Avoid renting a property from this company.

From a renter perspective, I can honestly state that this is not a company that you want to rent from. I had the unfortunate pleasure of renting a property they managed for two years in Calgary. If you have an issue or a concern, it will take weeks to get responses back. And when you do receive a response, it has been almost petty in its tonality and often doesn't address your concerns or questions. Again in my experience, they also have less than honest and transparent in their repair charges and billing. As in, you receive a repair bill from a contractor that just has a lump sum...No materials, no labour, no line items of any type. Just a simple blob of money owed, from a random contractor out of Carstairs, that doesn't have an active business number...i.e not insured, not registered. If you ask for an explanation, or detail invoice, you will receive the above mentioned petty response.

TLDR: Don't rent a property managed by this company. They are difficult to deal with and they will over charge the crap out of you for everything.

I am extremely happy with Greenleaf Property Management. They have been managing my condo since July of 2014. I am very impressed with their professional services, sincere, and friendliness. Throughout the period of economic difficulty in Calgary, they never have problem finding good tenant for my condo. It has been a great pleasure working with Greenleaf, and that this is the company I would definitely recommend to my friends without any reservation.

My family and I were relocated to Calgary for two years, and used Greenleaf to rent a property while we were down there. As homeowners and landlords ourselves, we had high standards of what we were looking for in a rental and a rental company. Greenleaf met and exceeded all of our expectations in all facets of dealings with them. Highly recommend them to anyone looking for a property to call home!!!!!

If I could give negative stars, I would. Our experience with Greenleaf was extremely unpleasant. They were tolerable during our tenancy, but trying to get ANY response towards the end was impossible. You're sent in a continuous loop with the 'admin' who will not give out any other contact information for any other department, cannot forward your call to anyone who can help you, and who can only 'take a message' to shut you up - a message in which no one ever follows up with. They attempted to apply additional charges without proper communication. I spent a solid month trying to get in touch with an agent from Greenleaf to rectify this to no avail and was sent in circles yet again until I finally, after 4 weeks, made enough of a fuss insisting I speak with someone that I was finally able to. Be ready to fight for your damage deposit and pry it from their cold, dead hands. I fought tooth and nail (and won) to get my full damage deposit back after they wrongfully took off deductions, WITHOUT communicating this with me prior. This was also after they sent my damage deposit to the wrong address (late, and again without communication) and told me to just wait for it to be returned to the office. I had to fight that too. The amount I had to fight was ridiculous, unfortunate, and unprofessional. Save yourself the hassle and find something, anything, else.

Would give zero if I could. Staff is NOT responsive. Emailed multiple times about a place that had just been listed that I really had my heart set on. Called many times and left over 3 messages with the receptionist to have someone call me back. They never did. By the time someone answered my emails 2 weeks later there was aleady viewings booked. When asked if I could just submit an application they took it but said they'd let me know if it's still available after the viewings. They didn't even consider my application even though I had been trying to get a hold of them since the day it was posted and submitted before anyone else. Very unprofessional and impossible to deal with.

I started with 0 Property Management Experience, but lots of start up and leadership expertise.

The company went through changes on a weekly basis, i swear. Eventually, my Boss was laid off and i had to take over with no training and a new hire chosen for me with no experience. The new worker kept me sane, and we were all so alone, it was great to have each other. Three of us struggling to hold it together when other companies of similar property count, same type of work, had at least 10-12 more staff.

It hurt to let people down when we were overwhelmed, but couldn't explain why. Man, the hours I sat on the phone taking the blame and apologizing was tough. I was alone, no guidance- im grateful though, my customer service is stronger because of it. I eventually started making decisions and asking for permission later, even though I was given none.

I had to get mad to get us updated PDF licenses once - legit. Nothing was easy.

I wont go into full details, but a bit i endured :

-24/7 afterhours call center emergency support without relief for a year (no pay)

-promised to promote if i jump through hoops. When i did, they'd create new ones and would never put anything in writing.

-wont hire more staff, but will blame you for missing things, but dont pay overtime

-the benefits suck. Have a family? Expect to be told it will cost $300 out of your money.

-control issues are real.. I could have cut admin time down, created system automation, cut costs and provide better communication. We had the tools, just didn't use them. My experience and ideas were always wrong, not approved, and held back due to politics. I spent almost 100 hours learning their software.. I could do anything - with it.
-if you're a "yes" person you'll fit in. I prefer communicating, respecting new ideas and being ahead of the game.



