First, I was told the job for my basement would be done in a day (small basement). The job took 2 days. But before the 2nd day, I was told some one would reach out to reschedule. I waited 4 days, no one called. So I work around MY schedule so they could come when they could. The day comes and 4 hours before they show up, they cancel on me. Even though I didn't lash out on them, they were apologetic but, in retrospect it's not a good taste in the mouth. They were polite coming to my home and kept it clean, when they did show up.
My wife and I were hoping to get a dry basement in our almost 100 year old home, and what we received from Foundation Systems of Michigan was deception, diversion, and a hostile response to my telling them, No.
Our salesman, Josh, was initially quite personable. Josh explained the process, the cost of the job, and even offered us a considerable discount over the competition. We (regrettably) signed the contract, which contains an inconspicuous, cleverly worded sentence near the end, stating if you should choose to cancel the contract after more than 3 days, the $1000.00 deposit is forfeited. Well, we did sign, but weren t too concerned, given 1) all of the positive reviews for the company, 2) an A+ rating from the Better Business Bureau which meant something to me, and 3) (initially) professional and seemingly transparent interactions.
To their credit, we scheduled a date for the job to be done, and the crew came right on time. About twenty minutes after the crew went into the basement to get set up, the foreman, Lewis, called me downstairs to, show me something. What Lewis showed me, was the exact same plumbing Josh (salesman) had looked at, approved of, and gotten permits for in our city. Lewis then stated he would be unable to complete the job as stated, and said we would need a sump pump, bringing our total up another $3000.00. Mind you, this is literally the day of the job, and I was told there would be no hidden fees. I told Lewis and his crew to go home for the day, as the bait and switch move was not sitting well.
Foundation Systems of Michigan called me back and set up a day for their Master Plumber, Jeff, to come and take a look. Several weeks later, Jeff was a no-call, no-show. I called the company (so much for a Customer Experience Advocate) asking for an explanation, and they stated Jeff had called off sick, and no one called his clients to let them know-no one apologized, they just stated it as fact. Jeff finally did come take a look, a couple weeks after the no-show, and said that all of the plumbing was indeed in order, and that the city had re-verified the original plans.
Before the next crew was to come out, I asked Foundation Systems for some sort of discount for our trouble, based on the run-around (initial call in March, re-scheduled date in JULY), and they stated because it, was not in their control, [they] would not be able to offer any discounts. In all reality, it was entirely within their control, and after reading multiple other complaints of the same tactics, we asked for our deposit back. We were told we would not receive it back, and after six attempts via phone, we finally received an e-mail containing the contract; which, in fine print near the bottom, mentions you will not receive your deposit back if work is cancelled after three days of signing. Mind you, we had never received a single e-mail until this point, and no copy of the contract.
Josh called me the day after I cancelled, I assumed to apologize and see if he could right the company s wrongs; I was mistaken. With a child-like tone, he berated my judgment for leaving the company, and stated vindictively, Well, you re not getting your deposit back, I ll tell you that much.
Well, FSM, you re not getting my business back. I m disgusted, upset, and will be telling others about this company of ill-repute. Don t be fooled, go with someone else.
I could not be happier with the service provided. The FSM team was incredibly professional and provided a thorough definition of the process to complete the work. The work was great and the cleanup was great! I would highly recommend this team and solution to solve foundation issues. We live on a lake and there were space restrictions but this was not an issue for this team.
I was very satisfied with FSM. Their respresentative came up with the most cost effective solution to our water problem. They met their promised installation date, showed up on time and completed the work more quickly than I expected. As part of the project, FSM handled lining up the building inspectors and getting the necessary approvals. I would highly recommend FSM to anyone with foundation issues.
The entire team was professional and very personable and they kept me informed during every step of the process. I am very happy with the quality of the job they did and would highly recommend them.

