my warning. I do not want other people to get tricked into a lease here. Clearly this company did not care about residents here.
I have been calling over two weeks (the week of Nov. 11)with no response. I left messages for Mark, Kevin, Derrick and the other guy, and no one return my calls. I have a huge hole in my wall that maintenance made, not to mention they left my door unlock too, and there's a horrible roach and ants problem. I have uploaded my pictures. I might have to take this to the next level because no one is returning any calls. This management team is terrible, stay away.
If I could zero star this, I would. In the ongoing saga of the shittiest landlords I have ever encountered: My apartment was built in the 50's. the heater is not much newer. It's not been getting warm, but the motor and fan keep running, and the gas keeps kicking on (meaning my electric and gas bill are going to suffer enormously)
Well, maintenance guy just showed up, looked at it, and walked out with the motor. Says it's because the filter hasn't been changed in years. Oh, I should mention, he had to move aside NINE different warning tags left by the gas company on nine different occasions. Why? Because the line carrying the gas to the heater is rubber flex tubing (a SERIOUS hazard). You think they've cared any one of the nine times I've told them?
Oh, why has the gas company been here nine times? Because the place is so old and ill-kept they have to keep coming out to relight, adjust, or trouble shoot.
Thanks Habersham! I guess my dogs and I freezing to death is way preferable to my dogs and I dying in a fiery explosion due to inadequate gas lines!
You are exactly what is wrong with corporate America, Habersham. Greedy, careless. I am speaking to a lawyer this week about what exactly a "slumlord" consists of.
Anyone else on this review page want in on this? I pay way too much money for this.
A lot of the reviews published here are very harsh. I lived in a 2 bedroom apartment on Collier Rd for a year and a half. Rent was very reasonable. Every time we filed a work order, it was filled within the same day, or the next day at latest. When we moved out, we got our full security deposit back, even though we had caused some accidental damage to the carpets and walls. The one downside is they're very hard to get a hold of if you try calling the office.
You will regret for the rest of your life if you rent an apartment with this company. They have reasonable prices, but the maintenance and the customer service could not be worse. You can call the office and email them all day and if you get a response, consider yourself very lucky.
Please do not live in this property. We had 15 cars get broken into in one night in our property at Piedmont Courtyard. This was due to our gate not working for weeks. We were told the gate would be fixed and security measures upgraded. This was never done. Recently the gate started malfunctioning and my car was broken into due to this. When I called management for assistance and to see why our gate still wasn't fixed, I was told by the office manager Ann that I could write her an e-mail but "nothing was going to change". Obviously she never responded. Do yourself a favor and live somewhere else where management has a little self respect.
This is a place to rent relatively cheap apartments in some of Atlantas most expensive areas. As such you usually live in older buildings in need of significant repair but to be honest you know this going in they dont hide it at all! It's a great place to live if you are a student or young and single trying to save money but it's not for everyone.
