Golden Panorama is a beautiful apartment that is suitated near the Kanakapura road. I see the good perspective view from this site. It is quite calm and non-polluting environment because it is far away from the noisy polluted city areas. So this place is fulfilled my expectations.

I bought a plot in #GoldenValleyPhase01 developed by Prisha and Golden valley properties. There are lots of issues related to road access with local villagers and also long pending drainage work. The management even after multiple reminders behave highly irresponsible. The #GoldenValley #GoldenValleyP2 would be a nightmare I guess. Worst responsiveness from the senior management.

I booked an apartment in Golden Panorama in July 2014. Really there is no construction work happening since last 18 months and it seems I have lost my hard earned money. Management keeps giving excuse on delivery timeline. They cheaters and bad people.

Quality is really good. But their construction is slow. But overall satisfied with the finished apartment and amenities.

Golden Gate! Golden Panorama!
At the time of booking an apartment in the 5th Tower of the Golden Panorama project on Kanakapura Road, they promised that they would hand over the flat to me by November-December 2015 for interiors. In December 2015, they said the hand-over would be done by September-October 2016. But now, they send e-mails to enlighten us that the management is "currently working on resolving our financial situation"!
Also, very magnanimously now they want "to ensure that, there is no further delay on project progress"!
But even now they don't say when would the hand-over of the flats for interiors take place!! The CustomerCare simply says all the wise worthies of GGProperties management (each having 30 to 50 years of experience in real estate) are now "doing their best to resolve and overcome this temporary situation." But, they also make it clear, though unintentionally, that these worthies have right now no idea yet "about our road map on construction planning and... project timelines"!!
Moral?? 'All that goes by the name of Gold/Golden doesn't glitter at all! Buyer beware!!

I have an apartment in Bhuvana Greens. Till date we haven't recieved OC and CORPUS.

Even our emails are not responded.

They are least bothered once you have purchased the apartment.

I'm happy to share my experience about the Golden Panorama. It is situated near the Turahali forest, then view the forest scenery from this site. They take care of every registration process as being a friend.

Golden Panorama is really the amazing project along with the spacious and calm surroundings. The environment looking very greenish and the layouts of the apartment inspired me to buy the flat. I gonna book a flat today itself. My children will absolutely love this wonderful location.

Great apartments with good finishing for affordable price

Their delay rate is phenomenally high, we have to account for 30-40 % escalation in costs, they have entered in contract with chinese company CNTC to build an delayed project, even before completing their other pending projects. Pls do proper check before you invest your hard earned money.

They are frauds. 2+ years after the booking, not even digging started. Refund cheques are bounced.

Golden Gate is cheater company and they have taken money of so many people and left all such projects in between. They change the entire management within 6 months to 1 year of launching the project so now you will have no one to talk to.

Golden Days, Golden Paranoma are their recent cheats.

We file police complain against them yesterday in koramangala police station and surprise to hear from PI of that station that almost every week many people visit with complaint of money looted by Golden Gate.

We have also filed case in consumer court against Pratap Kundra, Golden Gate, and all major bodies.

Few people did criminal case against them and that's the only time Pratap kunda comes out of shell.

Focus is given to quality and ammenties are very good. Construction is good.

The Golden Panorama flats are really looking beautiful, clean and modern with good amenities. The management are responsive and they are always ready to clear any of our flat related issues.

There should be NEGATIVE ratings as well considering such FRAUDS running business in our world. They are completely cheaters. Once they take your hard earned money, you can never be stress free. Looters in the name of builders.

They Give good construction quality and have presence in many places in Banglore. Nice one :)

I liked GG properties very much, investing with them is really good value for money. I have seen some delays in Golden Panorama but now it's progressing well. I am glad to invest with them.

I have bought my first property from Golden Gate Properties and to be frank they just took too much care on me and my money. The property which I got from them is 100% worth for the money which I spent. Also the location of the property place is just mind blowing.

This builder is not worth even a single star.. We residents of golden Grand are still fighting for the amenities promised, which was to be delivered 10yrs back. On that the builder has filed cases against few residents to discourage residents from asking for their rights. They keep giving false promises which they have not met till now.

Golden Panorama is the best place to live. I'm very excited to book my flat. I appreciate their care and concern for dealing with the customers. For this manners, people are staying close to them.

I was just confused why some of the people are spreading negative impression about GG Properties. I am one of their customer, they have never treated me without respect and they are really very punctual in delivery. Also they have taken extra care on me and also suggest me some financial ideas to save money. Kindly don't be-leave any negative reviews about GG Properties.