I hired a waterproofing company on a first visit to my home, then decided to shop the job. I found FSM from a local newspaper ad. When the rep came out I was surprised to find FSM was able to quote the same amount of work and include a sump pump for the same price as the first company. Needless to say FSM got the job.
On the day of the work, the crew called to let me know they were on the way and would be on time. Upon arrival they plastic wrapped everything valuable and started work. The repairs and install of the sump pump went perfectly. I was amazed they were able to complete the job in about 6 hours. Clean up was excellent!

Foundation Systems of Michigan was thoroughly professional from start to finish. They offered a very clear and thorough quote based upon an initial inspection. They were also able to bump my date up significantly due to a cancellation which was really nice. The workmen were polite and got the job done much more quickly than I'd initially been told it would take. They were very clear about what all the various materials do and what we could expect. They were exceedingly careful about not making a mess in the house and removed all excess material including what they removed from our basement crawl space.
The 2 crews that worked at my house did a fabulous job. They called in the a.m. when they were on their way. They got straight to work, and got the job done when they said they would. The job was done to our complete satisfaction. Would highly recommend this company to any of my friends.
Not a single drop of water has entered the basement since.
FSM arrived on time. They covered everything so nothing got dust all over it. Did their job and answered all of our questions. Then cleaned up after themselves. Our basement has been dry every since. Thank you FSM
Do your homework before hiring. Ask questions. Do not be fooled by the clean work truck , uniforms and cheerful call center staff. It's all curb appeal to boost your estimate price. More care for our home could have been shown by FSM. Get multiple estimates and be careful. Update - 2 years after installation, water in basement twice . $150 fee if they determine it wasn t their fault. Avoid this company

Long Review but worth!
My Wife and I had FSM come out to do some waterproofing and place a new sump pit. The gentlemen who came out was named Mark. Mark began to tell us what we needed (We had an old torpedo sump in a hole which Mark claimed to be an old storm cleanout). Mark wrote up the job and said that he would be our project manager and be with us every step of the way; he said he was arranging a plumber to come out to pull the old pump and investigate the "Cleanout". The day of the job the crew arrived and completed their work; they did however pour concrete back before the plumber that Mark had arranged to come out arrived. When the plumber showed up he indicated that since concrete was poured back there was nothing he could do except pull the old pump; he did mention that the hole where the old pump was needed to be tied into the new system.
After receiving this information I called our Project Manager (Mark) and left a message. Three hours later I called him again and left another Message. 2 hours later I called him again and finally spoke to him he tried to place blame on the plumber that he arranged however he the Project Manger never stepped foot on the jobsite. Mark assured me he was on it and that he would call me back. After talking with Mark I decided to call the office as well and left a message.
The next morning Lynn at the office called me; I explained to her the situation and that I had still not hear back from Mark. Lynn said that she would take care of the issue which to all of her efforts she tried and succeeded. However it was a week and a half later.
My frustration lies with the fact that for the better part of 2 weeks I had to babysit my own project even though FSM had a "Project Manager" on the job. Calling every day for updates as a consumer is less than ideal
Long story short I am so thankful for Lynn and Jeff as they came through and did what Mark should have been doing the whole time.
The only reason why this is a 3 STARS is because of Lynn in the office and Jeff the Quality Supervisor. They as far as I am concerned are 5 STAR and deserve a raise.
I can't say if I would recommend FSM, I can't say if I would use them again. What I can say is that Jeff and Lynn are great employees and I feel bad that they have to clean up the mess that an employee like Mark leaves behind.

The put everything back exactly where they found it. I was actually very surprised by the attention to detail. You would have never know they were even in the house, that s how clean it was after they left. I would recommend them to all my friends and family. They are beyond five stars!!!
We have had ongoing water issues for a few years. Our soil is mostly clay which has caused problems every spring. FSM came out and presented several options to resolve the water pooling around the house as well as stabilizing the garage foundation which was gradually sinking and causing the brick to deteriorate and crack. FSM came out with a large crew and routed all the downspouts away from the house, raised the garage, and repaired the basement floor where water was coming in one full day. No issue since. Very professional and cost effective.

