Terrible company, terrible workers. Very inconsiderate of your property and belongings. Every other word out of their mouths is f-this and f-that; even when children are around. Avoid this company at all costs.

What s going on? My rent has increased. It s time for renewal. I saw that it s still being advertised for less than my new contract: same exact unit. No updates. I m very bummed by this. I m been a good renter. What a year.

The quality of life that Walnut Hills used to prov...

The quality of life that Walnut Hills used to provide is now in the toilet. Group Five doesn't fix pot holes, they don't lock & secure the entry doors any more, the staff is crappy and unprofessional. I've lived in Walnut Hills for 7 years and in the last 2-3 years everything has tanked. I've had to call for maintenance to assist me 5-7 over a 2 week spand just to get a balcony door secured that was half falling off.

Behind the times and really difficult to deal with. Tried to have a client apply for an apartment at Crystal Lake was one of the most complicated and difficult transactions I've ever experienced with an apartment complex.

Live at grand plaza in howell..this place is a joke. I have a neighbor that lives downstairs from me that has been just horrible since they day they moved her in underneath us and management does NOTHING about it and wont let me break my lease so that i can just move and move on with my life! Very frustrated dont know whom else i can talk to...when i say horrible neighbors i mean this girl literally stops and harasses my guests and has gotton into arguments with them them then calls the law and lies...she has kids thaT r obnoxious and a dog that wont ever quit barking and a new puppy that also doesnt stop...i have handed in several lists of what this woman has done and it has gotton me nowhere! Dont live here...anywhere is better

I live at Chatwell Club in Davison. There is a night-time flood light between 2 buildings that has been out for TWO weeks - TWO WEEKS to replace a light bulb!! It is absolutely pitch black out there at night & presents a dangerous safety issue - if there were a medical emergency it would be a disaster!! Maintenance CLAIMS they had to ,order the light bulb from a particular supplier & wait for it to come in but this is a SAFETY issue & TWO weeks is unreasonable HELP!!!!!

Fox creek is run by Group Five Management. This is a company comprised of scam artists with the sole priority of extracting as much money out of you as possible. I put my 30 day notice in verbally at the beginning of the month and the leasing agent told me to come in when I could to sign the paperwork. I came in 3 days later due to work obligations because the office opened after I began work and closed before I ended. Because my paperwork was dated a few days after the start of the month they charged me the entire following months rent. As a leasing agent, looking out for the best interests of the residents should be top priority. As a leasing agent who deals with this daily, I would of expected to be notified of the urgency to sign the paperwork by the first or I would be charged the entire next months rent even if I didn t live there. When Group Five called me they were unwavering and relentless in their pursuit to collect all of the money. The leasing agent also lied to Group Five about her discussions with me. This is bad business, and poor management, run by a predatory company.

If i could give negative stars I would. Dealing with the property management place is awful. They manage the peppertree apartments in kalamazoo where the facility is not up to a livable standard and i had two motorcycles stolen from the apartment complex within a year of each other.

Nothing ever gets fixed. I put in for many work orders for the same thing, no one ever comes out, the corporate owners don't give the tools to the staff to get certain things fixed. It's just one big joke.

This property is horribly neglected as is their sister property Pebble Creek.
I lived their as a single mom for almost 3 years and was forced to maintenance the inside of the apartment myself. The staff is rude and their Group Five Management office is worse. My daughter and I were displaced after a building fire and someone died in the upstairs apartment. Springhill did not offer us anywhere else to live on the property and we were forced to move. Now they are trying to collect back rent. It is not a safe place to live. I have 2 years of pictures documenting their neglect.

Sub standard at most. I wouldn't recommend living there or working there. They treat their employees like trash and their residents even worse. Your apartment could be falling apart and they will still refuse to fix it. They coax their employees to make up lies to sugar coat everything. Not to mention HR is rude and doesn't know how to properly do her job she needs some serious fair housing training. Maybe a wake up call from the eeoc is what this company needs.

