Great location in downtown Charleston to walk and not worry about your car. The hotel was very nice and clean,and everyone was very friendly. My only complaint was that our tub wasn't draining very quickly so showering wasn't pleasant. But everything else was great.
The hotel smells like pond water, tiny rooms very rundown looking hallways and elevators. The deadbolt to our door didn't work. Poor water pressure in the shower. Service on the other hand was excellent.
We ate dinner there with a large group. It was very tasty and they handled our large group well!

We loved our stay at the Francis Marion! We had a great corner room on a high floor from which we could see Fort Sumter! The staff were great.
The hotel is very nice looking and clean. Everyone was nice. Our room was very hummid. It was so hummid that when we went in to the room the bed and couch felt damp. When we had the ac at 60 everything dried out but that can be very cold to sleep in. Parking is $20 a night. That's a little ridiculous for what it cost to stay at that hotel. The parking deck is for the hotel.

I was in Charleston for a conference, and FMH was the venue. The room was clean, comfortable, and well-appointed. The food at the included luncheons was plentiful and tasty, and the hotel staff members were pleasant.

Very expensive for a dated room with tiny bathroom. Overall a disappointing stay. Our first room had a leaking air conditioner that left the carpet wet. The second room had a pair of double, rather than queen sized beds. The hotel felt historic because the carpet looked old and the wallpaper in the halls was water stained, the property was grand, now it looks worn. The bed was soft. On the positive side the linens and towels good quality, the room was clean and housekeeping good. I wish I had opted for the Marriott just a block away....

This is not a review; yet. We moved away from Charleston last year and are returning with friends who have never been to give them a tour of the great city. We are so excited. We picked the Francis Marion because of its location and seeing it many times as residents. We are looking forward to our experience, especially after reading the notes about cleanliness...Our friends are from Manhattan and have been in some of the best hotels. If this works out, we will recommend it to our other friends for sure, and we will return. Fingers crossed...

I was not an overnight guest, but only attended a daytime conference at the hotel; however, I was very pleased with the superior display of professionalism on the part of all hotel hospitality or catwring personnel with whom I had the opportunity to interface during this event. Their presentation and attitude were impeccable. The hotel itself was one of the most attractively decorated and maintained facility I have encountered in the southeast United States.

I honestly was not impressed with anything besides the lobby of this hotel. My fiance and I were there to celebrate our engagement, and they put us in double beds in the first room. It was very tired, paint peeling off the floorboards everywhere. The A/C wasn't working right, the in house mini fridge had condensation running down it it was so humid in the room. The pillow cases had make up stains all over them, it just wasn't great. We talked to the front desk and they moved us to another room, their King Suite, and it was better, but still not great. For a 3 star hotel that usually is close to $200 a night, it was a let down. The bathrooms are tiny, and the water pressure in the shower was awful. The front desk staff was hit or miss, but Jordyn was great!

I only used the hotel's conference areas. All rooms were excellent and fit a large number of attendees.
We paid extra for a great view, book it online, when we got there was looking at the side of a building, no view at all.
Very small rooms. Must park in parking garage and pay $20 a day. Convienant for shopping....very old hotel. Had to ask for refrigerator to be brought in as well as calls for other amenities that should have restocked when room cleaned
Charming 1920s style room in blues and gold. Cozy but fully functional. Great night's sleep due to the thicker walls and comfy bed. Slight mildew smell probably from the AC and carpet though not too bad. The central location can't be beat. Currently being renovated so will probably have more to offer soon. I'd stay here again.

Hotel is old and outdated. No fan in the bathroom. Smelled moldy. Small room. Small beds, very small bathroom. If you like older hotels with a slight historical flair this hotel is for you. I will not be back. Free parking was a plus and staff was nucet
Disappointing experience. While nice people, we were given a room with a queen and a half couch pullout bed for our 18 year old. Asked for a fireworks view room and that didn't happen either. Not the best part of town. View from room good though.
This place was a good hotel that will be better when the renovations and upgrades are completed. What makes this an amazing hotel is the people behind the counters, housekeeping staff, valets, and every other employee. Through no fault of their own, we had a hiccup with another hotel and Eva made sure that experience would not tarnish our last minute booking with them. She could not have been nicer and made sure we had everything we would need. She took care of us at 10pm just as if we had arrived at 4pm. Good hotel but better staff! Highly recommend this place.
Service was exceptional. I only take off one star because the building is VERY old and confusing to walk around in. I don't like how easy it is to hear your neighbors.