I hired this company 8 months ago to waterproof my basement. The quality of work they do is really bad. The vapor barrier they installed has gaps and wrinkles. Gaps where the floor edge and vapor barrier. Water is still on the basement floor. Their warranty they give is useless. BEWARE. The old say "After the sale is what counts. " Not this company. A photo is worth a thousand words... Hire another company... Do NOT hire Foundations of Michigan. I wish I could give them a negative star.
Pushy sales tactics. After being there 15 minutes they were pushing for a deposit to start the work. And "its on sale now but won't be soon" A week later a call from main office asking if I wanted the work done. When I answered no that I was looking for another solution they guy on the phone was quite rude and cocky towards me about my reason.
FSM worked on a crack wall in our basement, waterproofing and crawl space encapsulation for our addition. Overall a very good experience. The original estimate took a little longer to schedule than we would have liked due to high demand as a result of storms. The sales person was great, answered all my questions and financing was easy. The actual work happened much sooner that we were originally told due to a cancellation. The crew leader was fantastic to work with, he kept me informed all the time. They were quick and did a good job protecting my property and with clean up. It is too early to know the long term results but initial results look great.
Had an amazing experience through and through. Admittedly, they were a bit more expensive than other vendors but the quality and professionalism that comes with their work can't be beat.
I've been extremely satisfied with their work the past month and my basement had never felt dryer with all the rain we've been receiving.
This is probably the most professional, efficient, and customer service oriented company I have ever used. They were on time, did work as promised, encountered obstacles that they were able to overcome without any problems, and had personal involvement every stop of the way. I would recommend them without any hesitation and know they would do an above average job.
FSM did an amazing job, from Dave coming out for the inspection and being very knowledgeable of the products he was selling. He made sure we understood what the entire process would be like. Jake and his crew to waterproof the basement and they were so professional, I couldn't believe the process the set up to make sure my entire house wasn't coved in dust, and when they left my basement was finished but it was like they were never here. Cleanup was AMAZING.

FSM demonstrates a high level of excellence in service and professionalism that is hard to find these days. Our home s 700 square foot addition was sinking, with the floor sloping, wall buckling, and fireplace tilting. We sought three bids and this company was the only one who could do our project with the least amount of disruption and guarantee the results. FSM corrected this in 2 days with state of the art methods and precision. We especially appreciated FSM s communication, from the friendly receptionist to the frequent calls, reminders, and especially the explanations from Paul Nasto, senior inspector, who guided us through the project. The 4 workers arrived on time both days (despite a snow storm) and worked hard as a team. Paul even came the first day to make sure that everyone understood the plan for our particular project. FSM did not use shortcuts- it managed all aspects of the project professionally and up to code, including permits and inspection. The addition is now level, and the fireplace is secured. I recommend this company for any foundation project. Their excellence in service and experience with challenging projects is amazing and worth a homeowner s investment.
Discovering that you have a foundation issue with your home is always a worry, so i knew I wanted to find a reputable firm with a proven track record to fix the problem.
After a lot of research, I contacted FSM to provide an estimate on stabilizing and lifting the foundation on part of our addition. From the initial contact by phone, to completion of the work, I was very impressed.
John Hamel spent the time to go through what he found, and what the best solution is to permanently fix the problem, and answered all my questions. The crew onsite were incredibly professional, and took the time to ensure minimum disruption to my house - even covering my patio with plastic to reduce mess.