We purchased a 60x40 site at their Golden Valley Project(Phase 1), Bangalore(560060) about 3 years ago. Their sales reps and management has been phenomenal during pre-sales, sales and documentation. But the moment the sales was does, they turned into the most unethical, rude and non-responsive individuals/company! Here are some of the issues we faced with the in the course of past 3 years(Yes, 3 years! Believe it or not. we are still having issues!): 60x40 Site sold to us at premium rate(park facing) in the year 2013. Total payment was released to them at the point of sales. In the year 2014 we noticed that the site was no longer a park facing property and in addition to that the parks planned on one side was a huge wall & the other side had been replaced with a sewage(project plan attached for reference). When we confronted them for this, they started avoiding our calls, sent us to 10s of people to talk to with no resolution. After numerous follow-ups via call, email & walk-ins at their office & site, after 2.5 years they agreed to return our money(without any interest on the amount for the 2 years that they wrongly held it) A huge electric junction box has been placed at the centre of the entrance of our property(image attached), which we were not informed about during sales. I ve been in talks with them to move this to the opposite side of the property as it is vacant that has not been done yet, nor have they responded to us on this point Club house was promised to be completed by the end of 2013. Unfortunately, it is STILL not completed, they are using it as a makeshift sales office During sales we were informed that they will be no hidden cost involved but they have taken more than one lakh towards charges that are ideally to be borne by the builder(including bribes to BDA, BBMP officials. appropriately known as facilitation charges). Getting the Katha was the biggest nightmare, which was done only in the year 2016 2 years of maintenance was taken in advance at the point of sales(2012-13) but they starting using this up in 2015 even though the property was not developed as agreed(clubhouse & basic facilities not completed). Roads were done but conveniently it s been used to transport their trucks to develop Phase 2. Not sure how it will be by the time we move in, I ve spoken to quite a lot of their customers at this project and other(Golden Gate, Yeshwanthpur lived there for 1 year. don t get me started on the issues there!) and my advice to you would be to, not purchase any properties from them or any of their sister concerns(they have many of these).

Dont be foolish by buying flats here. Big Cheating company.

Golden Panorama is one of the best place for residential living. This project fulfills all my expectations of basic amenities and i like the atmosphere very much. The value of the property is too good and satisfied with the investment.

The overall experience in purchasing and staying in Golden Grand was smooth.Intially there were some glitches but was sorted soon .

We bought Golden Residency at Sarjapur Ring Road which is one of the best project of golden gate properties. There was some delays in few project but i assure you will get satisified with the finished plat and amenities.

Golden Gate Properties and its group companies are all frauds. Several legal cases are pending against this developer and its promoters in various courts. They are expected to be declared as bankrupt and arrested soon, so stay clear of any dealings withn any property under development by this builder.

Group companies are named Golden Gate, Golden Homes, Commune Properties, Prisha Properties, etc. Alert all your contacts to avoid getting cheated by any of these real estate companies.

It's value for money, the perspective city view from the cliff is an awesome. I'm eagerly waiting to grab my flat soon.

I stay in Golden Grand. It is a good example of a builder with grand vision but poor commitment to delivery.
It is over 10 years since the first booking and over 4 years since possession was given. But still many deliverables pending (incomplete road work to connect to main road, unfinished club-house, etc).

Lots of broken promises, negligence and dont care attitude.

If investing, do so ONLY for completed projects that you can yourself inspect.
For new projects, talk to residents in an existing completed project and then make up your mind.

If I were to invest in their new projects, I would avoid like plague.

Poor customer handling and no response after mutiple followups

Do not spend any money on this company unless the construction is compete. Only buy if the apartment is complete. I spent some money before one of their construction was built and it took us almost 1 year to get our money back. We had to threaten them to get the money back. Still that construction is not complete (supposedly to complete a year ago). These people are in financial trouble and trying to move funds from one construction to other. They also were audited by the income tax people for multiple issues. Once again buy only if the construction is all complete. They offer a less price before the construction of complete. Don't go for those options.

I would definitely suggest everyone to have a look at their projects if you are planning to buy apartments

The location where Golden Panorama located is really amazing. I loved the place and environment of the property very much. Also the properties are in good quality which is absolute worth for the money we are spending.

I booked an apartment at Golden Grand, Yeshwanthpur in 2012, still waiting for Club house to complete and for STP to work fully. GGPL is causing it's customers immense hardships. They have put CASES on fellow residents also for asking our rights. Think 100 times before you invest. if this can happen to us, it can happen to anyone.
