Let me start off by saying I recently purchased my home in Naples Florida. My family and I moved into one of GL s communities in April 2018. Overall we have had a very positive experience with the process of building our new home. From the sales staff to the project manager we were more than satisfied. I have gone through the process of building a home before and it is never easy. Like any new construction there are always problems and we expected this. Every issue that we brought to the attention of GL was resolved. Maybe we were just spoiled and had the right project manager, sales agent and community. Overall we had a very positive experience.

Berkley s project manager Mike has been nothing short of amazing to work with! He has been extremely responsive, and beyond professional. Mike makes you feel confident in GL s product and makes you feel like he wants the customer happy! Mike has answered any and every question through the process of our build! GL is fortunate to have someone working for them that treats their business it is his own product. Because of our experience I have sold a friend on a home in Berkley.
Upgraded our appliances and when they breakdown, their warranty doesn t want to hear about it. Upgraded Ge dishwasher hadn t worked in 5 wks.... under warranty however can t get anyone out to repair because the part sits in the warehouse!
All the windows and sliding doors were missing screens from the every first day moving in. I had to wait more than 5 months for them to install only to find out the sliding doors were installed in reversed and the screens could not be installed. GL home refused to fix them even thought I have 1 year home warranty and claimed the home was sold as it is. They don't care about the customer service and quality of their homes.
We were told by the GL Constuction head Randy , that home right side grading at lot 160and neighbor at Valencia Bonita community that was a deep trench with flooding and continual muddy area, would be raised and the broken concrete coping by neighbors side walk would replaced but did nothing. was done properly and according to the plan stated and landscaping is currently remains now in a stakes and muddy poor site soil /sod disrepair state. "SHAME!
It appears that since GL will be leaving 7 Bridges they don t care about anything that happens. In the children s playground there was some equipment that was broken and needed repair. It was told to the HOA manager, who yes everyone to death but did nothing. Finally a resident took the piece of the equipment that was broken away. So doesn t GL care about children s safety? Apparently they control the HOA management. There are so many other issues with this management company and a bigger issue that GL turns a blind eye to it. I left a message for Misha the president to call me but he referred me to the project manager who appears to be part of the problem.
This review is for all people contemplating purchasing in a GL community, but especially an over 55+ GL community. All Gl communities have models. They look gorgeous, but what you see is not what you get. Understandably, these models are decked out.However, any effort to try and emulate a specific model will cost you thousands and thousands above list price, not to mention the cost of the lot. OK, you think, we can do this, but Buyer Beware! Signing a contract with GL for a home is like signing on with the devil. The contracts are long and arduous. Many buyers sign without reading the fine details. One example, GL Realtors have no responsibility to speak the truth. If they misinform you, for example the set back of a lot, you are responsible for their error, not GL. The contracts are written solely to protect GL. In their written materials, GL offers a one year warranty, but is not responsible if they put in the incorrect options (refer to BBB complaints). Make sure you have a professional home inspection before and after you purchase. But even then, be prepared to be met with resistance when it comes to repairs.. According to BBB, it is not the number of complaints, but how they are resolved that buyers should pay attention to. If you try and address issues with the administration, be prepared to hear, "you will never be happy." This is an example of gas lighting to make you feel responsible for their errors.These type comments will continue ad nauseam any time you have an issue with management. Also, remember that you will never hear about all the people who have signed a nondisclosure with GL to get an issue resolved. That is how GL, throughout their history, has avoided public criticism. And never, ever disagree with management, they will retaliate in any way they can. Remember you as a GL buyer are not entitled to your own thoughts or opinions if they differ from GL's. Of course these situations do not happen to all buyers. But as I was told directly from one of their top administrators, Gl receives complaints from from 50% of their buyers. Rather than address the issues and resolve, they appear happy with that number! Furthermore, your HOA fee with increase once they leave the community. Transition from the GL Board to the community HOA is not easy.They make agreements with the cities to purchase the land lots they build on. Do your due diligence, find out what these agreements are before you purchase, because your money goes to maintaining these agreements after GL leaves. For example, a community, now going through transition from the GL Board to the HOA community, is responsible to maintain wetlands and preserves, as well as land in another county.
This review mentions but a few examples of the myriad of situations that may befall a GL buyer. BUYER PLEASE BEWARE, especially during your senior years!
***EVERYONE*** Look up this business on the Better Business Bureau website before you buy. This company looks like they have some real problems that mean real problems for buyers.