We had them come out to do an estimate on our wet basement. Our house is over 100 yrs old, so we know it needs work. Salesman (they call them "inspectors") was very dramatic about our situation and used several scare tactics to indicate how serious our problem was. Then led us through a long presentation and then quoted over $15k to get the work done. They put on a flashy show and make it seem like they are the only ones that know how to do this work. After getting a few more quotes, other companies were in and out in a few minutes, made it super simple, and quoted less than half of what FWM quoted. We didn't go with them so I can't comment on their quality of work, but I was less than impressed with my initial experience with them. One extra star for being prompt and on time.
My basement no longer leaks but I now have an extremely soggy backyard due to the discharge coming from the sump pumps they installed. I have a service man coming back soon to discuss options about potentially extending the drain further, but after already spending $10k on the initial installation, I'm not thrilled about having a discussion about spending more money.
Just about everything the salesman said was going to happen did not happen. They ruined our landscaping getting into our back yard. They were not prepared to do waterproofing, then did a very poor job waterproofing. Upon me digging everything back up to fix the waterproofing, I discovered the new drain tile was not correctly installed. i have tried to get in touch with them and never get a returned call.
Update: They called us and told us they would be refunding us a small portion of the cost to make things right ( as they admitted fault on their end). We are grateful that they gave us a little refund!

They came in the morning tarp everything off did the job that took 6 hours. Clean up everything and took all the debris.
They never took a break. When they were finished the floor and the walls was perfect. Had lots of rain and no water in the basement.

Did not hire and did not trust them. They inspected the basement, made a fair quote for the work, but refused to put anything in writing that would indicate the work would actually solve the problem. I'd never hire or contract anyone who refuses to guarantee their own work. Wretched communication, rudeness, and a lack of follow up over the whole situation. I hired someone who was willing to put in writing that they'd resolve and guarantee their work.
With the heavy rains that we experienced this year, we unfortunately noticed water entering our basement from an exterior wall. After researching our options for addressing this issue, we contacted Foundation Systems if Michigan. What was first believed to be a cove joint leak requiring the installation of a membrane barrier drainage system was actually determined to be a rod hole leak that was behind our electrical load center panel. The installation team performed an investigation to confirm that the rod hole was the water intrusion point and quickly made the repair. We were impressed on how the entire FSM Team worked closely with us through the entire project - showing a true commitment to exceeding customer expectations !
fsm went all out thru out the process jeff and his crew did excellent work my furnace guy said i don't now who did that job they did excellent job so happy to hear they sent me pictures of before and after never been more please jeff explain the whole process and clean up done and nothing left behind ot was a crawl space that was done nd i can feel the floors are warmer too i'm very satisfied
AVOID FSM!
They lack communication and urgency. I hired FSM in early August to remove and replace gutter and downspouts on a commercial building. At the time of providing a deposit, FSM stated the project was to be scheduled for Sept 25th. They failed to show up on the 25th, and no update has been given since then. I'll now have to chase down my deposit. SMH.
I recently bought a house that had waterproofing and a "power brace system" installed by FSM in 2018 that both came with warranties. I had FSM come by to do an inspection, which was a requirement for the warranties to transfer. They told me their work was "destroyed" and quoted me about $8,000 to repair their work. I asked them for an itemized proposal and an explanation as to why their work would need to be redone after only 2 years. There was no response. I ended up hiring a structural engineer to do an inspection. He said the minor repairs needed for my foundation probably should cost around $100 or I could do them myself and that nothing down there was anything to worry about. I think FSM just deploys sales people to try to sell you their systems regardless of whether you actually need it.
Their staff was outstanding. They arrived as scheduled and estimated four hours to complete the job. They completed the job in three hours and were gone before the city inspectors arrived to inspect compliance to the local plumbing and building codes. FSM promised to return if the inspectors found a problem, but everything was professionally done and met all city requirements. I was very pleased with their work.

Great work! I was Pleasantly surprised by the quality and look of the finished cracked foundation wall repair. They had to pull up some carpet and drill some cement - the dust was contained and everything was clean d up and put back together better than expected. Staff were knowledgeable and professional.