I lived at Autumn Ridge apartments in Canton, MI for two years. The property was nice and I enjoyed living there.
The thing is that they do not do security deposits but have you purchase a bond when you move in. When you move out no one goes through the property and inspects it with you. I discovered why when they sent me a bill for $400 dollars for damages that I could never contest because now I live out of state and I am sure they "fixed" whatever damages they found after I left. So, I could never really defend myself against these supposed damages. And, they threaten you with collections through the bond company if you don't pay up in 14 days. So, I would tell future renters be prepared to pay up after you move out.

This company doesnt care about their employees i lost my job after 5 years cause they sold one of the properties i had vacation days they trying to say i didnt earn when my anniversary date comes yes legally i earn those days i try to take them before the new company took over but they didnt give me my days they totally screwed me.... Think twice before working for this company they will throw u away and not care.... We didnt get no heads up.... RUN!!!!!!

Worst management company EVER. They don't "manage...

Worst management company EVER. They don't "manage" their properties AT ALL. They take your money and NO SERVICE is ever given. Aside from potholes everywhere (you can't even get to your parking area w/o hitting one), our building has flooded all 5 years I've lived here. We have 1 miniature washer and 1 dryer for 8 families in the building. The pool has been closed more than it's open. We've had bats in the apt twice, and a snake in the bathroom. Mold grows freely, and they just paint over it. Our kitchen sink has been leaking BUCKETS for 3 weeks and Maintenance is nowhere to be found.
Huge piles of dirt around our patio that noone ever fixed. Our bicycles have been vandalized, and no help given. These folks take your money and run the other way then hide behind locked doors and u answered phone calls/emails
BY THEWAY, THE BBB GIVES THEM AN F R AING. THEY ARE NOT ACCREDITED. TAKE NOTE!

If I could give this company a less than one star ...

If I could give this company a less than one star review, I would. I live in Spring Hill apartments (which is managed by group five management) and I've been calling almost weekly for maintenance for the last 6 months or more, which continues to be overlooked or half way completed. I believe there is now mold growing in my apartment due to a leak that has had mud added to it but has never been sanded or repainted and the leak itself was never fixed because they indicated that the siding being replaced would fix it, which it has not. There is no urgency that my heat is currently out and the property manager cannot be reached. DO NOT RENT FROM THESE PEOPLE. You will be highly inconvenienced and will spend so much extra money on utilities because of the buildings not being kept up properly.

Been working for them for two years and I can't fully express how ass backwards every one at corporate is. The owners keep every dime to themselves and put absolutely zero into bettering their communities. Way too frustrating being yelled at by residents for not doing my job because they don't even provide me with the parts or means do it. And the head of HR doesn't care about her employees grievances or concerns. Searching for someplace better to work and live, I'm sure it won't take me very long.

Single handly one of the worst places to rent from . You pay good money to stay here but you get better treatment at a motel 6 ... You cant get nothing fixed with out an excuse .. Been building a case .. Between the black mold, no water pressure, and the pure lack of maintenance, these people dont deserve an ounce of anybody cash .. In fact the health deparment probably shut them down .. Do business at your own risk .

I have lived at Chatwell Club for 2 years. The staff and maintenance crew here at Chatwell Club are awesome. I couldn't have found nicer people than here. If it is within their authority any repairs are done quickly. Yes there are a couple streets in this complex that have chuckholes and they do get patched regularly. I think this place is great despite the chuckholes.