Overall nice hotel. Very vintage look and feel, nice staff, and nice room in a vintage building--while this look and feel is great, it does mean tight bathrooms and old single pane windows and older wooden doors. Good stay in a building that can match the town's history.
I love the history of this hotel. It's lobby is great and there's a Starbucks attached to the hotel which is a bonus. As a 6 ft 4 in guy I was disappointed to be given a 2 twin bed room without being warned when I was checking in. The toilet is microscopic and the bathroom in general is very small and claustrophobic. The room is a good size and the decor is nice. It is quiet and the staff does a great job of cleaning the rooms. There is even bottled water provided (two medium bottles a day). It's a nice place, check it out.

Loved it me and my mom and her boyfriend went in February for one of my cousins weddings! It was amazing! The lobby and everything was beautiful and very well kept up and clean! And the history of the hotel was interesting as well! Would recommend!
Location location location. Right on king st in the middle of the night life. I wasn't in the room that much. Pretty much just to sleep. I got the basic room. Room was clean and big enough for the little time i was in it. A/C worked great on a 97 degree day! Restraunt and starbucks onsite. Staff has been very friendly. Security guard at the front door at night to keep the partiers out. Valet your car.....only cost $5 more. 2nd time staying here and will return next time I'm in Charleston.
This hotel is located in a great location . The valet parking is a must, since parking in downtown Charleston is limited and pricey. The room is nothing fancy, but very comfortable and clean, which is all we need when exploring a new town. Staff was very friendly and helpful.

Nice atmosphere and service. Room furnishings a bit worn; WiFi a bit slow. My only real complaint was waking up with a mosquito bite that I didn t have when I went to sleep. But it s Charleston, so not that surprising.

Only complaints were that the elevators are slow, and one was under maintenance so they would fill up to capacity quickly around 9am and I often had to wait for several trips (did I mention that they were really slow too?) before there was room. Aside from that, it was perfect for a 3 day business trip.

I attended a wedding at the hotel. The lobby as well as the ballrooms had an old world charm true to the nature of historical Charleston. The staff was friendly. The facilities were spotless. However, we felt that the hotel could use a little updating while staying true to its historical context.

I, unfortunately, got sick during my stay. All the staff (desk, security, housekeeping, etc.) were so very kind and helpful to me during this time. I ended having to go to the ER and when I returned I had so many asking how I was and expressing thoughts of getting better.
The hotel is beautiful and has very nice amenities, but the people have really made it a 5 star for me.
We had great service from the Bellmen and Engineering staff during a recent conference stay. The front desk staff was apologetic, but not overly helpful in some situations. Yes, it's unusual to get a chance to comment on the Engineering staff, but that was only because we saw them twice during our week-long visit. Both visits were due to the inadequate air conditioning in our room. When we first arrived the room was very warm and humid, due to the chilled water supply being shut off in our cooling unit. Even after that problem was corrected, the unit was completely unable to control the temperature and humidity in our room. Even while running constantly on the lowest setting the room remained at 76 to 80 degrees.
The historic decor is elegant, but it obviously hides a hotel that is in need of some updates to underlying systems. The plumbing is old and sometimes caused the hallway to smell of sewer gases. The bathrooms are so cramped that there is hardly space for one person to get ready and almost no usable counter space. The drawers on the chest in our room constantly opened themselves and required a chair to keep them shut. The television looked great, but the channel guide in the room didn't come close to matching the actual channels. On a positive note, the wi-fi worked great and the beds were fairly comfortable.
The hotel is in a great location for walking to restaurants and shopping in the historic district and free trolley service is available to most other locations. Just a few underlying issues prevent this hotel from achieving the 5 star rating it is capable of.
