I have a property that I just placed on the rental market. Having never done this before I came across EPM due to a referral. As soon as I contacted them they were very professional and had all their procedures and documentation in place to make this process go as smoothly and as quickly as possible. They had the property inspected and made a list of repairs needed to bring it up to standards and meet codes. They handled the entire process. I only needed to review the list of corrections and decidie if I wanted to handle the repairs or let them and their network of vendors do the needed work. I chose to let EPM handle it. After the house was ready they had it cleaned they took pictures, then put it on the market. Within two weeks they had a approved lessee and contract. Today I sent an email to them, "Just wanted to let you know how great-full I am that all of you at EPM do so much to make this rental business so smooth, easy, stress-less.." If your considering a property management company I cannot stress how wonderful you'll find EPM... I was pleased to see all the 5-star ratings.. from both renters and owners. EPM really care about both!

We have had EPM manage our rentals since the beginning. We have experienced the growth of their company and how seem less it has been.
The owner portal is amazing (takes a little time to figure out in the beginning), we are aware on a daily basis what is occurring with our rentals. As a real estate broker-I never hesitate to recommend EPM to those looking for rentals or for those seeking property management. Rentals are an important asset to tenants and owners- EPM takes great care of both interests in the process.

The team at Evergreen Property Management are amazing! I had never had a rental before and they we're able to guide me along to make the process so easy. They do a great job of marketing the property and getting high quality tenants. They are very knowledgeable of the laws and keep up to date on new laws that will be coming into effect. I live that they do the 6 month property check to make sure the property is being taken care of. They are quick to respond with any questions or concerns and are always to friendly. When I sold the property they were very helpful through that whole process as well. I will definitely use them in the future for any of my rentals.

I have worked with Evergreen as a vendor for several years, and they are head and shoulders above any other property management company I have ever seen. Every person in their company is an absolute joy to deal with: personable, detailed, and extremely helpful. The staff was really welcoming and professional. They were able to help me through the experience and explain all the details so I knew what I was signing. It s really nice to have a company willing to take the time to make me feel at ease about moving in to a new home.

Cyndi has been managing our properties for over a year now. She is the first property manager to actually earn her fee. The tenants she has moved in have been excellent. Our last turnover was 3 days and there was no cost to us the tenants left it so clean. Wow!

If I could give 1000 stars I would. The team at Evergreen is excellent at property management and business. They are positive, happy people who solve complex problems with patience and a smile. They keep excellent financial records and use the latest technology to communicate, document and archive information. Every interaction I ve had with Evergreen has been positive, even difficult conversations, are handled exceptionally by the team. Everyone at Evergreen seems to truly enjoy customer service and helping both tenants and landlords succeed.

I was living in colonial heights for 4 years before evergreen takes over the management, I had really bad experience with them, they wanna charge me for unclog my bathtub 90$!! I also had a problem with the the downstairs toilet that needs to change but they keep fixing it until it leaked all over my floor and the kitchen rug. They didn t even offer to clean it up.
They have a stupid rules about everything, kids can t play outside around the parking lot, can t put AC in the living room even when it s 100 degrees in summer. They charged me 3000$ after I moved out and 800$ deposit and the owner was very rude when I called him he was threatening me to send me to court or send it to collections. I was never late on any rent for over 4 years! They kinda took advantage of me being a single mom and foreign! I wouldn t recommend this business for anyone.

We have three rental units that at managed by Evergreen and we couldn t be happier with the service. Evergreen takes all the headaches out of being a landlord, treats our tenants very well, and keeps us aware of how to appropriately price our units. Hiring Evergreen is the best decision we made with our rentals.

Over the years we have worked with several property managers who over promised and under delivered. Cyndi took over management of our rentals just over a year ago. Since then we net more rental income, have had less turnover and fewer issues. Her communication is fabulous and monthly/year end statements are always sent in a timely manner. More money and less of our time spent dealing with rental properties is a WIN for me! Plus, as a Realtor, I am never hesitant to recommend Evergreen Property Management to my investment clients, colegues and friends. I know that their investments will be well cared for.

Long overdue review having been a tenant with Evergreen for some time now but certainly well deserved. Property mgmt. companies are usually poorly rated and villified, especially here in Portland (Sometimes justifiably so) but not Evergreen's and, from a renter's perspective, I can personally attest to this company's outstanding reputation. The staff is friendly, attentive, and prompt when responding to any inquiries, issues, and maintenance requests. Rent is fair and reflective of the market and fees are not extravagant or inappropriately assessed. These ladies have a hard job to do- serving the customer (Tenant) well, protecting the property owner's interests, and responding to the demands of the market surely isn't a cakewalk and throw in the very personal nature of the business (We're talking about people's homes) and I'm exhausted just thinking about it. Yet Evergreen manages to accomplish all that and more and does it with a smile. On a more personal note, I have been especially impressed with Evergreen's willingness to accommodate my unique housing needs and their sensetivity toward some complex issues does not go unappreciated. So this really isn't just a review, although if you cannot tell I'm not one to pass on an opportunity for a Google review, but a thank you to Cindy, Deanna, Mike, and all the other wonderful folks at Evergreen who have helped me to truly feel at home here in Oregon. And if you find yourself to be in the market for a new home here in Portland, yes brace yourself and take a deep breath, but then give Evergreen a call because I can promise you they can make the process much less painful.

We recently did a full exterior repaint project for Evergreen Property Management. They were great to work with and I absolutely loved how they completely transformed an apartment complex that was in dire need for switch in new management and renovation. It was known to a bad area that a lot of police calls were made. It was an honor to be a part of the painting transformation. I highly recommend being a vendor or client of Evergreen Property Management, LLC. They have a great team!

A few months ago we were trying to decide if someone to take over managing our duplex would be a good idea. We saw Evergreen Property Management was a local business with good reviews. Just around that time we were talking to our tax lady about getting a property manager. She said there was this management company in Troutdale but she couldn't remember their name. Said the records this management company kept for tax filing purpose were beyond great. So I asked my tax lady if this management company she speaks of could be Evergreen Property Management. She said yes. That was one of the things that sold me on Evergreen.
The next thing that sold me was how knowledgeable, upbeat and positive Christine Miller was. She and her associates helped me transition my property to their care easily. I must also say, all the staff that I have talked to are all knowledgeable, upbeat and positive.
I would definitely recommend Evergreen Property Management.

Adding to the din - As a lifelong renter, I've had good and bad. Evergreen is the best property management firm I've dealt with in all my years. I understand the position being between the renter and the owner - and it is a fine line to walk, to keep both sides happy. I think Evergreen does a magnificent job working with tenants and looking out for both sides of the equation. I'm lucky to have them as my property management team.

I have been working with Evergreen as a vendor for a little while now. As someone with 10+ years property management experience, and now a contractor, I must say that so far Evergreen is one of the tightest run ships I've ever seen. Everything feels incredibly organized and streamlined. The owner, as well as the other ladies who work hard in the office are very nice as well as smart. I have no doubt Evergreen is a rising star in this industry. I don't see how any property owner could go wrong by hiring Evergreen to manage their asset.