Refused to look at my foundation after I described my problem (current water mitigation system is failing and in need of repair) with the only explanation of "we won't look at drains, call a plumber." This is a foundation issue according to professionals I've spoken with, not a plumbing issue. They didn't offer any reason whether they only look at certain types of foundations, etc. With the name "Foundation Systems of Michigan" I expected at least a little direction towards my foundation drainage system repair. I don't think the staff member who took my call understood my problem, and when I tried to clarify, she just repeated her line - "we can't look at your home, we reccomended you call a plumber" with a rude, impatient tone in her voice. Fortunately another foundation company in our area is glad to have our business. Very disappointing.
The company made what could of been a horrible situation into a professional and well orchestrated repair. All involved were considerate of my property and the stress that the home owner has to deal with pertaining to a foundation repair. I would highly recommended this company.
Brent Minic was very professional and patiently listened to all my questions. Class act! I feel like the work quoted will improve my home and it s value immensely. Very happy so far with communication, knowledge and experience I witnessed during our inspection by Brent. The actual work won t begin until January, so I can t give a full account until finished. But so far, I m confident that they ll finish strong. The value of the service is appropriately priced in my opinion as well. I strongly recommend FSM for your foundation issues.
Lewis and Antonino waterproofed my basement in April of 2019 and I could not be happier! Since the work has been completed, there has not been a drop of water in my basement. From start to finish, this experience was nothing short of exceptional and I can enjoy my basement again!
We had our crawl space encapsulated in December 2013. This has resulted in our home feeling much less damp. There was elimination of the moldy smell during the more humid times of the year. I think my allergies fairly quickly. The workmen were professional and very neat and clean. We had to have an electrician extend an electrical connection for a second sump pump. When he came he was amazed at the clean, neat crawl space the encapsulation provided. We can't say enough about what a good job they did. We would certainly recommend FSM to others considering crawl space improvements.

Jason was very professional and curious, he spent a couple hours at my home, the majority of which was standing in mud in a cold area of my basement that had structural issues. Jason gave me a quote for the needed repairs, and I agreed to the price and work in scope. Jason then called me the very next morning to inform me that after the engineer had reviewed the plans, my bill was to be cut in half! I told Jason I've never received a phone call from any company or contractor that was so forthright. The amount of money saved allowed me the ability to focus on additional home improvements. I highly recommend foundation systems and look forward to working with them now and in the future.
FSM worked at our home repairing our driveway. We had a washout problem, and a section of our driveway had sunk. The salesperson who quoted the job was informative and not pushy. He arrived at the scheduled day and time. We had to wait several weeks for the work to be done, so be prepared for a wait. The work crew was great. They explained the entire job before they started, making sure I was fully informed. Our driveway was lifted to level, and three months later, is still level. We're completely satisfied with all contact we had with the company.
From the initial to the final courtesy call to see if we were happy with the workmanship - the staff at Foundation Systems of Michigan are some of the most professional, polite, knowledgeable people. This company trains their staff to insure that their customer satisfaction is number one. Our customer service gal, Alyssa worked hard to get the work done quickly and convenient to our schedule. Lewis and his guys arrived promptly on a Saturday morning and went over the job again with us, explaining every step of the way. We were able to see the system before they poured the concrete, again with intensive explanations. They cleaned up every bit of the basement and property and were courteous and professional. We are very impressed with Foundation Systems of Michigan and would recommend them to anyone!
Highly recommend FSM. I had a crack in my foundation. Inspector came out and located the problem immediately. He explained everything in great detail and gave me a quote (which was extremely reasonable). The workers came out and did impressive work. Above and beyond my expectations . They left the work area very clean . The office cared enough to call the day after the job to be sure everything went well. It did. Excellent service and workmanship.
1. They setup an appt for the incorrect day and time. It was very clear during the call which day it would be.
2. They were to call me when they were on their way (I don't live at the property)
3. They arrived without calling, then called me wanting to know where I was.
4. The estimate was for a simple lift of 2 pads of cement in the driveway.