Vendors, Owners, Tenants - im proud they know i worked hard. That's what matters ti me in the end.

I honestly can t believe how terrible this company...

I honestly can t believe how terrible this company is. I have been trying to rent a unit from them for a week. No one calls me back. I have been dealing with Paul Johal. For my viewing he shows up 45 mins late I had to call him and tell him he s late. I was ready to sign a lease that day and yet here I am writing a bad review in order to try and get this deal done. I call him and he calls me back and hangs up on me within 30 seconds. Been calling for days now to only receive a text I ll you call back later. I call the main reception line and the woman on the line will not help me at all. Only says they are experiencing a high volume of calls and someone will call me. It was like speaking to a brick wall.

I m ready to give you my money for this unit and you won t even take it?? It just boggles my mind how terrible this customer service is. It makes no business sense at all and I feel terrible for the owners using this company. It makes me want to start my own property management company because it really is not rocket science to call someone back.

My current company Rentch Rentals is so good and attentive so to go to this kind of experience is unbelievable.

I have worked with a ton of property management firms for my previous job with a mechanical contractor and no one has ever treated me this poorly.

Maybe after writing this bad review somebody will call me back. I m a reasonable person and have never wrote this kind of review in the past.

I would like to say that as someone I know that us...

I would like to say that as someone I know that used worked at Greenleaf, it has impacted them mentally. The employe worked hard and strived to meet customer service excellence often sacrificing their own needs. The work and dedication the company received was not deserved, but her heart was set.
Reading the reviews since the employee is no longer with the company, it has come to no surprise that customer service and attention to details have fallen through the cracks.
The employee spent hours of unpaid time dealing with after hours calls and to catch up on customer inquiries to keep up with a good reputation and hold Greenleaf up to expectations.
The employee did a job of 5 people by themselves for a year until they hired a person. By this time I could see the mental impact, which was quite surprising, because she is the hardest and toughest worker i know. I think it was all the drama and broken trust that weighed heavy. It was hard to watch.

After dangling a carrot to promote and many, many broken promises, the employe finally broken down. Instead of promoting to benefit the company and the employee. They decided to terminate and without sending a ROE on time, tampering with ROE, not sending a full final payment and on top of it finding out Greenleaf would not renew her lease during Christmas, covid, ripping her last cheque.. And had no issues calling heron the phone to say it was simply personal.

Greenleaf also tried to send a baillif through the home round the same time to inspect the place.
All proof and emails were destroyed by the employer and they denied everything. So here it is in the open.
This is not slander because this is the truth. Karma always comes around.
Greenleaf is not a good company to work or do business with.

DO NOT HIRE GREENLEAF AS YOUR PROPERTY MANAGER. You will not get your unit rented. And if you already have hired them and you re wondering why your unit isn t renting it is because of Greenleaf not the market. I am a prospective Tennant and I have messaged three of their properties since the beginning of January 2021. We are now end of March 2021. One property I received one response to which I responded instantly to set up a viewing (over 2 months ago) and still to this day haven t received a response and I can see that listing is still active on rent faster. It takes weeks if not months for green leaf to respond and even when they do respond it s very unprofessional. Another unit I messaged about I was miraculously able to set up a viewing, and still to this day I haven t received any responses to my emails about signing the lease. If I hired this company to manage my rentals I would expect (as their website says) for professional quality service and actual service which would include following up to seal the deal. They either have no interest in renting units or they are painfully unorganized. I have since signed with a Landlord who directly owns the unit and within less than a week of messaging I have already signed and got the keys to the place. I feel terrible for whoever trusts greenleaf to manager their rentals - whatever you do steer clear. Don t waste your time and money if you were thinking about hiring this property management company.

Absolutely horrible! First I was looking for property management company to manage my property. Filled the form on their website, never been contacted afterwards. Fair to say most of Calgary property management companies "work" like that. I can imagine how they manage properties if they are so not interested in communication with potential clients.
Today decided to check the website since now I am looking for companies to find tenants. Message window that instantly popped up was asking ifthey can help me. So I just asked if they offered tenant placement services only. They sent me a link with their rental listings on rentfaster. I'll just attach screenshot how our conversation ended.