I have been a resident in good standing of Walnut Hills Apartments in Grand Rapids (managed by Group Five Property Management Company) for the last 5 years. I have been an excellent tenant- respectful and responsible. Group Five has been absolutely horrible. They are currently being sued by the City of Kentwood for numerous fire hazard and safety code violations which they have failed to address even under a court order.
During my time as a tenant, there has been an unsanitary sewage leak which flooded the first level apartments of my building, and a delayed response in fixing maintenance requests. I had standing water in my dishwasher that wasn t addressed for a month despite multiple complaints and follow up calls to the office. The smell was horrendous. My laundry was stolen directly out of the dryer in the laundry room a total of 5 times.
My biggest complaint against Group Five is the way they have treated me regarding my safety concerns. There is no secure entrance to the apartment buildings. I have frequently seen people (who are not residents) walk through the apartment building for warmth during the colder winter months. I was alone in my apartment Sunday evening (12/15/19) around 9 pm when I witnessed a forced entry. I heard loud pounding and saw that two men were trying to kick in my neighbor s apartment door. It was so loud and forceful that my apartment door was shaking from across the hall. When the police arrived, the door had been kicked down. My rights as a tenant (right to quiet enjoyment) had been violated and I decided that I could no longer be a tenant at Walnut Hills due to my safety concerns.
The very next day (Monday 12/16/19) I called to speak to the property manager, Eric, but was told he was not in the office. I attempted to set up an appointment with him, but was told he usually leaves the office before 5 pm- sometimes even before 4:30 pm. It is almost impossible to catch him as I work from 8-5 pm on weekdays. I left work early to possibly catch Eric before he left for the day, and the regional manager, Stacey, happened to be there. I told them how I witnessed the forced entry that happened the night before, and the office staff had no idea that it had occurred on their property. I informed Stacey that I would be terminating my lease early, and provided my written 30 day notice. I requested no consequences to the early termination of my lease as my rights as a tenant had been violated (right to quiet enjoyment). She informed me they only accept 30 day notices on the 1st of the month and offered to move me to an alternate property as I no longer felt safe. I respectfully declined as the conditions of their other properties are much worse- moldy furnace rooms in each apartment, safety code violations, and fire hazards. I informed Stacey I no longer wished to be a resident at any Group Five property and would like to mutually work towards an agreement regarding the termination of my lease. She informed me she would discuss with my property manager, Eric, and let me know their decision.
I had not heard from anyone the rest of the week. On Friday (12/20/19) I left work early again to catch Eric before he left for the day. When I arrived in the office I was told he was not available - he was in a meeting. I was denied his direct phone number. I also called Stacey directly several times but was told she was indisposed (Stacey later told me she had been in court that day- what a surprise!) Eric did eventually call me, and had absolutely terrible customer service skills. I was trying to explain my experience, and he frequently interrupted and talked over me. Eric told me I did not have reasonable cause to break my lease, and I d have to deal with this anywhere I go Ultimately Eric told me the decision was out of his hands. CONTINUED

Manager and head of maintenance are sneaky at Polo Club in Marshall, like they got a love-hate going on and this been happening for years. This place is totally ghetto now that the old grounds keeper became manager. She don't know how to be a manager or take care of residents problems. She blames the maintenance dudes, the main office, and her leasing agent for anything she can and refuses to take responsibility herself. This manager position went to her head in a big way.
She makes sure she kicks people out who challenge and question her.
A friend and me saw the manager and her mom digging thru dumpsters the other day-that is embarrassing. They act like scrounges taking stuff left from apartments after they move out. Collecting other peoples junk is what they do. We can see more than she thinks.
There's more than you can imagine going on here!! It ain't the residents, it's the manager. Since she became manager she thinks she's above all of us, and she brags about how she pays less for her apartment than anyone else does. Having fun times on office money-must be nice to have someone flip the bill. Maintenance don't even have tools to fix things they say. Maintenance tells me alot and they have to humor her so she stays off their backs and don't run to the main office.
She wouldn't give me a carport close to my place, but lets her family members use the one next to her. Looks down on us all like we are dirt since she got a car, became manager, and has the main office people fooled getting away with stuff cause they don't know all her schemes yet and they ain't close by. My neighbor just told me that she is going to quit when she finds a new job because she hates her new boss and everyone at the main office. I hope she quits sooner than later!
I hate going in the office to drop my rent off cause I know what a liar she is. If I say anything to piss her off she will somehow royally screw me over, so I am stuck til my lease is up and If she is still manager then, then I am moving out!! She has no business being in the position she is in that is for sure!! People are moving out all around the place cause of her. Try another place until they get a good manager in there is my suggestion.
Maybe fooling the main office but she ain't fooling the rest of us at Polo Club for sure.

Treat people like trash make you sign a deposit give them money so if you dont pay they cant take you to collections so your paying their collections fee ahead of time. This is a scam company. You dont rent out a property without collecting a security deposit do not rent from any of their properties. Read the reviews before you move renters beware.