This is high pressure sales and pricing that is not close to competitors. I am very familiar with this method of sales. The end service might be of quality but often an higher than needed pricing because of the method they adopt to make the sale. It has unnecessary overhead.
The inspector dave was great explaining the problem and what their solution would be. The crew was very professional, friendly and spotless. My basement looked great when done!!!
This is the third job I have had Foundation Systems complete for me. They have been very thorough, efficient and professional. From the sales person Randy to the Javier the on site supervisor, everything was flawless. Customer service and satisfaction is their ultimate goal and this is felt with everyone I came in contact with throughout each time FSM has done work for me.

We had an issue with some severe frost heaves in our garage last winter that left major cracking and sagging along the front portion. Jim, your sales rep gave a thourough explanation as to why it happened, and how they could fix it. It appeared that settling of the under layment had left voids that allowed the cracks to happen and that the process if injecting your chemical mix would not only lift the void but raise the concrete to the original level. Your people did an excellent and professional job and did everything that was promised. We are extremely happy with the results and will recommend FSM to anyone in need.

Everything went exactly like the sales person (Marc) said. The installers (Gene and Cody) introduced themselves upon arrival, asked our opinion as the work progressed and cleaned up all the old junk. The only thing left behind was two happy homeowners.

Estimate went great, but that s where the good feedback ends. On 8/5/20, we signed a contract to have a foundation repair done on 9/18/20, before 10 am. The contract also stipulated that the installation crew would hang protective plastic sheets around the work area, and that they would clean-up after the job.
On 9/18, the crew never showed. I called at 10:00, and 11:00 - and was told that the crew foreman would call me with an ETA. At 11:16, the foreman finally called me, and said they went to the wrong job first, and would be to our house in about an hour. 3:30 pm rolled around, and I hadn t heard from anyone. Since we made plans around FSM s promise to be to our house by 10 am, and we had evening plans - I asked for a reschedule.
They immediately rescheduled for Saturday, 9/19, from 2-5 pm. The crew called at 4:56 pm, and said they would arrive in 15 minutes (took 30 mins).
Once inside, the crew went to work. I specifically asked them if I should cover items (some expensive) with sheets. The foreman said, no - because they surround the work area in plastic sheets, like the contract stipulated. I took his word, and they got to work.
35 minutes later, they were done and invited me to inspect their work. When I arrived at the work site, not a single bit of plastic sheeting had been hung, and a heavy dust hung in the air. I paid the crew and they left, since it was Saturday evening and they were clearly in a hurry to leave.
Sunday morning, I checked the work site and discovered a thick dust on EVERYTHING near the work area. It was clear that ZERO plastic sheeting had been hung. My basement floor was also covered in pea-sized pieces of broken cement. It was an absolute mess.
When you call FSM, their hold message makes fun of contractors who don t show up, and who make a mess. They definitely did both of those things to us. For such a popular company, their service delivery is poor - at best. Our experience with FSM was truly disappointing, and regrettable. This company has grown too big to care about customers.
My husband and I had a great experience with this company. In the beginning we weren t sure which company to go with for waterproofing our basement, but hands down all recommendations pointed towards FSM. They re a solid company who guaranteed their work for years to come, which ultimately sold us. This was a process I was very unfamiliar with, and they walked me through each step seamlessly. Waterproofing is a big investment and we needed to trust the company before taking the leap, and I know we made the right decision choosing them.
I am posting about Marc Bay who did my estimate today. My husband died a few months ago, and I am dealing with so much. My basement has begun minor flooding. This caused me great anxiety because I have never dealt with these issues. Marc spent 2.5 hours with me, inspecting the situation, and discussing all of my options. When I have the actual work done, I will post another review, but I will say this: Marc was patient, kind, and informative. I am so glad I called FSM. I hope the actual job will match what I expect, based on my interactions with Marc. I will repost here once the work is done.
I had a seeping basement wall and they inserted wall panels that drain under the floor. Clean-up was good after jack-hammering the floor. The original consulation was good and the treatment they proposed seemed to me the most reasonable. We've had some heavy rains and so far there are no leaks.
I have had a Triple Safe Sump Pump System for 11years. FSM recently serviced the entire system including installation of a new cast iron pump. The technician Jacob was excellent, very knowledgeable and courteous. He was extremely clean from start to finish. I can highly recommend FSM.
How does your salesman sell a basement drain tile system for a house that has an existing drain tile system? How does he not know a drain tile already exists? And since one already exists, would it not be a drain tile repair? It would appear to me he was taking advantage of the fact that one, I am a woman, and two, I am not familiar with basement repairs for water leaks. I'm so glad I decided not to go with your company. The work you intended to do would not have resolved my issues with a leaking basement. Find a reputable company to do your repairs. This is not the one.
The quoted a fair price to repair a leak in our basement. They showed up on time and kept me updated while working. The were very polite and clean. They even laid tarps where they were walking in my house.
I had multiple waterproofing companies come to give me a quote. Foundation systems of Michigan by far the most professional, personable, and knowledgeable. They took time to explain the process whereas other companies just wanted my money. The work that was done is my basement is exactly how they described and I have no more leaks! Every person I have dealt with including customer service reps, inspectors, plumbers, and technicians have all been extremely friendly and knowledgeable. I highly recommend FSM of your looking for waterproofing in your basement.
I am very happy with the entire process for the work done in our basement - from the initial estimate through the installation. We opted for the Water Guard system and are very happy with the results - especially after this rainy spring. FSM did a great job installing a perimeter drain system and sump pump in my home. They worked quickly and cleaned up my basement when they were finished. Buyer be aware! Do not call this company if you have a small problem. They came out and wanted to sell their system, they told me it would cost $10,000. Also, they call their sales people inspectors and they use scare tactics of what could happen if you don t hire them to fix your problem. The salesman left here and said, give me a couple of days to email you an estimate, I never heard back from him. We fixed the problem for about $30.. DryMich wanted to rip out the back foundation wall and then told me I would have to have to pay another contractor to put my bathroom back together. They want to sell you their overpriced system and if you don t sign on the dotted line before they leave, you won t hear back from them. The company isn t honest,, just want to drain your wallet and sell you something you don t need!

I was very pleased with the work they did and the professionalism they showed in the way they went about doing their work. After the work was completed, pictures were taken and shown to me of the work that was performed. And I was asked if I had any further question. Every thing was done in a business like manner.
I was taught early that if you can not say something nice, don't say anything.

Had some work completed a year or so ago. Found out about a week ago, that the company didn't pull all the recommended permits, and they didn't have a final inspection completed by the city. The city finally reached out to me, after attempting to remedy this on their own. I've left three messages with FSM to try to get some answers as to what happened and if they can fix it, and have yet to hear back from anyone at the company. The city is telling me that since the work has been done for more than 189 days, without the permit or final inspection, now I'm subject to pay a fee, which I shouldn't have to pay. I was told multiple times that when we had the work done, FSM would pull all the required permits. I just want to have all of this completed, but it's been such a headache.
Foundation Systems of Michigan did a fantastic job on our basement. From the first inspector, Josh coming out and reviewing the situation to Jose, Nick and Daniel doing all the work. They were phenomenal. Jose, Nick and Daniel worked here for two solid days, at least 9-10 hours a day and they did not stop. For the first time we have a dry basement and we couldn't be happier. The workmanship was great and they cleaned up everything. Great job!!
The people were great and the work at FSM was great. They were efficient, and very helpful and communicative throughout. We had some earlier work done with a previous company a few years ago and it wasn t as good as it should ve been. Thanks to FSM, that crawl space was done right and they found and fixed things. We also had them encapsulate our other crawl space. The space FSM did and the material they use is much better than what I knew was out there. I would absolutely recommend them if you re looking for work to be done.
I recently hired Foundation Systems of Michigan to install a new sump pump with a backup sump pump in my basement. The old one was getting extremely loud and made a terrible hammer sound when shutting off. My wife and I were losing sleep it was so annoying. I hired Foundation Systems of Michigan because they seemed the most knowledgeable about basement issues and I knew this required replacing the sump housing as well. I couldn't be happier with the results. The sump pump is now sealed, super quiet, and no more water hammer sound. I also have a cast iron back up sump pump and an alarm in case something fails. They also installed a second electrical outlet for the second pump in case of an electrical failure. So my finished basement is safe and we can sleep again. Another nice thing is that even though they jack hammered a new hole to fit the bigger unit in, they kept everything clean and when they were done, there was no evidence that they were even here. They covered all my floors and carpet from my front door to my basement to keep everything clean. It was a great job. And the price was fair for the amount of work that this project required. I would use them again and would recommend them to my friends and family.
I was very happy with the work they did for me. Everyone was responsive, very professional and nice, and did what they promised, when they promised they would do it. I do recommend them.
We just got a house last summer, come to find out theres a nasty bow in one foundation wall, and 2 others have leaks...
So we made a deal with the inspector at FSM to anchor and seal all 3 out of 4 walls. Well when the workers showed up the foreman says that they're only there to do 2 walls. This goes on for a week, we could not get ahold of anyone at the offices more than half of the time. It was just sloppy and unorganized and now I got an utterly destroyed yard, as well at water still coming into our home after all the rain we just received the past few days...

Gene Longworth and crew from FSM installed new gutters this week that included their ProLoc Elite gutter protection covers. This replaced our older gutters that included a Leaf Filter system that just wasn't cutting it. Their sales lead, Marc Bay, did great job of explaining why his gutter protection with their Yard Guard drain systems is best for protecting our foundation. Price was right too. Our old, Leaf Filter system didn't work and the gutters were too small for the size and slope of our roof. It's been raining all day and the new FSM solution is working great! Highly recommend them and their leaf guards over the other guys! (Fenton, MI).
This past Friday the grounds crew showed up, on time, to complete the work and install the YardGuard drain system. AJ and Cody did a great job and cleaned up everything! Looking forward to a much drier Spring! Highly recommend!
I reached out to Foundation Systems of Michigan to get my basement waterproofed and these guys did an awesome job. One of the reasons I reached out to them was for their distinguished track record and unbeatable warranty. They came out and tackled the job in an entire day. After a couple of rains a little water was found in a different spot in the basement. These guys came back out and fixed it for free. That warranty is just so awesome. I won't trust any future foundation needs with anyone else, thanks FSM!
Four years, a dozen quotes, and countless times cleaning up water... I FINALLY found a company that knows what they are doing. For the first time, I felt confident in the abilities of someone to fix our water issues. The rep that came to our home was fantastic. Extremely enthusiastic about the company he worked for, and completely confident that they could solve our problems. My husband and I signed with them before he left the house.
The contractors that came out to fix our basement were great! It took maybe half a day, in and out. They were extremely professional, kept me informed the entire time,and cleaned up everything when they were done.
My only regret was not having this company out to my home sooner. They were extremely reasonably priced and I always was able to talk with a person when I called with questions, never an automated line.

I recently had FSM out to waterproof our basement. Let me give you a little back story... Long story short we had what we thought was a legitimate company come out and fix the cracks in our foundation. Come to find out they were not a legitimate company and the work they did do was not even close to what needed to be done! I contacted FSM and I am so glad I did! They came out in a timely manner and were beyond professional! They explained in detail, exactly what needed to be done to resolve our leaking foundation. The workers who arrived to do the job were courteous, professional and punctual. Afterwards, they walked me through to show me what had been done and answered all of my questions. Currently we have no leaks in our foundation and we can finally start to finish our basement! I highly recommend FSM!
The inspector who came to my house was very honest and didn't try to sell me something I didn't need. The customer service staff was very courteous.
